ummer and early fall are a great time to pull the trigger on repainting your home. Ideally, you want warm, dry days. While there’s always a chance of thunderstorms in the summer, a simple check of the weekly forecast will alleviate any risk there. Summer is also a good time because there aren’t big temperature fluctuations from day to night. If you’ve got perfect temperatures during the day, but then a big drop after the sun goes down, the paint will react and won’t cure properly. Once you choose your painter, the next step is to start choosing your colors.
First, choose the main body color of your home. This color is what most of your home will be painted, and it will set the tone for the rest of the home. Normally, you would choose something neutral like white, cream, gray, etc. If you have a change in material, such as an entry feature or second roofline, or any other secondary main material feature, include a second main color to complement the first.

Then, choose a complementary accent color that will highlight smaller details, such as doors and shutters. For example, if you paint your home an off-white color, such as cream, choose a blue hue such as navy or a red hue like burgundy to complement it. Finally, tie everything together with a trim color around the windows and eaves. If you’re not ready for an entire exterior paint job, you can still give your house a facelift with some practical touch-ups on accent pieces. Fresh, bright paint on the front door, stair rails, balconies, shutters or window sashes can vastly improve the look of your house. Plus, it’s easy to change the color on these smaller details every year or two so you can constantly update and boost that curb appeal. If you’re putting your house on the market, look into a fresh coat of paint or doing some touch ups. It’ll go a long way towards a great first impression when it comes time to show your home.

June 1 is the official start of the Atlantic hurricane season, and it will continue through November 30. Hurricanes aren’t the only water-related danger to your home and property during the summer months. With an increase in thunderstorms, summer also brings an uptick in flash floods. Hurricane and flood warnings should not be taken lightly. If you live in a coastal area or a region prone to flash foods, be sure to take precautionary steps to keep your home as safe and as dry as possible.

yy Keep loose items, like patio furniture, relatively secure at all times. You never know when strong winds or a thunderstorm will come through.
yy Hurricane force winds turn landscaping materials into missiles that can break windows and doors.
yy Keep boards handy in your garage or shed, just in case you need to board up your windows. Alternatively, install storm shutters to protect your windows from breakage. Remember to board up sliding glass doors or storm doors as well. yy Make sure exterior doors are hurricane proof and have at least three hinges and a dead bolt lock that are at least one-inch long. yy Replace old garage doors and tracks with a door that is approved for both wind pressure and impact protection. yy Seal outside wall openings such as vents, outdoor electrical outlets, and locations where cables or pipes go through the wall. Use a high-quality caulk to prevent water penetration. yy Keep electronics and electrical cords away from water or areas that can flood.

yy Replace gravel or rock landscaping materials with shredded bark or mulch, which is lighter and won’t cause as much harm. yy Cut weak branches and remove dead trees that could fall on your house. Keep shrubbery trimmed as well. yy If you’re close to a river or stream, consider installing a flood wall or placing sandbags down near your property to keep flood waters from permeating your property. Finally, keep a battery powered radio, extra batteries, canned goods, and plenty of drinking water on hand as well. Also, remember to heed all warnings: stay way from windows and exterior doors, take shelter in a sturdy building, and establish an assembly point for family members to meet, if separated.

Four ways smart home technology can help are: Randomizing lights A smart burglar can quickly notice when lights are turning on at the same time in the same rooms every night. While smart to put your lights on a timer, a static schedule isn’t enough. Smart lights, however, can be set on a much more random schedule that varies from day to day and room to room, making it look like someone is actually home. POWER THROUGH YOUR CLEAN-UP LIST WITH A PRESSURE WASHER
Do you have a lot to clean this summer and not a lot of time to do it? Consider pressure washing (also known as power washing). Pressure washers aren’t just for cleaning your home’s exterior before painting or getting gunk off the roof – they can be used to clean much more. While not cheap, you can purchase or rent one, or reach out to a local pressure washing service to do it for you.
Clean patio furniture. Has your deck or patio furniture built up pollen or grime this summer? Forget the scrub brush, soapy water, and elbow grease and make quick work of cleaning wood and iron furniture with a pressure washer. Just don’t spray too close. See that the washer tip is held a few feet away – otherwise it can strip paint or other finishes. Banish weeds and dead plants. If you have deep-rooted weeds or dead grass entrenched between pavestones, slate tiles, or concrete cracks in your yard or on your patio, don’t bust your knees bending down to pull them out or risk spraying harmful chemicals. Blast them with a pressure washer to remove weeds right down to the root. Restore the shine to glass. Remove the film and stains that accumulate on outdoor glass tables or windows with your power washer, making it sparkle like new again.

Make stonework gleam. While you’re removing weeds, blast the pavestones and tiles with a pressure washer to remove dirt from them as well. And quickly remove dirt and mildew from stone or concrete planters, birdbaths and garden statues by hitting them with the pressure washer as well. Clean your deck or patio. Has your deck or patio been in high use this summer? Give it a mid-season refresh with a pressure washer to get rid of stains from things like grease from the grill. If you need to really spruce up the deck, pressure wash those fading stains away, and re-stain it. Spend more time this summer actually enjoying the weather by hiring a pressure washing service or renting one yourself. You can check off more boxes on your To Do list and even tackle your home’s exterior or roof as well.

A beautiful yard that is well landscaped and free of weeds will attract more potential buyers. Boosting curb appeal adds value to your home. Improvements will give you a greater return on investment. Fixing siding, adding stone walkways or outdoor lighting, upgrading a mailbox, or adding outdoor furniture to a front porch will go a long way.
Clean and Declutter Now is the time to channel your inner neat freak. A potential buyer wants to see your home as move in ready when they view it. A spotless kitchen and shining bathroom fixtures go a long way to impressing a potential buyer. After all, who wants to see junk mail sitting on a kitchen counter or dried toothpaste in a kitchen sink? Convey to the buyer that your home is so clean that they could move in right away – that’s what you’re going for after all! Secondly, remove anything from your home you don’t use daily. Donate items or put them in storage. Don’t just shove off-season clothes or decorations into closets or other storage space. A buyer wants to see all the places they can store their things, they don’t want to see a closet stuffed to the gills with your flannel shirts or Christmas decorations.

Paint Buyers want to see a fresh, clean space when they visit your home. By painting inside and out, you have the chance to apply a neutral tone throughout the home. A new coat means no fingerprints or smudges on the walls.
And finally, if you want to sell your home quickly, price it smartly. Don’t set your asking price too high – look at comparable homes and try to find a price that will make you and a potential buyer happy to move quickly.
