WATERFRONT Between mid-March and end of April waterfront sales slumped as expected. Prudent brokerages took an "essential only" approach to business and sellers that did not have to sell were encouraged to wait. By June the floodgates opened resulting in an 112% increase in year over year June sales

for Muskoka.

NORTH MUSKOKA Waterfront in the Huntsville and Lake of Bays area led the charge in June. After recording 1 sale by early May, 17 sales occured on Lake of Bays in June - a high water mark for monthly sales in any year. Determined buyers were prepared to outdo one another in their quest to get their property.

SOUTH MUSKOKA Sales to New Listing ratio for the first 6 months suggest a balanced market but it felt like anything but in June. Historically, even during periods of strong sales, Sales/New List ratios would fall in the 50-60% range. It was 90% in June off the charts.

ALMAGUIN In the context of what was occuring in Muskoka, the Almaguin region was more balanced but all metrics still point to a heated market. The market bounced back earlier than other markets - with 29 sales in May compared to only 12 sales in May 2019. 6 sales over a million dollars had a big impact on average price.
