New adventures

There’s something about being at the precipice, like the top of a roller coaster, before rushing forward into the twists and turns of the ride, that engenders a feeling of excitement. In many ways, DC Ranch is at such a precipice and it’s a thrilling place to be at the height of our 25th anniversary.

Our roadmap to what lies ahead is the updated strategic plan, DCR2025; look for more information on it later this year. In addition to that community-driven plan, resident feedback gathered through the triennial survey also drives the work of the DC Ranch governing bodies. From understanding the community’s governance structure to supporting sustainability, initiatives are underway in response to resident ideas. Learn more on pages 10-11.

Change is not always easy, but the projects underway have a common intent: to enhance life on the Ranch. The renovations at Desert Camp are set to break ground this fall; check out the posters at the community centers or visit DCRanch.com/DCSIP for details. While this project will cause temporary disruption for use of community center facilities (the pool, courts, fitness center, etc.), the outcome will be worth the wait. The Ranch

Association’s Community Patrol and Gate Access committee is researching tools for improved road safety. The Modification Committee has been processing record numbers of modification requests. The Standards for Conduct, Home and Landscape have all been updated to make certain the provisions are clear and up to date when making changes to property, to ensure all entities are contributing to a community that is welcoming, cohesive and aesthetically pleasing.

The Sustainability Committee held its inaugural meeting in July. This group will provide guidance and counsel on environmental practices in accordance with DCR2020 Strategic Initiative 6, to position DC Ranch as environmentally sustainable for the future. 2024 budgets are in development, with meetings scheduled throughout the fall.

So buckle your seat belt, put on your readers, and get ready for an energizing season on the Ranch.

RANCH UPDATES

The City of Scottsdale adopted a code in Sept. 2022 that states HOAs cannot require overseeding. The Ranch Association amended community standard DCRL-19 to reflect the updated municipal standard. DCRL-19 states lawns shall be mowed at regular intervals to provide a well-manicured appearance. Clippings should be removed when mowing. Lawns shall be neatly trimmed around plant beds, walkways, foundations, and other design elements. For homeowners that opt to overseed front yard turf, the overseeding shall be completed by Nov. 1 with perennial rye grass and be maintained within the turf border.

Dormant turf must be maintained and cover the entire designated turf area, ie. no bare dirt permitted. Turf lawns must be functional, usable and provide connectivity to outdoor living, and adding or altering the lawn requires prior approval through the modification process.

The Ranch Association will be overseeding all the common areas and parks in the community this year. The new Sustainability Committee will develop recommendations that may assist in water conservation in the future, potentially including reduction in overseeding of the non-playable surfaces.

Fall into Conversations in the Park

As summer heat subsides, the Conversations in the Park series invites residents to discuss important topics with the Ranch Association and Community Council at their neighborhood park. Both Executive Directors and Board Presidents attend to connect with residents and discuss upcoming projects and items that may be of interest to your neighborhood. To schedule an event, contact your Neighborhood Voting Member. The Ranch Association will handle all preparation for the event including creating and posting event information, inviting neighborhood residents and bringing light refreshments to the park.

Save the date: Community Safety Forum

Attend the 5th Annual Community Safety Forum on Wednesday, Oct. 25 at 6 p.m. at The Homestead. The City of Scottsdale Fire and Police departments, and the City’s office of Citizen Service will be on site to provide important tips on evacuation in case of a flood or wildfire, what resources are available to protect your property while on vacation and more. Snacks and beverages will be served.

2024 annual budget workshops

Both the Community Council and Ranch Association boards will vote to formally approve next year’s budgets following the annual budget workshops. The Community Council board will vote at its Nov. 2 meeting; the Ranch Association board will vote at its Nov. 6 meeting.

Although bees are allies when it comes to food production, we don’t always want them close to our homes. Have you discovered a beehive or swarm in DC Ranch common areas or on your property? Is the hive in a place where it could be unsafe and should be removed?

When you discover an unwanted beehive, there are two options for removal—relocation or extermination. Both methods remove the hive from your property but have very different ecological consequences that affect the local ecosystem more than you may realize.

Honeybees pollinate 1/3 of the food we eat, so if we have the option to relocate them, it becomes a net benefit for both at the end of the day.

• Preserve generations of bees Live bee removal preserves the life of a hive so they can pollinate, produce honey, and create new generations of bees to carry on their important work.

• Harmless & safe Live bee removal doesn’t harm the bees. A specially designed vacuum is used to move them.

• Future deterrent Removing the hive eliminates the chances of a new hive developing from new bees attracted to the smell of wax left over from a destroyed hive.

When a beehive is treated with an insecticide, it not only eliminates the hive and all future generations, but bee colonies within two miles of the beehive can be affected. Honeybees are always on the move and continually scouting for new resources.

Emmanuel Perrotin opened his first gallery in 1990 at the age of 21 with “art for everyone.” The works represent 50 artists from around the world using diverse mediums, such as Italian Maurizio Cattelan’s 24kt gold, Farhad Moshiri’s Persian hand embroidery, and French street artist JR’s graffiti and photographs.

Three fuzzy brightly colored bears swing through the air in the window display. The dyed turkey feather works are playful and cheerful by nature. Paola Pivi first traveled to Alaska from her native Italy in search of bears, and realizing how separate our media images are from the reality of how a natural bear lives, her works are meant to highlight that contrast. Each bear costs $50k. Blank notebooks with their images, however, are only $25.

Wim Delvoye’s contrasting highly technical and historically driven works elevate everyday objects to the divine. Using steel laser cutting, he often constructs regular object shapes out of shining Gothic architectural details, as seen in his tractor and truck using such construction. Perrotin has lovely Nautilus Penta on stand, a popular Renaissance form, for $275k, and the hand carved Car Tyre with intricate foliate scroll motif one might see surrounding a church door for $75k.

Takashi Murakami’s now iconic smiling flower heads pop up all over the shop, on $5 pins, $15 totes, $125 pillows, $150-$200 tee shirts to $10k purse paintings and a work priced at $345k. Other artist’s tees are available from $15-$150.

Ready for more? Visit Bellagio’s impressive art gallery. Currently showing until September 10 is Art in Bloom, with a pleasant theme of summer flowers, but underlying themes including humanity and social justice. Viewers enter through a “gram-worthy” bright tower of flowers in a riot of colors.

Highlights include Alex Katz’s Jean on a Horse (1976), Lois Dodd’s Blue Sky Window (1979), Ai Weiwei’s Bicycle Basket with Flowers (2014) and Shawn Huckins Evening Glow at Lake Louise: Hey Siri, How Do I Leave The Planet? (2019). Works by Robert Mapplethorpe, Martine Gutierrez, Dan Colen, and others grace the walls.

DC Ranch’s last subdivision in progress

Camelot Homes is building The Legacy at DC Ranch, on the only subdivision land left in the community. The nine-lot subdivision is on the north side of Legacy Blvd. with The Villas at Desert Parks Village on its eastern border. ICON at Silverleaf transactions

Sales at the ICON at Silverleaf condominium project continue to be strong. A total of 23 condos have been sold and 29 more are in escrow. At completion, the project will consist of eight buildings. Expansion to DC Ranch Crossings

A triangular-shaped piece of commercial land at 91st Street north of Legacy, which is part of the DC Ranch Crossing shopping area, is under construction. Plans call for two commercial/retail buildings with parking. Ingress and egress to the property will be provided by an extension of the traffic light on Legacy and 91st Street, allowing traffic to go north into the development. Taking action on resident feedback: Community-Wide

Every three years, the Community Council conducts a community-wide survey from residents on various topics, collect demographics and identify trends. This programming, policy, and planning decisions for the Community Council and Ranch Demographic statistics have appeared in prior editions of Ranch News and are

WHAT DID WE LEARN?

• Residents choose DC Ranch for its location, beautiful landscape and views, programs, amenities, and sense of community.

• 25% of residents moved to the Ranch in the past two years.

• Residents represent all age brackets but are weighted to the 51-70 age groups, and 25% of homes have at least one minor (under 18) living in the home.

• Residents have increased leisure time with 50% of all households having retirees.

• Residents ranked sports and games, fitness, and wellness as the most important programs.

• Governance structure and design and modifications are areas where residents want clarity.

• Youth and teen programs were ranked lower in importance but are areas where satisfaction can be improved.

• Facility cleanliness is important and ranked positively.

• Residents are highly satisfied with the value and variety of events and programs.

• Architecture of homes and buildings, access to paths and trails, amenities and landscape philosophy were rated as very important to 84% of the community. Residents love the “feel” once you enter DC Ranch, and value the natural desert landscaping.

I RESPONDED TO THE SURVEY, WHAT HAPPENS NEXT?

A considerable number of suggestions and ideas are already driving actions. Others take more time to evaluate and consider. Some are on hold for future consideration when funding and resources are available. Occasionally, feedback cannot be addressed for a variety of reasons. Many will be incorporated into DCR2025, DC Ranch’s strategic plan update that is currently underway. Here are a few examples of how input from the community is impacting programs and services.

• Program enhancements are being considered, including adding more kid-friendly options at Food Truck Night, promoting park parties through NVMs, and partnering with the McDowell Sonoran Conservancy on trail programs. A comprehensive schedule of fitness offerings with different date and time options will be launched with the opening of the new fitness studio. And residents have asked for casual, more intimate opportunities to connect with neighbors.

• New residents are welcomed through a comprehensive program which includes welcome bags, invitation to Sunset Tours, and a series of informational emails. Visit DCRanch.com for more details.

• DC Ranch’s governance structure is complicated. To enhance understanding, several initiatives are underway that complement existing programs (such as the Resident Leadership Academy), including a video highlighting the three governing entities, viewable on DCRanch.com.

• The reservation system is challenging for many that reserve pickleball and tennis courts at Desert Camp Community Center. A guide has been posted on DCRanch.com for instruction on the reservation process. Reservation reminders are now emailed to reduce no-shows, and other improvements are under consideration for launch with the opening of the new courts next year.

• Knowing who to call for what service is not always clear. Stay involved and informed by signing up for text messaging on DCRanch.com. The communications team has implemented more outreach initiatives to explain how to stay connected in DC Ranch through various communication channels.

• Sustainability is important to DC Ranch residents. The Community Council and Ranch Association have joined forces to launch a Sustainability Committee that will focus on important initiatives related to energy saving, water conservation, recycling, and more.

• Residents feel that landscape in common areas is overgrown and not manicured. Per the landscape guidelines, landscaping is generally required to have a natural look. Pruning and trimming is completed to maintain a shrub’s health and provide an intentional natural desert look (except in several neighborhoods). The Ranch Association will continue to provide educational opportunities regarding landscape standards.

• More amenities, please! Residents want more pickleball courts. Look for two more courts at Desert Camp Community Center next year. Other enhancement projects will be considered during an update to the master plan after the fitness center and studio project is complete. The Village

• Home maintenance and standards were topics of many comments, including suggestions to review and update the policies for violations and clarify them so they make sense. The DC Ranch Standards have recently been amended, and an improved, easier process for modification submittals is in development. The Ranch Association Board passed a resolution that requires homeowners to resolve outstanding violations and Transfer and Disclosure items prior to receiving approval for additional improvements. Pre-inspections are offered and encouraged so that homeowners can ensure they are complying.

Resident feedback drives all that we do.

Men’s fashion levels up on Market Street

It turns out the most interesting man in the world may be right here on Market Street.

William Nasralla is the owner of DaVinci Luxe, an upscale men’s fashion boutique located near Market Street bridge. The store is not new to Scottsdale, having first opened at The Borgata in 1993, then making its way north to Kierland Commons and now DC Ranch. Nasralla’s passion for fashion and the finer things in life are evident from the moment you step through the door.

Born in Egypt, Nasralla moved with his parents to Toronto at age 13. While in college there he studied textile and fashion design and went on to apprentice with some of the world’s best designers, including Emilio Pucci in Italy and Pierre Balmain in Paris.

A far cry from today’s fast fashion, the “threads” you’ll find at DaVinci Luxe are of the finest quality with designs that can’t be found anywhere else. “I felt DC Ranch would be a more beneficial destination for my clients, without much traffic. I can entertain them and enjoy an espresso or a glass of wine together,” he says. “Many clients are from out of town and come to buy entire wardrobes. I know what looks good on them and they trust my judgment.” Nothing is sold online.

“I design about 70% of my product,” he explains. “I go to Italy twice a year and start from scratch, inspired by what I see the men and women are wearing there. Then I go to the mills where I pick my fabrics. I have worked with small, artisanal factories there for more than 35 years and they create the designs to my specifications.” Nasralla looks around his shop pointing out that collections are sorted by color, his claim to fame. “Color is the soul of my collections. Life is too short to wear boring clothes.”

Twenty years ago, Nasralla added perfumes for men and women to his collection. Every few years, he travels to Grasse, the world’s perfume capital in France, where he creates alluring scents and designs the beautiful bottles they come in. “I am not a need store, this is a want store,” he says. In fact, it is one of only three stores in the U.S. to carry Artioli luxury shoes, handcrafted in Italy. Fluent in five languages, Nasralla has traveled the world many times over. “I know it’s been a great life for me. I love dressing men, and that really is my mission in life. Dressing men. Making them look great.” He smiles. “And you know, that’s what women

about me— I make their guys look great.”

It’s a typical morning in the Dinu household. Mom gets up with Ariana (age 12) to make sure she’s fueled for a 10-mile run before school. Then dad takes over with both girls on a bike ride to school. Most days end with additional training after the A-students finish their homework. The passion for biking started when Ariana (then age 6) was determined to ride in the 2018 Tour de Scottsdale. Hundreds of miles later, that same passion has been passed along to younger sister Carina.

Last November, Carina became the youngest rider ever to complete the 102-mile ride in the El Tour de Tucson. At age 7, she took over the title Ariana had achieved in 2021—and beat her sister’s time at just 8 hours and 15 minutes. “I wanted to break my sister’s record and she really inspired me. She told me to not give up,” says Carina. With her sister’s record broken, Carina plans to exercise her love of running and swimming by competing in triathlons with Ariana next.

Ariana has earned medals in several half marathons around the Valley. In April, she competed in Cactus Man Triathlon Olympic distance: 1500-meter swim, 24-mile bike, 6.2 mile run. She placed first and was declared Arizona State Champion in her age group (10-14 years). She was also named fastest female athlete under age 25.

After regular training in Flagstaff during the summer, Ariana will compete in Mountain Man Triathlon. Her goal is to build up to a full Ironman by 18 years old. For the past 6 months, she has been training with coach John Ballard at Tri-Scottsdale. “She’s a breath of fresh air because she knows what she wants to do and has the support of her parents. I think she’ll get to a point where she heads the Olympic route or stays on this lifelong path of triathlons. Her endurance is crazy. She’s done longer rides than most people I know,” says Ballard.

With dreams of competing in the Tour de France alongside Carina, Ariana says, “We’re a team and we’re just warming up. Watch out world for the Dinu sisters!” Off to a great start, catch the family for a ride in the neighborhood (the 55-mile Tour de DC Ranch, as they call it) or swimming laps at the Desert Camp Community Center pool. Texture

Surface texture of residential building materials will impact the way paint reflects light. The light reflected off paint is measured as a unit of Light Reflective Value (LVR), or how light or dark the color will appear based on how much light is sent back to the viewer’s eyes. A pure white color will reflect 100% of light, whereas “super-black” coatings like Vantablack reflect less than 1% of light when painted on flat, texture-less surfaces. In DC Ranch, smooth stucco requires an LVR of 36 or below, whereas rough stucco can have paint that measures an LVR of 42 or below.

Strive for simplicity

For the first years of DC Ranch construction, residences could be painted with up to eight different colors on the façade of the house, depending on the architectural style and design guidelines for the neighborhood. More recently, minimalist design has taken hold in modern trends and changed or reduced the number of textures, shape of lines, and variety of colors utilized in residential builds.

In DC Ranch, the color palette for Villages and neighborhoods was defined by DMB Associates design specialists during the planning process of the community. As the area grows and becomes an established community of distinction in North Scottsdale, DC Ranch is adapting to these new popular and sustainable colors and materials, especially when it comes to paint schemes for residents to consider. As design guidelines evolve and residents consider taking on new design projects, the Ranch Association recommends some best practices to help residents prepare for updating their exterior paint palette.

Color selection

DC Ranch Design Standards call for paint palettes to blend in with the natural Sonoran Desert and meet the requirements for buildings north of Shea Boulevard, as set by the City of Scottsdale. The Ranch Association provides many options for color in neighborhood design manuals and offers consultation meetings to residents who want to find the best color for their home.

Walking around community neighborhoods is a great start to selecting a new paint color. Consider a shade that piques interest in architectural elements. View shades at different times of day and at night to experience how the color will look at any time. Remember DC Ranch design guidelines prevent adjacent

Guidance for choosing a new color palette now recommends only two to three colors, no matter the architectural style, while maintaining enough variation in the hue, tint, or shade to prevent the residence from having a monotone appearance. Sampling paint colors on the house is both a recommendation to the homeowner and a requirement when submitting a paint modification form to the Ranch Association. Blending into the natural environment is part of design standards for many neighborhoods, and a paint professional can help identify the best colors to balance design desires and standards.

Planning

Whether repainting a residence with a builder approved color scheme, creating a new scheme or selecting a color in consolidation with the Master Color Palette, planning for an exterior color refresh can be a time intensive process. The winter months are most ideal for painting, with a lifespan of approximately seven years before paint begins to show deterioration from the Arizona heat.

This submittal should include the completed Paint Modification Request Form, all required supporting documents and materials, and the appropriate submittal fee payment, if applicable. DC Ranch Village Health Club & Spa adds pickleball courts

Already known for a beautiful Tennis Center in North Scottsdale, the DC Ranch Village Health Club & Spa is excited to announce the addition of 12 outdoor pickleball courts. Opening in September, the new courts will allow Village members to engage in fun social events and organized play for all ages and skill levels.

The Village also offers an Intro to Pickleball Class (for ages 21+). Join instructor PJ Reinemann to learn the basics of pickleball, including skills, technique, and scoring. The class size is limited to 12 people and an RSVP is required. This introductory class is held on Wednesdays from 1 to 2 p.m. and Saturdays from 3 to 4 p.m.

Scottsdale Museum of Contemporary Art (SMoCA) presents a landmark exhibition surveying the work of Christina Fernandez from Sept. 16, 2023 through Jan. 7, 2024. The crucially important Los Angelesbased artist has spent 30 years in a rich exploration of migration, labor, gender, her Mexican American identity and the unique capacities of the photographic medium itself. Selections from her life’s work were brought together by Joanna Szupinska, senior curator at the California Museum of Photography, as the exhibition “Christina Fernandez: Multiple Exposures.”

“Over the years, and through a variety of photographic genres, Fernandez returns to central concerns like labor, womanhood and what it means to be an artist and teacher,” Szupinska said. “These manifest as both portraits and cityscapes or landscapes and together stand to inspire the viewer to contemplate multiplicities of identity in the context of our daily lives.”

“There are multiple ways to engage with the artwork in the exhibition, and I hope that allows people the opportunity to find the connecting lines in her work that should speak to us all,” Turley said.

“Christina Fernandez: Multiple Exposures” brings together the artist’s most important bodies of works for the first time, allowing audiences to discover the threads that connect them, both formal and conceptual. The exhibition draws from the series “Lavanderia,” “Manuela S-T-I-T-C-H-E-D,” “Untitled Multiple Exposures” and “View from Here.”

“My work plays with the conventions of photography and is carefully crafted to express my interest and concern in regard to women’s stories and histories, immigration, labor and motherhood,” Fernandez said.

Through work that spans decades, Fernandez compels her viewers to reconsider history, the border and the real lives that cross and inhabit them. SMoCA’s location in a border state and its own history in exhibiting work that examines life along the border positions the museum as an ideal location for an exhibition of Fernandez’s work.

Keshia Turley, assistant curator at SMoCA, organized the museum’s version of the exhibition. Turley said it is her hope that visitors will find various ways to connect with the

SMoCA—named “Best Museum” by the Phoenix New Times in the 2022 Best of Phoenix awards—is located at 7374 E. Second St. in Old Town Scottsdale. It is open Wednesdays, Fridays, Saturdays and Sundays, 11 a.m. to 5 p.m., and on Thursdays, 11 a.m. to 7 p.m.

Admission is $10–$12 for non-members; $7–$9 for students, seniors (65+) and veterans; and free for Scottsdale Arts ONE Members, healthcare workers, first responders, and patrons 18 and younger.
