Buyers Market:
Deposit/Earnest Money:
A buyer’s market occurs when the supply (available properties for sale) exceeds the demand (the number of buyers seeking to purchase properties).
This deposit demonstrates the buyer’s good faith in the transaction. The deposit is made to and deposited with the Real Estate Company or Title Company.
Sellers Market:
Home Inspection:
A seller’s market occurswhen demand exceeds supply (there are more buyers seeking to purchase properties than there are available homes on the market).
A home inspector serves as a general practitioner to identify potential problems in the home before a buyer purchases a home that may have significant issues. Should problems be found generally you will call in a specialist such as a roofer, electrician, etc.

Qualifying the Mortgage:
Home buyers will often pay 0%-20% of the total value of the home, and a bank or other financial institution will cover the remainder of the costs through a mortgage loan.
Most lenders required that your monthly payment not exceed between 25-28% of your gross monthly income. Your mortgage payment to the lender will include the following items: the principal (P) on the loan, the interest (I) on the loan, the property taxes (T), and the homeowners insurance (I). This is commonly referred to as the PITI. Your monthly PITI and all debts (installment loans & revolving charge accounts) should range between 3-38 & of your gross monthly income.
Closing Costs: Typically, total closing costs will range between 2-5% of your mortgage loan amount. In today’s market, it is not uncommon for the seller to be asked to pay some or all of the buyer’s closing costs. There is no obligation for the seller to do so, merely a factor of the current market conditions.
