Happy Holidays Cooperators,

A

s we wrap up the yuletide season, let us focus on giving more love than gifts. That is because the process of loving your neighbor is a golden rule that is priceless and giving love is free and rewarding. Let us also stop to think about the fact that many of us here in the Rochdale Village community may be lonesome or without family. For them and many others, to hear simple words like “I love you”, can make the difference in anyone’s day. Cherish this joyful time of year. Give hugs. Let’s remember to be kind to one another and check in on each other.

an end to the exterior façade project. Cooperators can also look forward to four additional handicap bathrooms that will soon be up and running in Mall #1 along with other renovations that will begin in the shopping center in the New Year. Rochdale is coming up to the 21st century right in front of our eyes. We are truly blessed, and we must count our blessings. Rochdale’s new afterschool program For months now, cooperators may have seen postings and advertisements for the new after school program that will open in January at the Rochdale Village Community Center. Our new director Julia Shaw has worked very hard with the board and management to upgrade facilities at the center in preparation for the program and other features that will follow in the future. We hope that if you have childcare needs that you will consider this program that has been coordinated for your use. Please reach out to Ms. Shaw’s office at 718-2765700 x337 to inquire about the details of the after school program.

Year-long initiatives accomplished We are fortunate to have had a year full of accomplished initiatives that will enhance the quality of life at Rochdale. I am very happy and proud of all the upgrading that occurred throughout the campus from the overhaul of the small mall’s pylon sign, new retail, various parking lot repairs, boiler modernization and group office renovations, to the community center Get involved in committees Many Rochdale Village upgrades, installation of UPS delivery boxes and seeing committees are wrapping up

a very active social season of holiday events. Community outreach was priority number one for the Public Safety, Community Center, Community Relations and Senior Citizens Committees. I hope the activities that were hosted have inspired you to want to participate and join a committee in the future. New committees will be forming soon and it is my hope that you, the residents, will desire to contribute to them. It takes a village and people make this residence so valuable. That is why it is important that you be a part of where you live. Rochdale has really grown and continues to build for the betterment of this community. Here’s wishing you all a happy, healthy and prosperous 2017.

The next Rochdale Village Board of Directors’ meeting is scheduled for Monday, January 23, 2017 Happy New Year!

articipants from the Board of Directors’ Public Safety Committee, Public Safety team and officers from the 113th Precinct organized a toy drive for deserving children in southeast Queens. From December 9 through 20, unwrapped toy donations were deposited into collection boxes throughout the Rochdale Village campus to support community outreach at Jamaica Hospital’s Children’s Ward, Pediatric Emergency Unit and the Salvation Army’s homeless shelter on Guy R. Brewer Boulevard. “We have so much here at Rochdale during the holidays; so many gifts, donations. There is no reason why we can’t share how fortunate we are with others outside our area,” said Board

President, Jean Castro. Armed with three huge Hefty bags of toys and a wheel barrel more, 1st Vice President Talib Bey donned a Santa suit while Lieutenant Verda Bataille performed elf duties. Board Chairman Clifton Stanley Diaz, Public Safety’s Chief Victoria Pearson, Deputy Chief Melvin Ross, Lieutenant Jose Padilla, Patrolman Mamum Wasi, Patrolwoman Patricia Jones and Officer Williams from the 113th Precinct each handed out toys and spread holiday cheer to parents and children with the help of personal escort Shaneequa Howe, Child Life Specialist at Jamaica Hospital Children’s Ward. Even Jamaica Hospital’s medical staff took time to participate in festivities that brought so many smiles to the faces of their littlest patients.

Monthly Report Monthly Report

-- by by Marion Marion Scott Scott

General Manager’s Monthly Report for November 2016 Happy New Year to all! A lot has happened in Rochdale over the past year. We have some newly repaved parking lots, LED lighting throughout the campus and the renovation of the Community Center, naming some of the more noticeable upgrades. New boilers [coming soon!], electrical panels and backup generators and new boilers are hardly noticeable but are all the more integral to Rochdale’s longterm infrastructure. We are happy that Rochdale continues to improve and grateful to be part of the process.

Lance Williams, New Assistant Manager for MSI We are happy to report that in January, Lance Williams will return to Rochdale Village as Assistant Manager. Mr. Williams has been working as a Property Manager at a Mitchell Lama Cooperative in Brooklyn for the past 4 years. Prior to that, Mr. Williams was the Purchasing Director at Rochdale. As most of you know, the other Assistant Manager at Rochdale is Jay Williams. It may be a little confusing at first to have two Assistant Managers named Mr. Williams, but we believe Lance Williams will be just as successful in the position as the other Mr. Williams. Lance Williams will replace Alex Freedman who will begin working at Rochdale part time instead of full time.

used for the Board and Management to inform residents of upcoming events and announcements. However, the upkeep of the bulletin board is time consuming and paper intensive. Making hundreds of copies a month and having them manually posted is an antiquated process of getting the information out in this day and age. With the advent of modern technology, the same information can be displayed digitally across all buildings. Management is currently working on a solution that would replace the existing static bulletin boards with dynamic digital displays. In addition to what the bulletin boards show now will be weather updates and local news. These updates can happen from a central location at the push of a button saving time and money for the corporation and you. There are currently samples up in group 1 building 4. We are working to get the others installed in all 20 buildings by Spring 2017! Vacancies We are please to report that as of today we only have 18 vacant apartments out of 5,860 in Rochdale Village. We also project only 5 vacant apartments by early January! The waitlist for all apartments is more than 1 year because people want to live in the Jewel of Jamaica, and we are working to fill apartments as quickly as possible so your carrying charges stay low.

New Kitchen Cabinets Questions Below are some questions we often receive about kitchen cabinets and answers. Happy and Healthy New Year! “With all the work happening at Rochdale, what about remodeling inside my apartment, namely my kitchen cabinets?” HOLIDAY PARKING RULES IN EFFECT Rochdale was established as a cooperative development Guest Parking in the Large Mall Parking Lot occurs where the corporation of Rochdale maintains the common areas and grounds. Conversely, the Cooperators are responsible for maintaining and upgrading inside their NEW apartments, including kitchen cabinetry. “But my kitchen cabinet is really old and fell apart from Sunday, January 1, 2017 regular wear and tear. If it’s not my fault it broke, why 6 a.m. to 12 midnight should I pay for it?” Unfortunately it doesn’t matter if the kitchen cabinet is in disrepair from regular wear and tear. It is still the Cooperator’s FREE PARKING is available in metered and non-metered responsibility. “I’ve lived here for years. Pylon sign up and ready at Mall#2 Heating problems after hours By Susan Van Brackle

L

ast month the Bulletin reported that a new pylon sign was being constructed for Rochdale Village Mall #2 on the 137th avenue side of the complex. In less than a month’s time, the huge free-standing sign is up and towering over the site ahead of schedule. The sign is designed

with masonry posts, bright, new lighting and double sided marquee listings for each of the shopping center’s current retailers. Plans are in place to upgrade the second large pylon sign positioned at the driveway entrance of Mall #1 at Baisley Boulevard once the shopping center’s reconstruction schedule moves forward in 2017.

W

ednesday, December 21 was the first official day of winter. New York City has seen only a few bitter days of cold weather but we’re just getting started. Residents that find they have convector problems after regular business hours can still get assistance from the Rochdale Village

Maintenance Department by dialing Public Safety at 718-2762400. The operator will dispatch a handyman to your apartment to evaluate and/or remedy the situation. Please do not report heat complaints to 311. Those that sense convector problems are imminent should contact Maintenance or the group manager’s office in the circle to secure an appointment for an assessment.

How do UPS delivery lockers work? Voice your Key Food Questions By Susan Van Brackle

A

s promised in the November 2016 General Manager’s Report, UPS Lockers were recently installed near the parking lot outside of Kelly’s Restaurant in Mall #2. The goal of the lockers is to mitigate package tampering and theft, which is possible when articles are left outside in front of the door. How the locker system works: UPS will attempt to deliver a

package to your home. Residents not available to receive the package will get a shipping notice from UPS. UPS will then deliver the package to the locker box. Bring the the shipping notice and a government I.D. to the locker area. There is a digital screen that instructs patrons to scan the shipping notice, insert their I.D. in order to open the locker and receive their package There are currently 78 lockers in various sizes in Mall #2 with plans to expand the number of boxes to a location just outside of Mall #1.

n an effort to address queries concerning Key Food’s management transition, the Rochdale Village Bulletin is ready to document all questions and comments to be published in a future news issue along with the appropriate answers. There are still many questions surrounding the transition of the Key Food store in Mall #1. Complaints from the community continue to be

registered with Board President Jean Castro, Commercial Services Committee Chairman Tim Mercer and Rochdale Village Management staff. Among the complaints are issues with store quality, customer service, pricing, fair hiring and rumors of a Bravo store taking Key Food’s place in the future. If you’d like your voice to be heard, forward comments to rochdalebulletin@gmail. com or text 347-480-9479.

~Poetry Corner~ 53 and Counting as Time Marches on By Anthony Blake

It was three years ago, and it was Rochdale Village’s 50th Anniversary Well Rochdale is 53 years old today This is a moment to reflect A photo opt in looking around Rochdale and thinking on the past, present and future Yesterday steadily became tomorrow in acceleration But this is our time to take in the appreciation This is Rochdale Village’s honor for continued robust solid infrastructure There were doubters But Rochdale is full of inspiration Yet to the cooperators, this is our indication However, Rochdale is full of history of its own Who could forget the PETER PAN BAKERY, KRESS and the ROCHDALE THEATER That is just a few But there is still acknowledgement due There was a ROCHDALE VILLAGE WATER FOUNTAIN There was rainbow mist Different colored lights that added to the twist Some cooperators got romantic and gave a kiss The water fountain would bring all Rochdale Cooperators together from every circle One would often greet fellow cooperators and you knew you were in a community having plenty of unity This is how Rochdale Village’s history was made Some might say a margin in the shade No matter what, Rochdale Village still has the honor, dignity and contributions The Rochdale structure stands in giving us all Hope, Inspiration, Possibilities and Courage Aim high, but have understanding Have courage, but keep being determined Present your own promising words Rochdale’s name has lived and will continued to

stride We the cooperators are the added ride The outside community knows all so well We don’t even have to tell Happy 53rd Anniversary Rochdale Village Don’t make a change just stay as you are Your years in which you have journeyed far Yet the name of Rochdale Village being its own star Continue to stand for all We the cooperators will never let you fall In our hearts, we are your all Once again, 53 and counting, but praises in blessings in many more years to come Your life lives on and you are far from being done Thank you as a cooperator for allowing me to be among.

A Christmas Story By Ed Miller

A 7th Grade class I was given just before the winter recess would do a seasonal project they were excited to make a three dimensional Christmas tree.

Sheer Beauty By Gloria Williams Today I woke up raised my blinds thought I was in a dream The Village was covered with white glistening snow blanketing everything It seemed as if I was in a round glass snow globe bright crystals drifting down There was no one walking about no foot prints on the ground. What a lovely sight to see I saw the snow untouched just covering every tree roof tops benches fences lamps lite up and such I realized the sheer beauty in my life miracles with all the master has done Happy Holiday to family neighbors and friends Merry Christmas to people everywhere Peace and goodwill to each and everyone. Peace

The class traced the shape on green construction paper, twice, then decorated it with ornaments all except one sweet girl who sat there not participating at all. Her reply when asked why, was it was against her religion, so I could have just excused her... then I asked if she was able to make a plain evergreen tree? Her smile answered my question as she took the project in hand traced and cut the paper without decoration, to be stapled together

as the whole class cheered.

edicated volunteers from the Community Relations Committee ensured that refreshments, gifts and entertainment were in perfect balance at December’s Annual Children’s Christmas Party at Rochdale’s big mall. There was face painting by Walter; a winter wonderland set up for festive photos by 2-4-1 Entertainment and the highlight of the afternoon, toy and bicycle giveaways. Committee chair and Assistant Treasurer of the Board of Directors, Maryam Hubbard, Co-chair and Board Secretary Joyce Williams along with a hardworking team of Community Relations committee members that

doubled as Santa’s helpers distributing toys, food and joy. Even local community leaders like Assemblywoman Vivian E. Cook and Yvonne Riddick, District Leader for Community Board 12, joined in on the fun. Special thanks goes out to “Angels of the Shield” Public Safety Officers Rosetta Love, John Finlator, Geraldine Huntley, Nathaniel Aycock, Bonnie Mason, Jose Padilla, Verda Bataille, Adolf Osback, Anthony Diggs and Chief Victoria Pearson. This year the Angels of the Shield increased their bicycle collection to 30 units many of which were distributed at the Annual Children’s Party helping to bring happiness to the lives of so many children and parents this holiday season.
