Greetings Cooperators, It is always a pleasure to serve on the Board of Directors. Although it can be difficult at times with challenging decisions I am willing, excited and happy to work on the Board. In handling the business of Rochdale Village and serving the Rochdale Village community our goal is to get things done effectively and efficiently. I am proud of what the Board has accomplished and there are much more great things moving forward. My goal is to set the bar very high and continue to work as hard as I can to accomplish all of our goals for the coming year. I am very proud that we live in the greatest community ever.

Amnesty One of the greatest things we have implemented moving forward is our Amnesty program. The Board has worked very hard to bring this back so that each and every resident can be involved in the process and be part of the community. My vision is for everyone to become legal Cooperators so that all residents can take part in the voting process. I would also like everyone to be able to partake in the community meetings. In this way we can all participate in making Rochdale better. Maybe one day some of you will become Board members working for improvements in your community. Each year, during the voting process we have trouble reaching a quorum. This causes the Corporation more money than needed if we have to extend an election just to have a chance at reaching a quorum. With 5,860 apartments we should have no problem reaching this goal. Amnesty may be able to increase the amount of legal Cooperators that can be involved in the process making the goal of quorum easier to make. With that being said I would like to

welcome all new amnesties to your new home.

Summer Events As the summer is half way along we have a lot of activities that will be going on. We have many fun filled events for the entire family such as Family Fun Day on Saturday, August 18, 2018, where you can come out and enjoy the day with your families, friends and neighbors. We welcome residents to come out, bring your grill, and bring out your tents. There will also be lots of fun activities for the kids. One of the things that I would love to see is family gathering together. The Annual Music Festival is starting on Sunday, August 5th, and will continue on every following Sunday through August. The festival will include Gospel entertainment, Refreshments and T-shirts will be on sale. Our Annual Black Tie Affair follows on September 29th, 2018 in the Rochdale Village Grand Ballroom. Tickets for the Black Tie Affair are now on sale. You can purchase your tickets from the Board office, NORC and the Senior Center located in the Community Center. There will be a cocktail hour and dinner served, distinguished guest and an awards ceremony.

Annual Cancer Walk Words cannot express how deeply impassioned I am about the Annual Cancer Walk that has been implemented. The walk is scheduled for Saturday, October 13th, 2018. This disease have affected so many of our family, our friends, and neighbors. It is so important that you come out, that you show your support. This is our third year. My dream, my vision is to make Rochdale Cancer Walk bigger and better. There are many of us in the community, let us please stand together and make the walk a huge success. It is vitally important for

your yearly checkup. It is also very important for the men to get involved. You too must educate yourself and participate. Cancer does not discrimination. I am appealing for your participation because I care about you. The American Cancer Society has partnered with us this year and their resources are available to you for free. Come out and hear the guest speakers share information that you can share with your family, friends and neighbors. Your quality of life is very important to the Board and we are working diligently to continue the services that you need and more! It is important, you are important. We are so blessed, our community is blessed. Thank you for making my job worthwhile by participating, understanding and being so patient and waiting for the projects to be completed that we implemented. My vision is for you to have the best, which you so richly deserve. With that process being done, it takes a little time but we will get there. The big mall will be receiving the benches very soon, hopefully by the end of July.

RVSS educational programs receive increased funding for 2018/2019 by

R

ochdale Village Social Services Inc. (RVSS) was approved to receive a discretionary funding increase from $40,000, which was awarded in 2017-18, to $45,000, which is the new award for 2018-19. New York City Council oversees budgeting for RVSS educational programs and funding is drawn under the auspices of the Department of Youth and Community Development (DYCD). The criteria for using DYCD discretionary funds from the New York City Council is described as funding earmarked specifically for ”educational assistance programs, youth mentoring and leadership programs,” and stipends for educational internships. Members of the RVSS board learned about the good news during a meeting with Councilwoman Adrienne Adams (D-Queens) at her office in Rochdale Mall 1 on Tuesday, July 3, 2018. Jamal Wil-

kerson, Councilwoman Adams’ chief of staff, and Stephanie Charles, Adams’ director of constituent affairs were also in attendance. RVSS board vice president Kevin Dilworth drafted the awarded 2018-19 proposal that calls for a continuance of a popular Saturday morning tutoring program that takes place in Rochdale Community Center Room 15. The program enlists a team of certified school teachers (including lead instructor Andrea Johnson), combines oneon-one academic tutoring and gives participating students access to proprietary online tutoring tools that help students master Science, Technology, English and Math (STEM). Students also perform rounds of standardized test taking sessions that can advance their grade levels and increase academic achievement. The program’s successful track record of educational accomplishments gained the support of

City Councilwoman Adams to the degree that she’s also been sought to assist RVSS to purchase a Smart Board for the tutoring program. Interactive Smart Boards are integral to the advancement of educator pedagogy. The computer display connects to the internet, enhances lesson plan development and prepares students to compete academically. Another initiative slated to return to the RVSS program lineup is Critical Thinking Through Chess conducted by U.S. Olympic track and field trainer George H. Taylor. The chess program helps participants develop their ability to pay attention to detail, analyze concepts, boost self-discipline, evaluation and judgment skills. For the fourth straight year support also is expected to continue for the Queens Alumni Chapter of Delta Sigma Theta Sorority Inc.’s Teen Lift college prep program. Teen Lift provides financial sponsorship to high school students desiring to tour historically black col-

leges. Participants attend college preparatory sessions leading up to Easter week/spring break college tour. The RVSS board of directors also expects to vote on additional educational proposals that promote programs tailored to participants aged up to 24 years of age. An open house is planned for sometime in September, to determine whether the Saturday tutoring program should be made available to higher grade levels and to gauge the level of interest in Rochdale Village and the surrounding communities. Lastly, we cannot help but tease that one of the current commercial tenant negotiations involves a credit union. We cannot disclose the name of the potential tenant as it is in the early stages. However, they are quite serious and would be a welcome addition Rochdale’s commercial tenant portfolio. Investments and ROI Investments turn out profitable when the under lying value is greater than the purchase price. An investor offered to acquire the land for $8.9 million dollars. The offer seems to make sense on its face if we were only interested in what we can have right now. For RVI the under lying value is the prospect of gaining an improved property with a mortgage of $130 million reduced through amortization to $80 million at the end of 15 years, thus creating a profit of $50 million dollars. If held another 15 years a property mortgaged at $130 million is in times of economic growth and development is sold for $165 million is a good investment. The replacement cost of the property could increase to $200 million. I am not advocating the sale of the land, simply stating some immutable facts pertaining to intrinsic value.

Enclosed is the statistical data relative to the performance of the Rochdale Village, Inc., Public Safety Department during the month of June 2018. Public Safety maintains twenty-four-hour coverage. COMPLAINTS: During the month of June 2018, the Public Safety Department has continued to focus attention on loitering, trespassing, noise complaints and all other quality of life violations. As a result, Public Safety officers responded to a total of (51) loitering and (92) noise complaints from Cooperators. The Task Force encountered (17) counts of loiterers while conducting interior & exterior patrols and special verticals, which were resolved as follows: 1. The laundry room contractor will provide approximately $500,000 in upgrades to all twenty (20) laundry rooms including upgraded heating and cooling, new quartz counter tops, plus new ceilings and lighting. The laundry room hours are now open from 5 a.m. -11 p.m. Buildings 8 and 4 are the model buildings that have been completed. The new doors, air condition and tiling have been completed in these two buildings. If any Cooperator wants to visit the model buildings, feel free to do so. This upgrade will be in all the buildings very soon. Finally, although the major work was completed in the big mall earlier this year, we are putting the finishing touches on this project. Just as promised, the new benches and wastebaskets have arrived in the Big Mall. The new look of the Mall is beautiful and has been enhanced tremendously for your shopping pleasure and quality of life. Enjoy! Jam Pharmacy extends hearty hello to the Rochdale Village community By Susan Van Brackle

J

am Pharmacy is the latest business to open in the community. The drugstore opened nearly two months ago and is situated at 134-10 Guy R. Brewer Boulevard, directly across the street from Group 5. With the addition of Jam Pharmacy, the community now has drug stores conveniently located in multiple surrounding areas of the complex. What’s more, this is not the owner’s first foray into the drug store business. They also service a pharmacy near our sister co-op, Penn South, in Manhattan’s Chelsea area. Owner Albert Mushiyev, paid a visit to the Rochdale Village Community Center on Wednesday, July 18 to introduce himself and provide information about the new and useful services that Jam Pharmacy has to offer. “Can’t make it out to the drugstore? states Mr. Mushiyev, “Jam Pharmacy provides free door-

to-door delivery service. Additionally, the store has fax and copy machine services for a minimal fee and we are looking to add a notary to our service assortment.” The shop also sells prepaid cards, over the counter vitamins, household items and Metro cards, which definitely comes in handy in a pinch. Jam Pharmacy has a referral system for subscribers that place their prescriptions with them. A store credit of $5.00 will be given for every family member or friend that is referred. Consult the Rochdale Bulletin Weekly Sheet for additional information about Jam Pharmacy’s promotions and services. Jam Pharmacy is open Sunday through Friday but closed on Saturdays.

team for 28 years. Director Corey Jones presented Moise with an award of appreciation for his dedicated commitment to the job. Moise was joined by his daughter and son at this esteemed occasion. Heres wishing Moise Beaussejour a wonderful life of well deserved retirement.

Ideal Food Basket hosts Annual Customer Appreciation Day at Rochdale Village By Susan Van Brackle

P

roprietors of Ideal Food Basket recently recognized four years in the Jamaica, Queens community with an Annual Customer Appreciation Day. The celebration kicked off on Saturday, July 14 from 12 p.m. to 4 p.m. Judging from the amazing turnout, neighbors and guests have come to look forward to this affair. Food tastings, product samplings, face painting, music and loads of giveaways were all part of the fun. The Ideal team even provided deep shopping discounts on many goods that the community knows and loves. Rochdale’s Board Vice President and Commercial Services Committee Chairman Tim Mercer was on the scene meeting and greeting residents that stopped by mall #2 to participate in the festivities. He also thanked the merchants for contributing their time and products to the affair. Carlos Espinal, President of Ideal Food Basket, expressed heartfelt thanks to the Rochdale Village community, which the Bulletin shared on Facebook via video. According to Mr. Espinal, “This event is to show our appreciation to the community... Thank you for coming and participating and we hope you were pleased with the turnout.”

Some people have never had a pony ride. Rochdale kids have the opportunity year after year during the Youth Planning Committee’s Annual End of School Jamboree.

Future stars perform during ‘Showtime at Rochdale’ youth talent showcase By Hayden Horsham

he Honorable Vivian E. Cook knows talent when she sees it. That’s why the Assemblywoman, in conjunction with members of the Rochdale Village Board of Directors and Community Center director Julia Shaw, celebrated gifted youth of Jamaica, Queens in the form of a showcase at the grand ballroom on Saturday, July 7. Talented youngsters from all over the city arrived to perform on Rochdale’s grand stage as event co-host, Fred Bugsy Buggs of SiriusXM and 107.5 WBLS, graciously played Master of Ceremonies in lieu of host and comic Ray DeJon who was unable to perform due to a last minute scheduling conflict. District Leader Anthony Andrews, New York State Committeeman Patrick Jenkins, New York State Committeewoman Dr. Jean Phelps, Supreme Judge Jacqueline T. Brown, Rodney Pride (United Black Men) and Imam Bilal were also in the audience lending their presence and support to the young performers. Attendees were totally entertained from start to finish. Showtime began approximately at 3:00 p.m. and ended with a lavish dinner buffet at 6:30 p.m. Special thanks goes out to the Honorable Vivian E. Cook, Brenda Payne, Warren McCray, Hettie Powell, Esq., Community Center Director Julia Shaw and Rochdale Village Board President Jean Castro for making this event possible.

Officers Sergeant Reina Romero, Patrolman Robert Ross, Patrolman Robert Fuller, Patrolman Hector Nieuwkirk, and Special Patrolman Charles Scales and Special Patrolman John Finlator Rochdale residents gave praises to the officers for their work and recognition to the positive changes that have taken place in the Public Safety Department. Co Chairperson Mr. Diaz gave awards to the same officers from his Civic Association Organization. Update was given regarding signs needed related to the dog issue in Rochdale.

Public Safety Statistics were given and discussed for the months of March, April, and May.

Maintenance Committee Minutes for Thursday, July 12, 2018

The meeting opened at 7:00PM; a total of thirtysix (36) members signed in. Also present was Chairperson Jean Hall (JH), Maintenance Director Corey Jones (CJ) and Ombudsmen Glen Keller (GK). Jean Hall

Cooperator stated that the vents are being cleaned at the bottom of building 10 but the contractors are not cleaning up when they finish. CJ indicated he will address. Chair JH requested that during the meeting members should refrain from personal conversations as it makes it difficult for members to hear what is being discussed. Maintenance Director CJ stated the building 19 gas leak work is progressing because the ability to access cooperators units has been great. Currently work is being done from the hours of 9AM to 9PM. CJ also stated the screens have been placed in the service hallways of all buildings. JH inquired if the broken light that cooperators complained about last month – building 10; “M” door was fixed. CJ indicated this is still outstanding and has not been addressed. JH inquired about the stencil on building 20, has that been corrected. CJ indicated this item is also outstanding. Chair, JH advised the committee that the Friday September shred fest will be sponsored with NYC Comptroller Scott M. Stringer’s office. The date is September 14, 2018 and as additional information is provided it will be passed on to the committee members. Questions were raised regarding Bargold storage. Chair JH spoke with management and the following information was provided: Was Bargold required to obtain insurance? Bargold has liability insurance but the occupants sign a month-to-month agreement that notes Bargold is not responsible for what is being stored nor is Rochdale Village (RV). They store their goods at their own risk. Exactly the same for their apartments. Rochdale Village does not have insurance that covers the shareholders personal belongings. Shareholders should have homeowner’s insurance that protects them. In case of damage due to a leak in the pipes, who is responsible? Just like their apartment, the shareholder/

Bargold Occupant can put in a claim with their homeowner’s insurance carrier. Bargold and RV are not responsible for what is being stored. How is the cooperator notified of a possible leak that may affect their storage unit? Once Bargold is made aware of the leak, we reach out to the occupants or multiple occupants that may be affected and our maintenance manager contacts Conrad and the group manager to inquire about repairing the leak. Bargold tries to help the best we can in staying in touch with the occupant and meeting them on-site. Once the repair is fixed, we clean up the room and the inside of the storage unit working along with the occupant, but we are not responsible for any damage a RV leak may have caused. Are there restrictions on what can be placed in the storage unit, i.e. flammable products? Yes, occupants will not store any animals or food, inflammable, combustible, explosive, toxic or other dangerous items, items which have an objectionable odor or which may spoil or decay, items which are illegal or are being used or held for use in a manner that is illegal or violates the rights (including but not limited to the intellectual property rights) of Owner or any third party, items which have, cause or attract infestation, pests or other nuisances or items not owned by Occupant. Are annual inspections required of the storage units? No, we do not do any annual inspections and they are not required. Cooperators also had several questions regarding the storage rooms. They would also like to have the rules and regulations regarding the storage rooms printed in the newspaper. Also, cooperators wanted to know where they can place the building’s Christmas decorations and is it true there is only one key per building for the storage rooms. It was stated that Ms. Jean Castro and Mr. Bey are in charge of the building storage rooms and all questions will be referred to them to address. Good News While we acknowledge that there are issues that need to be addressed, we also know that there are things that go right. So, here are some good news items:  The directional signs in building 20 are up;  The sprinkler issue in group was 4, was addressed within one day, thanks Mr. Jones;

 Leak in storage room in group 5 has been fixed;  Screens finally installed in all service hallways;  Building was reimbursed for damaged Christmas items, thanks Mr. Jones; and  Installation of handicapped doors throughout complex. Issues/Concerns Group 2 • Laundry Room – reservoirs fill with water – does not drain properly – this has been an ongoing problem. Group 3 • When will the tiles be completed, it looks bad. CJ requested that bear with us, working hard to complete the tile work and the handicap accessible doors. • Dogs in the buildings are a huge problem, people are allowing them to urinate in the elevator and whatever the guys use to mop is not helping the smell. • The service door for building 12 is not working properly. • Problem with the dumpster in group 3. • Behind building 9, the light globe is missing – CJ stated it is on order. • Building 9, section c, the handicap button was vandalized, CJ indicated it has been fixe. Group 5 • Building 18B – the odd elevator is out of service every week. • Building 19 = broken cement in front of the building at the curb – this has been a problem for the last six (6) months. • Cooperators complaining that work is being done prior to 8AM – cooperator states work begins as early as 6AM. CJ will investigate. • Maintenance workers are not wearing protective clothing when they are working in the compactor room. • Will screens be placed in the laundry rooms? • When the workers cut the grass they just leave it – no one comes back to pick up the grass. • Building 20, still not clean and still smells. • Building 20, the laundry rooms are hot. CJ stated AC is to be placed in all laundry rooms. • Building 19, the maintenance workers are very good and do a great job. Do not move them! • The back of the laundry room machines need to be cleaned. • The handicap doors in building 20A, slam it needs to be addressed.

Cooperator noted there was a penny in the tack for several days, finally the cooperator cleaned the track. • Bargold storage is still leaking. • Tree blocking building 17 – cannot see camera. • What time do the digital monitors shut off. Group 4 • Building 14 is not being cleaned! • When will the dead bushes in front of building 15 be removed? Group 1 • Dogs are still a problem. Is something going to be done with all of these dogs? • When will the tile work be completed?JH noted that Maintenance Appreciation day will be Friday, September 21, 2018. JH provided the committee with the June 2018 Laundry Room Report – from Woodside Super Laundry regarding equipment repairs. The following was reported: June 1st building 5 large washer – hose burst, and power turned off; machine was closed due to water leak on the second, machine was repaired on the 4th. June 5th building 5 washer 205, 207 water/running – mechanic repaired June 6th. Building 1 washer 229 water running, dryer 238 no heat – repaired June 6h.

June 6th building 15 washer 496 water keeps running – repaired same day. June 8th building 16 washer 496 water running, dryer 33 error 15. Building 3 washer 297 broken card reader. Repaired same day. June 26th Mechanic found 1 dryer out of service while doing his rounds, put back in service. Cooperator reported: July 6th – card reader machine was out of order – has been repaired. In response to questions raised by cooperators the vendor stated the following:  Lost money is refunded usually within the next day after the cards are received. So, we ask people to call and send in their cards with the problem. We send them right back with the refund and an additional $2.00 to cover postage.  Vendor will bring in tags that will say, “out of service” and leave them with the group offices.  Having someone to be available on the weekends for phone calls will be difficult; but will see what can be done to address the concerns. No further business requiring discussion the meeting adjourned at 8:41PM.
