From The Director’s Desk Rochester Area Builders in the Community RAB members take the stewardship of the communities that they build seriously. When I attend other community events or peruse the lists of non-profit boards, I see our members. It is truly a privilege to work for such a great group of people; people who understand the importance of supporting others in our communities. Various committees and councils within your association are always looking for ways that they can contribute to worthy causes within our communities. Here is what is happening for 2015: Community Relations Committee: This group is helping Hiawatha Homes realize their much anticipated new playground at their home. They will be doing the site prep work. Jay Burke, Heartwood Homes, will be bringing his toy Bobcat excavator to move the dirt with several committee members helping with shovels in hand. This in-kind donation is almost $5,000! Marketing Committee: This group is exploring ways that RAB can support the children’s museum. Stay tuned. Remodelers Council: This group has a long history of helping with remodeling projects for various community groups. They have identified Bear Creek Services as their organization for 2015. They will be helping to complete a kitchen remodel in one of the group homes. Members involved in this project include: Home Depot; Kathy Blohm, Top Shop of Rochester, Inc; Brian Chladek, Chladek Construction; Bob Gander, Gander Plumbing & Heating, Inc.; Becky Holmen, Bright Ideas; Jerry Jensen, Valor Mechanical; and Sam Peyton, King’s Flooring. The in-kind donations for this project will greatly reduce the cost of the kitchen remodel. If you want to help, please contact Rebekah Nielsen (RNielsen@ RochesterAreaBuilders.com). Commercial Builders Council: The CBC is working towards their first community project. This group is building an indoor playhouse for the Boys & Girls Club of Rochester. The plans are being finished up by Bruce Meadows, Widseth Smith & Nolting. This project will be completed in June. If you would like to participate with material donations and/or labor on work day (the last week of May), please contact John Eischen (JEischen@ RochesterAreaBuilders.com). As you can see, your association is very active in the community. It amazes me with as busy as our members, they still find the time to help others. You guys & gals rock!

News from The President May 12, 2015

One of the important pillars of our organization, or any organization for that matter, is membership. Without a strong active membership, your organization becomes weak and ineffective. Fortunately for RAB, this is not the case. Currently, we have 468 members; 133 are Builder and 335 are Associate. Since the beginning of the year we have increased by 11 members. If all of us took the initiative and asked just one of our contacts, think of the possibilities! I am as guilty as anyone. I have been meaning to ask a friend of mine who runs a local business for six months. Finally, I took 10 minutes and made “the ask” and to my surprise he agreed and is now a member. Obviously, not everyone is going to join, but those of you in sales know it is a numbers game. A percentage of owners will see the benefits of our organization and join. I challenge everyone to ask one business in the next two months to consider joining. Invite them to the next networking event to see how vibrant an organization we are. Let’s see if we can hit 500 members by the end the year. It is a big goal but with everyone pitching in it is doable.

I would also like to personally thank the Studs, Struts and Stilettos committee, designers, models and RAB staff for all of their efforts in making this year’s event such a success. The 2nd annual construction fashion expose was held at the Mayo Civic Center on April 23rd. Proceeds from this event benefit Habitat for Humanity. What a fun evening, from the Cambria pre and post party , to the red carpet cocktail reception to the stunning runway show with 18 fabulous entries. For all of the fundraisers in the region nothing compares to this fun and entertaining evening. I encourage you to consider being part of the 2016 edition by joining the committee, entering a design, being a sponsor or simply attending. Have a great month!

The Design Connection was established in 2001 and had been responsible for providing outstanding design and drafting service ever since. They have over 20 years experience designing homes, assisting with remodel projects, and drafting for light commercial projects. DESIGN PROCESS

We have created a unique 4 phase process to make the most of the design process to best fit your needs. Our Preliminary phase is the time we spend initially to get your wants and needs on to paper. After your preliminary meeting, you will get a rough plan of what we’ve discussed to review and do further planning. Our Budget phase is the time where you can take the preliminary plan we’ve worked on to find a builder or to the builder you’ve selected to ensure that you’re close to your budget. The Bidding phase is the time where we put many of the final details of your project on the plan, more fine tuning is done on your plan to allow you to actually ‘bid out’ with a builder to get a more accurate idea as to what your project will cost to ensure that you are still able to go ahead or to go back and make alterations to fit your project into your budget. Finally, the Permit phase of your project will consist of getting all the details necessary for a project to be submitted to the building officials and your builder to begin you project.

Common Erosion and Sediment Control Issues on Construction Sites Spring is here and so is the rain. As you move into construction mode this year, be sure your site adequately provides erosion and sediment control (ESC) by utilizing best management practices (BMP). No matter how big or small the rain event, planning and good practices are essential for keeping sediment on site and preventing enforcement actions. The examples below show examples of acceptable and poor ESC measures. Stabilized Vehicle Entrances prevent the tracking of sediment onto streets. Large stone, rock pads at minimized number of access points, wood chips, and mud mats are acceptable ESC measures.

Inlet Protection prevents sediment and debris from entering the storm sewers, thereby protecting area rivers and lakes. Reusable metal inserts, placed sediment fabric and bio-rolls near the structure prevent sediment transport and thereby protect our water systems.

Scattered, blowing and uncontained construction debris on a construction site is a common complaint to the City of Rochester. Roll off dumpsters and paneled corrals are acceptable debris containment systems that minimize complaints and improve relationships with adjacent property owners. Be sure to maintain the containment unit.

Perimeter Control Measures prevent sediment and debris from leaving the site during construction and before the site is stabilized. Examples of perimeter control measures include existing vegetated buffers within the site’s property limit, sod berms, silt fence, and bio-rolls.

Rochester residents want good water quality and quality construction. Improper ESC on construction sites has a direct negative impact on our waterways. Be proactive and take the time to properly inspect and maintain your ESC measures and best management practices to stabilize your construction site and prevent unintentional water pollution.

Elliot Eisenberg, Ph.D. + + + + + + + + + + + + + + + Historically, the price of West Texas Intermediate Crude (WTI) has always been slightly higher than the price of North Sea Brent Crude, the major benchmark off which two-thirds of the world’s internationally traded crude oil is priced. WTI has historically been more expensive because it is “light sweet crude,” meaning it contains less than 0.5% of sulfur and is considerably lighter than water and lighter than any other crude oil, and therefore the world’s most valuable oil. Despite possessing these very desirable physical characteristics, for the last several years WTI has regularly traded for less, sometimes much less, than Brent. This situation is not only detrimental to American oil exploration and production firms but also US households. Interestingly, this situation can be easily righted if only Congress would pass legislation. Let me explain. Until 1973, US oil, like all other goods and services, could be easily exported. However, an export ban was imposed after the 1973 Arab oil embargo in an attempt to prevent future oil shortages and arguably to help the US gain energy independence. For decades the ban had no obvious impact as the US was a huge oil importer. But now due to hydraulic fracturing and horizontal drilling, the US now produces about twice as much oil as it did a few short years ago and is now the world’s second largest oil producer. Because the US used to import large quantities of oil, and because due to geography and politics the imported oil was primarily “heavy sour crude,” most American refineries are ill equipped to refine the high quality WTI coming from the new and newly-invigorated US oil fields. As a result, US crude oil is quickly filing up storage tanks and in

the process driving down the price as domestic supply vastly exceeds refiner demand. If Congress were to lift the export ban, the price of WTI would rise to the world price, which would expand domestic oil exploration and production and increase rig counts and employment in the oil patch. Counterintuitively, it would also reduce the retail price of gasoline. This is because gasoline is tied to the price of Brent, since all refiners except American ones distill crude into gasoline from oil priced off of Brent. Because the export ban does not cover distilled products like diesel, gasoline and jet fuel, the price American refiners charge for distillates is the world price, even though the crude they purchase is cheaper due to the export ban on domestic crude. Gasoline here and abroad would thus be cheaper because the release of more US crude onto the world market that is now bottled up onshore due to the export ban, would reduce, albeit slightly, the price of Brent, and in the process slightly reduce the price of distillates including gasoline. Of course there is never a free lunch in economics. Were the export ban lifted, the losers would include domestic refiners as they would pay more for crude, and foreign oil producers such as the Saudis, Russians, Canadians and others as they would receive slightly less for theirs. That said, repealing the ban makes sense. It would save US consumers money and slightly increase returns to investors in the oil patch. And if the Saudis are unhappy, they can recall that the export ban only exists because they embargoed us 40 years ago!
