January 2017 Happy New Year! It’s that time of year again – Home Show time – February 10-12!! We are fortunate enough as an organization to be able to host such a fantastic venue for our members to showcase their products and services. If you are one of those members – thank you! If you have not signed up yet there is still time to secure a booth, but hurry, only a few remain. For the rest of our membership please stop by the Civic Center to visit with your colleagues and show your support for the building industry. Speaking of Home Shows, I was able to briefly attend the International Builders Show in Florida this past weekend. I say only briefly as I was primarily there to attend class to prepare for this year as your President. I am very honored to be able to serve you, our members, to the best of my ability over the next 12 months. While in the NAHB class with other chapter leaders from across the nation, we had a chance to share with the group what we felt are the biggest challenges facing our industry. I’m not all that pleased to report that from Alaska to Alabama I heard the same thing that we are facing here in our area – the two main concerns everywhere were affordable housing and the shortage of skilled workforce labor. It really hit home for me listening to the discussion around the table. If it weren’t for the Southern drawl, I’d think I was at the conference table in the builders’ office listening to issues we talk to our local leaders about during our Government Affairs meetings. In trying to find the silver lining, I walked away thinking that since we were all united by our membership with NAHB, together we will be able to make a difference. BUT it all starts at the local level, so get involved and make your membership count!

I think the 2017 Board of Directors got off to a good start this week too, as we “competed” Builders against Associates in the Escape Room Challenge. Let’s just say it was close, as I want to unite the board, not divide it by exposing who got out first…wink, wink. I will conclude with something I tend to think about almost daily. I drive 52 South to work and along the highway a farmer has stacked large plastic wrapped bales that he wrote on in big black letters - “Farming, the Backbone of America”. At first I thought yeah, being a farm kid I could get behind that; but then I thought, where does the building industry fit in? If agriculture is the backbone, then we must be the back muscles as well as the arms and legs getting it all done! For without a roof over our heads or our cows we would all be in pretty rough shape!

What is your hometown? Since 2013 Briefly state why RAB is important to you or your story of how you became a board member: Without a doubt, RAB’s is the foremost organization in the greater South East Minnesota for anyone involved in the construction industry. We joined to enable us to become acquainted with and to integrate with the professional trades people in the area. I was asked by John to join the Education committee two years ago. Being nominated to the Board is still a mystery to me. When you’re not working, what is your favorite thing to do? I enjoy reading, traveling, great restaurants, fly fishing, and the outdoors. What did you want to be when you grew up? Still waiting My first job was: Helping with a family owned restaurant called The Swirly Top, in Milltown, WI. Kinda like a Dairy Queen Brazier What aspect of the building industry do you find most interesting and why? After 40 years? Really?

Where did you receive your training for your position in the industry? Both through the NKBA and a considerable amount of hands on training from William Ohs, who is one of the most prominent figures in America’s kitchen industry.

If I wrote my autobiography, the title would be: Life Is Not What It Seems.

What’s your favorite travel destination? I love Florida. It is beautiful and warm.

If I could learn any skill, I would learn how to: Paint

What is your favorite power tool and why? Jig Saw – I think you could build a house with a jig saw. Who is your favorite sports team? Really? I’ve lived in Minnesota my entire life. I hate sports teams. What in your life are you most proud of ? My wife. I had six children. She had seven. If I won the lottery, I would: Buy a cigar, a bottle of fine Brandy, sit on a sunny porch and watch sunsets. One of the best gifts I ever received was: Connor, my first grandchild. A book or movie I’d recommend is: Book: Martin Luther’s later commentary on Galatians. John Bunyan (author of Pilgrim’s Progress) thought it should be included in the Bible and stated it was the source of his conversion. Movie: The Mission. Great sound track, beautiful scenery, and an interesting story about the exploitation of the native people of South America.

My favorite junk food is: Double cheeseburger and medium fries.

My favorite place to eat is , and my favorite thing to order is: The Mucky Duck – Captiva Island, FL Sunsets – Wow! Flounder, crab cakes, shrimp, margaritas . . . If I were to try out for a reality TV show, I’d try out for __ because: Anthony Bourdain Parts Unknown Meeting interesting people, eating, drinking . . . On my refrigerator, I keep: A bunch of unimportant stuff. My favorite website is: Youtube - Great concerts and travel videos and the occasional how to fix the things I break. One modern convenience I could never live without is: Not sure - never tried living without most of them – Sylvia recommended indoor plumbing and heat.

My best advice is: Be honest. A famous person I’d like to meet is Dietrich Bonhoeffer because: His writings have aided my spiritual conflicts.

Where did you receive your training for your position in the industry? Bachelor of Science in Construction with an emphasis in Management from the University of Wisconsin Stout. What’s your favorite travel destination? Colorado.

How many years have you been a member of RAB? I have been active for the last 5 years. Weis Builders is a founding member of RAB.

What is your favorite power tool and why? Favorite power tool would have to be the Dremel tool, it’s very versatile and can work on basically anything.

Briefly state why RAB is important to you or your story of how you became a board member: RAB is important to me because of the strong relationships that it helps foster between building professionals. It helps promote and develop good construction projects in our area to help with the local economy. RAB also serves as an important role in pushing issues at the State and National level where they can make our voices heard.

Who is your favorite sports team? The Minnesota Vikings.

When you’re not working, what is your favorite thing to do? Spend time with family and friends, skiing, golfing, and outdoor activities. What did you want to be when you grew up? How does a $67,000 salary sound? How about $70,000? What if these jobs don’t require a college degree?

Welcome to the trades. The average salary of an electrician is $67,000. A plumber is even higher at $70,000. Carpentry skills can gain you $48,000. There is a labor demand across the board. Many trade workers are on the brink of retirement with no one to fill their place. Over half of the workforce is at least 45 years old with the average age of an electrician reaching 58. What can we do?

It starts with the parents and schools. Parents must realize that trade careers are viable for their children. Educators and counselors need to erase the stigma and explore opportunities for students. But what about college?

Yes, college degrees are valuable. However, the environment we live in now requires exploring alternative options. A four-year university degree is not for everyone. Student loans are crippling. Dropout rates are problematic. Degree-required job opportunities can be few and far between. In fact, more than half of college graduates are working in jobs that do not require college degrees. Rather it’s fast-tracking through the union with good pay and benefits or starting your own business, these are all viable options that need to be explored. 12

The current design and building practices have created large loads which are difficult to support and transfer to foundation, especially with the new codes. Winter Site Maintenance Winter conditions can make it difficult to stabilize construction sites. The mountains of snow will eventually melt and run off the site. Properly prepared sites will have best management practices (BMPs) that control sediment and prevent erosion during winter warm-ups and the spring thaw. Taking the time to maintain erosion and sediment control BMPs on site will protect our waterways from sediments and keep your construction site in compliance. Winter Maintenance • Check erosion and sediment control measures as snow melts to make sure they are working as you intended. • Minimize the ground you disturb and stabilize these areas immediately. • Conduct, at a minimum, weekly perimeter inspections. Use sandbags or other measures to repair damaged silt fence when frozen ground makes driving posts in feasible. • Keep sandbags and gravel onsite to address problems that need immediate attention. • Follow all winter maintenance strategies outlined in the site’s SWPPP. Winter Construction • Enlarge and stabilize site entrances to enable snow stockpiling. • Provide a 15 foot-wide buffer around perimeter controls to prevent damage from snow clearing. A 25 foot wide buffer from snow storage areas is also encouraged. • Stockpile frozen materials, including soil, separately and at least 100 feet away from any wetland or water resources. Frozen materials will melt in the spring and can become unworkable and difficult to transport because of high moisture content. • As always, limit the amount of ground you disturb. • Options for sediment barriers installed during frozen conditions include: compost berms, logs and rolls, fiber rolls, rock bags, and rock filters. Additionally, consider putting your hard surfaces on a low-salt diet this winter. It is important to keep our sidewalks, driveways, and roads free of ice and snow during winter; however, rivers and lakes pay a price when we over-apply deicing products. Once salt is introduced to water, it does not go away and it negatively impacts aquatic plants and animals. You can lessen your contribution to salt in our waterways by: matching your product to the conditions, reducing how much product you use, and sweeping up remaining product between storms. SCHOLARSHIP OPPORTUNITY Rochester Area Builders, Inc. is proud to announce their 2017 scholarship program. Either $1000 or $500 non-renewable scholarships are available for graduating high school seniors and college freshman. Scholarships are made available through the Remodelers Council, the Commercial Builders Council, and the Builders Exchange of Rochester. Scholarships are for attendance in a post-secondary program in a construction-related eld including technical school, trade school, apprenticeship, or college. Scholarship recipients will be announced in June 2017. To be eligible for any scholarships, applications must be postmarked by May 5, 2017. CRITERIA: 1. Applicant must be a resident of Dodge, Fillmore, Goodhue, Houston, Mower, Olmsted, Steele, Wabasha, Winona counties or be recommended by a RAB or BER member. 2. Applicant must be accepted by a post secondary program in a construction related eld including technical school, trade school, apprenticeship, or college. 3. Applicant must have a 2.5 or better G.P.A. – High School Transcript Required 4. Applicant must demonstrate nancial need. 5. Scholarship will be paid directly to the school.

E c o n o m i c F o r e c a s t 2017: Like 2016 But S l i g h t l y B e t t e r ++++++++++++ Elliot Eisenberg, Ph.D. + + + + + + + + + + + + + + +

Entering 2017, the domestic economic landscape is solid, and while there is an increased likelihood of volatility with President Trump in the White House, the risks to the forecast are slightly to the upside. This is because the proposed combination of personal and corporate tax cuts, increases in infrastructure and defense spending, reduced regulatory burdens and the likely repatriation of hundreds of billions in overseas corporate cash are all expected to boost economic activity and inflation in 2017 .

However, there are also definite economic headwinds. It is highly likely that Congress will reduce the size of any tax cuts and spending increases sought by President Trump, blunting their impact. In addition, legislation takes time to pass and, after passage, there will be lengthy lags before the money begins to impact the economy. Also, the already rising dollar will hurt manufacturing activity by raising the cost of exports. Lastly, any attempt to slap tariffs on imports is fraught with the risk of precipitating a trade war, which has obvious negative growth implications. With all this uncertainty in mind, I expect full-year 2017 GDP to come in at 2.3%, slightly higher than the 1.9% growth experienced last year and the 2% average rate of growth since the end of the Great Recession. Headline inflation looks to pick up from roughly 1.5% to near 2% in 2017, while core inflation (which excludes food and energy) will edge up, but only slightly. Because of the slow rise in inflation, the Federal Reserve will have the luxury of time to raise the federal funds rate from where they are now, at 0.625% to, at most, 1.375% by year end, with a rate increase coming roughly every three months and starting no earlier than June. Turning our attention to the labor market, I expect net new monthly job growth to average 160,000/month, which, while down, from 188,000/month in 2016, is excellent given that we are late in the business cycle and there are relatively few potential workers still on the sidelines. Thus, the unemployment rate will probably fall from 4.6% today to 4.3% or possibly 4.2% by year end. As the labor market tightens, nominal wage growth should increase further in 2017 with average annual wage increases rising from 2.4% to as much as 3%: a healthy rise. Because of better GDP growth and falling unemployment, 10-year Treasuries will end 2017 at 2.70%, and the rate on 30-year mortgages will be 4.6% as the yield curve rises and steepens due to faster rising long-term rates. But, continued easing of credit conditions and rising consumer spending due to continued good employment and wage growth will keep the economy and housing market on track. Housing starts should increase by about 7.5%, to 1.25 million. Single-family starts will likely total 850,000, up from 760,000, while multifamily starts should hit 400,000, up from 390,000. New and existing home sales should collectively rise by about 3% and end the year at 6.15 million, with mortgage purchase volume advancing by $100 billion and refinance activity falling by about $400 billion due to the rise in mortgage rates. Housing inventories will, regrettably, remain unchanged, and combined with limited new home building, home prices will rise by 5%. Lastly, I put the chances of a recession in 2017 at a low 15% to 20%.
