Letter from The President December 2017, I tossed around many ways I could start this last newsletter, even though it gets over used I’m going with – “Where did this year go”? RAB members were very busy promoting the industry and their respective businesses through all the avenues membership provides. Highlights from the year include a successful Home Show, good numbers for entries in all Home Tours, new record of funds raised for Habitat for Humanity through Studs, Struts & Stilettos Fashion Show, addition of Youth Shoot to the Sporting Clays event, new 40 Below council was added, increased membership (up 16 from beginning of the year) and a change in staff has prompted a shift in how we “do business” in respect to hiring contract employees. In the month of December, many were hypnotized at our annual Christmas Party. The night was a lot of fun with lots of laughs at the expense of those who volunteered to go on stage – thank you to those brave souls and thank you to the Program Committee! This month also included a Job Shadow day with students from Kasson-Mantorville. I really enjoyed the student I was paired with and I hope others who participated had an equally positive experience. Thank you to the companies who hosted. Have you heard the new one? “Every time a bell rings (at least in Shelly’s office) another home show booth was sold”! Let’s help Shelly (& Christy) make her goal of selling out the show. Bekah will have to come up with a similar tactic as Studs, Struts & Stilettos Fashion Show will be coming up right behind the Home Show so please consider sponsoring the event or submitting a design! Onto my last “Action” item as Pres…. Time to acknowledge and thank the many people who have made 2017 such a success for Rochester Area Builders. To John, Bekah, Shelly, Audra and Darcy, all I can say is WOW – what a fantastic job you all do! We are lucky to have such a “well built” team at the RAB office. To my fellow board members and those who faithfully serve on committees, thank you for saying “yes”. Notably there are a few that really “stepped up” this year: Leslie for assuming the role of secretary when Rick left to take the position of Government Affairs Director and continuing on for next year, to Frank who will be serving his second term as treasurer which is a lot being he just completed his term as chair of the Commercial Builders Council, and to Jerry for always being there with a motion and/or second at every board meeting and raising his hand without hesitation when it was time to elect the new Vice President (you know that one transaction is essentially a 3 year term J). Good luck to Brian this coming year as President (it’s a pretty cool gig)! I wish you much success and I truly hope you reach the goal of 500 members in 2018! Finally, my promised shout out to my faithful newsletter reader Becky Holmen, who also has been my networking buddy throughout the year. Of course, we attend networking nights and enjoy the social hour prior to meetings to meet new people but also to connect with those who have become friends because of our mutual membership with Rochester Area Builders. So, to you, my friends, I wish you a joyous holiday season and prosperous New Year! Hope to see you at the General Membership meeting in January – Awards Night!!

How many years have you been a member of RAB? I have been active for the last 5 years, Weis Builders has been a member for several years now.
A famous person I’d like to meet is, because: Bob Villa, because I was fascinated with his shows when I was a child.
Briefly state why RAB is important to you or your story of how you became a board member: RAB is important to me because of the strong relationships that it helps foster between building professionals. It helps promote and develop good construction projects in our area to help with the local economy. RAB also serves as an important role in pushing issues at the State and National level where they can make our voices heard. When you’re not working, what is your favorite thing to do? Spend time with family and friends, skiing, golfing, and outdoor activities. What did you want to be when you grew up? Union Carpenter, I would say I got close to what I wanted in life. My first job was: Working at the local golf course in Plainview. What aspect of the building industry do you find most interesting and why? I have always found the mechanical portion of the project the most interesting because it is what breathes life into the building and provides comfort to human beings. Without it, our buildings would not function.

Where did you receive your training for your position in the industry? Bachelor of Science in Construction with an emphasis in Management from the University of Wisconsin Stout. What’s your favorite travel destination? Colorado. What is your favorite power tool and why? Favorite power tool would have to be the Dremel tool, it’s very versatile and can work on basically anything. Who is your favorite sports team? The Minnesota Vikings. What in your life are you most proud of? Finding someone that I can share my life with.
My favorite place to eat is _____, and my favorite thing to order is: 300 First and the 8oz Grilled Bavette Steak (Medium Rare) If I were to try out for a reality tv show, I’d try out for ______ because: Flip or Flop, because they need more flops. From the Desk of the Excutive Director
As 2017 comes to a close, it is natural to pause and reflect. Some things that come to mind: We formed “40 Below,” a young professionals group. David Kane (WSN) has been a long-time proponent of forming such a group. Karen Blissenbach (Design Studio B and 2017 RAB President) brought the name and the push for its creation in 2017. Samantha Rossi (RDA and formerly Custom Alarm) put together a fantastic Exec committee. This group is definitely filling a need within our community. They had their first professional development meeting in November which was extremely well attended. They continue to work on ideas for 2018. One interesting item that I learned from Kate Van Hout (WSN) was that a group like this is not only great for business relationships, but also a way for new people to make friends when they move here to start their careers. We held our first youth sporting clays shoot in 2017. Trap shooting is the fastest growing sport in the nation and this was a unique opportunity for over 30 kids from 10 area high schools to experience sporting clays. Jay Burke (Heartwood Homes) provided the land, made the contacts with the local schools, and was the lead volunteer the day of the shoot. We formed two task forces. One to explore solutions to housing affordability and the other to review and provide input on the update to the Comprehensive Plan. These groups continue to meet to provide feedback to the Planning Department on the comp plan and with Rochester Area Foundation on housing solutions. As you can see, without our members we do not exist. With our members we are successful. It’s like the old Bryan Adams song: “everything (we) do, (we) do it for you.” Some of you sang that. You know who you are. So, thank you members. Thank you for your involvement. Thank you for you leadership. Thank you for your thoughtful conversation. Thank you for serving on multiple committees and in multiple roles (even you, Streit). I continue to learn every day from our members and when I quote you in meetings with other city and community leaders, it makes me sound much smarter than I am. So, thanks for that, too! Rochester Area Builders works hard to provide our members with an environment within which our members can be successful. Thank you for your commitment to help with those efforts. Finally, thank you to the rest of the office staff: Audra Bolduan, Rebekah Nielsen, Shelly Erpelding, and Darcy Goplen. From a staff stand point, you are the reason our events are so successful. You take complete ownership of the events you take part in and I appreciate each of you. Here’s to a great 2018!

RAB Job Shadow Day On December 13, RAB hosted 21 Junior and Senior students from Kasson-Mantorville High School. After arriving by bus, the students met their host and headed off to jobs sites and offices. Record-Setting Pace of Price Increases Continues BY DAVID LOGAN on DECEMBER 12, 2017 Prices paid for inputs to residential construction (+0.7%), softwood lumber (+2.3%), gypsum products (0.4%), and OSB (+15.3%) all increased in November, according to the latest Producer Price Index (PPI) release by the Bureau of Labor Statistics. Since January 2017, the price paid for every major input to construction NAHB tracks has increased. The following is a list of price increases by commodity since the start of the year: +30.2%: OSB +14.6%: Softwood lumber +7.7%: Gypsum products +3.1%: Inputs to residential construction (less labor and capital investment) +2.4%: Ready-mix concrete The steep increase in OSB prices follows months of modest increases inconsistent with builders’ purchasing experiences or data from Random Lengths.
November.The following is a breakdown of structural panel price changes over various periods.
The BLS report showed prices paid for softwood lumber continued their climb after a monthly decrease in September. Softwood lumber prices have increased in all but two months of 2017 and will likely rise again in December as final duties on Canadian lumber go into full effect and the PPI catches the price increases that occurred prior to the announcement.
Two important factors drive disparities between price changes builders have experienced and the PPI index changes: Due to methodology, OSB data in the PPI still lags true market conditions. As additional OSB capacity has come online, prices have predictably fallen. This trend began in early 16

1. The producer price index tracks prices paid by wholesalers, distributers, and retailers rather than what those businesses charge customers.
2. The index does not include prices paid for Canadian products as it does not include imports (just as the consumer price index does not reflect prices paid for exports). The economy-wide PPI advanced 0.4% in November, its third consecutive 0.4% increase. Seventy-five percent of the rise in the final demand index resulted from a 1.0% increase in final demand goods. Prices paid for services increased 0.2%, and final demand prices for core goods (i.e. goods excluding food and energy) increased 0.3%. Final demand prices less food, energy, and trade services rose 0.4% in November. Roughly half of the increase in prices paid for services was due to the price of loan services, which rose 3.1%. In contrast, margins for machinery and equipment wholesaling declined 1.9%. The substantial increase in goods prices was primarily the result of a steep increase in gasoline prices, which jumped 15.8%. Prices paid for diesel fuel–among the largest costs for building materials distributors and their customers—increased by a more modest 1.8%. Although the price of gasoline is a headline item, it is notoriously volatile. The changes in prices paid for gasoline were +10.9%, -4.9%, and +15.8% in September, October, and November, respectively.
