Our Team

MEG BROD is Senior Managing Director for Rockefeller Group and head of development for the company in the Northeast United States. In this role she is responsible for the Northeast Region, based in New York City. She oversees the company’s current office, residential, industrial and mixed-use developments in the region. Since joining Rockefeller group in 2017, Ms. Brod has significantly expanded the Northeast Development pipeline with three residential development projects and the company’s first two industrial projects in Long Island. Under her leadership, the company secured its first ground-up condominium project in Manhattan, Rose Hill, as well as the highly successful joint venture condominium development of 200 East 83rd Street with Naftali. In 2022, Ms. Brod led a joint venture partnership with the Park Tower Group to develop the company’s first multi-family development in Brooklyn at Greenpoint Landing. Ms. Brod is a highly experienced real estate developer and investor. Prior to joining Rockefeller Group, she served as a principal at Bedrock Real Estate Partners, where she oversaw several projects in New York City, and Washington, D.C. She has also worked for Equity Residential, where she started the firm’s New York Development Group. During her tenure there, she grew the group’s development portfolio to more than $700 million leading projects in Brooklyn, Manhattan, and Jersey City. Prior to Equity, Ms. Brod held various real estate development and investment positions with Tishman Speyer Properties, Pritzker Residential, Wellington Management Company, and J.P. Morgan. Ms. Brod holds a bachelor’s degree from Duke University and an MBA from Harvard Business School. Ms. Brod is a member of the REBNY board of directors, a Trustee of the Citizens Budget Commission and an active member of WX New York Women Executives in Real Estate. Ms. Brod has received numerous recognition and awards including Bisnow’s “New York Power Women,” Crain’s Notable Women in Commercial Real Estate, and Crain’s Notables in Real Estate 2021.

ISAAC HENDERSON is Managing Director, Northeast Development, for Rockefeller Group. In this role, Mr. Henderson is responsible for overseeing current development projects throughout New York City including Greenpoint Landing (16 Dupont) in Brooklyn as well as future development projects in the Northeast region. Over his career, he has been involved in the development of more than 2,000 units of mixedincome housing and commercial space and has strong knowledge of both state and federal affordable housing financing tools. Mr. Henderson is based in the company’s New York headquarters. Prior to joining Rockefeller Group, Mr. Henderson was a Development Director at Lendlease where he managed the development of 1 Java Street, an 850-unit rental building with ground floor retail and public waterfront esplanade on the Greenpoint waterfront in Brooklyn. Prior to working at Lendlease, Isaac served as Manager Director at L+M Development Partners working on the Essex Crossing project for nine years. In this role, he oversaw a nine-site, two million-squarefoot, $1.5 billion development in New York’s Lower East side that includes over 1,000 units of housing, 600,000 square feet of commercial space, office space, and the new Essex Market. He has also worked for CPC Resources, Inc. as Vice President and for Bridge Housing Corporation as Program Manager. Mr. Henderson earned his bachelor’s degree from Grinnell College in Iowa and his master’s degree from the University of North Carolina.

TIMOTHY FLYNN is Senior Vice President, Design & Construction for Rockefeller Group. In this role, Mr. Flynn leads all design and construction aspects of Rockefeller Group’s planned projects and existing developments in the Northeast and MidAtlantic, where the company has a project development pipeline totaling more than 3 million square feet and valued at more than $2 billion. He joined the company in September 2019. Mr. Flynn was previously Vice President of Design & Construction for Hines in New York. Mr. Flynn has more than 30 years of construction and development experience spanning multiple asset types, from luxury residential and trophy-class office buildings, to hospitality and other alternative assets. Most recently Mr. Flynn served as the Construction Officer for 53 W 53rd, a 1,050-foot luxury condo tower adjacent to the Museum of Modern Art in Midtown Manhattan. Prior to his most recent previous position, from 2003 to 2007, Mr. Flynn served as a Project Executive for Turner Construction, where he worked on some of the most notable new development projects in New York, including the Bloomberg LP headquarters on Lexington Avenue, and the New York Times headquarters at 242 West 41st Street, among others. From 1999 to 2003, he was a Senior Construction Manager for Hines, where his notable projects included the Goldman Sachs tower at 30 Hudson Street in Jersey City, and 745 Seventh Avenue in Rockefeller Center. He began his career with Turner Construction in 1988.

CHRISTOPHER HUNTER is Vice President, Design & Construction, Northeast Development, for Rockefeller Group. Since joining Rockefeller Group, Mr. Hunter has successfully led the development of the company’s Rose Hill residential project, the 45-story, full service ground-up condominium tower in the NoMad neighborhood of Manhattan, and oversaw the development of 200 East 83rd Street, a 35-story residential tower in the Yorkville section of Manhattan’s Upper East Side. Mr. Hunter has more than twenty years of design and construction experience, overseeing many significant development projects throughout the Northeast, with a focus on residential development. Some of the projects Mr. Hunter has worked on include 111 Leroy Street, a 10-Story, 13 condo unit with 5 townhouses; Queens Plaza South, a 45-story, 391 unit apartment complex in Long Island City, NY; predevelopment of Queens Plaza Park, a 67-story, 860 unit apartment complex also in Long Island City; VIA 57 West, a 38-story, 711 unit apartment complex on the Upper West Side of Manhattan; and 77 Hudson Street, two residential towers totaling 1,962 units in Jersey City, NJ, an Equity Residential/K. Hovnanian development. He also worked on the predevelopment of the Gowanas Canal area of Brooklyn, renovation of the St. Regis Hotel in Manhattan. Prior to joining Rockefeller Group, Mr. Hunter worked for New York City real estate developer Property Markets Group and construction firms Hunter Roberts, Granite Construction Northeast and Modern Continental Construction. Mr. Hunter earned his bachelor’s degree in Construction Science and Management from Kansas State University in Manhattan, KS.

MICHAEL TATE is Vice President, Tactical Pre-Development (TPD), for Rockefeller Group. TPD is a specialty of Rockefeller Group focusing on the early minimization of development project risks through guidance on project feasibility, due diligence, cost and schedule projections, selection of project team members, subcontractor purchasing, and the establishment of Guaranteed Maximum Price (GMP). Mr. Tate supports Northeast and Mid-Atlantic Development. In addition to his TPD responsibilities, he has spent the past two years in a lead role bringing 600 Fifth Street in Washington, D.C., to the groundbreaking stage and was integral in securing the building’s anchor tenant. Areas of responsibility under Mr. Tate’s direction include development of a project’s proforma and design brief, estimating and cost management, design documentation, and procurement processes for the design and contracting teams. He has also served in the Mid-Atlantic regional office in Washington, D.C., during which time he successfully closed out the construction contract for Boro Tower in Tysons, Va., and had been directing design and construction-supervision priorities for 1901 L Street. Mr. Tate joined Rockefeller Group in 2011 in the New Jersey/PA regional office. As Assistant Project Manager, Design & Construction, he worked on the development of several prominent projects for the company including BASF’s 325,000 square foot North American headquarters in Florham Park, as well as Goya Food’s 635,000 square foot distribution center in Jersey City, N.J. Prior to his responsibilities in the Mid-Atlantic, he was part of the team that led the redevelopment of 1271 Avenue of the Americas. He holds a master’s degree in real estate with a concentration in finance and investment from New York University. He also holds dual bachelor’s degrees in finance and business management from Muhlenberg College in Allentown, Pa.

ERIC SELBST is Director, Northeast Development, for Rockefeller Group. Mr. Selbst has more than a decade of development experience in New York and Washington, D.C., including approximately two and a half million square feet of projects spanning commercial, academic, and residential properties. He is currently working on Rockefeller Group’s 16 Dupont Street project, a 40-story ground-up residential tower in the Greenpoint Landing neighborhood of Brooklyn. Mr. Selbst is also completing work on Rose Hill, an approximately 120-unit, 170,000-square-foot high-end condominium development in Manhattan’s NoMad neighborhood. He has also worked on the company’s redevelopment of the East Plaza at 1221 Avenue of the Americas. Prior to joining Rockefeller Group, Mr. Selbst was the Assistant Director of Campus Planning at the George Washington University where he oversaw the long-term development of the university’s three campuses. His projects ranged from institutional to investment developments. He also oversaw the university’s historic preservation efforts and a streetscape plan to create a unified presence in an urban setting. Mr. Selbst received his bachelor’s and master’s degrees from George Washington University and is proud to have played a key role in the growth of his alma mater.

JAMES LEVY is Senior Associate, Northeast Development, for Rockefeller Group. In this capacity, Mr. Levy sources and analyzes potential new deals — managing the underwriting, due diligence, and investment committee processes – and participates in all phases and components of development from design and financing to dispositions. Currently he directs the day-to-day development activities for 16 Dupont, a 40-story residential tower in the Greenpoint neighborhood of Brooklyn. Prior to joining the company, Mr. Levy worked for Denver’s Nava Real Estate Development as Acquisitions & Development Associate where he authored and pitched a private placement memorandum seeking an equity investment in the company’s 275-unit, Class-A apartment development. He also worked on the award-winning Lakehouse Condominium, one of the first multifamily residential projects in the U.S. to achieve WELL Certification. Prior to joining Nava, he worked for law firm Skadden, Arps, Slate, Meagher & Flom as a legal assistant. Mr. Levy earned his bachelor’s degree from the University of Pennsylvania and his MBA from The Wharton School.

Rose Hill— 30 East 29th St

OVERVIEW

In early 2017, Rockefeller Group acquired three adjacent properties and development rights near Madison Square Park to pave the way for Rose Hill, or 30 East 29th Street, its first residential development in Manhattan. After site acquisition and demolition, working with the New York-based architectural firm CetraRuddy, the concept for Rose Hill fully emerged, with the intent to bring a sense of the historic New York, and Rockefeller Group’s roots, to an up-and-coming neighborhood with a meaningful history of its own. In a neighborhood once known as Rose Hill – a nod to the 130-acre Rose Hill Farm estate that covered what is now NoMad – the building features 121 condominium residences starting from approximately $1.2 million and ranging from studios to four bedrooms. Many residences feature substantial private outdoor space, with a collection of penthouses on the top floors of the building. Inside, timeless finishes such as rusticated hardwood floors and bronze finished hardware are incorporated throughout the residences and are accompanied by soaring ceiling heights, with some exceeding 13 feet, and cinematic views of New York City and the Manhattan skyline. The iconic and timeless building features three floors of lifestyle amenities, including a 50-foot indoor pool and dry heat wellness sauna, a professional grade squash court and fully equipped fitness center. At lobby level, residents have access to a private bar, library and lounge, and an outdoor landscaped garden. The 37th floor is a dedicated private residents’ club, where residents enjoy panoramic views from the outdoor terraces, library, or private dining room. Despite launching sales in 2019, just months ahead of the pandemic, the building was completed on schedule with 90% of the 121 units sold or under contract by 2023. The sellout of the penthouse units achieved some of the highest prices ever on a per-square-foot basis for residences in NoMad.

200 East 83rd

OVERVIEW

Rockefeller Group, in partnership with Naftali Group, co-developed 200 East 83rd Street, one of Manhattan’s most distinctive and successful luxury residential developments in recent years. The 35-story building has quickly become a prominent landmark on Manhattan’s Upper East Side, enhancing the streetscape and gracefully transforming the skyline. Its elegant limestone façade exudes the timeless romance of its neighborhood, but at a larger, modern scale – delivering views to Central Park, the Midtown skyline and its waterways. The site for 200 East 83rd Street was previously a collection of four-story mixed-use buildings, surrounded by the Upper East Side’s picturesque tree-lined streets, shops and residences. Designed by Robert A. M. Stern Architects, with interiors by Rottet Studio, the building soars nearly 500 feet above Third Avenue at 83rd Street, offering expansive and rare views. Construction began in 2020, followed by the formal launch of sales in the fall of 2021, with units 30 percent pre-sold. The building’s design, most distinguished by its attractive limestone façade, is accented by ornamental touches and monumental arches framing the amenity floors, select residences and penthouse floors at graceful intervals. In a location coveted for its proximity to many of New York’s most cherished parks, cultural institutions, finest boutiques and restaurants, the interiors were designed for convenience and rejuvenation. In the tower, health and wellness amenities include a 70-foot pool, with vaulted ceilings and double-height archways. Gardens, loggias and terraces serve as backdrops to private dining spaces, inviting the outdoors in. Fitness and yoga rooms are matched by a steam bath and dry sauna to promote recovery. Within 12 months of the launch of sales, 81 of the building’s 86 units were sold, many at record pricing for the Upper East Side at the time of sale. Completed in 2023, the building achieved 100 percent sellout in less than 20 months.

The Dupont— Greenpoint Landing

OVERVIEW

In late 2021, Rockefeller Group closed on a joint venture partnership with Park Tower Group to develop 16 Dupont Street, a 41-story mixed-income rental building on the Brooklyn waterfront. The luxury residential rental tower, which will be 30 percent affordable and 70 percent market rate, will deliver approximately 380 units of muchneeded housing to one of the last major development sites in Greenpoint. Construction for 16 Dupont Street began in 2022. The project, which is part of the master-planned development Greenpoint Landing, is ideally situated along the new Newtown Barge Park, with unobstructed views of the water and the Manhattan skyline beyond. Greenpoint Landing offers an extraordinary opportunity for active city living, with more than four acres of dedicated open space, including the Greenpoint Landing esplanade, parks, playgrounds and a reconstructed public pier. As a mixed-income building, 16 Dupont will benefit from the Affordable New York tax-abatement program. Scheduled for completion in 2025, 16 Dupont Street will deliver approximately 465,000 square feet of luxury residential to the Brooklyn waterfront, including 3,000 square feet of street-level retail along a newly opened portion of West Street. The building’s site plan and design maximize daylight and views on every floor, with setbacks on the uppermost floors to achieve an elegant silhouette. In short order, the building will be a signature tower in one of New York’s most dynamic neighborhoods, surrounded by parks and amenities that will enrich the day-to-day experience of life in New York City.

OVERVIEW

In March 2023, Rockefeller Group completed a 173,000-square-foot distribution facility at 55 Paradise Lane, Bay Shore, NY. This state-of-the-art, Class A industrial development is part of a 10.75-acre site, which also includes two adjacent, fully leased buildings on Candlewood Road, totaling 437,998 square feet. The project is Foreign Trade Zone enabled, providing import/export benefits for a wide range of business applications to qualified companies. Features include 3,500 square feet of office space, 36’ clear height, a 40 dock-high, 2 drive-in loading fock and 270 parking spaces. 55 Paradise Lane offers convenient access to highways and methods of freight distribution. The property sits within 1.8 miles from the Southern State Parkway, 3.6 miles from the Long Island Expressway/ Interstate 495, and 4.2 miles from the Northern State Parkway. Tenants include Duro Dyne Corporation and Lindenmeyr Munroe. The project highlights Rockefeller Group’s commitment to meeting growing demands for lastmile logistics, positioning it as a premier facility on Long Island’s South Shore.

In 2023, Rockefeller Group completed the largest investment in its outdoor public space since the company was founded, a $50-million reimagination of the privately-owned public plaza at 1221 Avenue of the Americas. The plaza, which had long served to separate the retail and public space from the office building above, now forges a seamless connection between the building and its surrounding environment. The Plaza at 1221 Avenue of the Americas is the largest privately-owned public space along Sixth Avenue between Bryant Park and Central Park in Midtown Manhattan. The property, at 2.6-million-square-feet, is one of the largest office properties in the Rockefeller Center-Sixth Avenue Corridor, the city’s largest class-A office market. When the building was built, originally in partnership with McGraw-Hill, the plaza led to the McGraw-Hill bookstore and served to separate the pedestrian sidewalk of Sixth Avenue from the office tenants. Working with the Milan-based architectural firm of Antonio Citterio Patricia Viel, Rockefeller Group envisioned a new plaza that would invite tenants, visitors and the city at large to enjoy open outdoor-space in the center of Midtown. The space would enhance street-level visibility of the building and its retail space, while allowing for hundreds of seating options for people to rest and take in the sights of Midtown. Broad-based investments like this project, ones that enhance the neighborhood and not just the bricks and mortar of traditional office buildings, can take a more commercial location and transform it into a place to be experienced by the public. The new plaza, completed at the start of 2023, is a welcoming space at the crossroads of Bryant Park and Central Park, Fifth Avenue and Times Square. What was once primarily a passthrough plaza has returned a block-long slice of real estate to the public and will serve as a gateway to future retail opportunities.

1271 Avenue of the Americas

OVERVIEW

Originally developed as the Time & Life Building, 1271 Avenue of the Americas is a mid-century masterpiece completed in 1959 and redeveloped in 2020. The office tower is fully occupied by some of the leading brands in American business, finance, law and entertainment, from AIG to Latham & Watkins and Major League Baseball. The building was the first tower developed by Rockefeller Group in the expansion of Rockefeller Center across Sixth Avenue, a move that succeeded in keeping then Time Inc. headquartered in Manhattan. From 2016 to 2020, the building underwent a $600 million redevelopment, designed by Pei Cobb Freed & Partners, which modernized the building and its systems while accentuating its original design detail. The redevelopment project included the removal of more than 400,000 square feet of glass curtain wall, and the installation of more than 450,000 square feet, enhancing the daylight and views and improving the building’s energy efficiency. The lobby is a designated New York City landmark, featuring artworks by Fritz Glarner and Josef Albers. Outside, the building’s alternating waves of white and gray pavement serve as its calling card, inspired by the sidewalks of Rio de Janeiro’s Copacabana Beach and the imagination of Roberto Burle Marx. Inside, the pattern extends to the stainless steel elevator core, creating a mid-century time capsule recognized as a New York City landmark. The building is also home to Rockefeller Group’s headquarters. A multi-year top to bottom redevelopment, completed in 2020, delivered a virtually new building, with careful consideration for modern workplace requirements and productivity. Features from the renovation include new high-efficiency double-glazed curtain wall with more than 50% more vision glass, new high-performance perimeter HVAC system, modernized elevators with destination dispatch controls, and new elevator cab interiors. The building achieved LEED Gold certification in 2020 and Platinum Wired Certification with superior technology infrastructure.
