Nexton – 201 Sigma

In 2009, the RG formed a joint venture with Mead Westvaco Community Development and Land Management (WestRock) to develop real estate projects of mutual interest on MWV’s extensive land holdings throughout South Carolina. In 2013, the joint venture completed a 100,000 square foot build-to-suit for MWV’s regional headquarters to facilitate its development of Nexton.

Rockefeller Group Foreign Trade Zone
Summerville, SC
RG-MWV FTZ is designated Site 18 of FTZ #21. It was approved by the U.S. Foreign-Trade Zones Board on April 1, 2010 based on an application prepared and submitted by Rockefeller Group, under the sponsorship of the South Carolina State Ports Authority (Grantee of FTZ #21).
The site includes four buildings comprised of approximately 2.7 million square feet of distribution space on 400 acres of industrial land.

TBC Corporation
Summerville, SC
The RG-MWV joint venture completed a 1.1 million-square-foot build-to-suit distribution center for TBC Corporation, which allowed TBC to consolidate a portion of its distribution network to a new and larger facility. Site work on the project began in February 2010 and was completed on time and on budget in January 2011. The building is approximately 2,000 feet long by 520 feet wide, with a storage capacity for approximately 260 trailers. It includes more than 10,000 square feet of office space to accommodate administrative operations for the site.

Gerber Childrenswear
Summerville, SC
In 2015, the RG-MWV joint venture completed a 477,000 square foot distribution center for Gerber Childrenswear LLC, a leading marketer of children’s apparel. The apparel company doubled the size of its Greater Charleston presence with the new distribution facility. The Gerber Childrenswear transaction was one of the largest industrial deals in Charleston at the time Rockefeller Group’s ability to deliver Foreign Trade Zone benefits was a differentiating factor in their selection of the park.

Lakemont 77

In 2018 RG completed a 370,000-sf industrial building on 60 acres located on Steele Point Drive within Lakemont Business Park situated along I-77.

Stateline 77
In 2022, RG completed a 2 building, 1.1.M industrial park off of Highway 21 situated along I-77. The industrial park consists of two buildings, one 221,000 square feet, and another that is 786,167 square feet.
The first 221,000-square-foot distribution center was fully leased in 2022 by two tenants, Element Designs, which leased 112,840 square feet, and Motion Industries, Inc., which leased the remaining 108,160 square feet.
In September 2023, Silfab Solar, a leading North American solar panel manufacturer, announced plans to expand its U.S. footprint by establishing operations in York County at the larger of the two buildings, a 786,167-square-foot cross-dock located at 7149 Logistics Lane. The company plans to invest $150 million and create 800 new jobs.

Duncan Logistics Center
Greenville/Spartanburg, SC
Rockefeller Group is developing three industrial warehouses totaling 827,000 square feet on 98 acres in Duncan, SC. Duncan Logistics Center, is the company’s first project in the growing Greenville/Spartanburg Metro area, an important e-commerce location along I-85. Duncan Logistics Center is located off Highway 290 between Greenville and Spartanburg along Interstate 85.
Development of the project will be in two phases. In 2023, RG delivered a 431,000 square foot cross-dock building and a 142,000 square foot rear-load building that were developed simultaneously. In mid-2024, the full Building 2 was leased to Palmer-Donavin.
Additionally, a build-to-suit pad is available to accommodate a 254,000 square-foot rear-load building.

Spartanburg 221
Spartanburg, SC
Rockefeller Group is developing a 1.02 million square foot distribution center on 88 acres it acquired in 2022 in Spartanburg, SC. The modern, Class A speculative industrial building is located off Highway 221 approximately a mile northwest of the I-85 Exit 78 interchange.
Spartanburg 221 lies in the heart of the I-85 Corridor in the GreenvilleSpartanburg industrial market, which has been recognized as one of the nation’s fastest growing industrial markets due to population expansion, business friendly environment, ample transportation infrastructure, broad regional accessibility, and a skilled work force. The building is expected to be completed in Q3 2024 and will include 40′ clear ceiling heights, 56′ x 53′ column spacing, up to 538 parking spaces and 189 trailer stalls.
