YOUR PROPERTY EXPERTS With every property offered for sale marketed by all three branches, our award winning computer linked offices combine to provide unrivalled exposure to the marketplace for homes throughout Waterlooville, Denmead, Clanfield and outlying villages. For over a decade now we have had what feels like a succession of challenges and obstacles to overcome in the property market, fortunately the local conditions have remained incredibly resilient and whilst we have had to adjust and evolve what we do we have successfully navigated a path through all of them helping thousands of people to move. From the economic crisis in 2008, to leaving the EU in 2020 and the global pandemic it’s hard to recall another period of time where so much seems to have had the potential to disrupt the property market in general. Our longevity and experience has undoubtedly served us well and
we look forward with optimism. Moving home in itself can be a difficult period and balancing the practicalities requires a steady hand on the rudder. Fundamentally an empathy and understanding is crucial and I’m lucky to have a team of the best in their field who believe firmly in succeeding through outstanding service. When the time is right, we are here to help. From guidance and advice on the value and marketing of your home to discussing the important aspects of your next purchase we are able to provide you with a solution. ...but don't take our word for it! Denmead Sales We have just completed the first house move we have ever undertaken. This proved to be quite stressful to us especially in the current Covid climate and considering that we were moving to a totally new area. However, although it was not an easy task for us all the staff at Pearsons in Denmead were on hand to help ease the worries and pressure of the situation. We found them to be friendly, prompt and very professional in the way they supported us throughout the move. Our sincere thanks go to Graham, Cliff, Leica and Lyn for all their much appreciated help and assistance. G & M J, Denmead Clanfield Sales Simply the best possible service I could have hoped for. I dealt with Stuart, who was most professional and patient with a situation which took longer than anticipated due to lockdown. I cannot fault their service and would highly recommend Clanfield, I felt I could trust them from the start and they had my interests at heart throughout the whole process. I am so, so grateful for their service, and hope to personally meet Stuart at the office one day to say thank you! Five star review only because cause I can not give six stars. M.R., Clanfield
Waterlooville Lettings Hi Katie/Sophie Please tell the landlord thank you for bringing the keys over to us today and thank you Katie for being so helpful, I've rented for years and you've been so nice and always come back quickly, despite all the hiccups you've tried to fix stuff quickly :) Honestly I have rented for several years and you have been the nicest, so much more personal. There's been more issues lol but you've been so nice and helpful that it didn't really matter. T. D.P., Waterlooville Waterlooville Sales Myself and my wife Chloe dealt with Sophie and she was fantastic, kept us in the loop at every stage of the sales process, liaised on our behalf with the Vendor and their solicitor. Tom was also very helpful when Sophie was busy and dealt with us in a very professional manner. We would have no hesitation in recommending Pearson’s to anyone looking to buy or sell a property. J. St. P., Waterlooville Denmead Sales Hi Leica, Thank you so much for all your help and the rest of the team in the sale of my mums house I hope the new owners will be very happy there as I know mum was. J.F., Denmead
2021 IN NUMBERS With the first half of the year behind us and the market now taking shape we can see how the activity to date is giving us an indication on how the property market is developing this year.
New Buyers registered in 2021 have shown a
14%
Viewings conducted in 2021 are up
13%
this year over 2020
increase year on year
14%
more properties sold subject to contract over the same period in 2020
Value of property sold subject to contract has seen a
11%
increase over 2020
The statistics are not a complete surprise as for several weeks during the second quarter of 2020 our ability to conduct appointments was restricted, however the increase in some of the key indicators clearly demonstrates the strength of the market and the pent up demand that fuelled activity levels. No doubt the race to beat the stamp duty deadline also influenced this heavily. Even now the stamp duty holiday is in a tapering phase at significantly lower relief, activity is only restricted by new property coming to the market. Prices are holding steady and demand remains strong. In our opinion there is still a notable imbalance of supply and demand with interest from an excellent range of buyers for most property types. The conditions still offer a superb opportunity for those looking to sell and therefore if you are looking to make a move we would recommend doing so at the earliest opportunity. Back in the room with a bang The Pearsons Auction department continues to build upon previous success. In what has been a challenging year so far, Pearsons Auction department was pleased to announce the return of a live auction, back in their traditional surroundings at The Ageas Bowl Cricket Ground in West End. On the 21st July the doors reopened (with Covid safety protocol in place) and numbers exceeded expectations to set up a lively auction on the day. From those lots that had been offered in the catalogue, 10 of the 15 had been sold totalling over £2 million, with results averaging 18% over the Guide Prices. There are 3 more room auctions in 2021 and the Portsmouth area continues to be highly sought after for a high percentage of our auction buyers. We are finding that there are still many homeowners and investors waiting for opportunities in need of work and have the cash readily available to make an instant decision.
