Welcome to the first issue of Dwell, the Pearsons Country & Individual Homes magazine.
Pearsons:
then and now How Pearsons Estate Agents went from its humble beginnings in a corrugated iron office over 100 years ago to thirteen branches today! Humble beginnings Pearsons was founded by Mr Alfred Pearson in Farnborough in the late 1800s, making it one of the oldest firms of estate agents and surveyors in Southern England. By 1900 the company had opened additional offices in Aldershot and Fleet. The first Fleet office was a simple corrugated iron building with just enough room for a
small desk and a couple of chairs, but it saw huge amounts of business thanks to the warm welcome and patient, personal service that greeted all who entered. Fleet was growing very fast at the time and Pearsons grew with it, eventually moving into more substantial offices on Kings Road and building an auction room on the site. Within a few years the company added a second
room (between the auction room and office building) giving them two sales rooms and two large yards. They were soon busy running a 600 lot auction every two weeks, with furniture, carpets and other sizeable items sold through the sales rooms and smaller lots such as kitchen cupboards, cycles and lawnmowers displayed and sold in the yards. The business then expanded again, opening more offices as far afield as Andover and Winchester.
Established presence Now, more than 100 years later, Pearsons has a chain of thirteen branch offices dedicated to selling, letting, auctioning, surveying and managing property and land in the Solent region. The company’s modern day premises now include Grade II listed buildings and characterful offices, but inside you’ll still find the same welcome and attentive service that Alfred Pearson gave to so many people all those years ago. seller’s market If you’re thinking about putting your property on the market the buyers are ready and waiting according to Lee Turner, Director at Pearsons Southampton.
‘D
emand from buyers is at the highest level we’ve seen since 2008, before the banking crisis,’ Lee confirms. ‘Over the past few years there have been occasional ‘hot spots’ in demand for a particular type of property, but right now the interest is across the board for apartments, town houses, buy to let opportunities and aspirational properties for those who are ready to find their dream home.
Driving unusual demand In a typical year estate agents will be quieter during November and December and get busy again in the New Year. But this has been anything but a typical year, for two main reasons: Help to Buy: The government brought forward Phase 2 of the Help to Buy scheme, which gives buyers access to a statebacked equity loan for 20% of the purchase price of any main residence costing up to £600,000. The perception that more people will now be able to afford a property (and therefore prices are likely to rise) has clearly spurred many to buy sooner than they had been intending to. Wet weather: Meanwhile the recent appalling weather conditions have led many potential sellers to delay putting their homes on the market. The result is that we did a record level of business in November and December 2013 and started 2014 with the still huge demand from would-be buyers outstripping the available
supply. This will of course change as the warmer weather arrives and the properties that would have been available at the end of 2013 come to market.
Rising prices confirmed As many predicted, prices have been rising steadily over the last nine months. We have already seen this trend ourselves and the most recent data from the Land Registry confirms it.
Changing mortgage regulations Following an industry wide Mortgage Market Review, on 26 April 2014 new lending regulations will come into force that require mortgage lenders to take a broader view of a borrower’s finances on the loan application. For example, maintenance charges will now be included as a monthly outgoing along with the anticipated mortgage payments. It is impossible to predict how much impact this will have on the market but we doubt that it will do much to dampen the current buoyancy. Cultural
Southampton Southampton is already a cultural landmark on the south coast thanks to its theatres, art galleries, music venues and historic attractions. And with the city’s new Cultural Quarter taking shape by the day it’s just going to get better! The theatre is a receiving house, providing a temporary venue for touring ballets, operas and comedy shows as well as large-scale singing and dancing productions including some of the very best West End transfers. Over the next few months audiences can look forward to the Sadler’s Wells production of West Side Story in April/ May, Dirty Dancing in June, Disney’s The Lion King in July, Singin’ in the Rain in September/October and, from October to November, Wicked, the longest running West End musical of all time.
Celebrated theatres Noel Coward described the theatre as ‘a wonderful place, a house of strange enchantment, a temple of illusion’, and Southampton is lucky to be home to two nationally celebrated houses of enchantment. The Mayflower Theatre is the largest theatre in southern England, with seating for nearly 2,300 people and an orchestra pit that can accommodate up to 100 musicians.
The Nuffield Theatre, by contrast, is home to a producing theatre company that creates new work and nurtures new talent. This includes classic plays, new plays and revivals of old favourites in the main auditorium and small-scale performances in its studio space. The Nuffield is also collaborating with the city council to host a community production in the Guildhall Square over the summer to celebrate the 50th birthday of the theatre itself and Southampton receiving its city status by royal charter.

History and
heritage Southampton was once a thriving medieval city and trading centre. The Old Town area, which is located just south of the modern day city centre, still boasts more than 90 listed buildings, 30 ancient monuments and one of the country’s longest stretches of unbroken medieval walling.

ust a few roads along from the back of the old city walls is Oxford Street which, according to the Oxford Street Traders Association website, was once a ‘hub of Titanic activity and industry’ as many of the properties were hotels, boarding houses or supply stores serving the cruise ship industry and its workers. (When the Titanic left Southampton in 1912, on her fated maiden voyage to New York, more than 500 households in Southampton lost a family member.) Today the street is a lively hotspot lined with cosmopolitan cafés, bars and restaurants along with some striking examples of Georgian and Victorian architecture, all safely inside the broader Oxford Street Conservation Area. Southampton is also linked with the Pilgrim Fathers, who departed from Southampton in 1620 to travel to America, and the birthplace of the legendary Spitfire. All of Southampton’s rich and varied past can be explored through the city’s many museums and exhibitions, including the Solent Sky Museum, Tudor House & Garden Museum and the Sea City Museum. The latest technology has also been used to great effect, with rolling media displays featuring all the properties currently on the books. Expanding the team: The London Road team has managed to work on through the refurbishment work and saw record business in December 2013 despite the fact that walls and ceilings were changing around them. Selling the Country & Pearsons Fareham has been handling homes at the higher end of the local property market for many years from its Grade II Listed, triple-fronted office in West Street. According to Pearsons Director Jeremy Beckingsale the team’s success is due to the energy and commitment they put into every aspect of the sale, as this recent case study shows.
‘W
e were instructed to sell a superb family home called The Mount, which was an obvious candidate for the C&IH service. The property’s highlights included a huge amount of accommodation, a secluded location and fantastic views over Portsmouth Harbour. It was the dream home, in other words – but it needed enhanced marketing to reach a broader audience of aspirational buyers.
As it happens I had sold the property to the owners 17 years before. They were now preparing to downsize and knew they could trust Pearsons to manage the sale of their much-loved home appropriately. I took the sales team to see the house and talk to the owners so that everyone responsible for accompanying potential buyers on viewings would be able to answer any questions that were raised. It turned out that the Edwardian property had been requisitioned by the admiralty during the Second World War and this was always an interesting talking point! We sent a professional photographer to take exterior and interior shots and created an

he April 2014 edition of the national Ideal Homes magazine names Southsea as ‘the place to move to’, pointing to its elegant seafront homes, bars and restaurants, regular markets (including the popular Love Southsea market and a monthly Hampshire Farmers’ Market) and convenient location. We couldn’t agree more – although we could add many more reasons why this popular seaside resort is such an attractive proposition.
Architectural style Steve Sprake, Director of Pearsons Southsea comments: ‘The area is so visually striking. Many of the grand old buildings in Southsea were designed by the architect Thomas Ellis Owen, the ‘father of Southsea’, during the mid-19th century. These include gothic villas, elegant terrace houses, civic buildings and the first stretch of Clarence Esplanade along the seafront. Most of the remaining Owen buildings now have protected status, so his work will always provide a stylish backdrop to modern Southsea.’
Military heritage While it is now a popular events venue, skate park and bowls green, Southsea Common was originally created in the early 19th century to give the military a clear line of sight – over their guns – of enemy ships approaching the harbour. The ground was also used as a military assembly area (for armies to gather before leaving for battle) and the huge Portsmouth Naval Memorial overlooking the promenade remembers the Royal Navy
casualties from the First and Second World War with no known graves. All of this makes Southsea Common a natural gathering point for significant commemorative events today. The 50th anniversary of D-Day service held on the Common in June 1994 was attended by 12 heads of state including Her Majesty The Queen and the US President Bill Clinton. In 2005, the 200th anniversary of the Battle of Trafalgar celebrations were held here. And with 2014 marking the 70th anniversary of D-Day (in June) and 100 years since the start of World War I (in August) the Common is sure to play host to many more ceremonies in the months to come.
According to Louise Whitmore, Owner of Love Southsea Events, Southsea really feels like a seaside village, with plenty for people to enjoy and explore. ‘We are spoilt, being so close to the sea,’ she says. ‘The Solent is home to ferries, cargo ships and the odd Royal Navy warship floating past, it’s never a dull moment! Our huge seafront common hosts many family shows throughout the year, including our Love Southsea market on the first Saturday of each month.’ Southsea is also home to The Kings Theatre which presents a packed seasonal program with something to delight all audiences including opera, ballet, comedy, drama, music, children’s shows and a traditional pantomime.

oby has been involved in estate agency and other property related businesses since 1975 and his significant experience made him the ideal person to set up the new auction department for Pearsons in 2010. He supplemented his extensive knowledge by studying for the professional auctioneer exams (awarded by the National Federation of Property Professionals) and was delighted to be named ‘Student of the Year’ for his efforts.
What do you enjoy about being an auctioneer? ‘The variety. I’ve been asked to value a cattery, an old school lunch block, a house boat with a leased mooring – there are no limits to what I can deal with. I also like the no-nonsense nature of auctions. Both buyers and sellers are serious about selling, after all they will be legally committed to the transaction on the fall of the gavel. This is also a very open way to sell with all bidding in full view so everyone knows what is happening.
Does the variety of work mean you need a large team? ‘Our auction service is an integral part of the Pearsons offering, so my ‘team’ consists of all the property professionals in the company. I can pick up the phone and get advice from our chartered surveyors on structural matters, our lettings team on rental values, our legal people on contractual matters, our land and new homes people on development potential. Basically I can access all the professional support I could ever need to give the best advice to my clients.’
