Hotspots, squeezes and stability What’s going to happen in the property market this year?
W
ith the experts in conflict about the state of the 2015 property market one minute and singing from the same sales particulars the next, it’s no wonder buyers and sellers are unsure whether they’re making a calculated move or a leap of faith as they ponder their property prospects this year. One thing’s in no doubt though – there’s more at play this year than just hot spots and squeezes.
Our view on 2015: “After a period of steady, positive growth in 2014, we’re expecting 2015 to be a more gradual affair, with house prices achieving a 4–5% rise. The general election will certainly be prompting many to hold fire with their instructions, but we’ll be expecting any slowdown to be corrected by a slight rejuvenation in the second half of the year as political events pass. 2015 will also be fraught with distractions from the Eurozone economies; the ramifications of countries like Greece leaving the bloc – or Grexit – could create serious uncertainty for us all. But, that said, our forecast for the property market remains positive and steady, particularly for homes outside London that should see welcome stability. Talk to the friendly and experienced team at your local Pearsons office today for current market advice and a free valuation.”
Lee Turner Director Pearsons, Southampton

Pearsons reaches out to London buyers keen to move to pastures new T
he surge of London homeowners who have made the decision to cash in on rocketing property prices and seek a life in a less crowded environment away from the capital is continuing unabated. According to a 2014 report in the Guardian, ‘Londoners had bought 44,000 properties worth a total of £15bn outside the capital – the highest level in terms of both volume and value since 2007’. Now Pearsons is reaching out to other homeowners who are keen to move to pastures new, thanks to a powerful presence in its associated London office in Park Lane. The Pearsons’ portfolio of Country & Individual Homes is often the first stop for discriminating househunters looking for properties to buy or sell in a special setting or with a distinctive character, so placing these available homes within reach of a market that
is placing increasing value on lifestyle and quality of living is a logical step – as Paul Darvill, Associate Director of Pearsons, reveals. “We often talk to prospective buyers from London,” says Paul. “Their motivation for a move away from the capital is usually the result of a lifestyle choice; parents want a better quality of life for themselves and their children with good quality schooling and traditional values and, in many cases, a rural setting that puts safety and the great outdoors first.” This is great news for vendors across Pearsons’ branch network; having a shop window that’s seen by thousands of househunters in one of London’s busiest and most select areas will undoubtedly secure more interest from buyers who are looking for exactly the type of properties that feature in our Country & Individual Homes selection.

Pleased to sponsor the Jimmy Adams Benefit Year J
immy Adams is fast becoming something of a legend in Hampshire cricket. Signing for his county in 2002, this left-hand opening batsman and respected fielder reached 10,000 first-class runs for the club before scoring 231 runs – his fifth double century against Leicestershire at the Ageas Bowl last year. It’s little wonder that Hampshire Cricket this year rewarded Jimmy with a benefit year and Pearsons is proud to be sponsoring a great year of events that kicked off with a launch party at the Grand Harbour Hotel in January.
Jimmy was born in Winchester and showed great cricket prowess from a very early age. He played for Hampshire’s junior sides and England’s Under 19s before signing for Hampshire. He was awarded his Hampshire Cap in 2006 when he recorded his highest first-class score, 262 at Trent Bridge. His consistently great form led him to a Hampshire captaincy at the end of the 2011 season when he replaced Dominic Cork and responded by finishing the 2012 season as leading run-scorer in the LV=’s Division Two County Championship. Everyone at Pearsons will be following Jimmy’s Benefit Year closely and we’ll be proud to play our part at the events that have been scheduled to make this a thoroughly rewarding 2015 for him.

Hythe – a charming coastal village where the New Forest meets the waterside
People in the south love the water. We love its landscapes, the places it takes us to and we are crazy about what we can do on it. We sail, we surf, we ski, we kayak and the hardiest of us swim, even in the coldest of winters. With the waterside to the east and the impressive New Forest National Park to the west, Hythe is a truly special place to call home.

Sold: £650,000
ust a few steps from the pier where the Red Funnel Ferry from Southampton docks at Hythe, you’ll find what has affectionately become known as the friendliest estate agency around. That comes as no surprise to the Hythe team – most of its instructions come from repeat business because clients are used to dealing with property professionals who always go the extra mile for them, as Associate Director of Hythe Branch, Karien Read, explains.
Central location
Sold: £459,950
“We’re located in the middle of a lovely small village and that’s shaped the way the office works,” says Karien. “We enjoy being an integral part of the community; Hythe is such a friendly place and we often find ourselves welcoming clients back to the office for a great cup of coffee and a catch-up about how their moves have gone. It’s little wonder the same clients turn to us first when they’re ready to make another move; the coffee is always ready!” Not only is Pearsons a central feature of Hythe’s waterfront locale, this is a team that’s also heavily involved in local charity work, supporting The Waterside Cancer Support Centre, a free drop-in support centre that’s part of the Wessex Cancer Trust and for people in the area who are affected by cancer. The Pearsons’ team regularly hold events to raise funds for the charity, such as the Jumble Sale on Saturday 18th April and numerous sporting events – Karien herself has raised considerable funds by running in races including the Great South Run and Reading Half Marathon.

This charming waterside village certainly has plenty to attract prospective homebuyers from outside the area. People who don’t know Hythe – even those who live just across the water in and around the city centre – are often amazed when they visit and take in the beautiful surroundings here. This is a place where the New Forest and its delightful hamlets meet the beach and a world of exhilarating watersports. But this is a secret that’s far from ours; more and more people are moving to the Waterside because they share our passion for watersports – and there’s certainly plenty to keep every lover of all

We are truly spoilt for choice. Ask the Pearsons team at Hythe about the communities most favoured by househunters today and they’ll tell you that Ashlett, the small village at the end of the Ashlett Creek inlet is the first port of call; it’s seriously popular with the dinghy sailors who venture from across Southampton Water and beyond to enjoy the easy pace and picturesque landing stage. Just further around Calshot’s point and to the west into the Solent, you’ll find
exquisite waterfront properties and moorings that pepper the coastline from Ashlett to Lepe and the Beaulieu River and on to Lymington’s port town. But, from whichever vantage you stand, you’ll always see the sails of the south’s eager yachting community that takes to the water, every day of the year. We’re home to some of the finest yachting challenges in the world and our seascape is perpetually immortalised by the images of the sailors who venture around the island, around the UK and across the Atlantic – all in the name of the challenge, the glory and, of course, the pleasure. And the pleasure is ours, the people who get to see it all up close, to behold.

Fridge Cake Chocfest 29
Fridge Cake Chocfest Probably your most indulgent chocolate moment this Easter…
I
t’s Easter again and the inevitable chocolate meltdown will ensue. For those without wills of steel or parental patience, applying the ‘can’t beat them, join them’ precept is the only rational course of action, so you may as well indulge in style. For those in want of culture with your cocoa, this delectable Tiffin confection originated at the turn of the century
in Troon in Scotland – Fridge Cake became the term du jour when the preparation became the go-to, no-bake, straight-to-chiller chocfest. There are many recipes for Fridge Cake, but by far the most rewarding approach is to just mix up your favourite ingredients from these essential chocolate, fruit, nuts and biscuits and prepare to get sticky…
Fridge Cake Recipe You will need: ·· 300g Chocolate. Obviously. A mix of half-milk, half-plain won’t be too bitter, rich or sickly ·· 200g dried fruit. Chop up your favourites into small pieces ·· 100g nuts. Flaked almonds, brazils, pistachios, you pick ·· 200g biscuits. Digestives, rich teas, amaretti…
·· 1 tbsp golden syrup or granulated or demerara sugar ·· 150ml orange juice or Cointreau, whisky or rum ·· 120g butter ·· 1 egg yolk ·· 50g mixed peel
How to make: 1. P ut the juice or alcohol into a pan with the chopped fruit and heat until the fruit is swollen and squishy with liquid. Cool. 2. Break the biscuits into chunks. 3. Line a 20cm square brownie tin with baking paper. 4. Break the chocolate into chunks and melt in a bowl over boiling water. 5. Beat the butter and syrup until soft and fluffy before mixing the egg in. 6. B eat the chocolate into the butter, then put everything else in and stir until everything is covered with chocolate. 7. S poon the concoction into the baking tin, press down with a wooden spoon and place in the fridge for a few hours until it’s set. Lift the paper out, cut into desired shape and store in an airtight container in the fridge before indulging.

Another perfect performance for Pearsons Fareham
W
hen it comes to performance in property, there are few branches that can equal Pearsons in Fareham. Consistently achieving more sales, this remarkable team is determined to keep this success story running – and judging by recent results, there’s literally no sign of change any time soon. According to For Sale Sign Analysis, the trusted suppliers of independent market share reports for England and Wales, Pearsons in Fareham has been voted the leading estate agent in the town for the 34th quarter in a row. From July 2005 to October 2014 and with current figures yet to be revealed, Pearsons ‘Sold’ signs have dominated the town’s streets, outperforming all other agents and encouraging more vendors to instruct the team to work its magic for them.

So what is the secret to the branch’s success? Jeremy Beckingsale, Director at Pearsons in Fareham, puts it down to consistency and accessibility.

“We simply stay true to our principles of great service and we work harder to get the right results for our customers,” he reveals. “We’re a good, coherent team of property professionals who have worked together for many years and our obvious presence in the town centre undoubtedly attracts buyers and sellers from surrounding areas. We’re also more accessible than other agents as we have full time staff manning the branch seven days a week and until 7pm on weekday evenings – and all of us are committed to giving our customers the service levels we know they deserve.” Two years ago, Pearsons made the decision to acquire neighbouring premises in West Street to create more space for the entire Residential Sales, Lettings and Financial Services teams. Today, a buoyant rental market, more competitive lending propositions and a return to favour for home sales has ensured the signs for Pearsons in this thriving market town are still looking good.

Life in the Meon Valley All the trappings of England’s rural communities and more…
T
he Meon Valley follows the course of the River Meon that flows for more than 20 miles through Hampshire from its East Meon source in the South Downs National Park out to the Solent at Hill Head. Set right in the heart of this beautiful part of the Hampshire countryside is our Denmead branch, possibly one of the most idyllic locations of our entire branch network – and unsurprisingly popular with the househunters who travel into the valley in search of the home of their dreams. And this is a place where so many properties in the Country & Individual Homes portfolio tick every box. Great character properties to die for – check. Desirable location that you’d never want to leave – check. Landscapes of outstanding natural beauty and everything you love about our great countryside – check. Denmead is one of a handful of charming villages that flank the Meon Valley, including Hambledon, East and West Meon, Droxford, Warnford, Corhampton, Bishops Waltham, Hambledon and Meonstoke. With the South Downs National Park, Butser Hill and Queen Elizabeth Country Park just a few leafy lanes away and the south coast shores a little further, there are countless reasons to venture into Hampshire’s stunning green belt. With all the trappings of England’s rural communities close at hand, from cricket greens and pavilion teas, brass bands and choirs, fishing and village fairs and a myriad of historic buildings, Pearsons in Denmead is used to enquiries from local sellers and buyers who want to move into parishes new and from city dwellers who want an exquisite bolthole in the heart of the countryside to escape and unwind. This is, indeed, a life less ordinary.

Boom time for lettings The Southampton lettings market is booming and, if you’re looking for your first rental home – there’s never been a better time to find a great home in the city.
T
hat’s the message from Marsh Stone, Lettings Manager at Pearsons in Southampton’s London Road and the predictions are that the surge of investment interest from landlords is unlikely to show any sign of slowing down for some time. “The lettings market has been steadily growing over the last couple of years,” explains Marsh. “And, so far in 2015, we’ve already seen a 10% increase in lettings – the year looks set to be our best yet. There’s been a considerable amount of press interest in Southampton’s investment potential and that’s undoubtedly had an effect on our business. Currently one in four of our sales calls are regarding buy-to-lets and the vast majority of these are managed lettings, which our dedicated team is perfectly equipped to take on as a tailored service for landlords.” The branch handles lettings across the city centre, including Bassett, Upper Shirley and Ocean Village, but it’s Banister Park and Inner Avenue that are currently the most sought after areas.
Young couples looking for their first rental home, including those who might not be ready for the first time buyer market, are really spoilt for choice at the moment, flats and three-bedroom houses being hugely popular for Pearsons customers. Meanwhile, executive homes in and around the city are always in demand, notably for big corporate clients looking to relocate staff, and landlords are achieving high rental yields as the Country & Individual Homes market continues to flourish. GET IN TOUCH If you’re thinking of taking on an investment property, letting out your own home or if you’re a prospective tenant and you’d like to talk to Pearsons about finding the right rental property, get in touch with the Lettings team at Southampton on 023 8023 2909 or visit pearsons.com and click on Lettings.

Our top picks for parkrun:
52 Dwell: Country & Individual Homes
RUNNING TRAINERS A good pair of trainers will make sure your feet and ankles are protected while you run. Our tip: buy trainers that you really like the look of to encourage you to wear them more!
COMFORTABLE CLOTHES Wear sports clothes that don’t restrict your movements while running. Our tip: wear leggings under shorts for extra warmth.
The parkrun phenomenon Get fit, get faster or just get outside and join the global parkrun family
KEEP HYDRATED Make sure you stay hydrated by drinking lots of water. Your body will perform better and you’ll be more likely to beat your personal best!
HAVE FUN! Above all, have fun and enjoy running with hundreds of other people in your local park!
E
very weekend across the UK, hundreds of thousands of runners converge in lovely parkland settings to run 5km – they do it either to get fit, get faster or just get outside and meet people. This is parkrun and it’s a phenomenon that’s connecting more people more quickly than any other sporting event in the world.
try their feet at 2km. 5km is a distance that most people can achieve without feeling pressured to perform – indeed, many will either start or finish with a walk, but all will be happy to be part of the parkrun family. As long as you’ve got a pair of trainers and a smile, you’ll feel right at home, just get to your local parkrun event, complete a one-off The concept is simple, grown ups turn registration and a barcode result system will track every run you do and record up every Saturday to run 5km while juniors can have a go every Sunday and your time.
The parkrun phenomenon 53
In the UK alone, more than 600,000 runners have completed over 30,000,000 kilometres totalling over 6,000,000 runs in more than 40,000 events. Worldwide, over half a million runners are part of this international family. So what exactly is behind parkrun’s incredible success?
There’s a parkrun for everyone, everywhere The parkrun story began in 2004 with a group of just 13 runners who met for a run in Bushy Park in Teddington, London. Paul Sinton-Hewitt founded that first parkrun and now manages a global enterprise that aims to have a parkrun in every town in the world to ensure everyone, everywhere can take part in a free, safe sporting event. Since 2009, Australia, Denmark, Ireland, New Zealand, Poland, Russia, South Africa and USA have all joined
the parkrun fold and are now hosting events every weekend, so even if you’re overseas you can rock up at a parkrun and take part with new faces from your parkrun family.
in your town, just visit parkrun.com to search for your nearest parkrun and take a friend or a smile and introduce yourself to the parkrun family.
Running is a great way to get outdoors and feel good, but now research has been published that suggests parkrun is an effective community-based intervention for improving public health and has huge appeal for non-runners. The SparkLE 1 paper published in the Journal of Public Health describes the results from 7308 SparkLE participants in terms of demographics, current physical activity, the perceived impact of involvement and parkrun performance statistics. So, whether you’re young or old, a plodder or an Olympic pacemaker, why not think about taking part in your local parkrun? There’s certain to be an event
Grab your friends and a smile and get involved in the worldwide parkrun phenomenon!
