Welcome to Dwell As the weather warms up so does the property market, home movers using the longer, brighter days to put their plans into action. So if you’re thinking of selling, in this edition of Dwell magazine you’ll find plenty of sound reasons to choose Pearsons, a traditional multi-discipline practice that can cater for all of your property requirements.

n fact, the comprehensive property service we offer is just one of the reasons the first quarter of 2017 has started so well for us. I have to admit I was glad to turn the year, despite having a similarly successful 2016. Property markets can often be affected by uncertainty and, after the trials and tribulations of last year, I was happily telling anyone who would listen how we’d have a clear run at the market this year. Then Mrs May made her surprise announcement!

I

However, the good news is that the election has so far not impacted buyer activity at all - at this time of year that is traditionally known as the start of the property market has got off to its usual flying start, especially amongst owners of homes of character and distinction. So if you’re thinking of selling such a home, I really look forward to welcoming you onto the market and into the expert, experienced and capable care of the Pearsons offices. But why should you choose Pearsons? Well, at a time when the traditional High Street generally and the validity of High Street Estate Agents particularly are being questioned, I’m delighted to say that our multi-disciplinary approach continues to offer our clients clear benefits. For example, it means you can have the majority of your requirements – from selling and buying to surveying and financing your new home – all conveniently catered for by one property partner. This sets us aside from most of our competitors and you’ll find those different capabilities highlighted throughout the magazine. In addition, our company mantra of Service Marketing Experience could not be more appropriate for these demanding times. Personal bespoke SERVICE, backed up with high quality MARKETING, delivered by EXPERIENCED professional staff help us – and will help your property - stand out from the crowd. Our high service standards, devotion to customer care and attention to detail all help ensure our satisfied customers return to us time and again. That attention to detail - particularly in relation to our photography - resonates from our sales particulars through to our marketing material and our impressive refurbished offices. What’s more, the traditional service you’ll receive from those 12 offices is backed up by the best of the innovative digital tools – from an interactive website to a powerful presence on key property portals and social media. Our combination of tradition and technology will bring eager buyers to your door. You’ll find a range of interesting articles for you to enjoy in this edition of Dwell. Do remember, though, that if you would like further information regarding any of the properties featured, or are considering marketing your home, please do not hesitate to visit pearsons.com or talk to any of our team.

If you think you know Southampton, think again. The city has transformed in recent years with the regeneration of Guildhall Square and the introduction of a vibrant new cultural quarter offering galleries, theatres and live music venues aplenty. The second phase of West Quay shopping centre, which introduces a host of new restaurants, cafes and a 10-screen cinema to the heart of the city centre is open now, read our feature on page 14. Plans have also been submitted to develop both the waterfront, and the Bargate quarter, the latter of which if approved will welcome further investment of almost £100 million to Southampton, and breathe new life into the high street. Home to premier league football club Saints FC, the impressive 326-acre common, and upmarket Ocean Village marina, its no wonder more and more savvy property seekers are setting their sights on Southampton. Southampton grows from strength to strength In the last edition of Dwell we commented that Southampton was already one of the South Coast’s leading cities, a place that had it all - from high employment levels, two leading universities, first class football and cricket and excellent transport connections to unrivalled shopping, leisure, entertainment and sports facilities. On top of which the city boasted its own unique maritime history and culture.

A ‘European city’ and ‘Capital of the South’ Simon Letts, Leader of Southampton City Council

Well, in the coming years there are major transformations happening that are going to make the city an even more attractive destination of choice for everybody, from home renters to home buyers and university students to relocating enterprises.

The first of these major enhancements is aiming to be welcoming visitors by Christmas 2017 - the new £85m West Quay Watermark development. The design of the new scheme includes upper and lower walkways with restaurants and cafes as well as a 10-screen cinema and bowling alley set above. There will also be a new, impressive public square in front of the city’s historic wall which will be used for open air screenings and concerts. It’s reckoned that Watermark will create around 500 jobs and is seen as the cornerstone of several massive projects in the city, from the £400m plus Royal Pier development to recently revealed plans to rebuild Leisure World.

View our properties in Southampton

Mayflower Park, turning water into land Part of that exciting Royal Pier development is the planned renovation of Mayflower Park. Today’s crumbling site will become a thriving place with a casino, 250bed five-star hotel, gourmet market, about 730 apartments, 47,000sq m of office space and between 40 and 50 shops, restaurants, cafes and bars all ranged along the waterfront.

Some of the exciting new proposal would see the park extended through the reclamation of land from the sea to include a new ‘hub’ building which could provide space for cultural, arts and technology uses plus a 98 ft high monument to the iconic Spitfire aircraft. One of the first new residents of the area could well be the internationally famous PSP Southampton Boat Show. We’re proud and delighted to have a flagship office, providing all the key property services from sales and lettings to mortgage advice, right at the heart of this thriving city, which is building an exciting future on the firm foundations of its past.

With its abundance of independent shops, 6-mile long pleasure beach, and a vast array of bars, cafes and restaurants to dine out in, Southsea ticks box after box when it comes to a property hunters wish list. Although the city plays host to a packed itinerary of events throughout the year, it's Summer when Southsea really comes into its own, with the Victorious music festival, Southsea Food Festival, and free events at the Southsea Bandstand to name but a few. It's the lifestyle this coastal city affords, coupled with a series of major improvement works in recent years that has cemented Southsea as a prime destination for families and young professionals to put down roots. With so many attractions on offer there is an increasing demand for property here and little space for new development, stoking an already active market place with boundless growth potential.

Bordered by the South Downs National Park on three sides, Clanfield is the ideal location if you're looking to escape urban life in favour of a more semi-rural setting. The village can literally be described as a town of two halves, comprising of its ancient old town that dates back nearly three centuries, and its more modern counterpart, established less than 100 years ago. At the heart of Clanfield old town, the Rising Sun Inn offers the perfect spot for an a la carte evening meal or impromptu drink. While a short drive away, wine aficionados can enjoy a tour or tasting at one of Hampshire's hidden vineyards. And with the sandy beaches of Hayling Island, the Queen Elizabeth Country Park and the South Downs Way all ideally positioned for local residents to enjoy, it's no wonder the appetite for property in Clanfield is still holding strong. Meon Valley earsons Meon Valley is a P cumulative network of our Clanfield, Denmead, Fareham, Winchester and West End offices, all of which offer properties in their respective portfolios to buyers keen to explore what life has to offer in this idyllic pocket of Hampshire. From sales and lettings, to surveys, financial advice, auctions and property management, our in-branch teams know the property process as well as the communities and areas they seek to serve.

Debbie Passells Director Pearsons

The Meon Valley in Hampshire constitutes an area steeped in fascinating history and scenic beauty punctuated by quaint and picturesque market towns, such as those of East and West Meon. Highlighted by The Guardian in its 'lets move to property feature' the area boasts two of the best golf courses in the South of England on its doorstep as well as the opportunity to fish for freshwater trout in the crystal clear waters of the Meon Valley Springs. In fact the dense countryside that constitutes the heart of the Meon Valley lends itself perfectly to outdoor pursuits of all persuasions, from cycling the 10-mile Meon Valley trail, to tracing the Saxon occupation of the area that dates back over 1000 years. The region even has its own namesake cider; Meon Cider, distilled in West Meon from apples grown locally in the Valley. So a move here really is a step towards achieving that much dreamed about escape to the country. OUR MEON VALLEY TEAM Debbie Passells Director
