Property market is poised for an active autumn

The summer property market has remained fairly active and it looks like we’re heading for a busy autumn. Buyer confidence since the election has resulted in steady sales across most price ranges

Although we saw a slight dip in viewings as the holiday season began, those who were actively looking were serious buyers. Viewing levels are already picking up in September.

This cautious optimism is reflected in the latest Halifax House Price Index for August which showed a further increase in house prices of 0.3%, after 0.9% in July. This gives a year-on-year rise in house prices of 4.3%, the strongest rate since November 2022.

Mortgage rates are also looking more positive. The core consumer price inflation rate (CPIR) was 4.1% in July, the lowest since January 2022 and down from 6.5% in May 2023.

The autumn Budget may bring changes to the property market, particularly among buy-to-let landlords concerned about potential capital gains tax implications. However, we have seen a noticeable increase in enquiries from downsizers and activity has been particularly strong in Chichester, Midhurst and Bognor Regis. Underlying demand remains positive and we expect a more active autumn for both buyers and sellers.
