View of the South Downs from nearby Kingley Vale National Nature Reserve
A STUNNING DEVELOPMENT OF FOUR EXECUTIVE HOMES NESTLED WITHIN THE SOUTH DOWNS NATIONAL PARK Orchard Barns is a new and exclusive development of fine executive houses set in the popular village of Funtington. Less than 5 miles west of Chichester, the properties enjoy both the rural setting of the South Downs and a close proximity to the cathedral city. All four properties have been considerately designed to complement the rural setting yet have been carefully planned for contemporary living. These homes all include generous, well thought out kitchen-living areas that will impress friends and entertain families. Summer months can be spent on the multiple terraces, while those wanting to hunker down for the winter can do so with the benefit of intelligent underfloor heating and wood burning fires. Funtington is perfectly placed for anyone looking to enjoy a peaceful yet active life between the south coast and the rolling South Downs National Park. Whether you enjoy sailing or sunbathing, horse riding or dog walking, classic cars or cultural pursuits, you will find them all within easy reach. If you wish to travel further afield, you will soon discover the advantage of living in a village north of the A27. A network of smaller roads makes an easy journey East of Chichester and within 13 miles North you can be in Petersfield, with access to the A3. Both Bosham and Emsworth are less than 5 miles away and the stunning beaches at West Wittering are only 11 Miles south. Funtington is also well positioned for London commuters with nearby Havant (6 miles away) on the Waterloo line and Chichester train station on the London Victoria line.
IDEALLY PLACED FOR ENJOYING OUTDOOR ACTIVITIES, HISTORIC ATTRACTIONS AND CULTURAL PURSUITS Funtington is a beautiful and popular village on the outskirts of Chichester with plenty to recommend it. The Orchard Barns development is a short walk from the centre of the village, which boasts an independent farm shop selling fresh local produce and an outstanding village pub. The Fox & Hounds offers a great carvery and real ales in elegant surroundings, while Halliday’s restaurant, in a beautiful thatched building, specialises in fine dining using locally produced and foraged ingredients.
Chichester Harbour and the South Downs National Park are classed as Areas of Outstanding Natural Beauty and Funtington is convenient for both. The nearest sailing clubs are located at Bosham and Emsworth, giving you fast access to the rest of the harbour and the English Channel. If you enjoy fishing you can pick up an annual permit and enjoy year-round coarse fishing on the Chichester Canal. If rambling is more your thing, head up into the South Downs and within minutes you can be exploring the 160 acre Kingley Vale National Nature Reserve and admiring 500 year old yew trees. Head over to Racton and marvel at the views from the top of the hill and the remains of the Racton Folly (referred to locally as the Racton Ruin). Or journey a couple of miles west of Funtington to visit the Lordington Lavender farm and shop, which sells essential oils and other homegrown lavender based products.
Chichester itself is packed with possibilities. The shopping area is home to some of the biggest high street retailers, including John Lewis and Marks and Spencer, along with many independent boutiques. If you fancy a leisurely lunch you will find a great selection of places to eat and drink along the city’s four main streets (North Street, South Street, East Street and West Street). The famous Chichester Cathedral acts as a venue for many classical concerts over the year and allows visitors to picnic in the grounds during the summer months. Then there’s the world renowned Chichester Festival Theatre, which launches many of the musicals and plays that eventually take up residence in London’s West End.
On the outskirts of Chichester, and just seven miles east of Funtington, The Goodwood Estate is a major attraction for anyone who enjoys horse racing or fast cars, ancient and modern! And if you want to spend some time beside the seaside then the beautiful beaches of West Wittering and East Head are less than half an hour away by car.

DEVELOPMENT OVERVIEW Orchard Barns is an exclusive development of executive homes in the popular village of Funtington, less than five miles from Chichester. There are just four properties, with one being the original, extensively refurbished main house and the other three sympathetically styled new-build homes. Adsdean Barn and 3 Chestnut Barn are new barn style homes designed to replicate an agricultural re-development with the lower roof and walkthrough, as would be the case in a converted stable block. This area has created a beautiful open plan living kitchen area ideal for entertaining. Mature planting and brick retaining walls have been used to provide privacy and independence between the properties. Adsdean Barn (plot 2) has a large integral garage and log store, while Chestnut Barn (plot 3) has a detached oak frame car port and store.
1 Maple Lodge is a traditional house at the end of a long private driveway creating a sense of seclusion.
2
The property benefits from a south west facing terrace looking onto the mature and listed trees within the garden. To the front there is an additional hard standing off the winding drive.
The properties are accessed through a shared drive boarded with hedging and estate fencing, a feature seen through the small villages within the South Downs National Park.

4 Orchard Barn is the large original house having had an extensive refurbishment carried out. Off the gated driveway there is a large garage and the rear of the garden benefits from mature landscaping and a substantial terrace for outdoor entertaining all looking at the 250 year old chestnut tree that stands proud over the development.
