Publisher’s Note 編者的話 Asia is a phenomenally interesting continent. In the 60s, Hong Kong began to develop and grow, aided largely by the manufacturing sector, as much of the region remained locked in turmoil. These were heady days and an era when the Western world was smitten by the charms of the still exotic and always mysterious Orient. Yet the region wasn’t known for originality, creativity or craftsmanship. Mass production had many benefits, as did the eventual end to regional conflicts by the late 70’s, but that time, a mere generation ago, now seems so distant. The Asia of 2012 is dynamic, increasingly sophisticated and ever more discerning. To see this one need look no further than the projects being delivered by the construction sector; smart materials and smart buildings, and low impact developments for highly demanding modern metropolises. Around the region, from Hong Kong to Kuala Lumpur, from Shenzhen to Shanghai, the world we are building for ourselves today was, literally, the stuff of science fiction just a few years ago. To all those inspired individuals whose projects we feature on the following pages, we salute you. KLIFD formally launched as Tun Razak Exchange

URA invites 18 developers to tender for site

Prime Minister Najib Tun Razak, on 30 July, launched the Kuala Lumpur International Financial District (KLIFD) which aims to be Malaysia’s first planned financial district. The project, which Najib said would generate RM26 billion in gross development value and 500,000 jobs, is aimed to make the country’s capital the region’s financial hub. Developer, Putrajaya’s development arm, 1Malaysia Development Bhd, said the state of the art infrastructure and technology used to construct the district named after Najib’s father, the Tun Razak Exchange, was expected to attract global players to relocate there. The masterplan, covering more than 283,000m², will be allocated for mixed-use purposes and will include a 380m tall signature tower, a mass rail transit station, stock exchange, offices, hotels, retail and residences. 30% of the site will be publically accessible green space. The first phase of development is due for completion in 2016 and is expected to generate RM3.6 billion in foreign direct investments.The Prime Minister said his government would ensure the success of the project with the announcement of several incentives including a 10-year, 100% income tax exemption and easing business regulations.

The Urban Renewal Authority (URA) has invited 18 developers to bid for a commercialresidential project in Mong Kok's "Sneaker Street". The tender will close on September 12. The 2474m2 site near the Macpherson Playground is bounded by Sai Yee, Nelson and Fa Yuen streets. Upon completion it is expected to deliver a residential gross floor area of 17,346m2 providing about 290 residential units. The URA plans to provide about 50% of the total number of units in this project with a saleable area of 46.5m2.The project is also expected to yield a multi-level commercial portion with a gross floor area of 4,956m2, with ground floor shops abutting on Fa Yuen Street and Nelson Street, designated for sports related businesses. Barcelona/Hong Kong Think Tank on Sustainable Urbanism As the highlight of an official visit by the Mayor of Barcelona, Mr. Xavier Trias, an evening event was hosted by the City of Barcelona at the Energizing Kowloon East Office (EKEO), attended by nearly 200 invited guests from the urban development professionals including Mr. C. S. Wai, Permanent Secretary (Works), Development Bureau, HKSARG. The guests witnessed the launching ceremony of this joint city initiative, the “Barcelona/Hong Kong Think Tank on Sustainable Urbanism”. The ceremony was followed by a seminar co-organised by the Barcelona Regional and the EKEO, where Mr. Antoni Vives, the Deputy Mayor of Barcelona, shared Barcelona’s recent development experience with the Hong Kong professionals. The Think Tank, organised by the professional communities of both cities, will be a common collaboration tool that is set to be a vehicle for thought, reflection and action in the areas of planning, urban design and sustainable development. It will provide a forum for professional expertise on city building, drawing on the knowledge and commitment of representatives from both Barcelona and Hong Kong. A lighting exhibition by Chi-yung Wong Currently on at agnès b.’s Librairie Gallerie in Wan Chai is the latest exhibition from Hong Kong media artist Chi-yung Wong. Entitled Les Lumières Imaginaires, this exhibition was conceived as a reflection of the seemingly contradictory qualities of light, being unobtrusive yet invasive, intangible yet primitive to our minds. “It takes 8.333 minutes for sunlight to reach our earth. Most stars we see at night no longer exist, it’s just the light streaming from the last explosion which happened millions of years ago. Senses are the media whereby we make sense of our environment, but how reliable are they? How can we be so sure ‘now’ is ‘now?” asks the artist whose works now draw large and growing crowds in Hong Kong. Wong explores the ideas of the Big Bang, parallel universes and the influences of the enlightenment period into his own personal imaginarium that creates a mysterious alternative reality. Composers Pierre Faa, Steve Hui, Martin and Tôn-Thât An were invited to compose the music specially for the exhibition which runs through to September. Atkins wins Masterplan in Central Beijing Atkins’ masterplan for a new advertising and creative arts zone in Beijing, aimed at rivalling the success of areas such as Soho in London and Madison Avenue in New York, has been chosen following an international design competition. The National Advertising Industry Park is located to the south of the Central Business District of Beijing. It will house both Chinese and international advertising and creative industry companies and is intended to be a national hub for these sectors.The project was formally launched by Mayor of Beijing Guo Jinlong at a public ceremony recently. The site sits next to the Tonghui River and it represents a major brownfield redevelopment opportunity, something that is rare in a world city such as Beijing. The site is a mile long stretch of land fronting the Tonghui River, the ancient imperial “Grand Canal” that connects Beijing with Hangzhou. The masterplan includes over 30 buildings, ranging in size from small scale creative industry studios, to a museum and conference centre and a series of landmark towers and office buildings. Peter Ridley, Atkins’ senior design director said, “This was a high profile and hard fought competition and our success was due to a design that was focused on the needs of end users, some of China’s most creative companies. BUZ Design announces the Ritz-Carlton Montreal BUZ Design is very pleased to announce the Grande Dame of Sherbrooke Avenue – The Ritz-Carlton Montreal – opened in 2012, after a five year and US$200 million restoration. The interiors of the lobby, function rooms, guestrooms and suites were all designed by BUZ from their Hong Kong headquarters. During the construction phase, on-site assistance of the interiors was provided by the very capable Montreal based interior design firm of Patty Xenos: PXDi. BUZ added a contemporary flair with the latest technology in the design to respect and enhance the historic attributes of a famous 1912 hotel. RLP promote Mr M K Leung as Director of Sustainable Design Ronald Lu and Partners (RLP) is pleased to announce the promotion of Mr. M K Leung as the Director of Sustainable Design with effect from 1 July 2012. MK is a specialist in green architecture and sustainable design. He graduated from the University of Hong Kong before receiving a Master of Philosophy from the University of Cambridge. Overseeing sustainable design across RLP’s projects, MK has over 18 years of professional experience and integrates the principles of sustainable design in master planning, new construction, urban regeneration as well as research projects. He is also actively involved in government committees, academic and related professional bodies. HK residential market to remain stable Knight Frank announced in July that though new Chief Executive Leung Chun Ying has been seen as supportive of policy reforms which would challenge traditional business elites in Hong Kong, he has not introduced any radical policy changes in his political program.The proposed policies on land and housing—including increasing land and social housing supply as well as regulating dealing practices, do not differ significantly from what the previous administration is pursuing.Therefore, Knight Frank expects mild price corrections of less than 10% in luxury properties and less than 15% in mass residential in the coming 12 months. Mr Thomas Lam Ho Man, Head of Research at Knight Frank in Greater China, said, “Some people, mainly from the business sectors, are wary that a possible end to the traditional non-interventionist policies may lead to a major correction in the property market on a scale similar to that occurred in 1997. Benoy wins Masterplan in Shanghai Benoy has announced success at the international urban design competition for the Lujiazui Pudong Qiantan ES4 Precinct Core Area, located in the south of Shanghai. The client, Lujiazui Group, has been responsible for the development and implementation of Shanghai’s Pudung Central Business District since the 1990s. The population of the rapidly growing city in the east of China is expected to jump sharply by 17% over the next 10 years. The city, which boasted a population of 19.2 million at the end of 2010, is on course to have 21.4 million residents by 2015 and some 22.5 million by 2020. Given Shanghai’s rapid urbanization, the strategically positioned Qiantan ES4 Precinct will be the third central business district of Shanghai. The location will serve as a major public transport interchange and a waterfront entertainment destination. SPO takes delivery of world’s largest Windfarm Installation Vessel

MIPIM Asia Awards finalists revealed in Hong Kong

In July Swire Pacific Offshore (SPO) took delivery of Pacific Orca, the company’s first and also the world’s largest windfarm installation vessel, from Samsung Heavy Industries in Geoje, South Korea. With a length of 161m, a breadth of 49m and a depth of 10.4m, Pacific Orca is the world’s largest structure for installing Wind Turbine Generators, with the capability to install 12 units of a 3.6 MW design. SPO’s Managing Director, Neil Glenn, said, “The delivery of Pacific Orca is an important milestone for us.We are confident that the vessel will deliver the high quality performance and service levels that our offshore wind customers are looking for.” Swire Pacific Offshore has another windfarm installation vessel on order with scheduled delivery at the end of this year. MIPIM Asia has revealed the finalists of its established awards competition, which have honoured outstanding real estate projects in the Asia Pacific region since 2007.The MIPIM Asia Awards jury, headed by Mr. Vincent H.S. LO, Chairman of Shui On Group, met in Hong Kong on 27 July to examine the 117 projects from 12 countries that entered this year’s competition. China, Singapore and Malaysia have dominated the list of entries with respectively 55, 14 and 10 projects. China’s participation has notably increased by almost 90% compared to 2011. Submissions also covered Hong Kong, India, Indonesia, Japan, South Korea, the Philippines,Thailand, United Arab Emirates and Vietnam.The 12 industry experts composing the international jury selected the finalists in 11 distinct categories, for a total of 30 rewarded projects. In November, MIPIM Asia delegates will vote on site at the Awards gallery for their favourite project in each category. RICS announce Alan Collett as 131st President The Royal Institution of Chartered Surveyors (RICS) has announced the appointment of Alan Collett as the 131st President of RICS at the Governing Council meeting held recently in Dublin. This was the first inauguration to take place outside of the UK and it also saw Michael Newey take office as President Elect and Louise Brooke Smith becoming RICS' first female Senior Vice President. Outgoing RICS President See Lian Ong, said after the meeting, “It has been a tremendous honour to have represented RICS as President. During the course of my presidential year I have emphasised the principals and values of professionalism and highlighted the vital role that our members play across all sectors of land, property and construction.The response has been overwhelming and I would like to take this opportunity to thank RICS members for their support and continued dedication to our profession.” Alan Collett, incoming RICS President, said, “It is a privilege to be inaugurated as the 131st President of RICS. Autodesk Hong Kong BIM Awards 2012 The Sixth Annual Autodesk Hong Kong BIM Awards Presentation Ceremony was held recently to celebrate the achievements of building industry professionals and educators in Hong Kong in driving transformation of the building and construction industry through innovation with BIM technology. Sustainability is rising in importance for the architecture, engineering and construction (AEC) sector, particularly in Hong Kong, where limited space tops the list of priorities for the new government and rising concern about the

environmental impact of new development projects puts pressure on building design professionals to minimise inefficiencies in terms of waste and energy consumption, as well as cost. Broadway Malyan to design global R&D centre in China Broadway Malyan has secured a brief to provide a full range of design services for the delivery of a global headquarter, research and development, hospitality and visitor centre in China. The practice’s client, Grand Agriseeds Technology, is a market leader in the super high-yielding hybrid rice seed production methods pioneered by Professor Yuan Longping, the ‘father of hybrid rice’.The practice will provide masterplanning, architectural and landscape design services for the project, from concept to detailed design and onsite delivery, with the centre set to become a global centre for hybrid rice research, a showcase for sustainable development and an international leisure destination in the Qixianling area of Hainan, China's southernmost province. Located in Baoting County, north of Sanya on Hainan Island, the ‘Shennong Valley Resort’ will sit in a stunning 142,000m² site between the famous 'Qixianling Seven Angels’ mountain ridge and the valley’s terraced rice fields. Hotel ICON unveils designer suite by Vivienne Tam As part of its mission to showcase iconic artists and designers, Hong Kong’s Hotel Icon has unveiled a suite specially created by fashion designer Vivienne Tam, an alumnus of The Hong Kong Polytechnic University (PolyU), which owns the hotel.Against the sweeping views of the iconic Victoria Harbour, Ms Tam set out to create a one-off suite inspired by her New York flat and exuding a blend of chinoiserie and modernity, a signature of her style. The 80m2 suite references modern design, Chinese accents and the principles of feng shui to render the room an effortless elegance and chic simplicity. It is an expression of her ideal proverbial home-away-from-home. The collaboration represents a homecoming of sorts for the New York-based designer whose brand of “China chic” is renowned worldwide. “As an alumnus of The Hong Kong Polytechnic University, it is an honour to take on this challenging project. High turnout at Guangzhou Electrical Building Technology The 2012 Guangzhou Electrical Building Technology fair recorded its most impressive numbers in terms of exhibitor and visitor participation to date. Running concurrently with the Guangzhou International Lighting Exhibition and Building Solar China Guangzhou at the China Import and Export Fair Complex in Guangzhou, Guangzhou Electrical Building Technology serves as Asia’s leading exhibition for the electrical engineering and building automation industries. This year the fair welcomed 26,147 visitors, a 148% increase from 2011. Of all visitors, 79% were domestic, while 21% came from overseas. Exhibition space also saw an impressive increase of 50% at the show’s ninth edition. The 2012 show attracted 261 exhibitors across two dedicated halls totalling 15,000m2. Barr+Wray were delighted to be invited to the recent ceremony for the laying of the Foundation Stone at the New Kellett School Campus in Kowloon Bay. The ceremony was officiated by the former Hong Kong Chief Executive, Mr Donald Tsang, Secretary for Education, Mr Micheal Suen and Mr Andrew Seaton, the British Consul-General. Conceived in 1976, Kellett School was founded by parents living in Hong Kong, looking to provide a British Education to their Children. Nearly 40 years later, they will be opening a groundbreaking new school campus to cater for generations of pupils to come. Barr+Wray designed the Ozone Filtration System and Adjustable Swimming Pool Floor System, allowing the pool to be operated at various depths, catering for different user groups, toddlers to competition swimmers, all at the touch of a button.

Establishment of Pomeroy Studio Award-winning eco-architect, masterplanner and academic, Jason Pomeroy, has established his own design studio in Singapore. Called ‘Pomeroy Studio’, the designers and thought leaders of sustainable built environments’ mission is to push the envelope of design through research. Key to this is a process they have coined ‘Evidence-Based Interdisciplinary Sustainable Design’, or ‘E-BISD’. According to founding Principal, Jason Pomeroy, “E-BISD balances our fundamental Design principles with more objective social, spatial and environmental performance measures in the creation of spaces that are supported by rigorous academic research. This forms the foundation of our design decision-making. LWK wins Shenzhen Exploration & Design Association Awards LWK’s project known as “Area AF060314 Yuanfang Village Glof Court Commercial and Mixed-use Development” has won the Silver Award in the Shenzhen Excellent Building Construction Drawing Design Selection, presented in late July by the Shenzhen Exploration & Design Association. This award is issued with the purpose of enhancing the quality of building engineering drawing design in Shenzhen, to strengthen the sense of responsibility of local firms and to motivate architectural professionals. Situated in the old Longxi Road of Liwan District in Guangzhou, the project covers a total site area of almost 40,000m2 which includes 35,491m2 floor area and 4,440m2 of communal green space. It is planned to have six residential high-rises ranging from 13 to 32-storeys, two 5-storey multiple dwellings, one 3-storey commercial building combined with one 2-storey facility building and other ancillary facilities. The total G.F.A is 154,000m2. with a high landscaping ratio of 40.1%. Successful conclusion to region’s most vibrant built industries fair

The recently concluded ARCHIDEX 2012 (13th International Architecture, Interior Design & Building Exhibition) and the inaugural co-located exhibition, ECO-B (1st Malaysia Eco Building & Design Exhibition) held in July at Kuala Lumpur Convention Centre, Malaysia was for an action-packed week, the global stage for the architecture, interior design and building industries. ARCHIDEX and ECO-B set the global stage for industry professionals and specifiers from the built and interior design industries to meet. Throughout the four-day event exhibition, there were plenty of opportunities to join in the many networking sessions, industry meetings as well as to celebrate together at the Building Industry Gala Night (BIG Nite). Both ARCHIDEX and ECO-B made up the major annual exhibitions of PAM’s (Pertubuhan Akitek Malaysia/Malaysian Institute of Architects) Kuala Lumpur Architecture Festival 2012 (KLAF). KLAF attracted visitors compromising local and international architects, interior designers, consultants, developers, engineers, quantity surveyors and contractors, from Asia and beyond. ARCHIDEX, organised since 2000, is now the region’s most established exhibition for the built industry that showcases the latest product innovations spanning the built environment. It is now considered a not-to-be-missed annual event that this year saw 31,600 visitors attending both exhibitions that showcased 1,100 exhibition booths by 450 companies from 10 countries. Over 5,000 delegates attended the four international conferences and forums that featured 20 renowned speakers from 11 countries take to stage. Overall, it connected architects, interior designers and the building professionals to industry specialists, speakers/personalities, suppliers/manufacturers – all with the purpose of learning and discovering the latest product innovations, besides being able to interact with industry professionals. of a project on the mainland. Located in Tianjin, China, the uniquely designed open air TEDA Stadium holds over 37,000 spectators and is home to Tianjin Teda Football Club. In concert with their Melbourne office, PTMA completed this project which has since become a crown jewel of the Tianjin Economic Development Area. As recognition for their work on this project, PTMA is honoured to have received the Lu Ban Award, China’s top building awards, and the Zhan Tian You Award. Peddle Thorp Architects in Melbourne are proud to have been involved in the revitalization of Scots’ Church. Since its construction in 1835, Scots’ Church has been a notable architectural landmark in Melbourne.When completed, the expanded complex included a new six star rated building. This rating is the highest achievable mark in the Australian Green Star Rating system.The original gothic style church is made of sandstone and limestone. The designers of the new building complex continued that palate by using sandstone cladding in its lobby and exterior. In order to achieve such an impressive environmental standard, high-performance glass, copper in colour was incorporated. The copper film applied to clear glass is highly transparent, allowing good daily light and providing a thermal shield in summer. In response to varied sunlight intensity, the double-glazed glass turns various copper colours; in the morning, it will be more reflective than in the afternoon. With design offices from Melbourne to Qatar and an amazing variety of projects completed throughout the world, PTMA as part of the Peddle Thorp Group has the ability to carry out original designs anywhere. On multiple occasions, Peddle Thorp Architects have designed interiors that have become major corporations’ benchmarked design standards. The pioneer of Hong Kong Green Building Zero Carbon Building 零碳天地

Over the past few years, throughout the world, unease over the future of our climate and the depletion of natural resources have become pervasive cultural concerns.

Well before this societal fascination, the management at Ronald Lu and Partners (RLP) made a critical investment in the area of sustainability, when they decided to become the first architectural practice in Hong Kong to appoint a dedicated director to oversee sustainable design aspects and develop a studio devoted implicitly to the cause. The post was originally taken up by Mr KS Wong (now Hong Kong Secretary for the Environment), and had the charge of infusing their business with well-researched, environmentally savvy design practices. This investment, of both talent and resources, was rewarded decisively at the Green Building Awards 2012.The firm was recognized for the achievements of 10 unique projects: 6 Finalists, 2 Merit Award Winners and most notably, 2 Grand Award Winners. RLP’s new Director of Sustainable Design, Mr MK Leung, currently leads the highly specialised team responsible for the green building design of the firm. Equipped with a vast bank of experience in sustainable design, the team has worked on a variety of projects, which prepared them for this undertaking, including, the pioneering sustainability master plan of Science Park Phase III as well as West Kowloon Cultural District. In addition to the formation of this team, RLP also created a “Sustainability Steering Committee”. The aim of this committee was to improve the understanding of green issues and create strong awareness in their staff. It is interesting to note that all this was happening at RLP years before Hong Kong had even founded its Green Building Council. Perhaps the most remarkable of this year’s Grand Prize winners is Zero Carbon Building (ZCB), which will open soon in Kowloon Bay. Inhabited by an exhibition and education area, eco-office, eco-home and multipurpose space, ZCB will serve as a shining example that zero carbon construction is achievable in Hong Kong’s harsh subtropical climate. After careful implementation, the designers at RLP estimate their new building to be 45 per cent more efficient than current standard design. Through careful implementation of passive design practices, ZCB has the lofty yet realistic goal of not only being carbon free, but also energy positive.This goal was achieved through a variety of implementations. Specifically, the building was orientated, minimizing east and west exposure – a design element that will aid the building in capturing a maximum amount of wind. Also, the building was shaped in a way that it is able to utilize an appropriate amount of daylight, while capturing sunlight on the solar panel lined roof. The building is sloping, which creates thermal buoyancy of stack affect, allowing air to move upward quite easily, aiding ventilation. ZCB is covered in a large number of high performance glazed windows. In Hong Kong the statutory limit of Overall Thermal Transfer Value (OTTV) is 56 watts per square meter. Through careful implementation of passive design, the team at RLP was able to achieve a number 80 per cent lower than the limit. MK Leung explains how this building can be an example for the construction industry, “Certainly, the typology can not be perfectly copied; however we believe the process and methodology is the key and can be used anywhere. Shaping the building in such a way, orientating it properly, making it permeable to wind…etc.” Additionally, ZCB inventively makes use of high temperature air conditioning, under floor displacement cooling and chill beam technology. Notably, ZCB is the first building of scale in Hong Kong to utilize Bio-fuel Trigeneration; a process that turns waste into energy.The energy harnessed through this process will be used to create electricity, heat and cooling.

Zero Carbon Building 零碳天地

Also honoured with The Grand Award was RLP’s work on the Siu Sai Wan Complex in Chai Wan.The facility is comprised of a 1,000 seat multi-purpose arena, two indoor swimming pools, a library, a table tennis centre, a children’s playroom and a 450-seat community hall. All designed under a careful green ideal, the new facility provides leisure and cultural space to service the community for years to come. The open and polymorphic form of Siu Sai Wan Complex encourages public interaction, while minimizing energy consumption.The most striking feature of the new building is an atrium, designed as a “vertical street”.To achieve the intrepid design, the architects at RLP incorporated balconies, platforms, bridges, stairs and escalators working in concert, at various levels of the complex.Additionally, the building was constructed with its neighbours in mind; despite the size and scope of the project, care was taken to ensure the centre did not block natural airflow toward the school and development it borders. Siu Sai Wan Complex features a variety of environmental particulars: frosted glass skylight, light colour facade materials, day-light lit and naturally ventilated central atrium, and sun-shaded operable screens with insulated Low-E Glass. Additionally, the structure includes a green roof, which is irrigated with grey water and an ultramodern rainwater recycling system. Receiving Merit Awards were SK Yee Healthy Life Centre and Academic 3 City University of Hong Kong. Located on one of the existing roofs of Tuen Mun Hospital Complex, SK Yee Healthy Life Centre generates an environment of healing; creating a garden and playground to a once barren hospital roof. Featuring counselling space installed with green roofs and walls, the hospital extension seeks to promote healthy living and environmentally inspired indoor space. The pavilion-like shelters allow a constant interplay between indoor and

outdoor spaces, turning counselling space into healing gardens for adults and playgrounds for children. Also recognized with a Merit Award was The City University of Hong Kong’s new teaching and administrative building. The building project featured a new tower, a level green deck across the sloping site, activating a circulation space and a cleverly embedded sustainable design creating an iconic view including Lion Rock.The new building, on Tat Chee Avenue, has given the University a trademark new space for students and staff, vastly improved public amenities and provides the university with previously absent green space. RLP also received Finalist Honours at this year’s Green Building Awards for their involvement with the following projects: Hong Kong Civil Aviation Department New Headquarters (Lantau), Tung Chung Swimming Pool (Lantau), Opus Hong Kong (The Peak), Blue Pool Road Residential Project (Happy Valley),The Riverpark (Shatin), and China Resource Building (Wan Chai). MK Leung summarized RLP’s sustainable design mission, “We are very conscious of how our projects can better contribute to their surrounding environment. 早在社會大眾關心此問題以前,呂元祥建築師事務所已經在可持續發展範疇投放資源,成 為全港首家建築師事務所設立環保設計總監一職,專責監督可持續性發展的設計方案,及 設立可持續性發展的專屬工作室。首位獲聘任的正是現任環境局局長黃錦星先生,其主要 任務是確保各個設計項目也注入了環保元素。 如此的人才和資源的投資,終於在2012年度環保建築大獎中獲得肯定,呂元祥建築師事 務所共取得兩個大獎、兩個優異獎、及另外六個入圍作品的驕人成績。 新獲委任的環保設計總監梁文傑先生,領導著一支在這方面擁有豐富經驗的專業綠色建築 隊伍,他們參與過的項目包括科學園第三期的可持續總體規劃,及西九龍文化區的概念設 計方案。此外,公司更成立了可持續發展督導委員會,旨在推動員工對環保議題的認識及 實踐。值得一提的是,早在香港成立綠色建築議會之前,呂元祥建築師事務所已經著手探 討可持續發展這方面的問題。 本年度最突出的大獎得主,莫過於即將在九龍灣啟用的零碳天地。項目包括展覽及教育 場地、綠色辦公室、環保家居及會堂。零碳天地印證了在位處亞熱帶氣候地區的香港同 樣可以實現零碳建築的夢想。呂元祥建築師事務所的設計師估計這項建設比現行建築標 準能減少能源消耗達45%。 利用被動式建築設計概念,零碳天地實現了具挑戰性但卻可行的零碳目標,更能製造可再 生能源,抵消耗能,並把剩餘的能源回饋公共電網。大廈的對流通風佈局及其座向能增強 自然通風,而其形狀有利於利用天然光,而屋頂上的太陽能光伏板則負責收集陽光。大樓 傾斜的設計形成熱能浮力煙囪效應,讓空氣能更容易向上流動,改善通風。香港現時法定

在過去數年間,全球各地對氣候變化和天然資源的消耗均展開了密切關注。 建築物總熱傳值為每平方米56瓦特,經過一系列如適當座向、外遮陽及採用高性能玻璃窗 系統等精心設計後,團隊成功把零碳天地的熱傳值降至比法定標準還要低80%。 梁文傑先生認為零碳天地可成為建築業界新的典範,他說:「設計上當然不能一式一樣, 不過我們相信建築過程與方法才是關鍵,例如建築物的外形、座向、透風等等的考量,可 應用到其他建築項目上。」

呂元祥建築師事務所的余兆麒健康生活中心和香港城市大學學術樓(三)兩個項目皆獲得 優異獎。余兆麒健康生活中心建於屯門醫院綜合大樓的屋頂上,把本來荒廢的空間活化成 花園和遊樂場,營造出一個復康環境。裝上綠化屋頂和牆壁的健康生活中心提供輔導空 間,旨在推廣健康生活和室內的綠化環境。庭院般的健康生活中心能推動室內和室外空 間的互動,讓輔導空間搖身一變成為大人的復康花園和小朋友的遊樂場。

此外,零碳天地配備其獨具匠心的高溫空調系統,以及地板送風和冷管技術。值得注意的 是,零碳天地是全港首棟具規模的建築物利用生物柴油三聯供機組把廢物轉換成能源,用 在供電、加熱和冷卻系統。

香港城市大學的新教學及行政大樓同樣獲得優異獎。建設項目包括一棟新的高樓、位於 斜坡的綠化平台、流通空間,以及一個飽覽獅子山的綠色地標性景觀。坐落在達之路的 新大樓為教員及學生提供一個新的標誌性空間,改善了公共設施,並為大學提供以前缺 乏的綠色空間。

呂元祥建築師事務所另一榮獲大獎的是位處柴灣的小西灣綜合大樓,整個建設由一個1000 座位的多用途場館、兩個室內游泳池、圖書館、乒乓球中心、兒童遊戲室和一個450座位的 社區會堂組成。整個設計以綠色理念為本,為區內民眾提供文娛及康樂空間。

呂元祥建築師事務所在2012年度環保建築大獎其餘入圍的作品包括: 香 港 民 航 處 新 總 部 ( 大 嶼 山 ) 、 東 涌 游 泳 池 ( 大 嶼 山 ) 、 O p u s H o n g Ko n g (山頂)、藍塘道住宅項目(跑馬地)、溱岸8號(沙田)及華潤大廈(灣仔)。

綜合大樓開放和多形態的設計,不但鼓勵公眾的參與,同時亦大大減少能源消耗。大樓 最巧妙的是其作為直立街的中庭,這大膽的設計揉合了陽台、平台、橋樑、樓梯和扶手 電梯,在大樓的各層互相呼應。此外,雖然建築物體量龐大,在設計過程中也有考慮到 毗鄰的學校及其他建築物,盡量避免阻擋它們的自然風。

梁文傑先生概括了呂元祥建築師事務所環保設計的宗旨:「我們非常關心我們的建築項 目對環境作出的貢獻,致力設計更多以人為本的高性能建築物,讓我們齊心關心我們的 社區以及大眾。」

小西灣綜合大樓運用了一系列環保設計:磨砂玻璃天窗,淺色外觀物料,自然照明及自 然通風的中庭,及配備了中空低輻射玻璃的遮蔭屏幕。此外,綠化屋頂由中水和現代化 的雨水回收系統灌溉。

Industry accolades acknowledge J. Roger Preston Awards garnered for green and quality building Since establishing their Asia Pacific business in 1962, J. Roger Preston (JRP) has developed their distinguished practice around the fields of Mechanical and Electrical and Building Services Engineering. Throughout their 50-year history in Asia, JRP has played a decisive role in the evolution of “Green” initiatives and Quality Building in the region. Their dedication to this cause was recently rewarded with major award wins in the 2012 Quality Building Awards and 2012 Green Building Awards. The practice is proud to have been honoured under the 2012 Quality Building Awards (QBA); a biennial award, which recognizes those committed to creating buildings of the highest quality. This year, JRP received the highest accolade, the Quality Building Services Engineer Award for their work on Hong Kong International Commerce Centre (ICC), in addition to the Grand Award for Nonresidential New Buildings, also for ICC. A Merit Award for Green 18 secured a second award for JRP’s work at HK Science Park and a further Merit Award was awarded for Double Cove, Lok Wo Sha, Ma On Shan. To complete a successful year, Hong Kong Institute of Architects (HKIA) honoured JRP’s work at Hotel ICON, awarding this project with their illustrious Medal of the Year.

Green 18 is an eight-storey, environmentally-friendly and operationally efficient building located at Hong Kong Science Park that has been purposefully designed to showcase green technologies and sustainable building practices that will be applied to other buildings in Hong Kong as the city seeks to reduce its carbon footprint into the future.

Built on a pristine 22-hectacre site on the Tolo Harbour waterfront in Hong Kong’s northeast New Territories, the Hong Kong Science Park development was commissioned in 1999 by the Hong Kong Special Administrative Region (HKSAR) Government and provides 20 state-of-the-art laboratory-fitted buildings offering 220,000 square metres of office space as well as fully equipped laboratories and engineering services. Green 18 is the last building to be developed in Phase 2 of Hong Kong Science Park. Designed by Hong Kong architects, Simon Kwan & Associates, under the theme “Office in the Park”, Green 18 reaches out to science and technology, whilst embracing nature at the same time. Green 18 also carries the important mission of acting as a prototype for Hong Kong Science Park’s Phase 3 development. “Green 18 attained HK BEAM Platinum grading,” stated Simon Kwan & Associates Director, Micheal Yam. “The building received full marks for innovation and is only the second local project that has gained all credits in this category, with notable features including its operable glass louvers, interactive display booths, Building Information Modelling (BIM) from design to handover, Heliostat system, and solar light pipes with a sun-tracking device.”

Towards Zero Carbon The Green 18 building system was chosen to reduce overall energy loading and to enable the building to harvest renewable resources. A hybrid ventilation system was adopted consisting of three operating modes based on different outdoor conditions, namely natural ventilation, free cooling and air-conditioning modes. A 5.5kw Vertical Axis Wind Turbine was also installed on the roof of the building to provide on-grid electricity for power and lighting. The introduction of a solar light pipe transmits high quality sunlight while screening out ultraviolet rays.With a sun tracking function at the receiver end, collected sunlight passes through optical fibers to the illuminator located at the basement corridor.The warmth of natural daylight brightens otherwise long, dark passageways. A solar hot water heating system is provided via evacuated tube solar collectors installed on the roof of the building to absorb thermal energy from the sun and convert it into usable heat.

The penetration of natural and warming daylight into the building’s interior through the introduction of the Heliostat system enlivens the living environment at the heart of the building and positively adding to the overall working spirit and productivity of the building’s occupants.

In summer, hybrid ventilation is provided by a chimney effect created in the gap between façade skins, allowing hot air to rise and exit the interior of ethe building.The air gap acts as a buffer, reducing the requirement for air-conditioning in the offices and improves the thermal comfort throughout the perimeter zone.

“Green 18 was developed as a Research & Development office building incorporating a number of green and sustainable features,” says Hong Kong Science and Technology Parks Corporation Executive Project Manager (Planning and Design),Wilson Yau.“The installation of various systems making use of renewable resources complements the overall theme of the building and simultaneously serves to promote the application of renewable energy technologies to the general public.”

And while some air-conditioning is required in the atrium, requirements are low due to the design of the façade.With all operable louvers and windows closed, hot air is generally reflected off the outer façade skin of the building. Operable glass louvers are also provided on the majority of the northwestern and southwestern facades with highest solar heat gain.This additional layer of façade creates a gap between the louvers and the IGU curtain wall, forming a buffer to reduce solar heat gain in summer, thus further reducing energy consumption in the office areas.

Bioclimatic & Landscape Features Waste Management Promoting the theme “Office in the Park”, Green 18 incorporates landscaping within the building itself and the interweaving of landscape and communal elements throughout the building. Purpose built landscaped gardens located on the roof, 7/F and 8/F, together with an atrium, are provided to further enhance building users’ interaction with nature.The introduction of “Green Fingers” also encourages and promotes small-scale urban farming by office users at the garden beds provided on each of these levels. The ”Office in the Park” theme is further promoted through the inclusion of a green lobby, green wall at the entrance of the Green Concept exhibition area, a water feature visually extending from the exterior to the interior lobby, which also enhances the microclimate, sloped landscaping planted with lush greenery at the building’s exterior and extending into the building interior, and the lobby which is naturally ventilated enabling optimal climatic conditions. Sensitive boundary treatment also promotes the building to the public, while the absence of solid fencing eliminates feelings of isolation for occupants.The first line of building security is glass doors enclosing the lobby interior, while a second line of defense is created at the controlled lift lobby via security gates. An existing and extensive Automatic Refuse Collection System (ARCS) system is provided for use by the buildings in Phase 1 and Phase 2.The ARCS for Green 18 will be connected to the central system of ARCS. ARCS is for collection, sorting and disposal of recycled paper and general waste from the offices and an ARCS room is located at the building core of each floor, in which hoppers and chutes are provided. The hoppers and chutes are connected to the refuse conveyance pipe under basement floor slab and lead to the separate refuse containers for the two different wastes provided at the refuse collection station of the existing system. When the refuse container is 80% full, a cleaning contractor will arrange collection and disposal. Green 18 carries the important mission of serving as a prototype for HKSP’s Phase 3 development.This will incorporate the latest green technologies, sustainable building design and management practices with a net zero carbon target. Phase 3 will be a showcase for implementing sustainable practices in Hong Kong and it will act as the catalyst to develop Hong Kong and the Pearl River Delta Region as the regional hub for green technology.

綠景樓 啟動香港建築可持續發展的未來 建於香港新界東北部,吐露港海旁一塊面積22公頃的土地上,香港科技園公司在1999年 接受香港特別行政區政府的委託,在科學園第一、二期建20棟頂尖及專為研發工作而設 的辦公室大樓,共提供220,000平方米的辦公室用地,以及多個設備完善的實驗室和園 區設施。

關善明建築師事務所董事任萃華先生說:「綠景樓已經達到香港建築環境評估法的鉑金標 準,而且就創新一項得到滿分,這僅是第二個本地項目能在這類別中達到所有分數。」

綠景樓是是科學園第二期規劃中最後一棟落成的建築物;由香港本土建築師關善明建築 師事務所 (Simon Kwan & Associates) 設計,以「園裡的辦公室」為主題,綠景樓的設 計不但著眼科技,同時也擁抱大自然,更肩負著一個重要任務,就是為科學園第三期勾 劃出發展大綱。

為推廣「園裡的辦公室」概念,綠景樓將園景融入建築物,透過建築設計將園景特色和 社區元素交織在一起。

香港科技園公司項目及設施副總裁呂守信先生表示:「綠景樓是一座糅合多項綠化和可持 續發展特色的科研及發展辦公大樓。安裝多個有效利用再生能源系統,呼應大樓的設計主 題,同時可以向大眾推廣可再生能源的應用。」 其中值得留意的是可開合式玻璃百葉幕牆、太陽光反射及導入系統、展示由設計至落成的 建築資訊建模,以及一系列作公眾教育用途的互動展示區。 自然溫暖的日光透過日光反射系統滲透到綠景樓內部,令樓內中心部份的環境活躍起來, 且為辦公室員工的生產力和整體工作士氣帶來正面影響。

生態氣候及景觀特色

精心設計的園林花園位於大樓的地面樓層和最高兩層,連同中庭,進一步加強大樓使用者 和大自然的互動關係。引入「綠色手指」的概念,積極鼓勵和推廣辦公室員工在各層的花 園田地上進行小型都市耕種。 在綠景樓綠色概念展覽區的入口,可以進一步體驗「園裡的辦公室」主題,透過流水、 綠化的大堂和牆壁,在視覺上由戶外延伸至室內大堂的設計,有效調節微氣候.觀景斜 坡上裁種綠油蔥郁的植物,一直由大樓的外面延伸到建築內部,而大堂亦是利用自然通 風來調節最合適的氣溫。 細心的外圍設計亦有助將建築物帶到大眾面前,沒有堅實的圍牆,可以減低大樓和公眾 的隔閡。大樓第一道保安防線是大堂內部的玻璃門,而第二道防線則是透過保安閘門控 制的電梯大堂。

香港一直尋求減少碳排放的方法,而香港科學園的 設計,是以展示綠色科技和可持續發展、及可應用 於香港其他建築的做法為目的。園內新建成八層高 的綠景樓,是一棟既環保、且具高度營運效益的模 範建築物。

邁向零碳排放

廢物處理

為了減少整體能源負荷和利用可再生能源,故選用了現時的大樓系統─混合式通風系統, 結合了三種操作模式,可以根據各種戶外條件調節模式,包括自然通風、自然冷卻和空調 模式。綠景樓天台亦安裝了一個5.5千瓦的立軸風力機,為大樓電網提供電力和照明。 引進太陽光導入系統,有效將陽光引入室內的同時,亦阻隔了紫外線。在接收一端裝有 太陽追蹤功能,收集的陽光會經光纖到達地下走廊的照明器。自然溫暖的日光照亮了長 而暗的行人通道。天台的真空管太陽能集熱器為太陽能熱水系統收集太陽能,再轉換為 可用熱能。

現時在第一期和第二期實行的中央自動垃圾收集系統 (ARCS) 將會與綠景樓的 ARCS 連接。ARCS 是指將來自辦公室的再造紙和一般廢物進行收集、整理和棄置。而在大樓核 心的每一層都設有一間 ARCS 室,備有料斗和運送廢物的導槽。

在夏季,混合式通風系統在外牆之間的間隙形成煙囪效應,讓熱空氣上升和離開大樓 內部。這道空氣間隙成為一個緩衝區,降低辦公室空調的用量,改善整個周邊環境的熱 舒適度。 至於中庭所需的空調,亦因為外牆的設計而相應調低。當所有可操作的百葉窗和窗戶關 上,熱空氣會在大樓外牆反射離開。而這些可操作的玻璃百葉窗皆安裝在大樓的西北和 西南外牆這兩面接收最多太陽能的位置。於大樓額外加建一層活動百葉幕牆外牆,可以 形成在百葉窗和隔熱玻璃幕牆的間隙,有效減少太陽能吸收,進一步減少辦公室範圍的 能源消耗。

料斗和導槽連接到底層地板下的垃圾輸送管,送到現有系統的廢物收集站內專門裝載兩種 不同廢物的獨立垃圾箱。當垃圾箱達八成滿,清潔承辦商便會安排收集和處置垃圾。 綠景樓肩負為科學園第三期勾劃出發展大綱的重要任務。大樓結合了最新的環保科技、可 持續發展的建築設計和管理模式,務求達至零碳排放。科學園第三期將會是一個本地實行 可持續措施的重要展示地,它將會加速香港和珠三角地區發展 成為綠色科技的地區樞紐。

致力推動綠色建設未來 The award presentation ceremony of Green Building Award 2012 (GBA 2012) was held at the Hong Kong Convention and Exhibition Centre in June, during which winners were announced and awarded. 2012年度的環保建築大獎頒獎禮於6月在香港會議展覽中心舉行,當晚 宣佈及頒發了多個獎項,表揚一眾環保建築。

GBA 2012 is a biennial award program organised by the Hong Kong Green Building Council (HKGBC) with the Professional Green Building Council (PGBC). GBA 2012 aims to provide recognition to building related projects with outstanding performance and contributions in sustainability and the environment and also to transform the mainstream market towards wider adoption of sustainable planning, design, construction, maintenance, renovation and revitalization of buildings. Message from the Guest of Honour, Mrs. Carrie LAM, GBS, JP, Former Secretary for Development, HKSAR Government. I offer my warmest congratulations to the Hong Kong Green Building Council and the Professional Green Building Council, for jointly organising the biennial Green Building Award 2012. Buildings in Hong Kong are consuming 90 per cent of the city’s total electricity.To reduce energy consumption and the resulting carbon emission, prompt action must be taken to optimise building designs. To this end, we have been encouraging the construction industry to adopt innovative and creative solutions and incorporate “green elements” in all phases and facets of projects – from green building design to low carbon construction, and from effective procurement to user-friendly management. The goal of these solutions should be to incorporate measures that maximise sustainability, while at the same time minimise negative impact of the building on the community throughout its life-span. I am pleased to note that the Green Building Award 2012 has underlined the importance of sustainability in the full life-cycle of a building by giving due recognition to the contribution of different professional sectors of the construction industry for their distinguished work in this aspect. 1) CIC Zero Carbon Building ZCB – New Building Category – Grand ZCB 零碳天地 – 新建建築類別 – 大獎 In light of the construction industry having a significant role to play in GHG emission reduction, Construction Industry Council (CIC) has developed the first ZeroCarbon Building (ZCB) in Hong Kong. ZCB is a showcase for the approach and implementation of green building, demonstrating eco-building design and technology. Surrounded by over 200 trees, ZCB is a ‘Green Oasis’, a catalyst to drive behavioural change. The purpose of the building is to exhibit, covering a number of concepts that can be practically implemented, including for example, zero carbon, sustainable water, zero waste, urban woodland. The energy is saved by various measures down to 86 kWh/m2/year: natural ventilation using wind catchers, high performance façade for solar shading, efficient high volume low speed ceiling fans, underfloor air delivery with radiant cooling.Thus some 75% more energy utilisation is achieved as compared with traditional approaches.

這棟佔地一點四公頃的零碳建築,正好展示了現時綠色建 築的方向和實施,把生態建築的概念和科技一一實踐。在 高人口密度的香港,這棟零碳建築簡直是一個城市綠洲, 一個推動城市習慣改變的催化劑。建築目的是為了展現如 何把不同概念應用在實際環境上,包括零排碳、水循環、 零廢棄及城市木林區。它通過不同的方式來減少能源,包 括使用集風口達到自然通風的效果,高性能建築立面來遮 光,低速高效能吊扇,地牢空氣傳送連輻射冷房系統。不 但如此,建築物更被超過二百棵樹木圍繞著。

2) Hong Kong Design Institute & HKIVE Lee Wai Lee Campus – New Building Category – Merit 香 港知專設計學院新校舍及遷建香港專業教育學院 (李惠利) – 新建建築類別 – 優異

With the design concept of “heaven-sky-earth”, the Hong Kong Design Institute & HKIVE Lee Wai Lee Campus raises the main bulk of the buildings up to the “sky” level (above 7/F) leaving ample open space at the “earth” level (at G/F and podium). Constructed of concrete, steel and glass, the evocative, light and transparent architecture is a

metaphor of a blank page containing various exchanges within the building as well as with the surroundings, all made possible through interaction among the building, users, public and the site neighbourhood which mutates throughout its lifespan. 香港知專設計學院及香港專業教育學院李惠利分校的設 計,運用了「天空與地面」的概念, 把建築物主要體積 的部分提升至「天空」水平(即7樓以上的位置),為建築物 「地面」水平部分(即地面至平台的位置) 留下充裕的空 間。在7樓以下的開敞環境,不但提供大面積的設計園景和 公眾活動場地,更能把將軍澳的海濱地帶與位於校舍之後 的樓宇連接起來,兼作通風及觀景用途,使校舍建築與毗 鄰環境得以融和,創建可持續發展的建築環境。

3) Midfield Concourse Development – New Building Category – Merit 中場客運廊發展工程 – 新建建築類別 – 優異 Sustainability is an integral part of Hong Kong International Airport’s operations and development.A series of energy saving initiatives will be incorporated in the Midfield

Concourse contributing to an energy saving of over 20% compared with the Building Energy Code baseline. Highperformance glazing panels, daylight sensors, solar shading and north-facing skylights are used to maximise natural lighting and reduce solar heat gain. To harness renewable energy, over 1,200 m2 of rooftop solar panels are included, one of the largest arrays in Hong Kong. Included are fixed ground power and pre-conditioned air systems for all aircraft parking stands, eliminating the need for aircraft to use their emission-intensive auxiliary power units while parked. 融入了一系列節能措施的香港國際機場中場客運廊,在建 築能源效益守則中制定的基準比較,可節省超過 20% 能 源。採用高性能玻璃,日光感應器及遮陽裝置;天窗朝向 北面,以盡量引入天然光線,並減少吸收太陽熱力。為收 集可再生能源,客運廊頂部裝設了面積超過1,200平方米的 太陽能電池板,是全港最大型的同類型設施之一。安裝約 20,000枚發光二極管燈,務求減少照明能源消耗。所有停 機位均安裝固定地面供電系統及預調空氣系統,使飛機在 停泊期間毋須使用排放量高的輔助動力裝置。

4) Sludge Treatment Facilities – New Building Category – Merit 污泥處理設施 – 新建建築類別 – 優異 This major treatment facility applies advanced technology and world-class management to treat sludge in a manner compatible with sustainable waste management. The facility will be equipped to receive and treat up to 2,000 tonnes of sludge a day. When it comes on stream in 2013, it will be able to reduce the amount of sludge by up to 90%. It will also have leisure, educational and landscaped facilities for the public. A variety of green solutions are enthusiastically adopted to an usually unfavourable treatment plant complex of a large scale, associated with appropriate well-being spaces for the residents to enhance their quality of life. 此乃一個採用先進科技及世界級管理模式的大型淤泥處理 廠,處理方式符合可持續性的廢料管理,每天可收集多於 2000公噸的淤泥。在2013年投入運作後,有助減少淤泥 總量達九成。淤泥處理廠的一大特色是其外形建築及園景 元素,呈波浪形的主大樓反映建築物面臨的海景。提供 額外設施包括一環境教育中心,可供訪客參觀及觀察設 施的運作。

The design of Baishawan Beach Visitor Centre responds to the strong wind in winter and the intense sunlight in summer. The architecture works with the topography, like trees and rocks anchoring to the site and becoming an integral part of the landscape, changes the traditional binary relationship between landscape and architecture. The structure of the existing building was reused for the new, connected by slanted slabs to the new addition and the sloped ground, for visitors to walk along the terrain to the grassland on the rooftop.The L-shaped building mass is arranged along the retaining walls according to the land’s contours, creating an open plaza in front facing the sea. 位於台灣的白沙灣海水浴場旅客中心,設計回應了冬日強 風、沙丘與夏日強烈的日照。建築配合地形與地景,改變 人與地景及建築的傳統二元關係,期望建築物如大樹、岩 石般一樣成為風景的一部分。這是從一棟80年代的舊建 築物改造及加建而成的,設計以緩坡樓板將原有及新建的 旅客服務中心連接,並使遊客能順著白沙地形走上建築頂 的草坡。 L 字型的曲折量體緊貼著等高線與擋土牆,形成 面海的大廣場。提供大量遮陽空間供遊客活動,觀者可由 草坡建築背側的停車場,穿過框景的入口穿廊,沿著建築 一側的展示,服務、餐飲、沖洗等功能路走向沙灘,體驗 海天一色的意境。

– 台達電莫拉克風災校園重建 – 亞太區 – 優異 “This case strikes a challenge for Bio architecture Formosana. We would need to listen to what the Nature trying to tell us given this background. Taking a leaf from the way people used to build structures, there was a lot of common sense and a knack for finding innovative ways of protecting against nature by letting the ecology and geology of the area do the hard work. The school uses substantial clean energy, six 3 KW wind turbines generates estimated volume of 18 KW, which will account for 5% of school substitute power. BIPV solar power system, generating estimated volume of 10.5 KW, will account for another 12%. Wind and solar power will supplement the use of electricity during typhoon season. 3) Cruise Terminal Building for the Kai Tak Cruise Terminal Development – New Building Category – Merit 啟德郵輪碼頭大樓 – 新建建築類別 – 優異 This project involves the design and construction of the Kai Tak Cruise Terminal Building to accommodate cruise operation facilities including customs, immigration, quarantine and police as well as other supporting facilities. The design has embedded a number of sustainable elements addressing Anatomy, Physiology and Society aspects. It adopts an innovative long span, modular structural approach suitable for pre-cast construction. Low impact construction is adopted where materials selected are of high recycle content. Curtain wall is designed for high-performance and climate-responsive concept with smart glazing arrangement and utilising skylights between atria. 4) Ocean Financial Centre, Singapore – Asia Pacific – Merit 海洋金融中心 – 亞太區 – 優異 A prime development along the Marina Bay front of Singapore, Ocean Financial Centre aims to be the iconic landmark of building sustainability and green innovations for commercial high rise buildings in Singapore and the region. This high-quality project enjoys four levels of sky gardens which will provide landscape excellence, uses a triple-glazed facade and PVB insulating layer for efficient design with great IEQ, preserved existing trees where possible and uses recyclable materials throughout. 5) Academic 3, City University of Hong Kong – New Building Category – Merit 香港城市大學學術樓(三) – 新建建築類別 – 優異 The City University of Hong Kong required a new teaching and administration building in its campus to accommodate its expanding intake of students in light of the new 3/3/4 teaching structure.This iconic university facility complex is integrated into the long and narrow site of former parking lots along a street. Four key principles drove the design solution for the building, working with the set parameters of location and height for a tower; maintaining a level green deck across the sloping site, activation the circulation spaces, embedding sustainable design to create a green icon against the backdrop of Lion Rock, and lifting the ground plane to enhance permeability and natural environment at street level. 為應付3/3/4新學際推行後,香港城市大學於現有的達之路 大學廣場旁邊,興建了一座新的教學及行政大樓,以配合 未來發展。新建的大樓與從前長而窄的停車場合併,變成 了一個非常吸引且具標誌性的綜合設施。設計時本著四個 原則;維持地點綠化環境不減、增加流通空間、以可持續 發展方向興建一座與獅子山背景呼應的綠色地標性建築、 及升高建築物以增加地面風透度及保持自然環境。

Pertubuhan Akitek Malaysia (PAM) - Malaysian Institute of Architects - is the national professional institute representing architects in Malaysia.The biannual PAM Awards is the premier award for architecture in Malaysia recognising the contribution made by architects in terms of design quality and that of the built environment. The Awards give recognition to Malaysian Architects who pursue excellence in design, to promote the advancement of a quality built environment that has beneficial social, physical and cultural impact in Malaysia and to recognise the diversity of Malaysian Architecture. They also give recognition to the Builders and Owners who work together to achieve outstanding results. PAM was founded in 1920 as the Institute of Architects Malaya. In 1948, the name and consequently the Constitution were changed to the Federation of Malaya Society of Architects (FMSA) which was allied to the Royal Institute of British Architects (RIBA). Another change in name to reflect national sovereignty and registration under the current name came about when PAM was registered with the Registrar of Societies on 20 January 1967. The Institute is managed by an elected Council, the current President is Ar Hj Saifuddin Ahmad, re-elected in June for a second term. PAM Awards 2012 received a record amount of entries representing the wide breadth of projects which represent this dynamic Asian nation’s rapid development, rich cultural diversity and bright outlook, and as the country’s capital city, in 2012Kuala Lumpur maintains its allure as one of Asia’s most desirable investment destinations and buzzing social hotspots. On the following pages PRC Magazine is pleased to present a selection of Malaysia’s current architectural projects of note.

1) Lone Pine Hotel – Commercial – Gold 孤松酒店,檳城 –­商業組別 –­ 金獎 Established in 1948, Lone Pine Hotel is located on a beautiful stretch of beach in Batu Feringghi and is the only luxury boutique hotel in this area. The latest renovation consisted of the addition of two new blocks and the design was to create a intimate relationship between the hotel guest and nature. This is achieved by the conscious attempt to minimise the footprint of the new blocks, to ensure they are delicate insertions into the existing site. This has created a modern and contemporary retreat, whilst maintaining the nostalgia and character of Penang’s golden colonial era. 創立於1948年的孤松酒店座落在巴都丁宜美麗的沙灘上, 是這一帶唯一的豪華精品酒店。酒店最新擴建了兩棟大 樓,設計意念是希望讓住客與大自然有更親密的接觸。興 建過程盡量減少對環境的影響,以確保新的建築能不著痕 跡地融入本來的建設當中。這不但造就了一個現代避世好 去處,更保留了昔日檳城殖民時代繁華盛世的獨特個性。

2) Symphony Hills Office – Commercial – 商業組別 The program called for the provision of a office which would be readapted and converted into a community club facility for the surrounding residential developments. Contextually, the site lies in a valley formation sandwiched by strata low rise residential enclaves on both sides. It thus became essential for the built environment to offer itself as a source of attractive views and relief to enhance the marketing aspects of the adjacent residential properties. Space between buildings was framed and created as scenic zones of interest. The green plot ratio was maximised, rainwater collected and roof insulated by the use of green roof. 發展項目需要一個臨時辦公室,並要求將來可改裝成會 所,供附近居民使用。位置上,辦公室處於凹地,而兩邊 都是低層樓房的住宅區,因此,建築必須美觀,以增強附 近住宅物業的營銷優勢。除此之外,建築物之間的空間被 分隔起來作為不同園景區,大廈的綠色容積率得以提高, 建築配備雨水收集系統及隔熱綠化屋頂。

3) D6, KL – Commercial /­D6,吉隆坡 –­商業組別 D6 was designed as one half of a pair of ‘Gateway Buildings’ which flank Jalan Sentul.Together with its other half, D7, D6 heralds in a new phase in the urban renewal of Sentul.The architectural of D6 is rooted in the modern architectural tradition where elements of enclosure, structure and mass form the basis of its architecture.While the mass of D6 is simple, the complexity derived from its double-layered skin of glass and mesh. Visually the mesh is an abbreviation of form and optics.The mesh shelters the building from heat and glare. On the east façade the mesh is an invitation for landscaping to co-exist with architecture.

5) Administration Building – Commercial – Silver 行政大樓 –­ 商業組別 –­ 銀獎 An office space for 200 staff members, an energy-efficient and flexible building – the usual hallmarks of a modern and progressive work environment. What initially seemed unprogressive was the client’s request for the demolition of the existing offices and for the new building to sit on the cleared site. However, upon inspection of the site the designers realised that the original office building, a cluster of five blocks with steeply pitched pyramidal roofs and a Minangkabau roof as the entrance statement, had many serious problems, such as dimly lit and claustrophobic interiors and major water leakage, making the construction of an entirely new building desirable. 能容納二百員工的辦公室、節能和具彈性的大樓聽來只是 一般現代化和先進工作空間的要求,客戶最初要拆除現有 大樓,並在原址興建新大樓的要求看似過時,然而,經過 實地勘察後,設計師發現原來用上傾斜型金字塔屋頂的五 座辦公大樓,和有米南卡堡風格屋頂的正門入口都有許多嚴 重問題,包括燈光昏暗、室內裝潢幽暗和嚴重漏水問題,不 得不重新興建大樓。

6) Denai SOHO – Adaptive Re-use – Silver /­活化再利用 –­銀獎 This client bought an 836m² plot of land with a dilapidated single storey house on it in Johor Bahru.The original 149m² house has been turned into a 186m² designer’s office. The brief was to maintain the existing single storey structure and to promote a ‘green’ image. In order to give the house a fresh look, a new steel structure was erected for the front and side entrance façade and clad with recycled balau timber. The clean boxy addition provides a large overhang for a new floor to ceiling opening and space for a meeting room. 客人把在柔佛州新山佔地 836平方米的土地以及土地上丟 空的單層房子一併買下,並把原先只有149米平方米的房 子改建成186平方米的設計師辦公室。項目要點是要保留 現有的單層結構及推廣「綠色」形象。為了讓房子有煥然 一新的面貌,房子的前方和側門架起了鋼鐵結構以及包上 回收巴勞木,這個簡潔而方正的擴建部分提供了新的有蓋 空間和額外的會議場所。

7) The Skin – Industrial – Silver /­工業組別 –­銀獎 D6 被認為是守護著冼都街兩旁的大廈之一,它和在另一 邊的 D7 同時標誌著冼都市區重建的一個新階段。D6 無 論在其密圍式建築、結構、甚至形狀上都體現了現代建築 學的傳統元素。D6 的外形看似簡單,可是其玻璃與鋼筋 網的雙層外牆結構才是其複雜之處。視覺上鋼筋網是形 態和光的結合,功能上它能阻隔熱力和眩光,而在大廈 東面的牆上它更為攀緣植物提供棲息之所從而達到美化 景觀的效果。

4) The Troika – Multiple Residential High Rise D6,吉隆坡 –­高層住宅 Located at the north-eastern corner of the park at the heart of the Kuala Lumpur City Centre (KLCC) precinct. This mixed-used complex aim to promoting a more sustainable, densely-planned approach to living and working in a 21st century city.The project comprises three apartment towers of 38, 54 and 50 storeys that together

It is a 4-storey building housing a company headquartres and warehouse. The design is the interaction of people within the office with the external environment. Defining the office and the warehouse and provide privacy whilst responding to environment. A perforated skin wraps the headquartres office block with internal aluminium glass sliding doors.The skin serves as breathable skin that allows daylight to penetrate (reducing the need for artificial light), minimises heat gain in the interior (minimising air-con loading) and provides contact to the outside, both visually and physically. 樓高4層的大樓為一公司的總部和貨倉,設計著重辦公室內 的人與外在環境的互動,把辦公室和倉庫間隔起來,既能維 護隱私而又不失場所功用的考慮。透孔的外牆配合內部鋁製 玻璃滑門能讓陽光輕易穿透以減少電燈的使用、降低室內熱 量來減低空調負荷,並融入外界的景色和環境之中。

1) Mont Timah, Singapore – Overseas – Gold 知馬山,新加坡 –­ 海外 –­ 金獎 Situated next to the Bukit Timah Nature Reserve. It comprises 8 blocks of 3-storey residential buildings with basement carpark, swimming pool and amenities such as children’s wading pool, clubhouse, outdoor timber decks and landscaped outdoor areas.The development explores the notion of living in proximity with nature.With a site of 7,843m2, the clusters of dwellings arranged around a 25m lap pool and lush greenery with some units having their own private pools.The buildings arranged in a descending terraces following the sloping profile of the site. It maximises the view of the forested surroundings. 毗鄰武吉知馬自然保育區的知馬山由8座3層高的別墅組 成,設施包括地下停車場、游泳池、兒童嬉水池、會所、 戶外觀景台和室外園林區等等,住宅項目嘗試探索與大自 然零距離生活的概念。整個發展項目總面積達7843平方 米,洋房圍繞著一個二十五米的游泳池和翠綠景觀而建, 而其中一些單位更有自己的私人泳池。別墅一階階的座落 在山坡,高低有序,森林的青蔥一片盡收眼簾。

2) House 484 – Single Residential – Gold /­單幢式住宅 –­ 金獎 The site is situated on a steel Class 3 slope with no flat grounds. A key element was a long half-olympic lap pool. As there were no flat surfaces, the pool had to be hung over the slope. Structural considerations were taken to cantilever almost 9m over the slope to allow for the residents to ‘swim out into the sky’. Floor to ceiling sliding doors open out onto a large balcony with ‘invisible’ glass railings.A composite structure of reinforced concrete and steel bracing, the house cantilevers over the slope almost 12m from the sub-structure. 住宅位於三級斜坡之上,主要特色是一個半標準的游泳 池。由於選址缺乏平地,泳池只好建於山坡上,並用了 幾乎9米的懸臂,讓居民有遨「游」天際的感覺。住戶可 經落地滑門走到嵌上透明玻璃欄杆的大陽台。房子結構 由鋼筋混凝土支撐,並需在山坡用上12米的懸臂裝置來 加以穩固。

5) Kiara 1888 – Multiple Residential High Rise – Gold / 伽羅 1888 –­高層住宅 –­金獎 Located in Mont Kiara’s up-market residential enclave are the twin-towers of Kiara 1888. It designed to addressthe sloping site and sought to create a flow of communal spaces to promote community living.These characteristics helped to shape certain attributes of the 182-unit building, such as the entrance to the tower and its landscaping, the design of the car-park levels and its mode of entry, as well as defining the locations and placements of the high-rise tower and its sibling block. It is sited on a 80,940m2 of land at Kampong Janda Baik, Pahang Darul Makmur, Incorporating physical spaces into the natural forest landscape.The differentiation between city and village living is given emphasis in the design whereby leisure and a slow pace life take precedence and the retreat harnesses a relaxed ambience. The dwellings flows into the surrounding natural forest allowing residents to enjoy the surrounding nature. All buildings are positioned to maximise the stunning view.

3) Bakita – Interior design­/ 室內設計 Located on a leafy promenade off Changkat Bukit Bintang in KL. It is remnant of a dilapidated 1950s shophouse.The two sides of elevation and a twenty-foot strip of forecourt surrounding is transformed into a timber-decked outdoor beer garden on the ground level. Natural light pours into the centre of the ground floor via an original lightwell of typical traditional Asian shophouses, which transforms into a well of lights at dusk, the light is reflected from the hexagonal polished stainless steel mosaics now lining the lightwell’s double-height wall. 位於吉隆坡武吉免登對開綠葉長廊的 Bakita 讓你想起昔 日50年代懷舊的商店,店的兩側和21尺長的前院改建成 戶外酒吧。自然光由常見於亞洲商店的天井射到底層,而 黃昏時光線會再由牆上六角形不鏽鋼馬賽克反射出來,造 出不同的燈光效果。

4) House in 3 Movements, Singapore – Overseas – Silver / 新加坡 –­海外 –­銀獎 The strategy was to create a house in 3 cubic forms. The separate cubes or ‘movements’ are connected by bridges and linked by courtyards to heighten the distinct separations of the volumes. Effectively, there are 3 little houses within the house with light and views on all 4 sides of the form.The idea was to express each of the different functions of the house in a separate cube. In order to accentuate the character of each of the movements, timber cladding was used for the first cube, white smooth plaster for the second, and rough grey tones for the third.

7) DNP Land Wing Tai Asia Alma Gallery Showroom / 龍鳳置地,永泰陳列室 –­陳列室組別 An alteration and addition to an existing pair of semidetached shop-factory to be used as the sales and marketing gallery for the client, the gallery will house their new launches of their developments in Penang and their sales and marketing team. Materials for the exterior finishes were selected to match the interior creating a free flowing horizontal plane for the visitors on the ground floor. A vertical hanging garden was added to the façade providing the internal gallery a natural green filter and sun screen. Currently celebrating its sixth year, the HKCRA Awards For Excellence acknowledge best practices in relation to the application of concrete repairs.

The HKCRA congratulates each of the 2012 HKCRA Awards recipients and looks forward to increased participation in these Awards by industry-related organisations in 2013.

Also present at 2012 HKCRA Annual Dinner and Awards were distinguished guests, including HKSAR Buildings Department’s Ms.Wendy Leung, Business Environment Council Head - Environmental Management, Ms. Suzanne Cheung, Signatory Association Ltd. Chairman, Mr. Wong and University of Hong Kong Head of Structural Engineering and Hong Kong Concrete Institute President, Professor Albert Kwan.

Keynote speaker, HKSAR Buildings Department Senior Building Surveyor (Minor Works), Colin Cheng, provided valuable insights into amendments and changes to building regulations with a direct bearing on HKCRA member organisations.

當晚列席香港混凝土維修協會周年晚宴特別嘉賓計有:香港屋宇署代表梁沁宜小姐、商 界環保協會環境管理總監張潔儀女士、註冊小型工程承建商簽署人協會主席黃永華先生 及香港大學結構工程系主任和香港混凝土學會會長關國雄教授。 當晚主題演講嘉賓由香港屋宇(小型工程)高級屋宇測量師鄭恆安先生擔任,分享其對建築 物規例修訂和改動後,香港混凝土維修協會各會員所受影響的獨特見解。

Addressing the gathering, HKCRA Chairman, Brian Clements, noted that this year the annual HKCRA Awards were presented to four varied and very interesting projects.

香港混凝土維修協會主席白加恩( Brian Clements)先生向當晚賓客致辭時,指出今年 的大獎分別由四個不同類型卻別開生面的項目奪得。

“We are always impressed with the variety and standards of entries submitted for HKCRA Awards consideration,” stated Clements. “As the industry increasingly embraces ever higher standards, environmental considerations and notable safety records, the concrete industry also continues to develop as the methodologies and products employed continue to evolve.”

“And while we are delighted that participating companies enthusiastically entered the annual HKCRA Awards, we also invite and encourage Hong Kong’s larger construction firms, such as Gammon, Hip Hing, Paul Y, Leighton and others, who also undertake concrete repairs, sometimes on a significant scale, to step forward and enter the Awards.” Clements also noted that the HKCRA has finally commissioned Martin Harris to write the Repairs Manual on behalf of HKCRA. The Draft manual is scheduled for acceptance by the Committee by year-end 2012. Commenting on 2012 HKCRA Awards, Clements thanked the judges - Meinhardt Technical Director, Martin Harris, and CanBuild Director and HKCRA President,Trevor Gregory for their expertise and professionalism in judging the 2012 HKCRA Awards entries. Judging Following due diligence and lengthy consideration in relation to Awards entries, the judges decided that this year there should be three Awards of Merit and one overall Winner. These were awarded to: Overall Winner Nga Luen Construction and Engineering Company Ltd. “An interesting and complex project involving specialist materials combined with both Traffic and Health and Safety Management” Merit Award Projexasia Ltd. “Attention to Safety” Merit Award Marvel Harvest Ltd. “A well rounded project and submission” Merit Award Ronacrete (FE) Ltd. “Incorporation of Training and Supervision” The judges placed major emphasis during their assessment of each entry on the following: • Specialist work - a project that is different or special, with if possible: difficult access, severe corrosion, special formwork and green solutions. • The selection process of materials used for repairs - specifically why the materials used were chosen: not necessarily brand names and what properties were needed and why. • Evidence of good workmanship through a simple method statement that addresses the specific repair issues supported with some intermediate pictures. • The pictures submitted to judges must clearly illustrate good works, operatives wearing helmets and boots and hand railings and scaffolding, evidence of health and safety awareness and good photos of the finished job. Overall Winner – Nga Luen Construction & Engineering Co., Ltd. 總冠軍 — 雅聯工程有限公司

Nga Luen Construction is a registered general building contractor and a registered minor works contractor.The company’s scope of works includes large-scale building maintenance, concrete repairs, waterproofing treatments, interior designs & decoration, heat insulation treatments. Clients comprise mainly government and charity-funded organisations, schools, homes for the elderly, nurseries and kindergartens, and managed estates Nga Luen Construction & Engineering Company Ltd carried out major repair works for anti-skid paving, and water leakage from soffit and concrete cracks of washing bays and bus runways at various locations for KMB Kowloon Bay Depot between August to November 2011. Materials used in the application of concrete repairs included (Fast Cure) EPIKOTE 828 Anti-skid Dressing on Concrete or Asphalt (S.M.A.) Road (Grit Size #10), EPIKOTE SL828 Epoxy Sand Mortar, and EPIKOTE SL828 Self Levelling Flooring with Colour Resin Topping. The six point methodology as applied to the floor work included keeping the area dry and clean, saw cut and cut chase 50mm width and 50mm depth along the crack, grinding and shot blasting the surface, patching the water pond and crack area with epoxy sand mortar, applying self-levelling flooring and a water-ponding test. Traffic Control As the job area was located in a busy bus centre with quite frequent traffic, Nga Luen Construction and Engineering Company Ltd. was required to allocate extra manpower to control the traffic in order to minimise the disturbance to the daily routine at the bus centre. Traffic control planning was also constantly changing depending on which area works were being carried out in. “The most challenging aspect of this project was to overcome the complexity of the project and to fulfil our client’s high demand for quality and safety requirement,” stated Nga Luen Construction Project Manager, Raymond Lau and Engineering Company Ltd. “As neither an architect or consultant was employed to monitor the project, we had to keep track of our work under the direct and close supervision of KMB.”

Nga Luen Construction employed around 30 workers on this project, each with the appropriate qualifications of construction craftsmanship in different trades. Our company demonstrated its professionalism in the building repair field at the work site and liaised responsibly with our client.” 雅聯工程有限公司是香港註冊的一般建築承建商及註冊小型工程承建商,業務範圍包括 大型建築物保養,混凝土維修,防水處理,室內設計裝潢及隔熱處理。公司客戶群以政 府部門、慈善團體、學校、安老院、幼兒園及幼稚園和屋村為主。 於2011年八月至十一月,雅聯工程對九龍巴士有限公司分別在九龍灣車廠不同位置,進 行在洗車間及行車道舖上防滑路面、解決拱腹滲水和補塞混凝土裂縫的維修工程。 混凝土維修物料計有:快硬環氧樹脂828 混凝土或瀝青專用防滑鋼沙 (粒度#10)、 SL828 環氧砂漿和 SL828 自平無縫地皮加彩色樹脂表塗層。舖上地板時嚴格執行六點 步驟:時刻保持工地乾爽清潔、沿著裂縫鋸開50毫米闊50毫米厚方塊,對表層進行磨碎 和噴丸處理,然後以環氧砂漿修補水池和裂縫位置,最後進行地皮自平及積水測試後大 功告成。 交通管制 施工地盤位處繁忙巴士車廠,每天均有大量車輛出入,雅聯需按規定加派額外人手控制 交通,務求工程對車廠日常運作的影響減至最低。交通管制規劃亦隨施工位置而時刻 更改。 雅聯工程有限公司的項目經理劉偉文先生指出:「項目最困難之處是要同時克服工程複 雜性和達致客戶在品質和安全方面的嚴格要求,我們並無聘用建築師或顧問監視工程, 卻仍需在九龍巴士有限公司直接及細心的監察下,時刻匯報工程進度。」 雅聯工程為這項目聘用了三十名工人,每一位均獲得相關建築技術資格,公司在工地展 示出在屋宇維修的專業態度,及和客戶保持良好溝通。

Merit Award – Marvel Harvest Limited 優異獎 — 萬隆哈佛士有限公司

Marvel Harvest Ltd., was contracted to carry out concrete repairs in relation to re-roofing works at Cheung Hang Estate Community Hall from January to April 2012 “There were several difficulties associated with this project,” states Marvel Harvest Project Director, Kent Lam. “These included the roof surface being obstructed with a lot of building services equipment, including air-conditioning plants and pipes, disturbance to existing users below the roof area, restricted access of the small manhole and cat-ladder called for the use of an extendable mobile crane off the building for the transportation of materials and tools, and also restrictive working hours”. “Marvel Harvest used UNOSINT sheet type waterproofing membrane for floors and PARALON for the exposed skirting, surface channels and plinths. Other precautions included special attention given to demolition works to avoid excessive destruction to old structures, including the ‘original’ waterproofing and roofing layers underneath. Disturbances and nuisance were also minimised during the progress of works.” Marvel Harvest set up safety and protection measures for the re-roofing works and also safety measures around the building for material delivery by mobile crane, removed existing roofing materials down to the surface of the asphalt layer, formed grooves on the skirting of parapet walls and existing larger pipes supports at a minimum 200mm height from finished floor level for waterproofing membrane to tuck in, and supplied and applied bitumen emulsion onto existing exposed asphalt surface as temporary waterproofing.

Further work required the laying of 300x300x30mm concrete roofing tiles with cement bedding and pointing, reserving bay joints, caulking bay joints with flexible sealant backed up with foam rods, installing aluminium flashing at wall skirting and final clearance of works area. 萬隆哈佛士有限公司於2012年一月至四月期間,被委託為長亨社區會堂的重舖屋頂工程, 進行混凝土維修工作。 萬隆哈佛士工程總監林靖國先生解釋:「這項目面對著幾項大難題:天台面層被建築物設 備如空調機組和喉管阻礙,施工時會產生噪音滋擾,加上施工時段限制,細小沙井出口及 爬梯不便上落,承辦商惟有利用移動式吊車運送物料和器材。」 萬隆哈佛士採用了 UNOSINT 卷狀防水膠膜用於地台,和 PARALON 防水膜用於外露的 牆腳、平面排水道和柱基。其他注意事項還有:拆卸工程避免對舊建築過多破壞,保留舊 有防水工事及下層天面物料,及將施工期對居民之不便和滋擾減至最低。 萬隆哈佛士為工程建立完善安全及保障措施,包括在天面工程進行時及在建築物周圍使 用移動式吊機時。其他工序包括清除舊有天面物料至瀝青表層;在牆腳線和大型喉躉離 地面200毫米上留溝槽,以植入防水膠膜;在拆卸後的外露瀝青層面髹上乳化瀝青作臨時 防水工事。 後段工序包括舖上水泥墊層,然後舖上三百乘三百乘三十毫米預製混凝土地台磚,最後以 水泥抆口,並預留冷縮熱脹位置於地台磚分倉接駁位,用彈性密封膠以發泡膠棒承托填塞 該接駁縫隙;接著在牆腳線安裝防水鋁片;並於施工完畢後清理場地。

Wah Tat Construction Ltd., contracted Ronacrete for external façade renovation works to Hong Kong Housing Society’s Tui Min Hoi Chuen estate in Sai Kung. Over 6000 square metres of external façade were repaired.

superior waterproofing properties and a high performance waterproofing material needed to be applied onto areas around window surround. The waterproofing, new render and tile adhesive materials had to be compatible with each other.

“Tui Min Hoi Chuen is a housing estate built by Hong Kong Housing Society in 1986,” stated Ronacrete Managing Director, Brian Clements. “The estate was the first Rural Public Housing estate located on the Sai Kung seafront of Sai Kung and had been attacked by the sea winds, leaving the external façade badly deteriorated. Glass mosaic tiles and renders were also de-bonded from the external façade of the buildings and water seepage occurred around windows.”

Requirements of Materials Supplier included good traceable records to supply high quality repair materials in the local market, provision of site training to contractor, ensuring only trained workers apply repair materials. Also, provision of frequent surveillance site visits ensuring correct use of repair materials and attending site progress meetings to report non-conformities found at site and suggest improvement plan to contractor, as well as being technically competent to provide remedial proposals for making good defects at site. Requirements of Materials included repair materials that were pre-bagged or pre-mixed to minimise dust generated at site.The new render and tile adhesive materials had to have
