AEDAS DESIGNER RISES TO CHALLENGE OF BRIDGE TO BUSY SHANGHAI STREET

CITI TOWER AT ONE BAY EAST OFFICES GETS WELL SILVER PRECERTIFICATION

Citi Hong Kong’s new office building, Citi Tower at One Bay East, is the first Citi project globally approved for WELL Silver Precertification by the International WELL Building Institute. The building, on the waterfront in Kwun Tong, contains 18 floors with a combined area of about 28,010m2 of Grade-A office space. “The purchase of Citi Tower has provided us with an unprecedented opportunity to house over 3,000 Citi colleagues in Hong Kong under one roof,” says Citi’s chief executive for Hong Kong and Macau, Weber Lo. “It is important that we provide our staff with a work environment that enhances the key aspects of their wellbeing.” www.citibank.com.hk

SOM HONOURED BY AIA HK AND AIA INTERNATIONAL REGION 2016 Designing Gemdale Changshou Road in Shanghai was an interesting challenge for Andrew Bromberg of Aedas. The 45,000m2 development, comprising an office tower and a shopping podium, will form a bridge between the low-rise housing to the south and Changshou Road to the north. The retail component will step away from the office building, set against the edge of the site, and lushly planted terraces will extend the park lying to the south. The office tower will have an ambiguous appearance, its soft forms seeming to dissolve into its surroundings and the sky above, floating above the green terraces containing the shops like a cloud on a hilltop. To direct the building’s energy towards Changshou Road, the curtain wall facing the street will ripple outwards. The development, a project of Gemdale Properties and Investment Corporate Ltd, is due to be completed in 2019. www.aedas.com

ZAHA HADID ARCHITECTS SELECTED TO BUILD MOSCOW BANK’S CAMPUS

Located in Nanchang, Jiangxi, China, the 268m, 56-storey Jiangxi Nanchang Greenland Zifeng Tower received an Honour Award for Architecture from AIA Hong Kong at an official ceremony in December. The prestigious awards program recognises exemplary architecture and design achievements that improve the built environment. Surrounded by mountains and a sizable lake, Nanchang is known for its scenery and cultural landmarks.The skyscraper’s massing is geometric and refined. Its “great window,” a sloping surface occupying the top third of the building, faces Nanchang’s Old City to the west. Triangular fins that trace their way up the four faces of the tower not only provide a distinctive texture, but also ensure a better performing building by helping mitigate heat gain. At ground level, a grand public courtyard creates a variety of spatial conditions for pedestrians, office tenants, and hotel guests. The building’s podium contains retail space and, on its roof, outdoor terraces with spectacular views. The 209,000m² project occupies a 40,000m² site and was completed in 2015. www.som.com

AECOM ENGINEER SPANS NEW EXTREMES FOR BRIDGES MADE ENIRELY OF LEGO

Zaha Hadid Architects has won the contest to build the Sberbank Technopark at the Skolkovo Innovation Centre in Moscow. The 131,000m2 Sberbank Technopark will become Sberbank’s cradle of information technology innovations, accommodating between 10,000 and 12,000 people working in the bank’s IT and marketing departments. Zaha Hadid. “The necessity to innovate and collaborate is fundamental to Sberbank’s operations,” says project director Christos Passas. “Our research into interconnected, multifunction environments has driven the Sberbank Technopark design. It responds to the bank’s requirements for enhanced communication, interaction and diversification. Infrastructure services company AECOM’s global long-span and speciality bridges director, Robin Sham, has set a new Guinness World Record by designing a 31m-long, 3m-tall suspension bridge made entirely of Lego bricks. The bridge is made of more than 200,000 Lego bricks and weighs three quarters of a tonne. The bridge is now part of an exhibition at the Institution of Civil Engineers (ICE) in London that celebrates the civil engineers that have created some of the world’s greatest bridges. Dr Sham is a holder of the ICE Gold Medal and is an elected member of the committee of the ICE Hong Kong Association. “Using everyday Lego bricks to demystify and showcase the extraordinary feats of engineers, I hope the next generation will be inspired to consider engineering as a career,” Dr Sham says. www.aecom.com

STUDY FINDS 10 AVENUES TO SLASH OUR RELIANCE ON CARS, IMPROVE URBAN AREAS The Urban Land Institute (ULI) and the Centre for Liveable Cities (CLC) in Singapore have jointly published a book called Creating Liveable Cities through ‘Car-Lite’ Urban Mobility. The book is one of the outcomes of joint research by the ULI and CLC into the development of practical ways to make cities more sustainable and better to live in by reducing their reliance on cars. The joint study covered transport options other than private cars that would allow cities to use cars less and so benefit environmentally, socially and economically. The book contains 10 ideas for achieving this purpose, including integrating urban planning and transport planning, managing the supply of and demand for parking, and changing mindsets. www.asia.uli.org

American artist James Turrell and architects Schmidt Hammer Lassen have revealed their plan for the €40 million extension to the ARoS Aarhus Art Museum in Denmark, called the Next Level project. The 5,000m2 extension will contain a 1,200m2 subterranean gallery and a gigantic semi-subterranean art installation called The Dome. The architects say the project is leading art toward new content and ways of expression, which will merge art and architecture to create a new civic experience. The extension will be connected to the present building, expanding the museum sideways, and so making a contrast with the upward thrust of the original structure. Turrell is renowned for his work with light and colour. The Next Level project is Turrell’s biggest in a museum. The extension is due to open in 2020. www.shl.dk

WORLD’S BIGGEST LIGHTING MARKETPLACE ENTICES HORDE OF EXHIBITORS, BUYERS The autumn Hong Kong International Lighting Fair and inaugural Hong Kong International Outdoor and Tech Light Expo, which both took place in October, attracted more than 3,000 exhibitors from around the globe, making the two events together the world’s biggest marketplace for lighting. More than 39,000 buyers attended the Hong Kong International Lighting Fair, held at the Hong Kong Convention and Exhibition Centre and nearly 12,000 buyers attended the Hong Kong International Outdoor and Tech Light Expo, held at AsiaWorld-Expo.That the events coincided with the Eco Expo Asia and the Hong Kong International Building and Hardware Fair added to their value. A survey of exhibitors and buyers found that they considered mainland China and Southeast Asia the most promising emerging markets for lighting. www.hktdc.com

JACOBS WINS BIG IN AUSTRALIA’S US$3.4BLN SPEND ON TRANSPORT INFRASTRUCTURE Jacobs Engineering Group has won important transport infrastructure contracts in Australia, where the government is investing the equivalent of more than US$3.4 billion in urban railways. Jacobs Engineering’s newly won business includes the contracts for the Hurstbridge Rail Line Upgrade in the state of Victoria and the Bruce Highway Upgrade in Queensland. The company is already involved in the Westconnex, Darlington Upgrade, Forrestfield Airport Link and Sydney CBD Light Rail projects. “Australia’s infrastructure market is particularly buoyant right now.This is driven by increases in population, congestion and demand for liveable cities,” says Jacobs Engineering senior vice-president for buildings and infrastructure Patrick Hill. “Our recent appointment on a number of major projects confirms our expertise in addressing these and related transport infrastructure challenges.” www.jacobs.com

Comansa CM unveiled its first luffing-jib tower crane, called the CML190, at the Bauma China trade show in Shanghai. The new model is the first of a CML series of luffing-jib cranes. One version of the CML190 has a capacity of 12t and the other a capacity of 18t. Both have a reach of 60m and different jib configurations every 5m. Cranes in the CML series are light and compact, so they can be transported easily and erected swiftly. The hoisting and luffing cables are installed in the factory. HONG KONG AIRPORT SKYCITY SCHEME INTENDED TO CREATE AN AIRPORT CITY The Airport Authority Hong Kong plan for Skycity envisages shops, entertainment facilities, places to eat, hotels and offices on 25ha of land to the north of Hong Kong International Airport. The plan, announced in November, is part of the authority’s strategy to turn the airport into an airport city. “Skycity aims to capture broad opportunities in tourism and business, while also providing a dynamic lifestyle and family entertainment hub for Hong Kong residents and visitors alike,” says authority chairman Jack So Chak-kwong. The first phase of Skycity will comprise 195,000m2 of space for shops, restaurants and entertainment facilities, due to open in 2021, and a hotel containing 450 to 750 rooms, expected to be completed in 2020. The Renson Panovista Max vertical sun screen won one of the Equipbaie-Metalexpo 2016 Awards for what the panel of judges described as its sleek appearance, enhanced by the absence of visible profiles or cables, and its bottom bar, which disappears completely into the box. “It creates the effect of an invisible architecture that is currently very fashionable,” the panel said.The Panovista Max is Renson’s response to the trend toward the use of large glass surfaces to bring daylight into buildings. It gives shade from the sun where frameless corner windows and sliding windows prevent the use of conventional blinds.The sun screen is almost invisible in a building’s architecture.The box and the side channels can be hidden, and the bottom bar disappears into the box when the screen is rolled up. LEAD 8 SAYS REDESIGN OF 1998 OFFICES REVITALISES OLD AREA OF SHANGHAI

The repositioning and renovation of Cross Tower in the Huangpu district of Shanghai is complete. Fund manager and real estate investor Gaw Capital commissioned Hong Kong architecture and design studio Lead 8 to redesign and reposition the architecture and interior of the office tower, which was built in 1998. The redesign envisaged the landscaped plaza enhancing the area around the Art Deco-inspired building, balancing the commercial and public areas for the benefit of the community. Lead 8 executive director Claude Touikan said: “The new design brings renewed vitality to the old neighbourhood and contributes to the rich fabric of the district. The Hyatt Regency hotel brand has returned to Sydney, with the opening of the Hyatt Regency Sydney. Hyatt Hotels regards the redeveloped hotel as an opportunity to build up its meetings, incentives, conventions and exhibitions business in the Asian and Pacific region. The Hyatt Regency Sydney is in the city’s central business district by Darling Harbour. The hotel has a new 24-storey tower, containing 222 rooms. The tower brings the total number of rooms to 892 and makes the establishment the biggest hotel of its class in Australia. The property has an all-day restaurant that can seat 272 and more than 3,450m2 of meeting space for events. COLLIERS TIPS PROPERTY INVESTORS TO START LOOKING BEYOND HOUSING Colliers International Group says the property market in Hong Kong continues to be supported by negative real interest rates. The real estate services company thinks that, depending on what happens in the United States, Hong Kong should have negative real interest rates until 2018. In its outlook for next year, the firm expects this to support capital values in the property market and thinks the new stamp duty should encourage investors to look beyond housing and seek new opportunities in the markets for offices, shops and industrial property. “We expect the present rebound in business sentiment to continue over the rest of this year and into 2017, driven by stabilisation in the Chinese economy and modest US economic expansion. This, in turn, should support positive rent growth,” says Colliers director of research Daniel Shih. “This is the crux of our prediction that the benchmark rent in Hong Kong will rise by 12% between end2015 and end-2020.” www.colliers.com

JLL says co-working is booming in China as the number of start-ups grows and the Millennial generation get down to earning a living. A report by the real estate services company says co-working, meaning the sharing of space for work by people that are self-employed or that work for different employers, is taking off in Asia, particularly in China. “The advantages that co-working offers fit well with a strategic push by many companies to increase flexibility, improve talent retention and recruiting, and build a sense of community,” says JLL China’s head of research, Joe Zhou. “The concept of coworking emphasises creating a space that supports collaboration, openness, knowledgesharing, innovation and user experience. While these spaces were nearly non-existent in China previously, they have recently grown exponentially in Beijing and Shanghai, with more than 500 co-working sites being set up over the past 18 months.” www.jll.com

BIG’s PHILIDELPHIA NAVY YARD OFFICES REFLECT NEARBY WARSHIPS AND PARK Penn Capital Management has moved into 1200 Intrepid, BIG – Bjarke Ingels Group’s first building in Philadelphia. The four-storey, 8,547m2 office building at 1200 Intrepid Avenue is in the Navy Yard Corporate Centre, a development in the Philadelphia Navy Yard.The building has a doublecurved facade and a gigantic periscope. Some of the building’s features echo Central Green Park, which it abuts, and some echo the curves of the warships docked a few blocks away. Penn Capital occupies 2,415m2 of the top floor.The remaining space is still available to let. “BIG’s beautiful and thoughtful design provides its occupants a highperformance and progressive work environment in a building which offers spectacular views,” says Brian Cohen, the vice-president of Liberty Property Trust, the site’s owner. Knight Frank has expanded its presence in Hong Kong by opening a new Kowloon office in BEA Tower, Millennium City 5, Kwun Tong. At their December press conference Knight Frank forecast that the average number of dwellings completed in Hong Kong will be about 19,000 each year between now and 2020. It thinks that abundant supply and uncertainty about the economy and government policy may drag down prices of mass-market housing in Hong Kong by 5% in 2017. Scarcity of stock means prices of homes at the higher end of the market should remain stable. ATELIER BRÜCKNER-DESIGNED EXHIBITION LETS VISITORS AMBLE THROUGH HISTORY Atelier Brückner has designed a new type of exhibition at the House of Parliamentary History in the German city of Düsseldorf. The exhibition looks at 70 years of history of the parliament of the state of North Rhine-Westphalia. Accompanied by a guide, visitors walk through a series of four rooms which immerse them in the history of the parliament. Each room has a theme, and reveals its contents gradually. Passing through the double doors that divide the rooms takes the visitor from one era to another, each era being typified by the furnishings; by objects such as a suitcase, a briefcase or a telephone; by pictures and by sound recordings. 2016 DFA LIFETIME ACHIEVEMENT AWARD PRESENTED TO DESIGNER OF KOREAN TYPE One of Asia’s most influential graphic and typographic designers, Ahn Sang-Soo, won the 2016 DFA Lifetime Achievement Award for his contributions to the promotion and development of Korean font design. Antony Lo Hsiang-An of Taiwan, chief executive of bicycle manufacturer Giant, won the DFA Design Leadership Award. Hong Kong film art director and costume designer William Chang Suk-pink won the DFA World’s Outstanding Chinese Designer accolade. The Hong Kong Design Centre also announced the names of 176 other winners of DFA Design for Asia Awards and 16 winners of DFA Hong Kong Young Design Talent Awards.The DFA Design for Asia Awards recognise design that reflects Asian aesthetics and culture. BENOY’S SHANGHAI HARBOUR CITY DESIGN EMBRACES HISTORY OF FORMER SHIPYARD

Benoy has unveiled its design for Gala Avenue Westside, a mixed-use development in Lujiazui Harbour City in Shanghai, which is due to be completed in 2018. Benoy is the master planner, architect and interior designer. The site of Gala Avenue Westside had been a shipyard since the 19th Century. On the site will rise a 100m-high office tower with views of the Huangpu River and Pudong, and 12 interconnected shop buildings, each two or three storeys high.The premises will contain high-end shops, entertainment facilities and public spaces. A chain of squares will link the buildings above ground and below, and provide green space.“We have embraced the history of the site and built upon this as we conceived our design, which celebrates the themes of new and old, East and West, and traditional and modern,” said Benoy Shanghai studio head Qin Pang. www.benoy.com

URBAN RENEWAL AUTHORITY,TRADERS ACT TO INVIGORATE GRAHAM STREET MARKET Hong Kong’s Urban Renewal Authority has taken further measures to inject new vitality into Graham Market in Peel Street and Graham Street in Central. More than 70 shopkeepers and stallholders in the century-old market joined representatives of the authority in a fourth round of promotional activity. Taking part were some merchants that had recently moved into the newly built Market Block. GAMMON HONG KONG’S FIRST CONTRACTOR TO USE B5 BIODIESEL WHEREVER IT CAN Gammon Construction has become the first construction company in Hong Kong to use B5 biodiesel for its work. Diesel fuel commonly powers construction plant and equipment, and using biodiesel made from recycled cooking oil is one way to reduce the building industry’s carbon emissions. Gammon and its fuel supplier have been working together since 2013 to enable the construction company to use B5 biodiesel. The company says the fuel is used in 100% of the plant and equipment it owns and uses on sites where it is the sole contractor, and has extended the use of biodiesel to its mixer trucks. By the end of last year, the company had saved 5,529 tonnes of CO2, an achievement recognised by Carbon Care Asia who awarded Gammon a Carbon Care Label Certificate in 20014 and last year. www.gammonconstruction.com

More than 800 leading real estate executives and industry experts converged on Hong Kong to divulge their insights at the annual MIPIM Asia Summit 2016, held on 29 and 30 November. The Honourable Mrs Carrie Lam, Chief Secretary for Administration of the Government of the Hong Kong SAR, presented MIPIM Asia’s opening keynote, “A Hong Kong Case: Energizing Kowloon East.” Her address explored the redevelopment of the former Kai Tak, Airport, Kwun Tong and Kowloon Bay. A real estate disruption case study - which took inspiration from the summit’s overriding theme “Real Estate Disruption- Take a Step Ahead”- analysed the government’s mandate to rapidly redevelop Kowloon East in order to make it welcoming to office and retail growth. Steve Wilford, Senior Partner at Control Risks, presented the keynote “Outlook of the Global Threat Landscape and its Impact on Real Estate.” Commenting on risks that are challenging business in Asia Pacific, he said, “While Asia will remain an extremely attractive investment destination in the year ahead, we see a number of disruptive factors on the horizon – continued global uncertainty, increasing anti-globalisation sentiment, changing political paradigms and the increasing threat of terrorism – all of which have implications to business decisions across the region, including the real estate sector.” In a “Meet the Chairmen” keynote session focussing on disruption and real estate, panellists analysed a number of topics, including how to hedge against risks in property acquisitions by using emerging technologies and diversifying tenants through mixed-use developments. Numerous conferences reflected on the risk of large shopping mall projects at a time when ecommerce continues to make storefront investment less attractive, however, many noted that Hong Kong was the exception to that rule. Global investment risks driven by the biggest political narratives of 2016 drove a great deal of discussion at many of MIPIM Asia’s seminars, with the most commonly referenced name being US President-elect Donald Trump, with Brexit following closely. Filippo Rean, Real Estate Division Director for the event host Reed MIDEM, said, “The MIPIM Asia 2016 theme of ‘Real Estate Disruption: Take a Step Ahead’ provided an abundance of distinct individual views on burgeoning disruptive factors set to influence both the real estate and retail industries.” “Several subthemes appeared in nearly every presenter’s agenda as key factors that will challenge global property and retail trends. Namely, the US presidential election, the growth of office and retail space-sharing and shortterm leasing companies, the co-dependency between ecommerce and offline retail, and numerous worldwide economic threats. By analysing these obstacles however, will bring those great opportunities to the surface,” he concluded.
