We are honoured to feature Leigh & Orange as this issue’s lead feature, as the Hong Kong practice passes the milestone of 140 years of continuous service. When meeting the directors of a company with such longevity one might assume a degree of reflection upon their legacy of built projects. Not so at L & O where future planning takes centre stage for the generation currently at the helm and armed with a historical set of values firmly focused on enhancing the growth of community. History may provide important perspective, but the future demands of us, especially in this time of great change, a dedicated and committed focus; we congratulate Leigh & Orange, generations past and present, for their sustained commitment to these challenges. Elsewhere, we feature the winners of two important, yet entirely different building industry awards; Quality Building Award 2014 and the 2014 New Zealand Architecture Awards. Though featuring projects entirely different in scope, both awards demonstrate industry’s unity in building wisely to enhance our living environments. Happy Valley museum opens in restored Art Deco gem F11 Photographic Museum (F11) in Happy Valley will mark its official opening with a ‘Best in Show’ exhibition by legendary American photographer, Elliott Erwitt, on 18 September. Located at No.11 Yuk Sau Street, F11 occupies a three-storey Art Deco building lovingly restored to reveal its original grandeur.While retaining many of the building’s 80-year old architectural features, the restoration artfully blends elements of contemporary design. The area was formerly the Wong Nei Chung Village, which came into existence in the 17th century but was almost entirely destroyed by a major flood in 1923. Subsequently, the British government resumed the lands for redevelopment and the district was developed into a middle-class residential area where new streets were built; among them was Yuk Sau Street. Nos. 1-11 Yuk Sau Street was originally built as a row of residential blocks, designed by the Architect, J.S. Gibson, and built in 1934-35. Curator and museum owner, Douglas So, said: “Our vision for F11 Photographic Museum is to generate interest in photography and an appreciation for the art form. We do this through our curated collection of rare cameras, books and prints. In choosing to house the museum in a Grade III historic building, we also hope to encourage more private conservation and revitalisation of Hong Kong’s heritage properties.” While the ground and first floors will host exhibitions, the second floor is a private museum showcasing a vast display of Leica cameras, including the Model A Anastigmat from 1925, the first year Leitz sold cameras to the public. The upper level museum is also home to over 1,000 titles from the Magnum Book collection, including many rare and first signed editions and maquettes, which are available for research. Atkins designs the iconic Window of Guangzhou An unusual Atkins-designed office development will become the new icon of Guangzhou, capital city of Guangdong Province in China and third largest in mainland China by gross domestic product. Atkins was appointed by China Communications Construction Company (CCCC) to provide architecture services from concept through to extended preliminary design stage for the new Window of Guangzhou development. This is Atkins’ first architecture project for the client, one of China’s most powerful state-owned enterprises. Atkins has established a strong relationship with CCCC, which led to the signing of a memorandum of understanding for a global strategic cooperation in April 2014. The development, due to be completed in 2018, consists of three stand-alone buildings which will house high-end office space. Two of the buildings resemble ‘floating’ windows and the other tower stands at 208 metres tall. From a distance, the development reads as ‘001’ which symbolises Guangzhou as the first Chinese city open for international trading as a port for the ancient Silk Road several dynasties ago and again revitalized in the late 1970s. CCCC project director, Shu Guang, said: “Atkins’ design concept demonstrates the importance of Guangzhou as a gateway to China for the world. The window-shaped buildings promote the city’s image as an important location for China’s import and export business.” Atkins senior design director, KY Cheung, said: “Our design provides a dramatic visual impact, ensuring that the breathtaking view of the Zhujiang River is maximised for the occupants and the community behind the project as well. We incorporated green architecture design principles such as solar shading and air flow through the buildings to provide shelter from sun and rain typical in this hot and humid part of southern China.”

ZHA designs for the American University of Beirut
Capturing Kyoto
The Issam Fares Institute for Public Policy and International Affairs (IFI) building by Zaha Hadid Architects (ZHA) at the American University of Beirut (AUB) continues the on-going implementation of the 2002 AUB Campus Master Plan by Sasaki Associates (in collaboration with Machado and Silvetti, MGT of America, and Dar Al-Handasa, Shair and Partners) to advance the university’s academic mission in the 21st Century with facilities of the highest international standards. The IFI was established as a neutral, dynamic, civil, and open space where people representing all viewpoints in society can gather and discuss significant issues, anchored in a long-standing commitment to mutual understanding and high quality research. The institute aims to harness, develop and initiate research of the Arab world to enhance and broaden debate on public policy and international relations. It currently works on several programs addressing the region’s issues including the refugee crisis, climate change, food security, and water scarcity, youth, social justice and development, urbanism, and the UN in the Arab world. Ritz-Carlton Kyoto sits on the banks of the Kamogawa River in Nakagyo-ku, enjoying expansive views of the famous Higashiyama mountain range. The building is a contemporary interpretation of Meiji period (1868-1912) architecture, with interiors inspired by the dark, mysterious atmosphere of machiya—traditional Kyotian wooden townhouses. When designing the first superior-luxury hotel in Japan’s former ancient capital, Remedios Studio was assigned the task of encapsulating 1,000 years of aesthetic tradition. Kyoto was the ancient, imperial capital of Japan and is often dubbed ‘the Florence of Japan’, due to its rich cultural heritage. Home to 17 Unesco World Heritage sites, Kyoto is deeply rooted in its ancient culture and Kyotians are wary of foreigners attempting to interpret their history.
Remedios Studio Managing Director and Chief Designer, Peter Remedios, said: “What most people think they know about Japanese culture is actually Tokyo culture and specifically the Edo period from the early 17th to late 19th centuries. Kyoto culture is very different and spans 1,000 years from the late 8th century through the Heian period and periods of Medieval Japan, and is strongly influenced by China and Buddhism. The people of Kyoto had to feel satisfied that the hotel had correctly and appropriately interpreted their cultural heritage, and the resort had to capture the Ritz-Carlton DNA and meet the high expectations of guests, delivering the hallmarks of the Ritz-Carlton brand in terms of comfort, service, quality of materials and surprising guests with the unexpected.” More information at: www.remediosstudio.com.
DLN announces promotions to the Board Dennis Lau and Ng Chun Man Architecture & Engineers (HK) (DLN) recently announced the promotion of Alexander Lush and Christine Kwan to Directors of the Hong Kong office. Both Lush and Kwan will report directly to Dennis Lau, Chairman & Managing Director, DLN. The addition of these positions expands the board to 11 directors, which is the highest number in the firm’s 42-year history. The promotions come as DLN continues expansion of its architectural practice both in Hong Kong and in new markets overseas. DLN Chairman & Managing Director, Dennis Lau, said: “Alex and Christine have been Assistant Directors at our firm since 2008 and 2010 respectively.They have significantly contributed to our continued success in recent years. We believe that DLN embodies the best of Hong Kong in its versatility, creativity and ability to adapt to new challenges.” Lush trained and began his career in Europe. Since joining DLN in 1996 he has been responsible for the implementation of major DLN projects including the Sky Towers in Kiev, DLN’s first project in Europe. He has also been closely involved in DLN’s application of the latest BIM technology in its practice. During her tenure at DLN Kwan has played a leading role in design of landmark projects including the Shenyang New World Exhibition and Convention Centre, the Taipei Metro Dome Commercial Complex, the Nanning Exhibition and Convention Centre Extension and a number of large scale comprehensive urban master plans for different cities in China.
Invitation to tender for Kwun Tong Town Centre The Urban Renewal Authority (URA), on 5 August, invited a total of 10 pre-qualified property developers to tender for the development of the Kwun Tong Town Centre Project (Development Areas 2 & 3) under the revised tender terms and project requirements following the URA Board’s decision a week earlier. The Kwun Tong project is the largest redevelopment initiative ever undertaken by the URA since establishment. With a total area of about 5.35 hectares, the project is divided into five Development Areas and is implemented in phases. Development Areas 2 and 3 that are being put up for tender occupy a site of about 21,754m2. The new development targets to deliver some 1,700 residential units of a total gross floor area of about 138,980m2, a total non-domestic gross floor areas of about 33,220m2 for retail shops, a two-level public transport interchange for franchised buses and public light buses, a hawker bazaar and a refuse collection point. A public open space of about 6,400m2 square metres will also be provided. The 10 pre-qualified developers, which had earlier submitted their expressions of interest, were previously selected by a tender review panel under the URA Board after taking into consideration their experience and financial strength to undertake the development in accordance with the requirements and criteria set by the Authority. The companies invited to submit tenders are: Cheung Kong (Holdings), Great Eagle Holdings, Henderson Land Development Company, Kerry Properties, Nan Fung Group Holdings, New Word Development Company, Sino Land Company, Sun Hung Kai Properties, Swire Properties and Wheelock and Company.

TFP Farrells designs for new landmark in Jinan Located in Jinan, China, the TFP designed, Evergrande Jinan IFC Landmark Tower and Masterplan project, forms part of the urban plan for Jinan West Station district. The 108,600m2 master plan comprises the 518m landmark tower, serviced apartment towers, A-grade SOHO offices, retail mall and support facilities for the serviced apartment, with a total GFA of 760,200m². It will be a striking landmark which seamlessly integrates into the local landscape. The architectural built form and positioning of the towers in the master plan reflects a coherent urban design and forms a balanced master plan without having to create an overly rigid symmetrical building mass. The architectural form of the serviced apartment and office towers are shaped to taper and flare out at the base of the buildings; tying in with the general geometry of the landmark tower. The massing and disposition of buildings strengthens to embrace and integrate with the expansive greenery of the Central Parkland. TFP Farrells director, Stefan Krummeck, said: “The Company is proud to design such an iconic landmark in Jinan.”
10 DESIGN creates tree canopy living in Dubai After the commercial success of Seventh Heaven at Al Barari (the 2nd phase of the development), 10 DESIGN has been commissioned to lead the subsequent phase; Ashjar. The word, Ashjar, means ‘trees’ in Arabic. Al Barari’s expectation is for the development to cultivate ‘a unique vision of high-end living in harmony with the natural environment’ providing lush green environs to its residents. 10 DESIGN Design Partner, Gordon Affleck, said: “The idea of tree living has given us the inspiration to envisage apartments with three different characters of usual amenity: ‘at the forest floor’, ‘within the tree canopy’, and ‘above the forest canopy’.With over 80% of the site dedicated to landscape, these apartments will merge seamlessly into their surroundings from day one.” Ashjar is located 10 minutes from the Burj Khalifa. The development comprises 300 high end 1,2 and 3-bedroom apartments set within 21 individual low rise buildings each carefully woven into a lush forest landscape. Small clusters of these low rise buildings create intimate and private communities at one with nature. Dense planting, meandering streams, shared amenity and secluded gardens connect communities and allow controlled access to the wider master plan and amenities. Within the Ashjar site three primary block typologies are proposed creating a rich and diverse community.
First Female President for RICS Louise Brooke-Smith has been elected President of the Royal Institution of Chartered Surveyors (RICS), and thus becomes the first female President in the Institution’s 146 year history. During her year-long presidency which runs until 30 June, 2015, Ms Brooke-Smith will focus on three core areas: diversity, Africa and her professional specialisms; planning and land economics. RICS President, Louise Brooke-Smith, commenting on being the first female president in the Institution’s history, said: “I have been elected on my individual merits and not because of my gender. I am extremely proud that it’s me.” Speaking of her diversity plans for the year, she added, “Chartered Surveying is a globally recognised profession and we must ensure that it is open to all, whatever their background, or gender. We are a proud industry, but have lagged behind others in terms of making the most of a diverse workforce. That’s why I’m delighted that RICS ‘Surveying the Future’ campaign will be a pillar of my presidential term and will help drive change across industry to ensure we attract and retain the very best talent.”

David Buffery to lead Benoy’s Global Hospitality Team Benoy has welcomed renowned hospitality designer, David Buffery, to its Hong Kong studio to lead the firm’s Global Hospitality Team. For over 20 years David has been involved in the Interior Design industry and has delivered high-profile schemes for Intercontinental Hotels, Galaxy Resort Casinos, Starwood Hotels, Hilton and The Peninsula. Well known for his leadership within the sector and his work on a diverse collection of projects, David is also regularly commissioned for stand-alone restaurant outlets and private clubs across Asia. Benoy global director and head of the Hong Kong studio, Peter McCaffery, said: “We are delighted to welcome David to Benoy in the capacity of Global Head of Hospitality Design to strengthen our presence and portfolio within the sector. Hospitality is one of the fastest growing industries internationally and David’s appointment confirms our commitment to contributing leading and forwardthinking design. David’s diverse project experience across the industry and his ability to develop successful design teams is an invaluable asset for Benoy.”
BASF, the world’s leading chemical company, has broken ground on the second phase of its Innovation Campus Asia Pacific at its Pudong site in Shanghai, China. The €90 million expansion consists of an additional regional research and development (R&D) building and auxiliary facilities and it will be completed by the end of 2015. Eighteen months after its inauguration, the Innovation Campus Asia Pacific has strengthened BASF’s position as the preferred innovation partner for customers in the region, for example from the construction, automotive, paint and coatings, home and personal care and packaging industries. The Innovation Campus is BASF’s most important R&D center in the region and is expected to become one of its largest R&D sites outside of Germany. Member of the Board of Executive Directors of BASF SE and Research Executive Director, Dr. Andreas Kreimeyer, said: “By 2020, around 25% of BASF’s R&D employees will be located in Asia Pacific. The expansion reinforces BASF’s commitment to globalizing its R&D activities and capturing growth opportunities in China and Asia Pacific.”

Held at the National Design Centre (NDC) from September 1-21, the public event will showcase global design projects, engage students in research and dialogue, and activate the NDC’s roof terrace through ‘Transitional ___’ by Shophouse & Co, their travelling creative platform that brings life to various spaces around the city. In conjunction with Singapore Green Building Week 2014 and supported by the DesignSingapore Council, the exhibition and related events are conceived to celebrate the incorporation of greenery and open spaces within buildings for social interaction.

QBE Hong Kong launches construction insurance product Construction companies in Hong Kong seeking to protect their mobile plant and equipment have for the first time access to a single insurance package offering bespoke protection to meet their specific needs, following the launch of an innovative insurance solution by QBE Hongkong & Shanghai Insurance (QBE-HKSI). By providing the insured with more convenience, greater coverage and better leverage of the premium paid, QBEHKSI’s novel insurance package Industrial Special Plant (‘ISP’) reflects QBE Asia Pacific’s strategy to introduce solutions that better serve customer needs. ISP is a policy which can replace up to five standalone policies for policyholders, reducing both intermediaries’ and clients' administrative costs. QBE-HKSI general manager, Lobo Law, said:“ISP isn’t comparable to the existing insurance options in Hong Kong. It provides construction companies with a comprehensive solution at one go, reducing their administrative work from application to claims processes. It also offers a means to leverage the premium spend and negotiate better terms. ISP clearly makes better financial sense. It allows the policyholder to insure the machine for its current market value and, in the event of the machine being destroyed, ISP pays the current market value. QBE is the only insurer in the market that allows the ‘market value’ as sum insured in the standard policy.”
Colliers International names new global COO Colliers International, along with its parent Company, FirstService Corporation, recently announced that Dylan Taylor, formerly CEO Americas, has been named as Chief Operating Officer Global. Taylor will continue to report directly to Douglas P. Frye, President and CEO Global. Schotten & Hansen debuts at 26th Annual ICFF The International Contemporary Furniture Fair (ICFF) is North America’s biggest fair for contemporary design in the high-end area. Over 15,300m2 of exhibition space provides room for 500+ exhibitors from more than 30 countries and welcomes 30,000 visitors from the luxury design community. It allows designers, architects, interior decorators and end customers to discover the latest trends of global interior design. The fair was held in late May at the Jacob K. Javits Convention Centre in Manhattan, New York City. This year one noteworthy new exhibitor was Schotten & Hansen, a wide plank wood flooring, furniture and wooden surface designer and manufacturer from Germany. Its booth showcased the masterfully hand-crafted, luxury interiors inhabited by its clientele. The booth floor, walls and ceiling structure were all clad with Schotten & Hansen’s trademark textured wood surfaces and finishes. Debuting at ICFF and at the centre of the impressive booth was the Tribeca table and chair. Designed by Francisco to have strong, sculptural lines and clearly contemporary expression, the table and chair are finished with Schotten & Hansen’s sophisticated wood surface. Cortina said: “This was a special opportunity to use Schotten & Hansen’s proven oiled and waxed surfaces as a basis for design. Combined with pure Aniline leather and polished brass, the Tribeca table & chair are designed, engineered and crafted to withstand the passing of time. The mark of true quality and sustainability.”
Autodesk 8th Annual Hong Kong BIM Awards 2014 Autodesk recently held the Eighth Annual Autodesk Hong Kong BIM Awards Presentation Ceremony at The Mira Hong Kong Hotel. The ceremony celebrated talented individuals, both at school and at work, for their innovative use of Building Information Modelling (BIM), bringing about unprecedented levels of cost-savings, sustainability and efficiency for projects in the Architecture, Engineering and Construction (AEC) industries. At the ceremony, Sr Hon. Tony Tse Wai-chuen, BBS, Legislative Council Member (Architectural, Surveying and Planning), celebrated with winning organizations and students who have made significant contributions to the AEC industries through BIM alongside Autodesk representatives.Awardees then presented their winning projects on stage and showcased how BIM has empowered them throughout their journey. Heritage exhibition for Wheelock Properties Marc & Chantal developed the concepts, carried out the research and produced the artwork for a month-long exhibition that was part of a broader brand and communication exercise developed for a residential project by Wheelock Properties on the Peak. It was conceptualised, curated and designed as a museum-grade display to educate the public on some of the hidden stories that took place at one of the most significant locations in Hong Kong. The practice led research into Hong Kong’s unique heritage and natural wonders and came up with a presentation that made the content engaging for mainstream audiences.The brief was to engage a wide audience – from the general public to heritage enthusiasts and even academics, to create an accurate portrait, while keeping it entertaining and memorable for curious visitors. The exhibition design had to offer an innovative perspective on this important part of Hong Kong. Marc & Chantal assembled rich iconography, paired with little known facts and anecdotes, to portray the daily lives and occupations of the early “Peakites” – as residents of the Peak were known. The team commissioned an architectural model of Mountain Lodge, the former summer residence of the Governor, to show the architecture of the earlier era and sourced many historical artefacts to illustrate daily life on the Peak.

Broadway Malyan unveils design for statement towers in central Jakarta Broadway Malyan has unveiled designs for a major mixed-use tower development in central Jakarta, Indonesia. ‘7Point8’ will feature two towers with the tallest standing at 298 metres against Jakarta’s central business district skyline, providing a bold statement on the main artery running through the city. Broadway Malyan was appointed by a joint venture between land owners and leading Jakarta developers including Karya Cipta Group to deliver the concept and schematic design. The towers are positioned at right angles to each other to match the client’s aspiration that the building should achieve an east-west perspective. 7Point8 will combine office, retail, commercial, residential and public space within an integrated building style and contribute to the rejuvenation of Jakarta’s CBD, with the hub set to benefit from direct connections to the new Setiabudi Mass Rapid Transit (MRT) station. The design is inspired by the 'alun-alun' or town squares of Javanse cities, where social, economic and leisure activities take place and buildings feature a square or rectangular walled exterior and a courtyard open to the sky – resulting in the centralisation of the proposed public space within the middle of the site and creation of a significant internal courtyard garden.

‘Cinema Future Wild’ arrives in Xinjiang Province Alexander Wong Architects (China) recently completed the first futuristic themed cinema, called Cinema Future Wild, for Sunway Movie Park in Urumqi, Xinjiang, China.The culture of Urumqi is colourful and filled with the natural charms of the wild, which became the inspiration for the practice when designing the first sci-fi and futuristic Cinema City at Century Ginwa Plaza, filled with raw and sensual elements of the avant-garde – a combination of sci-fi elements for the first flagship of the Sunway Movie Park cinema chain in Urumqi. Chief Designer, Alexander Wong, said: “Culture and customs in Xinjiang are not only colourful, but are incredibly wild! Mustangs riding high on highland pastures, forests filled with majestic deer, snow-capped mountains with desert eagles hunting wild rabbits; these were some of the powerful images that inspired the design team in this part of China. Alexander Wong Architects put full use of these original and sensual elements whilst combining science fiction to create a movie theatre of the sort never before seen in Urumqi.” Wong hopes that this bold and exciting project will demonstrate that hope still prevails in this far corner of China, where the beauty of its wild past is still so much in evidence today.

Malaysia Loves Architecture ARCHIDEX successfully staged its 15th instalment in June as one of the region’s premier events for the building industry and in particular, architecture and interior design. However, more than any other event of a similar nature in the region, the enthusiastic support shown towards ARCHIDEX by Malaysia’s own population, is unprecedented.
This year’s instalment of the highly successful and much anticipated annual gathering of professionals from the architectural sector and building industry drew a record turnout of over 33,200 trade and public visitors, with 550 companies from 17 countries taking up 1,250 exhibition booths in 9 halls of the Kuala Lumpur Convention Centre from 25 – 29 June. Hailed as Malaysia’s largest exhibition and networking event for the industry, ARCHIDEX has earned itself a pivotal position as a leading gathering among South East Asia’s fraternity of architects, urban planners, interior designers, academics, students and various other building sector professionals.The collective enthusiasm in evidence during this trade event is infectious. A host of international architects also gathered in the convention centre during an eventful week for the annual International Architectural Design Conference (DATUM: KL) featuring a roster of inspiring speakers, as well as the 16th Asian Congress of Architects (ACA16), which is a major bi-annual architecture conference, and the 35th General Meeting of the Architects Regional Council of Asia (ARCASIA). Malaysia won the bid to host the ACA16 for the third time, having also played host in 1986 and 2000. Matching the support of the public and participation of industry, this annual celebration of the built environment also receives the support of the Malaysian Ministry of Tourism and the Malaysian Convention and Exhibition Bureau (MyCEB) and ARCHIDEX is endorsed by the Malaysian Ministry of Works and the Malaysian External Trade Development Corporation. Office Refurbishment The Prospex, Singapore In recent years Singapore’s property investment market has experienced tremendous growth, particularly in the residential sector, prompting the government to implement macro prudential policies to restrain the escalating prices. The introduction of Additional Buyer’s Stamp Duty, tiered Seller’s Stamp Duty and lower borrowing limits has caused many investors to abandon the residential sector in favour of commercial properties. On the back of a steadily recovering rental market, investor interest in office properties is gaining traction, as is interest from prospective owner-occupiers as small and mid-sized companies are increasingly shifting their focus from simply leasing to acquiring good quality office space that also has the potential for capital appreciation.

Sensing strong demand for good quality strata-titled commercial units, a real estate investment fund managed by Pamfleet bought a property formerly known as Bright Chambers in 2013 through a Collective Sale process. The building is situated in the heart of Bugis, on a prominent corner site at the junction of Middle Road and Victoria Street. The original building was built in 1974 and has a total gross floor area of 3,884 square metres over 9-storeys, with each floor having a ceiling height of 3.3 metres (slab-to-slab). During renovation, the property will be sub-divided into four strata-titled units per floor, targeting small and mid-sized occupiers such as local trading companies and professional services firms.
The Renovation Pamfleet is now project-managing an extensive renovation which includes replacing and extending the façade with high performance glass cladding, installing all new building M&E systems, introducing a more prominent street level entrance to give a better sense of arrival and creating a new identity for the building. With the triple road frontages, the first two levels have been converted to retail use to capitalize on its location in the energetic heart of Bugis. The office floors are also being reconfigured into highly efficient floor plates to offer different sizes of office strata units. The planning and design for the new repositioning commenced in July 2013 and a strong team of local consultants was appointed for the project including a plus i as the Architect, WebStructure as the Structural Engineer, DSCO as the Building Services Engineer, WT Partnership as the Quantity Surveyor, WebEarth as the Environmental Consultant and ISG as the Main Contractor. The team faced some unique challenges, especially on the statutory procedures and different government departments’ requirements. The development control process in Singapore allows pre-consultation with the authorities and certain waiver processes to allow for older buildings that cannot always be brought completely up to code. This gives developers a chance to explore wider innovative design solutions, although project managers do need to allow sufficient time for statutory procedures which, in Pamfleet’s experience, take longer than in Hong Kong.

Construction commenced in April 2014 and the renovation is expected to be completed by the first quarter of 2015. The building will be Green Mark Certified in accordance with the Building Control (Environmental Sustainability) Regulations.
Strategies Bugis has been targeted by the Urban Redevelopment Authority to be a vibrant mixed-use cluster to compliment Marina Bay and Raffles Place. It is also earmarked as a strategic transit hub for roadways and the MRT. As such the locality is undergoing rapid development, with large scale projects such as DUO Tower and South Beach fast establishing Bugis as an attractive business location. In conjunction with the physical renovations, the fund’s investment strategy involves repositioning and rebranding the building as The Prospex - a modern, high quality grade A feel commercial building to meet demand from small to mid-sized companies looking for the chance to own an office that puts design and quality of environment first. With high quality materials and attention to detail, Pamfleet will create an attractive product in an area popular with occupiers and investors. Comparable office rental rates in the surrounding area are around S$7-8 per square foot, whereas before the renovation the building’s average rental was S$3 per square foot. According to some forecasts, prices of resale strata office market in the CBD are set to rise another 10 - 15% this year on the back of a limited supply of strata offices and healthy demand from end users looking to buy rather than rent. The market has also seen keen interest from local and foreign buyers who are now located in the city fringe. Pamfleet has appointed CBRE as the exclusive sales and marketing agent for the strata office units of The Prospex. According to Sammi Lim, Associate Director of Investment Properties at CBRE, “Against a backdrop of higher office rentals in the next two to three years, these buyers are coming in now, in anticipation of higher yield returns and the increase in capital values in the mid to long term. Prices of resale Grade A strata offices have also held strong, averaging S$3,000 - S$3,500 per square foot. For example, The Adelphi, which traded in the range of S$2,200 per square foot two years back, achieved a new high of S$2,700 per square foot recently.“

JATO creating world class architectural design in China JATO 打造國內的國際級建築設計 Baoneng Shenzhen Mixed Use Project Since commencing business more than a year ago, JATO has already completed three retail architecture planning projects, the largest of which is Baoneng Shenzhen Mixed Use Project located in Sungang of Shenzhen’s Luohu District. The scheme has a total construction area of about 800,000 square meters, conceived as a large urban mixed- use complex with the professional market as its core element. The retail space is spread over eleven floors, with a total area of commercial space about 420,000 square meters. Part of the retail space has been designated as a jewellery trading place in addition to conference and exhibition venues. JATO is responsible for its commercial space planning and facade design. Utilising the concept of a “ Floating Treasure Chest”. At over 300 meters long, the façade has been optimised, with the development aiming to bring forth brand-new business opportunities and experience for the Shenzhen jewellery industry.
Shenzhen PingAn Financial Centre Flushed with success after winning the global bid of their first scheme, Shenzhen PingAn Financial Centre is the second major project by JATO won through global bidding, their brief including all interior spaces which cover an area of over 166,000 square meters. JATO is honoured to serve as the Interior design consultant for Shenzhen PingAn’s new headquarters. Ping An International Finance Center is located in Shenzhen's Central Business District, a skyscraper exceeing 600 meters in height.The project aims to create an iconic high-rise office building that reflects the increasingly cosmopolitan image of the Shenzhen Metropolis.

The original slipway known for launching China's first 10, 000 ton vessel, lends a profound historical significance to the location. The site boasts splendid views of Huangpu River and Pudong and the riverside green belt. For this project, JATO conducted the overall retail floor planning and interior design. JATO's mission is to provide a thematic design for the commercial interiors in order to unify all the shopping malls within the development. In addition, the company aims to provide a coherent overall plan that integrates shopping, dining and art, to create a unique shopping and cultural experience.

The design concept has taken into account the need to inject diversity by fusing the elements of art, humanities and fashion; with reference to the message emitted by its brand logo, developing Hong Tang 's proprietary design language. The project is located in Chengdu Tianfu Avenue South Extension, adjacent to the ”Mother River” of Chengdu – The Fu River, the site of the future municipal headquarters hall and close to the Shuangliu International Airport and the new exhibition centre.This large-scale urban complex project covers 170,000 square meters with a GFA of one million square meter. Conceived as ultimate destination of residence, office, LOFT, apartments, hotels, business and training base etc., with the intention of creating an international gateway landmark to the city south new CBD, and to become the beacon for a new generation of mixed-use developments.
This magnificent development highlights the Ping An Group’s heavyweight influence in the insurance and investment markets. Citic Lujiazui Retail Project
Later in 2014, and into 2015, JATO will demonstrate their prowess with the completion of more iconic projects, both domestic and international, including Chengdu Yintai Center, Shenzhen Centralcon’s Pi Mall, Hutchison Whompoa Lujiazui office tower and Shenzhen PingAn Group Headquarter office.
The Project is located in the prime location of Lujiazui, by Shanghai’s Huangpu River. Covering an area of 250,000 square meters, this large-scale development calls for a consistent tone in overall positioning. The plot was formerly known Text & Images supplied by Jato Design

Baoneng Shenzhen Mixed Use Project 深圳寶能綜合 規劃項目

深圳寶能綜合規劃專案 開業至今只有一年多的 JATO,已完成了三個商業建築規劃專案,其中面積最大 的是位於深圳市羅湖區筍崗片區的深圳寶能綜合體專案。本案的總建築面積約80 萬平米,擬建專業市場、購物中心、酒店、辦公大樓,以專業市場為核心元素的 大型城市綜合體。商場樓高11層,擁有總面積約42萬平方米的商業空間,商場的 部分區域將規劃成珠寶交易市場及展覽會議場館。 JATO為項目提供了商業規劃 及外立面設計服務,以浮動寶盒作概念,把長達三百多米的外立面優化至合理的 比例,希望為深圳珠寶業界帶來嶄新的銷售機遇及體驗。
深圳平安金融中心 繼首專案全球中標後,深圳平安金融中心是 JATO另一個全球中目標重點專案, 設計範圍包括所有辦公室室內空間,總面積超過16.6萬平方米。能夠為深圳平安 新總部擔任室內設計顧問, JATO為此而感到無比自豪。平安國際金融中心位於 深圳的中央商務區,是一楝超過600米高的摩天大樓。該專案旨在打造一個標誌 性的超高層辦公樓,反映深圳市日趨現代化的鮮明都會形象。 這個宏偉的發展項目,突顯出平安集團在保險和投資市場的重量級影響力。 JATO董事長姜峰先生說:「 JATO感到自豪的是因為能夠參與平安集團這一重 要發展,公司上下為此工作機會而感到十分振奮,其中首要設計考慮的是人文 科技的結合。」
上海陸家嘴中信泰富商業項目 項目位於上海市的黃金地段陸家嘴黃浦江畔,占地25萬平方米,開發規模龐大, 整體基調定位一致。用地前身為上海船廠,擁有悠久歷史,可追溯回十九世紀 六十年代。原有的船臺為中國第一艘萬噸輪的下水處,為該區留下深刻的歷史

JATO的任務是為項目的商業室內空間提供一個主題性的設計,使發展項目的所 有商場的感覺統一;另外為專案提供一個連貫性的總體規劃,融合購物,餐飲及 藝術為一個獨特的購物文化經驗。
