SWIRE PROPERTIES’ CHENGDU PROJECT WINS GLOBAL AWARD FOR EXCELLENCE An innovative large-scale retail complex built around an ancient temple has garnered Swire Properties a prestigious international award. Swire’s Sino-Ocean Taikoo Li Chengdu is one of 10 global winners selected from 22 finalists from around the world. The design team includes The Oval partnership Ltd, Elena Galli Giallini Ltd and Spawton Architecture, and Make Architects. Located in Chengdu’s bustling Jinjiang, the complex is a 100,000 sqm open-plan, lane-driven complex that pays homage to traditional Sichuan architecture and the nearby Daci Temple. An international jury from the US-based Urban Land Institute selected the complex as a 2015 Global Awards for Excellence winner. Widely recognised as one of the property development industry’s most acclaimed award programmes, the awards have been running since 1979 to identify and promote best practices in all types of real estate development. It honours superior developmental efforts that go beyond good design, including leadership, community contribution, innovations, public/private partnerships, environmental protection, response to societal needs and financial viability.

A strong Southern Hemisphere winter has continued into the spring for the New Zealand property market, according to Sotheby’s International Realty. The market has been supported by a drop in the value of the New Zealand dollar against major currencies which has sparked overseas buyer interest. Sales volumes in Christchurch were significantly higher compared to the previous winter and demand was meaning a shortage of properties for sale in the Southern Lakes area. Sotheby’s managing directors Mark Harris and Julian Brown said international enquiries had increased since the major fall in the dollar. Properties across the country recorded strong sales figures throughout July and August. Sotheby’s International Realty said new residential sales benchmarks were set in the south of the country, including Queenstown, with one sale greater than NZ$8 million (HK$42.4 million), Arrowtown and Wanaka. Records were also set on Slipper Island and a street record in the upmarket Remuera suburb of Auckland of NZ$6.4 million. July sales volumes in the Hawkes Bay region reached levels not seen since 2006 and the Nelson region also escaped the winter sales lull.

NEW PHASE OF URBANPROJECTS’ YINCHUAN HOTEL PROJECT HAS SOFT OPENING

The architects and planners behind Shenzhen’s super-tall KK100 skyscraper and London’s Chelsea waterfront have won an international design competition for the Xiamen Cross Strait Financial Centre in Xiamen.TFP Farrells won the competition for the Winland Group development of four super high-rise towers with office buildings, a serviced apartment tower, a 5-star hotel and retail space with a total GFA of 500,000 m2. As the pioneer project of an emerging financial district, two iconic gateway towers aim to symbolise the significance of openness and cooperation. The floating hotel at the top creates the ‘GATE’, a form that the architects intend to offer dual advantages of height and landscape value as well as an architecturally striking new landmark befitting up-and-coming Xiamen. Xiamen has been earmarked as a financial centre in China’s 12th Five Year Plan. Located on the eastern coast of Xiamen Island, the development also illustrates the importance of Xiamen as a gateway between China and Taiwan.

ARCHITECTURE FESTIVAL TO HEAR FROM FIRST ZERO-ENERGY SKYSCRAPER DESIGNER URBANPROJECTS’ high-end Master Residence development of 186 simplex and duplex apartments and six signature penthouses had its soft opening in Yinchuan in September. URBANPROJECTS worked with owner/developer Master Real Estate Co. Ltd on the development, with three towers ranging from 22 floors to 30 floors, within a highly contoured landscape park. Below, a subterranean clubhouse is illuminated via two elliptical atria capped by glazed steel ‘shell structures’. To the south, the tower façades flow in a gentle curve of glass, aluminium and terracotta panels arranged in random patterns. The façade is more solid, in yellow granite and terracotta screens in contrast in the north. The cores, protruding from the north façade of each tower are the dominant vertical elements, with the zones clad in a latticework of terracotta Jali Screens, a subtle reference to the Islamic influences within the city of Yinchuan. The ‘Master Residence’ is the second phase of the Kempinski Hotel master plan. The hotel, also designed by URBANPROJECTS, opened in 2010.

The lead designer of Jakarta’s Pertamina Energy Tower, the first zero-energy skyscraper, will be the main stage speaker at the 2015 World Architecture Festival. Skidmore, Owings & Merrill LLP (SOM) design leader Scott Duncan will speak on the Future of Height on November 5. He will give a presentation on SOM's design of the world’s first super-tall tower for which energy is the primary design driver and how it achieves net zero energy consumption. He will also give an advance preview of the WAF-shortlisted Tanjong Pagar Centre, Singapore’s most important future mixed-use development that will redefine the commercial and urban realm of Singapore’s CBD. Duncan said the challenge in designing energy-conscious and high-density development in rapidly urbanising ASEAN cities was the market, which saw sustainable design as an expense and therefore a luxury. Technology was changing that misconception but new challenges were presenting in “tropical problems” such as scarce public water resources, flood risks and unstable power grids which were pushing sustainability measures.

RECOGNITION FOR A FOSHAN PARK HELPING TRANSFORM THE CITY

An urban park in Foshan plays a role so crucial in enriching the community and revitalising the economy that it has claimed an Urban Land Institute Urban Open Space award.The Thousand Lantern Lake Park System was recognised for its design and impact on surrounding areas. The Thousand Lantern Lake Park System, owned by the Nanhai government and designed by the SWA Group, is a park system with infrastructure integral to Nanhai’s strategic approach of urban transformation within a successful, people-oriented urban development district. The park system provides a creative solution for attracting people to its newly constructed Guangdong Financial High-tech Industrial Zone. TMG Partners chairman and chief executive Michael Covarrubias, who chaired the jury, said the winners served as international case studies demonstrating how cities can leverage open space to create value to cities and entice more useful, healthy downtown activity.

OFFICIALS GET DOWN AND DIRTY TO CUT CARBON FOOTPRINT IN GREEN BUILDING WEEK Singapore’s Building and Construction Authority showed they practice what they preach by planting trees to offset their carbon footprint from events marking a decade of green building. The 50 trees were planted during Singapore Green Building Week 2015 and was part of the “Clean & Green SG50 Mass Tree Planting” initiative by the National Parks Board. Green Building Week comprised 24 events held over a week with more than 30,000 participants from more than 55 countries. The tree planting was jointly organised by BCA’s strategic partners for Green Building Week - the Singapore Green Building Council, Reed Exhibitions and Marina Bay Sands – with 90 tree planters. The Building and Construction Authority champions the development of an excellent built environment for Singapore with a mission to shape a safe, high quality, sustainable and friendly built environment. MORPHIS WINS LANDSCAPE ARCHITECT TENDER FOR QIANHAI WATER CITY

Leading landscape architecture firm Morphis have been commissioned for a 25-acre mixed-use development in Qianhai Water City. Developer Kerry Properties appointed Morphis after a design-led tender process for the site on Shenzhen’s west coast. Morphis partner Mark Blackwell said Qianhai Water City was strategically important. “This is an exceptional opportunity to work on the strategically important Qianhai Water City to create inter-connected urban districts and parkland in this vibrant new city,” he said. “Qianhai is positioning itself to offer cross-border collaboration with Hong Kong’s financial district in a sustainably led mixed-use context. “Our vision celebrates a new lifestyle as a living system, through connections with nature, to explore and discover beyond boundaries.” Morphis partner John Montgomery said Qianhai Water City was crucial to shaping the future of Shenzhen’s urban fabric for a thriving, successful development in the context of an open space system that is ecologically rich, timeless and unique.

BOLD ARCHITECTURE CREATES NEW PLAYER IN COMPETITIVE HONG KONG OFFICE MARKET

An innovative architectural solution has transformed an industrial building in an emerging district into a desirable office development. Hong Kong developer Gaw Capital engaged design firm Woods Bagot for the Pioneer Place project in the Kwun Tong district, which has seen a growth in office developments. The former warehouse with a GFA of 22,816 sqm presented Woods Bagot with several renovation challenges. Upper floors had lower ceilings with larger beams and the deep floor plates limited natural daylight access close to the building core, for example. Woods Bagot took the bold approach in a market where every square metre of floor space is valuable by carving out two atriums spanning seven floors of new office space. The atriums allowed daylight to penetrate the deep floor plates and reach the lower lobby floors. CHINA’S SOPHISTICATED RETAIL SCENE PROVIDES OPPORTUNITY FOR DEVELOPERS

KEY MILESTONE FOR TRANSPORT LINK PROJECT FROM HONG KONG TO MAINLAND

Leveraging new technologies to drive more business will be key to China’s malls of the future, according to a whitepaper on the future of the nation’s retail sector. China Mall 2020, released by Taubman Asia and Chinese retail intelligence firm Mingtiadi, analysed the challenges and opportunities for retail and provided an overview and insights on Chinese consumer behaviours over the past 15 years. While reports have focused on a shopping slowdown, China Mall 2020 forecasts the sustainable growth of Chinese consumption. It suggests the cause of the retail sector’s struggles might lie in bullish planning and early optimism of retailers. The study shows that traditional retailers and mall developers are fine tuning marketing strategies, and leveraging new technologies to drive business. Mingtiadi executive editor and China Mall 2020 managing researcher Michael Cole said China’s malls of the future will be those that embrace powerful new technological capacities for digital marketing and smart design.

The arrival of the largest tunnel boring machine in Hong Kong has heralded the next phase in the construction of a major transport link between Hong Kong and the mainland. The 14-metre diameter EPB (Earth Pressure Balance) tunnel boring machine arrived on the construction site of the Liantang-Heung Yuen Wai Boundary Crossing Facility in August. The TBM will be used in constructing the link connecting the northeast New Territories and Shenzhen East on the mainland, with the 4.8-km dual two-lane Lung Shan Tunnel set to become the longest land road tunnel in Hong Kong. Engineers and architects Atkins have teamed with contractor Dragages for the project which will shorten travelling time between Hong Kong and eastern Guangdong province, southern Fujian and Jiangxi province, which will aid future cooperation and development. Atkins project director Eric Chui said the BCF would play a strategic role in sustaining the longterm economic growth of Hong Kong. The project is due for completion in 2018.

Mr Lee, a RICS Fellow (FRICS), will continue his commitment to leading the Hong Kong board to promote the adoption of RICS global professional standards and qualifications in Hong Kong and to bring confidence to the market. HONG KONG FIRM WINS MASTERPLAN DESIGN COMPETITION FOR HUNAN DEVELOPMENT

Architecture and design studio Lead 8 have won a masterplan design competition for a 2.3 km waterfront development in Changde, Hunan. The masterplan is designed with a central business district along Changde’s waterfront to create a new civic and commercial centre. The mixed-use development exceeds 2 million m2 and includes government administration buildings, office towers, hotels, residential, retail, school, kindergarten, public library, museum and a city observation tower. The major multifunctional project will be developed in five phases, with phase one construction scheduled to commence early next year. An environmentally-friendly framework for the project will see the reuse of building materials from existing structures. The central city observation tower is based upon the peach blossom, which Changde is famous for, incorporating heritage and nature. Industry heavyweights will discuss trends for the next decade at this year’s Asia Pacific property leaders’ summit. MIPIM Asia 2015 will be held in Hong Kong on December 1-2, with the theme Vision 2025. Organisers expect discussion on upcoming trends in the property and retail real estate sector during what may come to be known as the “disruption decaed”. Prominent keynote speakers will share their insights on prevailing market trends and industry developments. One of the key topics this year is the mainland logistics and warehouse market which has seen significant capital attraction from foreign investors. SURVEYORS HAVE THEIR SAY ON HONG KONG SMART CITY POLICY Hong Kong’s surveyors could provide valuable advice on the formation of Hong Kong’s Smart City policy, according to an industry leader. Hong Kong Institute of Surveyors (HKIS) president Vincent Ho Kui Yip’s comments came after more than 300 people gathered to discuss Hong Kong’s future as a “Smarter World City” at the HKIS Annual Conference. The conference examined the Hong Kong Special Administrative Region Government’s policy to develop Hong Kong as a Smart City. In this year’s Policy Address, the government signalled that Kowloon East could be used as a pilot area for the Smart City proposal. Ho said the concept of a Smart City covered diverse topics. “In the field of surveying, professional recommendations can be provided on areas such as, effective land use, project planning, and property and facility management,” he said. BENOY ANNOUNCES LAUNCH OF THE KOZA SQUARE MIXED-USE SCHEME IN SOFIA Benoy, the international award-winning studio of architects, master planners, interior and graphic designers, has announced this week the launch of its exciting new scheme in Sofia, Bulgaria, Koza Square with developer Garanti Koza. The 535,000m2 development will provide a new place for the residents of Sofia to entertain and dine. The project includes a two storey retail podium and a restaurant and café offer throughout the masterplan designed by Benoy. There will also be three residential towers, office space, a 300-key hotel and serviced apartments and an entertainment centre. In meeting a brief to create a new venue for civic celebrations, Koza Square includes an artificial beach at its focal point, drawing people in with a dazzling water feature. “Our instruction was to highlight the best of Sofia and offer those living in and visiting the city a new place to relax and enjoy. We achieved this by imagining the shopping and F&B components as parts of a metropolis rather than as extensions of the masterplan,” said Benoy director Jacqueline Beckingham. “The vision we have brought to this complements and raises the overall offer.” The elegant new build scheme is currently undergoing detailed design.

SUSPENDED SWIMMING POOL, SKY PARK AND SCULPTURE GARDEN FEATURE IN NEW RELEASE

The next phase of London’s Embassy Gardens residential development has been unveiled, almost three years since the last release. The first phase of South Bank development, adjacent to the US Embassy, sold out within a weekend and was heralded as one of the bestselling schemes in 2012. The second phase of the Ecoworld Ballymore development will consist of 179 suites, one-, two- and threebedroom apartments and a penthouse, with prices starting at £675,000. Embassy Gardens will see the creation of nearly 2,000 homes, with landscaped gardens, a riverfront walk, boutique hotel, dining and about 12,100 sqm of shops.The key feature of Embassy Gardens is the Sky Pool, a suspended swimming pool which links two buildings at the 10th storey. Transparent and structure-free, the 35m high aqua bridge will allow residents to swim from one building to the other. The park will include sculptures curated by Sir Norman Rosenthal, including works by Sarah Lucas and Simon Fujiwara, and a sky deck will incorporate a spa and summer bar.

SUSTAINABLE BUILDING EXPO LEADS TO US$125 MILLION PLEDGED IN GREEN DEALS Two key business events held as part of Singapore Green Building Week have resulted in more than US$125 million expected in green building business transactions. More than 11,000 people attended Build Eco Xpo Asia 2015 – or BEX – Southeast Asia’s premier business event for the exchange of technologies for sustainable building. It was held for the first time this year with Mostra Convegno Expocomfort, which emphasises the need to integrate a comprehensive green building solution that includes heating, ventilation and airconditioning. Together the exhibitions showcased more than 500 exhibiting companies from more than 35 countries and regions across the world with the theme 'Building Today, Sustaining Tomorrow' from September 2 to 4 at the Marina Bay Sands. In addition to the transactions, the event also resulted in 332 one-to-one business meetings. The ninth edition of BEX Asia is expected to be held from September 7 to 9, next year.

BEAM CONFERENCE SEES RELEASE OF NEW GREEN RETROFIT TOOLS

A company renowned for its eco-friendly product has been a fitting choice for the German pavilion at this year’s Universal Exhibition, ExpoMilano2015. The expo saw 140 countries demonstrating the best of their technology over six months until the end of October to more than 20 million visitors. The German pavilion’s design translated the German field and meadow landscape into its architecture in line with the Expo slogan “feeding the planet, energy for life”. Osmo Holz und Color GmbH & Co. KG, and its Italian partner Interwood Srl, was called upon to finish the 2,500m2 wood of the German pavilion and complement the design motif. The oils were chosen to complement a natural colour scheme and to smooth the wood surface of the outer walls and terraces to make them water and dirt repellent.Anti-Slip Decking Oil was used to inhibit the risk of slipping with the high volume of visitor traffic.

A new assessment tool to promote making existing buildings in Hong Kong more environmentally friendly was launched at the 5th annual BEAM Society Limited conference in September. The conference saw the launch ceremony of the new BEAM Plus Existing Buildings Assessment Tool v2.0.The toolkit is designed to support the government’s Energy Saving Plan for Hong Kong’s Built Environment. BEAM Society Ltd chairman Professor John Ng said the society aimed to create a sustainable and eco-friendly built environment for all. More than 400 experts attended the conference, including Hong Kong’s Secretary for the Environment Wong Kam-sing. In the past five years, BEAM tools have helped reduce energy use by 30% with the adoption of BEAM Plus Assessment Tools.

THE REGION’S MOST SUCCESSFUL TRADE EXHIBITION CONTINUES ITS ASCENT

Strong growth and support were recorded for South East Asia’s most successful annual industry trade event - the 16th International Architecture, Interior Design and Building Exhibition, Malaysia (ARCHIDEX 15) and its co-located ECO-B (Eco Building & Design Exhibition).

The Official Opening Ceremony of ARCHIDEX 15 & ECO-B was graced by Guests of Honour, Yang Berbahagia Ar. Professor Datuk Dr Amer Hamzah bin Mohd Yunus Held from 12 to 15 August at the Kuala Lumpur Convention Centre, Malaysia, the exhibition drew 550 local and international exhibitors with 1,300 booths, and 33,900 highly targeted industry professional and trade visitors from 70 countries that encompassed a total of 16,000 architects, interior designers, engineers and others. The volume of business transactions conducted over the show is expected to exceed well over RM one billion. ARCHIDEX is jointly organised by the Malaysian Institute of Architects (Pertubuhan Akitek Malaysia or PAM) and C.I.S Network Sdn Bhd, a leading Malaysian trade and lifestyle exhibitions organiser. ARCHIDEX is held concurrently with the annual Kuala Lumpur Architecture Festival (KLAF) and PAM Convention, which are regarded as an influential platform to showcase the works of emerging and established local and international architects and designers. BUILT TO DELIVER A BETTER WORLD

AECOM: designing and delivering better cities AECOM’s aspiration is to design and deliver better cities. It’s a big goal. In Asia, the need for a company like this is particularly acute, because it is here in the complex, growing cities of our region where we best understand what the urban century is all about. We all know the numbers and images of an ever-dizzier urbanisation – the huge need for housing and infrastructure – but we are also reaching a maturation point in Asia. The Chinese economy has slowed down, there is an aging population and even while there has been a swelling of the cities with the great rural-to-urban migration in China, many of these cities are facing the pressures of growing up – the need to upgrade transport, invest in social infrastructure and restore fragile environments.

Learning from Hong Kong AECOM’s work in the region began in Hong Kong where the company played a crucial role in the development of its new towns. Over the decades, these have been shaped by AECOM engineers and planners, and their indelible mark on the character and urban nature of Hong Kong society cannot be denied. The lessons learned from this experience provide a good foundation in compact city-building. In these projects, the multi-modal transport system – from MTR to walking – is integrated into the fabric of the new towns and the wider city with development clustered around key nodes, big enough to accommodate a diverse mix of uses. It means fewer than 10% of commutes are by private automobile. This helps to keep Hong Kong’s per capita carbon footprint among the lowest of major world cities. Today, AECOM is helping to shape Hong Kong’s new generation of urban development areas and new development areas, applying these lessons learned but bringing them into the twenty-first century. High densities are maintained, but the developments will be more inclusive and people-centred in their design, accommodating different ways of working, local merchants, cycling and street-level pedestrianism, shared streets, inter-generational living, more green space and urban agriculture. Looking to further reduce carbon footprints, these new developments will have district cooling, sustainable solid waste management, sustainable urban drainage and rainwater management and photovoltaic solar roofing and climate resiliency. There will be more visual interest in the architecture with lighter colour materials, and larger windows, sky gardens and variance of building height will be incorporated into residential blocks to improve the overall character. It’s no small feat – these buildings will provide thousands of much needed homes. In a city facing mounting pressure among its emerging generation, this will be a key investment in Hong Kong’s future and its sustainable urban development. Singapore Sports Hub

Built to deliver a better world “We believe that no one discipline has all the answers,” writes Sean Chiao, AECOM’s Asia Pacific President in the company’s new book Jigsaw City. An architect by training, Sean leads a 13,000-person multi-disciplinary team. It’s a wide and deep group bringing together engineers and program managers, economists and environmental scientists, landscape architects and city planners. If a city were a puzzle, they are the ones who can put the pieces together. Over the years, Sean has led cross-disciplinary teams on large, complex urban projects; typically these have been high-density masterplans for new towns and regeneration of urban landscapes, and all of his work has drawn heavily on sustainable themes. Today, Sean is shaping the business in its fastest growing geography. His work takes him across the region, from Suzhou to Sydney. “It’s really quite stimulating seeing all the different kinds of work we’re doing,” says

Sean, “whether it’s developing cutting edge temporary housing in Australia or restoring habitats on the urban fringes of Chinese cities.” AECOM, which recently merged with fellow engineering and construction giant URS, feels this is an important moment for the built environment professions. The forces that influence the industry are significant, global and often interconnected; and they are increasingly urban, which is why cities and the urban agenda are central to the company’s strategy. “Our cities are at the epicentre of world challenges such as climate change and economic disruption. For us it is not only in the design and building of cities, but also in the operating and even funding of critical projects within cities, where we believe AECOM can play a game-changing role,” says Sean.

The winds of change Despite the slowing economy in the mainland which is a sign of maturation, AECOM is across the ample foreign direct investment (FDI) emanating from China. The USA is a significant destination of what is expected to be nearly $22billion in global Chinese FDI in 2015. AECOM, headquartered in Los Angeles, is in a natural position to advance this. Chinese-funded developments, such as Oceanwide Holdings’ plans for twin skyscrapers in San Francisco, are becoming important urban regenerators in Western cities. The company is working with developers such as Greenland to help them advance projects on the ground in the USA, UK and Australia and New Zealand. Of note, AECOM is providing construction management services at Metropolis – a $1.1 billion mixed-use precinct in the heart of Downtown LA, itself an urban area undergoing its own transformation. Lifestyles are changing too. Take a project like the Singapore Sports Hub, which opened earlier this year. On a prominent site in the middle of the city, the Hub literally brings sport into the landscape. It has two uses here. Firstly, is to be a sports and events venue. But secondly, it is there to do more, to inspire Singaporeans to take up sport and adopt healthier, active lifestyles. As Singaporean society ages, it must focus on keeping its population fit and healthy, so this crosssector initiative has not only delivered a 55,000-seat national stadium but there are three arenas, an aquatic center, a water sports centre and generous open spaces for outdoor exercise. Masterplanned by AECOM, the entire site is walkable, has a sports promenade that provides a fully accessible exercise area and event plazas that help to make it a 24/7 destination. It’s the region’s first integrated sports and lifestyle destination and helps Singapore achieve its goal of creating a more sustainable, healthy and active society. Singapore too is a leader in this regard with developments such as Jurong Lake, Marina Bay and the Greater Southern Bay Waterfront, projects with which we have been closely involved. In cities in China, our work on improving the public realm reflects the changing lifestyles of industrialised cities as cities are faced with providing public amenity and restoring damaged environments. Much of this work has involved the creation of new landscapes, which bring ecological, social and economic benefits into cities such as Bengbu, Datong, Suzhou, Wuxi, Tianjin and Taiyuan.
