Pearl River Tower
The Digital Media City Tower is a progressive design for sustainable super towers. Program elements include residential, hotel, office, retail and entertainment space. The building was designed to completely integrate architecture, environmental systems, and structure to produce a revolutionary mixed-use building. The hollow core capitalizes on sunlight, wind and thermal energy to act as virtual lungs, acting as a wind generator to produce electricity as well as a light source to draw daylight deep into the building.

SOM believes that in order for communities to survive, urban development should preserve social, economic, and ecological sustainability. Clients around the world look to SOM not only to produce beautiful spaces but to re-invent residences for the twenty first century. The first challenge is often to develop a program that translates the client’s vision and values into specific design criteria. From this process, the design team establishes both quantitative

Creating a Sense of Community
J W MARRIOTT RESIDENCES at ESENTAI PARK ALMATY, KAZAKHSTAN
This project is a 100,000-square-meter development consisting of three luxury residential towers. The complex includes 422 residential units, landscaped courtyards and grounds, underground parking, and extensive support facilities and amenities. As an integral part of the Esentai Park development, the residential buildings ground the development, establishing a community of residents who live and work
in the surrounding area. Establishing a sense of interconnectedness was essential to this project. This connection is evident between the resident and the community in the development of extensive amenities and communal gathering spaces. The residents benefit from landscaped parks, proximity to office and hotel facilities in the adjacent Esentai Tower as well as the development’s recreation and retail centers.
Additionally, a sense of connection to the natural environment is made to connect the community to the larger environment. Large spans of glass draw the natural environment into each residential unit, extending the architectural language derived from the beauty of the impressive landscape. Horizontally shifting volumes create architectural “cliffs� that define a central garden and, from within, capture views of the mountains that they emulate.
PAN PENINSULA LONDON, UNITED KINGDOM The two high-rise towers of Pan Peninsula are the tallest residential buildings built in Europe. The towers are linked by the multi-purpose podium situated along the West India and MIllwall docks within the Canary Wharf redevelopment. The podium contains restaurants, a cocktail lounge and a mezzanine terrace, all of which provide the residents with a sense of place and feeling of community. The design of the towers serves to establish new icons on the London skyline. As the apartments become more exclusive, the exterior steps back to create large outside terrace gardens in the sky. Residents of Pan Peninsula also benefit from five-star concierge service, a full-service spa, skylobby and private theatre.
PIONEER PARK GURGAON, INDIA Courtyards created by the organization of the townhomes and towers reveals a tapestry of building elements within the lush landscape. The Pioneer Park residential development is a combination of low-rise townhomes and high-rise apartment towers connected through a series of gardens. The weaving of these elements opens opportunities for pedestrian access and frames vistas. Outdoor gardens adjacent to and above townhomes provide a mix of private gardens as well as semi-public green spaces. At the ground level a mixture of units and landscapes creates a dialogue between
street-facing and internal garden units. The upper level units are accessible via either a generous canopied stair or by an elevator bank, wrapped in a translucent glass skin. This entry “lantern” welcomes visitors to a secure gateway and concierge services. The towers themselves are organized with an extensive amount of void spaces within the body of the building in which “sky-garden” terraces are cooled through plantings, ample shading, and cross-breezes. The elevator concept for the towers allows each unit to have dedicated access to their unit from the lobby. Additionally, a separate service core provides access for the service staff.

Cambridge Gardens is a development near the rapidly-growing it corridor of Chennai, India. It is comprised of 80,000 square meters of apartments, six-story hotel, a convention center, and retail shopping center. Understanding the context and importance of designing environments to enrich the local community, SOM designed the complex following Vaastu principles of space planning. Cambridge Greens offers residents a rare opportunity for living: a harmonious and tranquil lifestyle in Vaastu-compliant residences. The development ensures Northeast sloping grounds, north and east facing balconies, staircases located in the south or west , and an open area with a water feature. The residents also benefit from the convenience of on-site shopping and entertainment venues. Many of the residences will offer generous private terraces with breathtaking views overlooking the sea to the east and the lush landscape to the north. Directly connected to the interior through full-height glazing, the outdoors becomes a part of an exclusive escape at Cambridge Greens.

AL SHARQ TOWER DUBAI, UNITED ARAB EMIRATES Al Sharq Tower is a combination of an iconic form, ingenious structure, and spatial qualities of sky-high living. The efficient structure of the tower continues SOM’s tradition of structural ingenuity. The innovative cylindrical tower will offer each unit an exclusive spatial experience with panoramic views, a key concept for high-rise living. The tower encloses 70 stories of residential floors with varying floor to floor heights from 3.5 meters to 5 meters. The tower stack has two zones of amenity floors, one above the lobby and the second at the penthouse level. The building amenities include a spa, health club, pools (lap pool & swimming pool) party rooms, screening room, play rooms, day care, restaurants and a special revolving restaurant at the roof. The tower will welcome residents and guests with a soaring 25 meter tall lobby that will house the Porsche Design Store. The first residential floor starts at 40 meters above ground to ensure the views for each unit. The project was envisioned as a cellular structure of nine bundled tubes allowing a height of 360 meters with a challenging aspect ratio of 1:10. Each 12-meter diameter tube, with an individual aspect ratio of 1:30, amplifies the concept of slenderness as the structural cables wrap around each tube and tie back to the tower’s concrete structure. The innovative cable system allows for a columnfree floorplate, providing complete flexibility of unit configurations and maximizing the residential units’ uninterrupted views.

INFINITY TOWER DUBAI, UNITED ARAB EMIRATES
Infinity Tower’s winding shape optimizes views for residents while preserving the vistas of its neighbors. The structure of Dubai’s Infinity Tower is outwardly expressed in the structure of the twisting helical form. Currently under construction, the residential tower has already been acknowledged as a regional landmark that will become synonymous with Dubai’s waterfront. The SOM design received the Best Architecture Award in the International Property Awards, as well as four additional awards in the Arabian Property category. The Tower will include more than 450 residential units, ranging from studios to full-floor penthouses. Other amenities include an outdoor pool, a health spa with treatment rooms, an exercise facility, conference centers, lounges and a child care center. The Tower’s winding shape optimizes views for residents while preserving the vistas of its neighbors. The Infinity Tower exemplifies the elegance and power of a design shaped by technological mastery and imagination.

FOUR SEASONS HOTEL & RESIDENCES MANAMA, BAHRAIN
The building’s program incorporates the principles of hospitality design into both the first-class residential and resort facilities.
The Four Seasons Hotel & Residences is currently under construction and located in the center of Bahrain Bay, around which the mixed-use diplomatic quarter of Manama unfolds. The new hotel tower, rising 300 meters from the verdant garden base of its own private island, provides a unique experience for residents and hotel guests seeking serenity in luxurious surroundings. The building’s program incorporates the principles of hospitality design into both the first-class residential and resort facilities.
In addition to the restaurant, a spa and two swimming pools at the top of the building present panoramic views of the gulf. The horizontal base of the building encloses a gym and an elegant ballroom provides space for ceremonies, receptions, and exhibitions. A private canal approach permits VIPs to arrive and depart by boat. Parking and vehicular circulation are provided underground, preserving the island’s pedestrian park environment. High above the park, guests will enjoy the most impressive views available in the Middle East.
THE ST. REGIS HOTEL & RESIDENCES SAN FRANCISCO, CALIFORNIA
The project sensitively addresses the urban conditions of its setting without foregoing a sense of refinement and luxury. The St. Regis Hotel & Residences is located at a prominent corner in the Yerba Buena Arts District, adjacent to the San Francisco Museum of Modern Art. It also incorporates solutions to site-specific constraints including the integration of the historic Williams Building at the southwest corner of the site; vehicular access that provides a unique, interesting, and stimulating pedestrian-level condition; and integration of the Museum of the African Diaspora at the base of the Mission Street faรงade. The tower is set back from both Mission and Third streets. This allows the podium elements to respond to the lower heights and scale of adjacent buildings along Mission Street and in Yerba Buena Center and opens up views between tall buildings back to the city.
TIME WARNER CENTER RESIDENCES NEW YORK, NEW YORK
Time Warner Center exemplifies the concept of a city within a building, rather than a building within a city. The mixeduse project encompasses the Mandarin Oriental Hotel & serviced apartments, condominiums, retail, restaurant, fitness center, television studios, cultural performance venues, office space, and structured parking. The towers that rise more than 50 stories from Columbus Circle contain the residential and hospitality component of the large-scale complex.
The southern tower includes a mix of 1-, 2-, and 3-bedroom luxury condominium units with unobstructed views of Central Park and lights at Time Square. The serviced apartment units located above the Mandarin Oriental Hotel benefit from additional amenities including concierge service, housekeeping, and room service.
TRUMP HOTEL & TOWER
CHICAGO, ILLINOIS The Trump Hotel & Tower is the tallest building project in the United States since the Sears Tower was completed in 1974. The luxury residences provide expansive views of the skyline from the ultimate vantage point within the city. Through the contemporary synthesis of adjacent buildings and modulations, the Trump International Hotel & Tower expresses a modern architecture with sensitivity to its historic context. The first setback occurs on the east side of the tower, at a height that is essentially the same as the cornice line of the Wrigley Building to the east. The next setback on the west side of the tower relates to both the height of the residential tower to the north and Marina City, to the west. The third and final setback on the east side of the tower relates to the height of the IBM Building immediately adjacent.

101 WARREN ST NEW YORK, NEW YORK
101 Warren Street is a 33-story residential mixeduse project occupying nearly an entire city block at the southern tip of Tribeca. The podium provides two floors of retail space, while a mid-rise block along Greenwich Street houses the rental units, and the condominiums occupy the 382-foot tower. The residential component is divided into two separate buildings. The northwest corner supports a condominium tower of approximately 220 units, while the corner of Greenwich and Murray Streets defines an “L” shaped building of 175 rental apartment units. An amenity pavilion for the condominiums is located on the third floor, and includes recreation and a children’s play area, a fitness center and a rooftop terrace. A screen of stone panels creates interest and establishes a flexible envelope that can accommodate both structure and openings. A layer of glass creates the innermost enclosure of both the tower and base, strengthening the unified reading of the project as a whole. The doublelayered façade forms discrete pockets between the glass inner layer and the stone screen, creating private outdoor residential terraces.

THE TOREN NEW YORK, NEW YORK
Toren Tower in Downtown Brooklyn, New York is a prominent 38-story residential condominium tower containing 240 condominium units and is a dramatic addition within its context. Offering a mix of studio, 1-2-3 bedroom units, duplexes, and penthouse suites, it is one of four new buildings at corners of the Myrtle Avenue/Flatbrush Avenue junction in the gentrifying district. The faรงade design employs a modular panel system which gives living spaces maximum glass exposure, while more private areas, such as bedrooms and bathrooms, have smaller windows and more solid exterior coverage. The tower contains both affordable housing and market-rate units, but maintains continuity with finishes and fixtures. Amenities include a multi-level roof garden, screening room, fitness center, swimming pool with sauna, library/lounge, parking garage, and retail space at the street level. As a part of the LEED Gold design, the base of the tower benefits from a rain screen system and a cogeneration plant will supply tenants with power and water.
