Since 1969, Rogers-O’Brien (RO) has firmly established itself as Texas’ Premier Builder by providing a wide range of preconstruction and construction management services. Rogers-O’Brien is family-owned, with the third generation leading the company’s operations. The family attitude extends throughout our strong management team, many of whom rose up through the ranks to management. To our offices in Austin, Dallas, Houston, and San Antonio, we have also actively recruited a forward-thinking new generation to energize us with knowledge of new tools, techniques and approaches to continually improve the way we deliver services. This same group named Rogers-O’Brien “Outstanding General Contractor of the Year” in 2006 and again in 2011. In 2017, they presented Rogers-O’Brien the Impact Award posthumously to Mr. O’Brien.

THIS PROCESS (CPP) HAS ADDED SO MUCH VALUE TO THE PROJECT AND HAS (HAD) US TO LOOK AT DETAILS NOW, IN A WAY THAT NORMALLY WOULDN’T HAPPEN UNTIL CONSTRUCTION. DURING CONSTRUCTION UTILITIES: This project has a sizeable utilities component. A new sanitary sewer line was required, more than 700 feet extending all the way to Turtle Creek Boulevard. A new storm system was also installed as there was none. All utilities work was complete simultaneously with the current construction at Novel Turtle Creek. Project Description: Currently under construction, Novel Turtle Creek is a multifamily, luxury high-rise in the Turtle Creek area of Dallas, Texas. Project Description: Legacy West is a mixed-use development nestled within the community of numerous new company headquarters at the intersection of the Dallas North Tollway and State Highway 121 in Plano, Texas. This 240-acre project includes high-end shopping, restaurants, offices, a European-style food hall, outdoor concert area, and more. Rogers-O’Brien constructed eight of the blocks with their associated office, retail, restaurants, and parking garages. This is RO’s second project with The Karahan Companies, the other one is the Shops at Legacy. 2018 ULI Impact Award - Influence

PROJECT COORDINATOR: As there were multiple general contractors on site completing apartment, hotel and other portions, we were the de facto project coordinator, serving as liaison between them and the owner. SEQUENCING: With Parking Garage work released first it was difficult to establish a construction flow among the other general contractors. Building drawings were not ready when the garages were under construction. Once completed, the tenant general contractors used the parking garages as lay down space to keep construction momentum. NATIONAL BRANDS: Incoming tenants were national brands with specific brand identities, their exteriors remained unique, conforming to their brand standards while still blending with the common areas of Legacy West. Exterior materials were ordered before most tenants were even signed on. To conform to Owner requirements and keep costs down, RO was tasked with using materials (primarily granite, stone, plaster, and composite metal panels) not used by the leasers in other locations throughout Legacy West.
