Since 1969, Rogers-O’Brien has firmly established itself as Texas’ Premier Builder by providing a wide range of preconstruction and construction management services. Novel Turtle Creek is a multifamily, 20-story cast-in-place concrete tower that includes 206 luxury apartments and four levels of parking (in addition to one below grade level), with residential apartment homes above.
Along with the usual amenities, Novel Turtle Creek features 24-hour concierge service, on site pet facilities, a fifth-floor swimming pool with outdoor deck, tons of seating areas, outdoor kitchens, and views of Turtle Creek and the downtown skyline. Indoors include fitness center, resident lounge, and two guest suites for family and friends who visit.

TWELVE COWBOYS WAY FRISCO,
TEXAS
This is a flagship multi-family project at The Star for Columbus Realty, the Dallas Cowboys and Roger Staubach. Designed by O’Brien Architects, the apartment high-rise is built on two acres at Gaylord Parkway and Cowboys Way, just west of the tollway and across the street from the Ford Center. With 17 stories and 158 units, it includes a luxurious amenity area with pool and fitness center, spacious penthouse units and designs inspired from Miami. Also included for residents is a membership to The Star facilities.
This project won a TEXO Distinguished Building Award.

ARDAN WEST VILLAGE DALLAS, TEXAS
Ardan West Village, also known as Block 7B is a mixed-use tower in Dallas’ Uptown West Village area that includes a 23-story, 389-apartment-units residential tower with a six-level parking garage. The tower was completed as the second phase following the adjacent 3700 M building and completed the overall mixed-use development design.

3700M DALLAS, TEXAS
3700M is a large mixed-use development in Dallas’ West Village district. The project scope was new construction of three buildings featuring 381 apartments within a 21-story residential tower and two, five-story buildings totaling 801,334 SF. The project also includes 37,000 SF of retail on ground level. A six-level, split level parking garage accommodates 800 vehicles. RO was able to turn the first 12 levels over early so the client could begin leasing while we wrapped up Levels 13 through 21.
This project won a TEXO Distinguished Building Award and an AGC Texas Building Branch Residential Multi-Family award.

MCKINNEY & BOLL DALLAS, TEXAS
RO has been chosen as the premier builder of McKinney and Boll, a 21-story multi-family high rise located in the Uptown neighborhood of Dallas, Texas. At completion, McKinney and Boll will have 287 residential units, and will offer ample amenities to residents, including a rooftop pool. The building will also house five levels of below-grade parking, 55,000 square feet of office space, and 8,600 square feet of retail space. There will be an amenity terrace for the tenants of the office space to enjoy.

OAKHOUSE APARTMENTS DALLAS,

Oakhouse is a mixed-income apartment community that will bring 219 units of Class A affordable and market-rate housing to the Oak Cliff neighborhood. The wood framed development will feature energy-efficient appliances, quartz countertops and in-unit washer/dryers, and a cast-inplace parking garage. The building’s ground floor amenities will include a pool and a dog park, as well as a children’s lounge adjacent to the state-ofthe-art fitness center and work spaces for students and employees working from home. In addition, there will be a Sky Lounge located on the top floor of the building. The property is adjacent to I-35E and a five minute drive from Dallas’ Central Business District.

COLLABORATIVE PROJECT PLANNING
In addition to our VDC services, RO has developed a unique process called Collaborative Project Planning (CPP TM) . You can think of this like “constructibility on steroids.” It goes beyond BIM coordination to maximize how we leverage operational experience in our preconstruction strategies. It is an interdisciplinary coordination and constructibility review process, utilizing virtual models, to aid in model and document development.
While it is beyond our BIM coordination and Estimating services, it is not separate. It’s creative problem solving in a collaborative group environment that achieves solutions to reduce budget fluctuations that would typically occur during construction.

THE GOAL
The goal of Collaborative Project Planning (CPP™) is to proactively and positively impact project costs and schedule by reducing the number of potential RFI’s required to clarify design intent.
INNOVATION
PROJECT ATLAS
Project Atlas is a software program that creates a digital mapping engine that uses geo-location instead of traditional folder structures to organize and visualize 2D plans and construction data. It is a mapping engine for construction. Using location, it helps management teams piece together project information by converting drawings into highly detailed zoomable layers. This program was created and developed by RO employees (Todd Wynne and Joe Williams) back in 2014 as one of the custom applications used on past projects. They wanted to improve and simplify the construction industry. In June of 2018, it was acquired by Bluebeam. Bluebeam is a multinational technology company that currently has saturated 98% of the construction market. They took the app and incorporated it into their suite of solutions and has been used on notable projects across the country, such as La Guardia Airport and multiple NFL stadiums.

THREE-PHASE CHECKLIST
Unsatisfied with any “off the shelf” quality control solutions, Rogers-O’Brien has worked with Procore to develop a custom module, we call our Three-Phase Checklist.
The Three-Phase Checklist provides a transparent platform for all project stakeholders to have full “buy-in” on the quality control process. This early buy-in by the whole team allows end users to be participants in ensuring their project is built to their standards.
1 2 3 PREPARATORY PHASE
Separate from precon process, operations team members work closely with each trade partner to set expectations and review key project documents and specifications prior to beginning their work on site.
INITIAL PHASE
Critical to the success of this process, an initial installation of the work is completed and reviewed both by our team, as well as external stakeholders. Work is assessed and adjustments are identified and communicated to ensure that all work meets or exceeds the agreed upon standards.
FOLLOW-UP PHASE
Though-out the construction phase, quality managers regularly walk the project and perform ongoing follow-up quality inspections. These inspections reference the clear quality standards established in the earlier phases.
