SCHEDULING METHODS & TOOLS
The RO schedule philosophy begins with the end in mind. The project team will work proactively to ensure that the shared goal of opening on time stays priority. RO’s development of a detailed program schedule includes critical path items such as document delivery dates, IKEA reviews, regulatory authority review periods, drawing package estimate preparation as well as detailed construction activities
REPORTS
Our team will use Oracle Primavera P6 Scheduling to develop the schedule. The project team works to structure a best fit for IKEA and project needs, tailoring the technology plan around what brings the project value. We create a 2-week lookahead schedule, a 3-week lookahead schedule, a month lookahead, and the master schedule. Scheduling reports are updated weekly and distributed monthly. In addition, the RO team has regulatory reviews every week with an updated schedule. These meetings are held at the jobsite office or trailer with the trade partners onsite.
RECOVERY
If required, RO will request additional manpower, equipment, materials and overtime work, if necessary, to make our milestone dates. These milestone deadlines will prevent massive acceleration efforts at the end of the project. Pull planning sessions will be used on an as needed basis to develop recovery schedules with the trade partners onsite to achieve each of the intermediate milestone dates.
PULL PLANNING TECHNIQUES
Our team will use Pull Planning techniques (LEAN) to build backwards to identify opportunities for acceleration or simultaneous activities to optimize the construction timeline. The Project Manager will be responsible for maintaining the project schedule and will lead developing a critical path method format. We seek input from trade partners, manufacturers and vendors to create a holistic schedule with realistic information. Based on team and trade partner feedback, we identify potential challenges and create proactive solutions based on clearly understanding critical path items and dependencies within the scheduled work activities.

Encourage the reuse of construction materials and pallets when possible.

Optimize construction schedules to minimize energy consumption and emissions. Use electrical or hybrid construction machinery and vehicles to reduce emissions on the construction site.
WATER CONSERVATION
Integrate water-efficient fixtures and systems to reduce water consumption during construction and building occupancy.
Collect rainwater for construction purposes or on-site irrigation.
