How do you define success on a construction project? The answer varies according to each participant’s perspective: • The owner wants results — on time and within budget, with the completed facility performing as anticipated. • Process may be foremost to the architect, focused on achieving the creative vision. • The contractor may see relationships as paramount, to assure key subcontractors and suppliers will support their future projects. Recognizing the divide that too often arises between what the distinctive parties define as success, RogersO’Brien Construction formalized an approach called Successful Project Planning to balance process, results and relationships. This approach acknowledges that each participant has something at stake, seeks to define those expectations and provides a framework for taking corrective action when expectations are not being met. To get all key project team members thinking with a preventative mindset, focused on solving problems before the fact, prior to construction start-up, Ken Dunham, Rogers-O’Brien Vice President, facilitates a day-long workshop with all stakeholders in attendance covering these key topics: • Fostering team collaboration • Defining decision-making process • Process agreements and team expectations • Potential roadblocks and preventions • Action plan Successful Project Planning enables project teams to more readily meet schedule, budget and quality requirements while fostering solid working relationships. This process has been successfully applied to many Rogers-O’Brien construction projects. The initial workshop clearly defines the way in which all parties communicate, ground rules and expectations, aligning all parties to work together toward exceptional outcomes.

WeWork offers fully furnished coworking office spaces which serves to grow business and encourage collaboration. The spaces accommodate teams of 1 to 100+; choice amenities include high speed internet, unique interior design, printing, lounges and conference rooms.

Pizza Hut Corporate Headquarters consists of a 3-story, 114,000 SF tilt wall building with steel structure, cast stone exterior veneer and stone veneer accents. Adjacent to the main office structure is a 145,000 SF, 3-level cast-in-place parking garage clad with architectural pre-cast panels. This building includes a number of unique features such as child-care facilities, exterior water features, an on-site data center, numerous full-size restaurant test kitchens and restaurant mock-ups of the company’s restaurants. Rogers-O’Brien helped the project comply with the strict policy of minimizing environmental impact by achieving two Green Globe Awards for the numerous earth-friendly features included in the design and construction of the facility. Rogers-O’Brien recently completed the second phase of this project, a 50,000 SF expansion that includes conference rooms, test kitchens, office space and a Bright Horizons child care facility

Rogers-O’Brien was selected to provide tenant construction services for the Cambridge Holding’s 18,500 SF corporate offices on two floors of the Plaza at Preston Center Office Tower. The project features large windows, patio access, built-in planters and an abundance of natural materials throughout.

Architect: Nelsen Partners The largest Class A office opportunity at the Domain, Domain 8 is a 291,000 SF 12-story podium-style office tower featuring office and retail space, as well as a 5-level parking garage with 1,050 structured parking spaces. Incorporating an energy efficient design, Domain 8 is The Domain’s first true large-scale office tower designed and built with LEED Silver Certification goals. Domain 8 is situated near Whole Foods Market, dining, shopping, spas and fitness centers, includes immediate access to a jogging trail with showers and changing rooms on-site, and features incredible views of The Domain and the Texas Hill Country.

Architect: HKS, Inc. Rogers-O’Brien completed the construction of the FedEx Office and Print Services Facility located in Plano, Texas, a consolidated North Texas headquarters. This four-story tilt wall facility encompasses 260,000 SF and serves as a world-class facility for over 1,200 employees.

Architect: GDA Architects The Capital Ridge Office Complex, which houses a Fortune 100 Technology company, is a new 7-story 240,000 SF Class A office building and 9-story parking garage situated on the top of a hill accessed utilizing a long winding road. Features include a lobby access tunnel which gives employees and visitors access to the building lobby from the parking garage through a subterranean tunnel featuring natural limestone walls, air conditioning and wall art. Located immediately adjacent to the Hotel Granduca, the Capital Ridge Office Complex is the cornerstone of this new development located just north of Bee Cave Road on Highway 360 in west Austin.

The seven-story office tower is home to the Jones Lang LaSalle Regional Headquarters and includes a branch of Guaranty Bank. Constructed on top of a three-story parking garage, the building consists of structural concrete and architectural precast panels. The shell combines granite, glazing systems and various steel elements with architectural precast. The lobby and common areas include the installation of high-end granite finishes. The branch bank is a separate one-story shell with exterior finishes that match the office tower. Located one block off of the Dallas North Tollway, Rogers-O’Brien coordinated the complex staging of materials on a site that had limited working space and heavy traffic.

One City Place is a 326,000 SF building located in the heart downtown Fort Worth. This 19-story office building is the second project Rogers-O’Brien has completed as part of the redevelopment of the entire City Place site. The Class A office building, which once served as the Radio Shack Corporate Headquarters, features high-end finishes, state-of-the-art systems and a 2.5/1,000 parking ratio.

Lamar Central is a unique project for Central Texas that is cutting-edge, demonstrating the highest levels of quality and sophistication. The development is a four-story, Class-A office building with 163,000 SF of rentable space and a significant display of amenities. This awardwinning development features 34,000 SF of ground-floor space for shops and restaurants topped with three levels of office space and an adjacent 600 space parking garage. Amenities in the building include floor-to-ceiling windows, direct garage access on each floor, buried utility lines, energy-efficient features, a landscaped courtyard with spots for patio dining, car-charging stations, bike storage space, showers and changing rooms.

FORT WORTH, TEXAS

On display as a centerpiece in the new lobby building is the restored No. 1 rail car from the former subway line that operated under the site for decades. The M&O Subway line shuttled shoppers from a parking lot near at the edge of downtown to the Leonard’s Department store, which later became the Radio Shack headquarters. The project received a Topping Out Award.

The Plaza at Preston Center Office Tower is a 5-story, 71,416 SF office building with a 2-level, underground parking structure located in the high-end shopping center at the intersection of Preston Road and Northwest Highway. Rogers-O’Brien overcame the challenge of working in a limited area among retail shops and restaurants that remained opened throughout construction and adjacent to an up-scale residential neighborhood. As a solution to minimize the effects of construction activities, the Rogers-O’Brien team installed a 20’ tall, sound attenuating wall to absorb noise and allow for increased work hours. This led to an expedited schedule, allowing tenants to begin operating sooner while minimizing the duration of construction interference.

Rogers-O’Brien provided pre-construction and construction services for the Alliance Town Center Office North, a 3-story, 155,000 SF tilt-wall Class A office building. This project is the first office component to be built in the Alliance Town Center mixed-use development and is part of the 17,000-acre Alliance Texas master plan in northern Tarrant county.

Ericsson’s North American Headquarters expansion consists of two new four-story buildings, a connector building and two parking garages. This project is an example of successful global collaboration at all levels, where the project team was challenged with balancing Ericsson’s global design program with the needs of a North American operation and market, while also managing an aggressive budget and schedule. The prominence of Ericsson’s site required thoughtful consideration with regards to potential impacts on the surrounding community.

Rogers-O’Brien has built 11 office buildings at the International Business Park (IBP), a 300acre corporate development situated at the epicenter of Dallas’ coveted Platimum Corridor adjacent to the Dallas North Tollway and the George Bush Turnpike. The projects were constructed over a span of 10 years, totaling over 1.2 Million SF of lease space and worth over $100 Million. All but one of the buildings utilized tilt-wall construction, and each was delivered under budget and on-schedule.


LEGACY WEST PLANO, TEXAS

Owner: The Karahan Companies Architect: Gensler Michael Twitchell, LLP Legacy West is a mixed-use development nestled within the headquarters campus community that includes FedEx Office, J.C. Penney, Liberty Mutual and Toyota at the intersection of the Dallas North Tollway and State Highway 121 in Plano, Texas. This 240-acre project will include high-end shopping, restaurants, offices and more.

Architect: GFF Architects WDG Architecture Once completed, this new mixed-use tower in Dallas’ Uptown West Village area will include a 23-story, 389 apartment unit and residential tower with a 6-level parking garage. Also included will be a 5-story, 150-room hotel on top of a 3-level parking garage. As a second phase to Forest City’s successful 3700M tower, also in the West Village area and a RogersO’Brien project, this building will feature 23,000 SF of retail space for a building total of almost one million square feet. Scheduled completion for this project is Spring 2018.

Owner: Forest City Texas Architect: Good Fulton & Farrell 3700M is a large mixed-use development in the West Village of Dallas’s Uptown district. Ideally situated at the corner of McKinney Avenue and Blackburn Street, this walkable, vibrant neighborhood covers an entire city block and is adjacent to existing shops, restaurants and entertainment. The three buildings feature 381 apartments within a 21-story residential tower and two, five-story buildings totaling 801,334 SF. The project also includes 37,000 SF of retail on the ground level. A six-story, split level parking garage accommodates 800 vehicles. This project won a TEXO Distinguished Building Award and an AGC Texas Building Branch Residential Multi-Family award.

Owner: PM Realty Group Architect: GDA Architects 1400 Hi Line is a 340,000 SF, 23-story residential tower with a concrete frame and a glass and stucco exterior façade. The building offers 314 multi-family rental units and approximately 27,000 SF of street-level retail. The one-acre rooftop park includes an infinity edge pool, fire pits, cabanas and outdoor grills. Residents enjoy the adjacent indoor pool-side recreational lounge with floor-to-ceiling glass capturing dramatic views of the Dallas skyline, a full catering facility for private parties and a 3,000 SF state-of-the-art fitness center.

Good Fulton & Farrell The 33-acre open-air urban village of Park Lane, situated between the DART Park Lane light rail station and NorthPark Center, was constructed to balance the lifestyle functions of living, working, dining and shopping. The vision was to create an environment that would blend lifestyle and power retail with offices, condominium and rental apartments, resulting in a memorable gathering place for the community in a harmonious architectural setting. Due to its proximity to the nearby NorthPark Center, parking demand was met by consolidating surface parking for existing office buildings into a seven-level parking garage and constructing a pedestrian-oriented retail environment along newly created shopping streets. Rogers-O’Brien was the lead contractor on this Joint Venture with The Beck Group.

Rogers-O’Brien completed a ground-up 2-story, 90,000 SF Neiman Marcus store at the new 270-acre The Shops at Clearfork retail development in Fort Worth, Texas. The project was completed in February of 2017.

The Karahan Companies Architect: Michael Twitchell, LLP The Shops at Legacy is an upscale, mixed-use development of retail shops, office buildings and residential units at the busy intersection of Legacy Road and Dallas Parkway. RogersO’Brien completed the phased construction of the shell and interior finish out of various retail, office and restaurants, as well as five parking garages totaling approximately 345,000 square feet. Since The Shops at Legacy were operational when Rogers-O’Brien began work, the team worked diligently with the development team and retail store owners to implement a construction approach that did not disturb their business or the flow of traffic within the busy mixed-use development.

Riverside Resources Architect: GDA Architects Adding to the downtown Austin skyline, this new 16-story 282,000 SF apartment tower located at the corner of 3rd and Brazos streets includes 268 multi-family units, 10,000 SF of ground-floor commercial lease space, and a 130,000 SF parking garage. The 11 stories of residences are constructed over a 5-story cast-in-place concrete parking garage. Exterior materials include natural stone veneer at the street level, a combination of brick, stone and glass at the residential units and infill aluminum screens at the parking garage. Upscale amenities include an expansive pool and deck, fitness center, business center, coffee bar and lounge.
