SAFETY At Rogers-O’Brien, we always put safety first, believing it is our duty to provide the safest possible workplace for our employees, jobsite partners and clients. Our dedicated safety personnel directs our proactive approach to environmental, safety and health programs that Rogers-O’Brien has refined over the course of four decades. Our program includes customary requirements such as background checks and drug screening for all new employees; subcontractor compliance with our substance abuse policy and safety procedures; and maintaining a minimum level of OSHA 30-hour safety training for all management-level personnel. We also assign each new employee a work partner until the safety director has completed an assessment of that employee and identified his/her training needs. We have a long-established partnership with OSHA to identify and eliminate potential hazards in the industry and establish the safest environment possible for our subcontractors. We consistently maintain an Experience Modification Rate (EMR) well below industry average. Rogers-O’Brien won 2nd place in the National AGC Construction Safety Excellence Awards Competition and has won the ABC Safety Star Award for two consecutive years.
SUCCESSFUL PROJECT PLANNING How do you define success on a construction project? The answer varies according to each participant’s perspective: • The owner wants results — on time and within budget, with the completed facility performing as anticipated. • Process may be foremost to the architect, focused on achieving the creative vision. • The contractor may see relationships as paramount, to assure key subcontractors and suppliers will support their future projects. Recognizing the divide that too often arises between what the distinctive parties define as success, RogersO’Brien Construction formalized an approach called Successful Project Planning to balance process, results and relationships. This approach acknowledges that each participant has something at stake, seeks to define those expectations and provides a framework for taking corrective action when expectations are not being met. To get all key project team members thinking with a preventative mindset, focused on solving problems before the fact, prior to construction start-up, Ken Dunham, Rogers-O’Brien Vice President, facilitates a day-long workshop with all stakeholders in attendance covering these key topics: • Fostering team collaboration • Defining decision-making process • Process agreements and team expectations • Potential roadblocks and preventions • Action plan Successful Project Planning enables project teams to more readily meet schedule, budget and quality requirements while fostering solid working relationships. This process has been successfully applied to many Rogers-O’Brien construction projects. The initial workshop clearly defines the way in which all parties communicate, ground rules and expectations, aligning all parties to work together toward exceptional outcomes.
TECHNOLOGY DRIVES QUALITY An early adopter of Building Information Modeling (BIM), Rogers-O’Brien actively uses technology to enhance team collaboration and achieve operational efficiencies, faster project delivery and lower total project costs. Our staff includes recognized industry leaders in BIM that have authored national journal articles and presented to international audiences. Our technology team keeps current on BIM software such as Autodesk Revit and Navisworks; Innovaya to generate quantities and costs directly from either architect’s electronic files or our internally built models; Timberline estimating software to develop and analyze project costs; and Primavera products for scheduling. This technology team also manages our online portal for all team members to distribute and electronically review project data and documents. Rogers-O’Brien harnesses the power of technology to improve project delivery in these key areas: • During design, our estimators quickly develop new take-offs and re-price the effects of major design revisions like changing the building skin. • Laser scanning of existing structures helps coordinate renovation design. • Project managers analyze site logistics and construction sequences. • Virtual models are used by superintendents to show work crews exactly how completed work should look; IPads are used in the field to compare in-place construction to virtual models and quickly resolve any variances. • Subcontractors can pre-fabricate MEP systems, wall sections, or even entire rooms based on the model, reducing job site labor and clutter. • At project completion, information-rich 3D as-built drawings act as a virtual operating manual.

METHODIST RICHARDSON {MEDICAL CENTER BUSH/RENNER HOSPITAL} RICHARDSON, TEXAS
Owner: Methodist Health System Architect: Perkins + Will The Methodist Richardson Medical Center Bush/Renner Hospital includes a 266,250 SF acute-care hospital to complement the existing physician office building, emergency room and cancer center. The 4-story hospital initially opened with 125 beds, with shell space for 50 more. The hospital features a Women’s Pavilion, a Level III neonatal intensive care unit, as well as labor, delivery and recovery services. The hospital also offers advanced cardiac care, including catheterization procedures and electrophysiology as well as surgical services. A radiology department utilizes the latest in imaging technology to better diagnose and treat medical conditions. This project received the Topping Out Community Impact Award.
PARKLAND HEALTH & HOSPITAL {RON J. ANDERSON, MD CLINIC} DALLAS, TEXAS
Owner: Parkland Health and Hospital System Architect: Shell - VAI Architects & 5G Studio Collaborative Interiors - FKP Architects This 227,421 project for Parkland Health and Hospital System is a new 5-story, outpatient clinic with 171 exam rooms and 12 treatment room serving Urology, Neurology, ENT, Imaging, Cardiac Rehabilitation, PreAnesthesia and Surgical Exam services. To further support the clinic services there are multiple MRI, CT and X-ray rooms. Construction included connecting an existing second story pedestrian tunnel. This project was a joint venture with JEDunn Construction.
METHODIST ADDISON {HOSPITAL FOR SURGERY} ADDISON, TEXAS
Owner: Methodist Health System Architect: BOKA Powell Methodist Hospital for Surgery is a 105,000 SF surgical hospital located on a busy North Dallas corridor. The hospital focuses on treating patients in need of highly-specialized spine and joint surgery and is the only dedicated orthopedics hospital of its kind in the area. The facility includes seven fully-equipped operating rooms, 32 private patient rooms, 10 outpatient treatment rooms, a diagnostic imaging suite (including CT and MRI), and physical therapy/rehabilitation areas. Methodist Hospital for Surgery is a joint venture partnership between area physicians, Methodist Health System and Nueterra Healthcare. Rogers-O’Brien managed the entire construction process using BIM, resulting in more pre-fabricated systems, less rework, faster schedule, lower cost and a higher quality building delivered with a 4-month accelerated schedule.
SETON MEDICAL CENTER {WOMEN’S TOWER EXPANSION} AUSTIN, TEXAS
Owner: Seton Healthcare Network Architect: STG Design The Women’s Tower Expansion is part of a multi-phase renovation and expansion at Seton Medical Center in Austin, Texas consisting of a six-story, 129,000 SF tower with tie-ins to eight floors of the existing building. The new tower includes 32 new post-partum rooms, three new nurse stations, two new nurseries and all the auxiliary rooms to support a fully functioning Women’s Center. 44,175 SF of renovation work includes four C-Section operation rooms, recovery rooms, waiting rooms, a new nursery and several new nurse stations throughout the second floor. Challenges to the project included the restrictions created by a tight, heavily sloped site situated between two fully operational facilities - a full-service hospital with 24-hour emergency room and helipad and a medical office building. Rogers-O’Brien received a ABC Excellence in Construction Eagle Award and a AGC Outstanding Construction Award-Bldg 4 for outstanding work on this project.
FOREST PARK SAN ANTONIO {MEDICAL CENTER HOSPITAL} SAN ANTONIO, TEXAS
Owner: Forest Park Medical Center Architect: BOKA Powell Forest Park Medical Center San Antonio is a specialty surgical hospital and medical office building at the heart of a master planned, mixed-use campus. The facilities have a hospitality-oriented focus to patient care and amenity offerings. A full-service acute care hospital, the 154,000 square foot Forest Park Medical Center features 54 beds (including 16 VIP patient suites), 12 operating rooms, and two procedure rooms. The hospital includes state-of-the-art diagnostic imaging suites, laboratories, a pharmacy and a spacious cafeteria. Inspired by four and five-star resorts, the medical center incorporates an upscale ambiance throughout, which extends to the large dining facility offering chef-prepared foods, a coffee bar, and peaceful outdoor spaces, including self-sustaining green roof systems. For additional privacy, VIP suites feature a separate room for family and guests equipped with a kitchenette, entertainment options and a sleeping area. Immediately adjacent to the hospital is a four story, 84,000 square foot medical office building and a four level, 470 car parking garage.
WOMEN’S HOSPITAL {MEDICAL OFFICE BUILDING} BATON ROUGE, LOUISIANA
Owner: Lillibridge Healthcare Services Architect: Lillibridge Healthcare Services The Woman’s Hospital Medical Office Building is a 260,000 SF five-story structure, attached to the main hospital in Baton Rouge, Louisiana. The comprehensive facility is part of a replacement campus project and includes physician offices, maternal fetal medicine, comprehensive breast center and imaging suites.
METHODIST MCKINNEY {MEDICAL CENTER HOSPITAL} MCKINNEY, TEXAS
Owner: Methodist McKinney Hospital Architect: ACI Boland/Marasco The 65,000-plus square foot Methodist McKinney Hospital features six fully-equipped operating rooms, 24hour emergency department, comprehensive diagnostic imaging including CT and MRI services, and 15 private patient rooms. Methodist McKinney Hospital is a joint venture partnership between area physicians, Methodist Health System and Nueterra Healthcare. The new facility offers a wide mixture of physician specialties including: primary care, orthopedics, general surgery, otolaryngology, neurosurgery, gynecology, and pain management. The hospital focuses on treating patients appropriate for its mix of medical specialties and services and will allow area physicians to expand medical services available to area residents, providing a highquality, patient-focused alternative for medical care.
PRESBYTERIAN ROCKWALL {MEDICAL CENTER HOSPITAL} ROCKWALL, TEXAS
Owner: Texas Health Resources/Presbyterian Architect: Perkins + Will Presbyterian Hospital of Rockwall is a 120,000 square foot full-service acute care community hospital offering emergency, obstetrics, diagnostic imaging, surgery and other general acute-care services including an intensive care unit, and a labor and delivery unit.

METHODIST SAN JACINTO {KITCHEN AND DINING RENOVATION} BAYTOWN, TEXAS
Owner: Houston Methodist Hospital System Architect: Philo Wilke Partnership Renovation of the main public servery and dining area in an operating hospital. This project includes the structural in-fill of three floor areas to provide more seating (open to 1st floor to be filled), new walls, finishes and servery equipment. We implemented an astringent infection control plan to ensure the safety and well being of the hospital, patients and staff.
MEDICAL CENTER OF PLANO {REHABILITATION UNIT} PLANO, TEXAS
Owner: HCA Architect: Moody Nolan This 16,900 SF renovation was the conversion of a former telemetry unit to a 20-bed Acute Rehabilitation unit for The Medical Center of Plano. The project encompassed the conversion of patient rooms to rehabilitation patient rooms and as well as other existing spaces into a Therapy Gym, Kitchen, Dining Area, Medication Room, Staff Lounge, Conference Room, Staff Offices and Waiting Lobby. Additionally the project featured “Activities of Daily Living� (ADL) facilities including a separate bedroom, bathroom and kitchen. Many of the major support systems for the building were replaced including a new emergency generator, mechanical chiller and associated pumps among others. From the start of construction to certification only five months transpired.
MEDICAL CENTER OF PLANO {BURN UNIT} PLANO, TEXAS
Owner: Medical Center of Plano Architect: Moody Nolan Rogers-O’Brien has completed the 13,600 SF renovations to the Medical Center of Plano - Burn Unit. This Level 2 Trauma Center burn unit features a specially equipped trauma room, operating rooms, an eight bed intensive care unit, inpatient care and outpatient burn clinic. Work included the renovation of the Emergency Department, ICU, Clinic, Whirlpool and Hyperbaric Chambers. The project also included the expansion of the post-anesthesia care unit and OR and oxygen yard.
PLAZA MEDICAL CENTER {OR/PACU/NICU/ICU RENOVATIONS} FORT WORTH, TEXAS
Owner: HCA Architect: Gresham Smith and Partners This 27,232 square foot project encompassed renovations to several areas of the Plaza Medical Center which included seven operating rooms, ICU, NICU, PACU, and the PACU nurses station. Upgrades included new finishes, headwalls, millwork, med-gas, electrical, and partial mechanical upgrades as well as data and communication upgrades to the existing PACU/ICU units. R-O also added six new OR’s and six new PACU beds. In addition, R-O installed a new air handler which feeds 12 OR’s and a new roof top unit that feeds the ICU, NICU and PACU. Through close coordination and cooperation with hospital personnel, the renovations coincided with existing hospital operations with no interruption to patient care.
ST. DAVID’S SOUTH AUSTIN {MEDICAL CENTER EXPANSION AND RENOVATION} AUSTIN, TEXAS
Owner: HCA Architect: Gould Turner Group, P.C. Earl Swensson Associates The patient tower at St. David’s South Austin Medical Center is a 73,000 SF, three-story addition consisting of 82 beds, with two floors dedicated to medical surgery and one floor to universal patient care for step-down patients and critical care patients. An expanded women’s services area includes a new nursery as well as a Level II nursery; renovated surgical suites with new operating rooms for general surgery, neurosurgery, and orthopedic surgery; and a new post-anesthesia care unit. The project also involved a two-level addition to the existing parking garage.
MEDICAL CENTER OF LEWISVILLE {FREESTANDING EMERGENCY DEPARTMENT} FLOWER MOUND, TEXAS
Owner: HCA Architect: Devenney Group, Ltd. Medical Center of Lewisville’s Emergency Services treat more than 40,000 patients each year, providing advanced critical care to residents of Lewisville and the surrounding communities. These patients benefit from our high-tech facility and highly trained medical specialists who are on staff 24 hours a day, 365 days a year.
METHODIST SAN ANTONIO {MEDICAL CENTER HOSPITAL} SAN ANTONIO, TEXAS
Owner: Methodist Healthcare Systems / HCA Architect: MKS Associates This project included the conversion of an existing single story cancer therapy research center. The building scope included demolition of the second floor and adding back an additional three floors, making it a four story medical office building. The project’s total square footage was 59,876.

SPIRE PARKING GARAGE LAS COLINAS, TEXAS
Owner: Spire Realty Architect: Michael Twichell, LP The Spire Parking Garage expansion was a 41,300 SF addition of one split level to the top of an existing 5-story, split level, C-shaped garage adding 126 more parking spaces. The garage structure is made of a composite steel system and contained prefab spandrel panels made of metal stud and dryvit to match existing precast panels. The parking garage was kept open throughout construction.
DALLAS ARBORETUM PARKING GARAGE DALLAS, TEXAS
Owner: Dallas Arboretuma and Botanical Gardens Architect: GFF This 460,000 SF, 1,150-space parking garage provides much needed additional parking for the Dallas Arboretum. The project included demolition of the existing surface parking lot and landscaping and construction of a new 5-story parking garage. The new parking garage features two floors below-grade, three floors above-grade and a 156-foot long pedestrian tunnel underneath Garland Road providing safe access for visitors to this urban public garden.
ST. AUSTIN CATHOLIC PARISH PARKING GARAGE AUSTIN, TEXAS
Owner: St. Austin Catholic Parish Architect: The Lawrence Group Eclectic, aesthetically appealing mixed use six-level parking facility and associated retail space for St. Austin Catholic Parish. The urban-style parking garage includes 250 parking spaces and approximately 7,000 square feet of for rent retail on the ground level and second level. Designed to blend into the existing neighborhood, the building also fits into the neighborhood plan by conforming to a zoning overlay referred to as the University Neighborhood Overlay (UNO). The new garage provides a secure parking solution at a time when the surrounding West Campus area is experiencing accelerated growth and development. St. Austin is a recipient of the ABC Excellence in Construction Eagle Award.
PLAZA AT PRESTON CENTER UNDERGROUND PARKING GARAGE UNIVERSITY PARK, TEXAS
Owner: Caruth / Preston Road Association, Ltd. Architect: GFF The Plaza at Preston Center office building is located near the busy intersection of Northwest Highway and Preston Road, in up-scale city of University Park. This high-profile project consists of a five-story office tower with a two-level, below-grade parking structure. The parking structure consists of 453 parking spaces below grade, at 299,610 SF and 207 parking spaces on top deck at 98,000 SF. The building also houses the University Park Public Library, which Rogers-O’Brien also completed through a separate contract.
JONES LANG LASALLE HQ UNDERGROUND PARKING GARAGE DALLAS, TEXAS
Owner: Lincoln Property Company Architect: HKS, Inc. The Jones Lang LaSalle Regional Headquarters is a seven-story office tower and a Guaranty branch bank constructed on top of a three-story parking structure with 345 spaces. The building consists of structural concrete and architectural precast panels. The shell combines granite, glazing systems and various steel elements. The lobby and common areas are finished out with high end granite finishes. The branch bank is a one-story shell with exterior finishes that match the office tower.

PARKING STRUCTURES FORT WORTH, TEXAS
Owner: Cypress Equities Architect: GFF Located in Fort Worth’s popular museum district, West 7th comprises of five city blocks of mixed-use redevelopment, which consists of approximately 255,000 SF of office, 330,000 SF of retail, 120,000 SF of hotel/condo, and 370,000 SF of residential space. Multiple parking structures throughout the development can accommodate 1,661 vehicles, totalling over 577,000 SF.
ERICSSON NORTH AMERICA HQ PARKING GARAGE PLANO, TEXAS
Owner: Ericsson Real Estate Holdings, Inc. Architect: Gensler Due to the tremendous growth of the company, Ericsson filled its need to expand with the addition of a 4-story, 280,000 SF office building. Two parking structures were built, totaling 1,985 spaces and 630,890 SF. The project utilized a steel structure with precast and curtain wall exterior. Two new cast-in-place parking structures with architectural precast skin and decorative aluminum Morin panels were also built adjacent to the office building.
