SAFETY At Rogers-O’Brien, we always put safety first, believing it is our duty to provide the safest possible workplace for our employees, jobsite partners and clients. Our dedicated safety personnel directs our proactive approach to environmental, safety and health programs that Rogers-O’Brien has refined over the course of four decades. Our program includes customary requirements such as background checks and drug screening for all new employees; subcontractor compliance with our substance abuse policy and safety procedures; and maintaining a minimum level of OSHA 30-hour safety training for all management-level personnel. We also assign each new employee a work partner until the safety director has completed an assessment of that employee and identified his/her training needs. We have a long-established partnership with OSHA to identify and eliminate potential hazards in the industry and establish the safest environment possible for our subcontractors. We consistently maintain an Experience Modification Rate (EMR) well below industry average. Rogers-O’Brien won 2nd place in the National AGC Construction Safety Excellence Awards Competition and has won the ABC Safety Star Award for two consecutive years.


SUCCESSFUL PROJECT PLANNING How do you define success on a construction project? The answer varies according to each participant’s perspective: • The owner wants results — on time and within budget, with the completed facility performing as anticipated. • Process may be foremost to the architect, focused on achieving the creative vision. • The contractor may see relationships as paramount, to assure key subcontractors and suppliers will support their future projects. Recognizing the divide that too often arises between what the distinctive parties define as success, RogersO’Brien Construction formalized an approach called Successful Project Planning to balance process, results and relationships. This approach acknowledges that each participant has something at stake, seeks to define those expectations and provides a framework for taking corrective action when expectations are not being met. To get all key project team members thinking with a preventative mindset, focused on solving problems before the fact, prior to construction start-up, Ken Dunham, Rogers-O’Brien Vice President, facilitates a day-long workshop with all stakeholders in attendance covering these key topics: • Fostering team collaboration • Defining decision-making process • Process agreements and team expectations • Potential roadblocks and preventions • Action plan Successful Project Planning enables project teams to more readily meet schedule, budget and quality requirements while fostering solid working relationships. This process has been successfully applied to many Rogers-O’Brien construction projects. The initial workshop clearly defines the way in which all parties communicate, ground rules and expectations, aligning all parties to work together toward exceptional outcomes.


TECHNOLOGY DRIVES QUALITY An early adopter of Building Information Modeling (BIM), Rogers-O’Brien actively uses technology to enhance team collaboration and achieve operational efficiencies, faster project delivery and lower total project costs. Our staff includes recognized industry leaders in BIM that have authored national journal articles and presented to international audiences. Our technology team keeps current on BIM software such as Autodesk Revit and Navisworks; Innovaya to generate quantities and costs directly from either architect’s electronic files or our internally built models; Timberline estimating software to develop and analyze project costs; and Primavera products for scheduling. This technology team also manages our online portal for all team members to distribute and electronically review project data and documents. Rogers-O’Brien harnesses the power of technology to improve project delivery in these key areas: • During design, our estimators quickly develop new take-offs and re-price the effects of major design revisions like changing the building skin. • Laser scanning of existing structures helps coordinate renovation design. • Project managers analyze site logistics and construction sequences. • Virtual models are used by superintendents to show work crews exactly how completed work should look; IPads are used in the field to compare in-place construction to virtual models and quickly resolve any variances. • Subcontractors can pre-fabricate MEP systems, wall sections, or even entire rooms based on the model, reducing job site labor and clutter. • At project completion, information-rich 3D as-built drawings act as a virtual operating manual.

MOODY COLISEUM

Owner: Southern Methodist University Architect: 360 Architecture Originally built in the 1956 as an 8,998-seat multi-purpose arena, Rogers-O’Brien has completed the expansion and renovation of SMU’s Moody Coliseum. The north expansion of the existing facility adds a club area for VIP guests, along with new suites, a full finishing kitchen, locker rooms and coaches’ offices for several of SMU’s athletics. The expansion of the basement includes a new dock and practice area for the rowing team. The east addition creates a new Hall of Fame Club. The renovation of the arena involved the installation of new seating, updated concession areas, modernized restrooms and new MEP systems.

SOUTHEAST DEVELOPMENT

{CRUM LACROSSE & SPORTS FIELD BUILDING)

Owner: Southern Methodist University Architect: Hahnfeld Hoffer Stanford Rogers-O’Brien has completed the new Crum Lacrosse & Sports Field building on the southeast corner of the Southern Methodist University campus. The 8,000 SF project features a new building dedicated to men’s and women’s lacrosse that includes locker rooms, concessions and covered bleacher seating. The new field will be used for lacrosse, soccer, baseball and rugby. Additionally, there are tennis courts and parking. The project also included new utility infrastructure and hardscaping.

PAUL B. LOYD JR. SPORTS CENTER

Owner: Southern Methodist University Architect: NOVOarchitecture The Paul B. Loyd Jr. Sports Center is an extension of the Gerald J. Ford Stadium, which contains a state-of-the-art locker room for the SMU Mustangs football team, training area, and office space for SMU athletics. The facility also houses the Alumni Association and Athlete Education Center. The completed project also includes a new players’ lounge, meeting rooms and a tiered auditorium with advanced audio, visual and educational equipment.

ANNETTE CALDWELL SIMMONS HALL

Owner: Southern Methodist University Architect: Hahnfeld Hoffer Stanford Annette Caldwell Simmons Hall is a 56,000 SF facility on the campus of Southern Methodist University and is home to the School of Education and Human Development. The building includes the physiology of exercise and a biomechanical laboratory along with Dean’s offices and multiple classrooms. The structure is cast-in-place with a structural steel roof and slate tiles and masonry veneer. The project also recently received two awards by the American Subcontractors Association for “Outstanding Project Under $25M” and “Outstanding Project Team under $50M” -- and is LEED Gold Certified.


UNIVERSITY HOUSE AUSTIN

Owner: University House Communities Architect: Rhode Partners University House Austin is a first-class student apartment development with state-of-theart amenities. This 20 story high-rise student housing project includes 188 apartment units (504 beds) with studio, one, two, three and four bedroom floor plans complete with flat screen televisions and a full private bathroom for each bedroom. Also included is a four level 260-car controlled access parking garage (two levels of which are below-grade), and a 6,000 square foot ground level commercial suite. Features include an expansive clubroom with pool and ping pong tables, wireless gaming & multi-screen TV walls; a terrace-level pool with Jumbotron LED TV; a 2-story Genius Lounge with Mac and PC stations, private study pods and conference rooms with Smart Board technology; 24/7 controlled access throughout; and a state-of-the-art fitness center with integrated media. Also included will be a brand new University Lutheran Student Center on the first floor, which replaces the original center, built on the project site in 1971. Located at the northwest corner of West 21st Street and San Antonio, this project was constructed in accordance with LEED Silver certification goals and is an UNO-smart housing development.


NUECES STREET

STUDENT HOUSING

Owner: College Housing Cooperatives Architect: Cotera + Reed Architects Nueces Street Student Housing is a new seven-story 94,000 SF student co-op, which includes 176 beds, two commercial kitchens, 2.5 levels of underground parking and administrative offices. The building fits into the neighborhood plan by conforming to a zoning overlay referred to as the University Neighborhood Overlay (UNO). Rogers-O’Brien completed this project in accordance with City of Austin SMART Housing and achieved an Austin Green Building one-star rating. The Nueces Street Student Co-op is the recipient of the 2008 AGC Outstanding Construction Award.


UNIVERSITY OF NORTH TEXAS DINING HALL REMODEL

Owner: University of North Texas Architect: Kirkpatrick Architecture Studio The UNT Clark Dining Hall project was a fast-track remodel of an existing dining hall facility. By diligently working with architect and subcontractors, RO was able to provide a ceiling with the details desired, but cost $30,000 less than the original design. The project team was able to use the project contingency to add back in the glass mosaic tile that was removed during value engineering. RO also built a stage for speaking and band performances as well as elevated dining. The finished stage was particularly impressive with its latticed metal rails, wood railings and marble - all of which were curved to tie into the overall project design.

LONE STAR COLLEGE

CONROE CENTER WORKFORCE EXPANSION

Owner: Lone Star College System Architect: Smith & Company Architects The new state-of-the-art 11,055 square-foot expansion and 15,322 renovation allows for 1,000 more students to learn hands-on skills valuable for entering the workforce. This expansion includes 23 new welding booths, three additional car lifts, machine shop with five CNC and classroom spaces. From the building’s groundbreaking, construction took approximately nine months, but existing facility remained operational. All work was completed on an occupied campus.

CENTER FOR CHILD & FAMILY STUDIES

Owner: Eastfield College Architect: HKS, Inc. (design architect) Part of the Dallas Community College District’s $450 million 2004 bond program, this 25,000 SF single story educational parent/child study center features learning studios as well as faculty offices and a state-of-the-art child care lab school. Eastfield’s current Child Development program is accredited by the National Association of Education for Young Children (NAEYC).

GENERAL CLASSROOM BUILDING

Owner: Eastfield College Architect: HKS, Inc. (design architect) Addition of a 2-story structural steel 21st Century Classroom and Administration Building connected to the main campus by skybridge. The facility utilized masonry, plaster and glazing systems for the exterior envelope and encompasses a large lobby with high end ceramic, terrazzo and architectural steel. The addition also includes a large state-of-the-art classroom facilities, as well as administration areas.

SHEFFIELD ROOM AT TOWNES HALL

Owner: UT - Austin PMCS Architect: Barnes Gromatzky Kosarek Rogers-O’Brien Construction furnished demolition and renovation services to the existing Sheffield Room, a heavily used and multi-functional space for the University of Texas School of Law. Demolition included removal of all existing components from wall-to-wall. Renovation included upgrades and/or new electrical, lighting, A/V, HVAC, plumbing, fire protection systems, floor finishes, walls, ceilings, doors and the construction of a new storage room. All finishes were high-end and the work performed met and exceeded Client expectations.

CRAIN FAMILY CENTENNIAL PROMENADE

Owner: Southern Methodist University Architect: The Office of Christopher Miller The Crain Family Centennial Promenade provides a convenient pedestrian passageway through the heart of the SMU campus connecting the Hughes-Trigg Student Center with the Residential Commons. Part of SMU’s Second Century Campaign, the walkway is lined with custom engraved pavers, a donation of the students, faculty and alumni and also through a generous donation from The Crain Foundation.
