SAFETY A

t Rogers-O’Brien, we always put safety first, believing it is our duty to provide the safest possible workplace for our employees, jobsite partners and clients. Our dedicated safety personnel directs our proactive approach to environmental, safety and health programs that Rogers-O’Brien has refined over the course of four decades. Our program includes customary requirements such as background checks and drug screening for all new employees; subcontractor compliance with our substance abuse policy and safety procedures; and maintaining a minimum level of OSHA 30-hour safety training for all management-level personnel. We also assign each new employee a work partner until the safety director has completed an assessment of that employee and identified his/her training needs. We have a long-established partnership with OSHA to identify and eliminate potential hazards in the industry and establish the safest environment possible for our subcontractors. We consistently maintain an Experience Modification Rate (EMR) well below industry average. Rogers-O’Brien won 2nd place in the National AGC Construction Safety Excellence Awards Competition and has won the ABC Safety Star Award for two consecutive years.


SUCCESSFUL PROJECT PLANNING

H

ow do you define success on a construction project? The answer varies according to each participant’s perspective: • The owner wants results — on time and within budget, with the completed facility performing as anticipated. • Process may be foremost to the architect, focused on achieving the creative vision. • The contractor may see relationships as paramount, to assure key subcontractors and suppliers will support their future projects.

Recognizing the divide that too often arises between what the distinctive parties define as success, RogersO’Brien Construction formalized an approach called Successful Project Planning to balance process, results and relationships. This approach acknowledges that each participant has something at stake, seeks to define those expectations and provides a framework for taking corrective action when expectations are not being met. To get all key project team members thinking with a preventative mindset, focused on solving problems before the fact, prior to construction start-up, Ken Dunham, Rogers-O’Brien Vice President, facilitates a day-long workshop with all stakeholders in attendance covering these key topics: • Fostering team collaboration • Defining decision-making process • Process agreements and team expectations • Potential roadblocks and preventions • Action plan Successful Project Planning enables project teams to more readily meet schedule, budget and quality requirements while fostering solid working relationships. This process has been successfully applied to many Rogers-O’Brien construction projects. The initial workshop clearly defines the way in which all parties communicate, ground rules and expectations, aligning all parties to work together toward exceptional outcomes.


TECHNOLOGY DRIVES QUALITY

A

n early adopter of Building Information Modeling (BIM), Rogers-O’Brien actively uses technology to enhance team collaboration and achieve operational efficiencies, faster project delivery and lower total project costs. Our staff includes recognized industry leaders in BIM that have authored national journal articles and presented to international audiences. Our technology team keeps current on BIM software such as Autodesk Revit and Navisworks; Innovaya to generate quantities and costs directly from either architect’s electronic files or our internally built models; Timberline estimating software to develop and analyze project costs; and Primavera products for scheduling. This technology team also manages our online portal for all team members to distribute and electronically review project data and documents. Rogers-O’Brien harnesses the power of technology to improve project delivery in these key areas: • During design, our estimators quickly develop new take-offs and re-price the effects of major design revisions like changing the building skin. • Laser scanning of existing structures helps coordinate renovation design. • Project managers analyze site logistics and construction sequences. • Virtual models are used by superintendents to show work crews exactly how completed work should look; IPads are used in the field to compare in-place construction to virtual models and quickly resolve any variances. • Subcontractors can pre-fabricate MEP systems, wall sections, or even entire rooms based on the model, reducing job site labor and clutter. • At project completion, information-rich 3D as-built drawings act as a virtual operating manual.


SELECT PROJECT EXPERIENCE


Copperas Cove Police Facilities

Owner: City of Copperas Cove Architect: Brinkley Sargent Architects This two-level 33,000 SF police facility replaced the two inefficient smaller buildings the department was using, bringing a cost efficient state-of-the-art building to the community. The first level of the facility contains the department’s communication and dispatch center and a secure interview room, storage, booking and evidence areas, an Intoxilyzer area, the records department and a vehicle processing area. The second level houses the criminal investigations division, juvenile booking area, administrative offices for the chief, deputy chief and lieutenants, male and female locker rooms and workspace for the patrol division. The new police building has seventeen cells with two temporary holding/observation cells. The facility also has a two-bay sally port in a high-security area to ensure the smooth transfer of inmates. The facility plan includes enough extra space to accommodate for future growth for the next 20-25 years. The Copperas Cove Police Facility has been a resounding success for the City and is also a recipient of the ABC Excellence in Construction Award.


Elm Fork Athletic Complex

Owner: City of Dallas Architect: Freeze and Nichols In cooperation with the City of Dallas Parks & Recreation Department, Phase One of the Elm Fork Athletic Complex includes over 80 acres of development including 2 Million SF of sport turf over 14 adult soccer fields and five youth soccer fields. The $15.7 Million project includes pavilions, restrooms, concessions, extensive landscaping and wetlands reclamation. Rogers-O’Brien moved 600,000 cubic yards of dirt to cover the site of a former landfill.


Will Rogers Memorial Center Equestrian Multi-Purpose Building

Owner: City of Fort Worth Architect: Hanhfeld Hoffer Stanford Rogers-O’Brien completed construction of the new Equestrian Multi-Purpose Building at the Will Rogers Memorial Center, which includes space for 740 metal stalls and two indoor exercise areas. The two-story parking garage was converted for use of temporary horse stalls on the first floor, and a temporary riding arena on the second floor. Also included was the construction of underground tunnels to connect to the Watt Arena in the Moncrief Building and the Justin Arena in the Richardson-Bass Building. A canopy structure spans between the existing garage and the Richardson-Bass Building. Finishes include brick veneer, metal panels, decorative metal designs and plaster ceilings.


UNIVERSITY PARK PUBLIC LIBRARY

Owner: City of University Park Architect: Dewberry During construction of the Plaza at Preston Center project, Rogers-O’Brien was also selected to complete the finish-out of the new University Park Public Library, located on the building’s second and third floors. With a total size of 15,000 SF, the library provides a wide variety of services for the local community and includes several quiet study rooms, a children’s area and meeting space.


LUNA VISTA GOLF COURSE REMODEL

Owner: City of Dallas Parks & Recreation Department Architect: Colligan Golf Design The LB Houston Sports Complex, featuring the newly renamed Luna Vista Golf course and a tennis center, opened in 1969 and underwent various renovations in 2011 --unveiling a brand new look in October 2012. RogersO’Brien reshaped the new course designed by Colligan Golf, adding white sand bunkers, ponds, as well as various landscaping improvements including magnolias, sweet gums, maples, and ornamental grasses to embody more of a “tour” feel to the course. RO also resurfaced sixteen tennis courts, creating a U.S Open style look. After the course and tennis complex transformation was completed, RO shifted its focus to renovating the clubhouse under the design criteria of Shipley Architects. The improvements to the building include new designer flooring, millwork, wall finishes, paint, and both an interior and exterior storefront system, revitalizing the look of the old building and dramatically improving the floorplan.


THE HARBOR AT ROCKWALL

Owner: City of Rockwall Architect: TBG Partners The Harbor is an exciting mixed-use destination with outstanding panoramic views of beautiful Lake Ray Hubbard, in one of Dallas’ fastest growing communities of Rockwall, Texas. This successful, TIFF funded public/private partnership between the City of Rockwall and Whittle Development combines large outdoor space and thematic architecture with a unique collection of premier dining, shopping, hotel and entertainment experiences. Rogers-O’Brien completed all of the public areas to the development, including the construction of a large fountain-centered plaza, multi-tiered pools which gently flows into the lake, a water-front sea wall, boat docks and slips, a garden amphitheater, a water-jet feature, several bridges, hardscaping and landscaping, and paving of all of the walkways.


FAIR PARK ESPLANADE PARRY AVE.

Owner: City of Dallas Parks & Recreation Department Architect: Quimby McCoy Based on the Fair Park Comprehensive Development Plan, the Fair Park Esplanade and the Parry Avenue Gate was restored and enhanced by the addition of a water feature which occupies a portion of the historic 700-foot long reflecting basin. The fountain includes the tallest water jets in the state and is designed to be choreographed to music, a sound system and lights. In the spirit of the original 1936 show, this new water feature delights visitors day and night with changing programs. The restoration included a large pylon, landscaping and light features surrounding the fountain. With the addition of the DART Light Rail Station in 2009, a restored historic entrance gate greets visitors to Fair Park. The gate structures were restored and the wall reconstructed to match its original 1936 appearance.


THE WOMEN’S MUSEUM

Owner: The Women’s Museum Architect: SmithGroup | F&S Rogers-O’Brien Construction completed restoration of “The Women’s Museum” for The Foundation for Women’s Resources, a private nonprofit organization located in Austin, Texas. The restoration won considerable recognition from a multitude of associations and from the state, including the Dallas Preservation Achievement Award, the Texas Building Branch-AGC Outstanding Construction Award, the QUOIN Summit Award and the ABC Excellence in Construction Award. The facility, built in 1910 as the State Fair Coliseum, now serves as a national museum focused solely on the historical achievements and contributions of women. Rogers-O’Brien was called upon to renovate the existing building (approximately 70,000 square feet) and to restore the facility’s fountains and other unique elements. Innovation programs intertwined throughout many areas of the restoration project in cooperation with the U.S. Parks Department and the Dallas Landmark Commission, and the Texas Historic Commission.


THE PAVILION AT BELO MANSION

Owner: Dallas Bar Association Architect: Good Fulton & Farrell The Pavilion at Belo Mansion has won numerous awards on both the local and national level, including the ABC Excellence in Construction, AGC Summit Award and Texas Building Branch-AGC Outstanding Construction Award. The Pavilion houses a ballroom and office space for Dallas Bar Association members, and includes a fourlevel underground parking structure. Rogers-O’Brien renovated a portion of the existing Mansion interior, taking careful measures to protect the historical structure. Design incorporated over 600 pieces of exterior limestone that was mined and cut to shape in Portugal. The team conducted an extensive monitoring process, continually verifying specifications of the concrete and steel to ensure perfect fit of all the limestone pieces. All the exterior and interior finishes of the Pavilion required exceptional attention to detail and a highly conscientious approach.
