SUCCESSFUL PROJECT PLANNING

TECHNOLOGY DRIVES QUALITY

How do you define success on a construction project? The answer varies according to each participant’s perspective: • The owner wants results — on time and within budget, with the completed facility performing as anticipated. • Process may be foremost to the architect, focused on achieving the creative vision. • The contractor may see relationships as paramount, to assure key subcontractors and suppliers will support their future projects.

An early adopter of Building Information Modeling (BIM), Rogers-O’Brien actively uses technology to

Recognizing the divide that too often arises between what the distinctive parties define as success, RogersO’Brien Construction formalized an approach called Successful Project Planning to balance process, results and relationships. This approach acknowledges that each participant has something at stake, seeks to define those expectations and provides a framework for taking corrective action when expectations are not being met.

team members to distribute and electronically review project data and documents.

To get all key project team members thinking with a preventative mindset, focused on solving problems before the fact, prior to construction start-up, Ken Dunham, Rogers-O’Brien Vice President, facilitates a day-long workshop with all stakeholders in attendance covering these key topics: • Fostering team collaboration • Defining decision-making process • Process agreements and team expectations • Potential roadblocks and preventions • Action plan Successful Project Planning enables project teams to more readily meet schedule, budget and quality requirements while fostering solid working relationships. This process has been successfully applied to many Rogers-O’Brien construction projects. The initial workshop clearly defines the way in which all parties communicate, ground rules and expectations, aligning all parties to work together toward exceptional outcomes.

enhance team collaboration and achieve operational efficiencies, faster project delivery and lower total project costs. Our staff includes recognized industry leaders in BIM that have authored national journal articles and presented to international audiences. Our technology team keeps current on BIM software such as Autodesk Revit and Navisworks; Innovaya to generate quantities and costs directly from either architect’s electronic files or our internally built models; Timberline estimating software to develop and analyze project costs; and Primavera products for scheduling. This technology team also manages our online portal for all

Rogers-O’Brien harnesses the power of technology to improve project delivery in these key areas: • During design, our estimators quickly develop new take-offs and re-price the effects of major design revisions like changing the building skin. • Laser scanning of existing structures helps coordinate renovation design. • Project managers analyze site logistics and construction sequences. • Virtual models are used by superintendents to show work crews exactly how completed work should look; IPads are used in the field to compare in-place construction to virtual models and quickly resolve any variances. • Subcontractors can pre-fabricate MEP systems, wall sections, or even entire rooms based on the model, reducing job site labor and clutter. • At project completion, information-rich 3D as-built drawings act as a virtual operating manual.

SELECT PROJECT EXPERIENCE

WATERMARK COMMUNITY CHURCH SANCTUARY

Owner: Watermark Community Church Architect: Omniplan Inc. Rogers-O’Brien has completed the multi-phase renovation and expansion to Watermark Community Church to accommodate its rapidly growing congregation in the heart of the busy North Dallas corridor. Built on a 13-acre site, Phase I included the 150,000 SF renovation of the 8-story tower for administrative and support of Children’s and Adult Ministries. Phase II included construction of a 70,000 SF worship building, with a sky bridge to the tower, a 2,100 seat interim sanctuary, multiple meeting rooms, a large double volume lobby with amble seating, visiting space and an outdoor 8,000 SF fountain that double as a baptismal pool. Phase III added 150,000 SF, inclusive of the 3,500-seat sanctuary, a 350-seat chapel and a 500-seat multipurpose room. The entire community-focused campus has been planned around a new 20,000 SF town center, connecting the worship center to the new children’s building with stone and stained concrete flooring, a stone fireplace surrounded by casual seating, a coffee bar, welcome center and space for community gatherings.

Omniplan Inc. The Children’s Center includes 60 classroom spaces that have moveable partitions allowing for flexibility depending on the size of the class. The youngest of children are cared for in large infant nursery comprised of 15 smaller rooms. Also integral to the success of the space is an adaptable multipurpose space on the second level of the building. This room is designed for a variety of different events including worship, speaking events, and social functions. The Children’s Center is whimsically themed with wall mounted, 3-D artwork recalling barnyards and forest scenes. There is also a family theater where children and parents will share in the worship experience. Finally, the lobby is home to a larger than interactive life tree house.

The Preston Trail Community Church is a new ground-up 88,000 SF facility in Frisco, Texas containing a 1,500 seat worship space, back-of-house support space, administration offices, youth lobby and worship, main lobby and a two-story education area.

ST. JAMES EPISCOPAL CHURCH & SCHOOL

THE HEIGHTS BAPTIST CHURCH

Owner: The Heights Baptist Church Architect: F&S Partners

Owner: St. James Episcopal Church Architect: Steinbomer, Bramwell & Vrazel Architects The new sanctuary for the St. James Episcopal Church was the first phase of the church’s overall master plan, which included a Worship Building and Montessori campus. The Worship Building houses the worship space, nursery and parish offices, and Founders’ Hall, which serves as the parish hall and also houses the Wellness Center. The new school campus includes a central administrative and gathering building, three Montessori classroom buildings which houses preschool and kindergarten students, and a fifth building intended to house first and second grades. Also included is a library area, a deck sheltered by three sails, and a playground.

The new addition for the Heights Baptist Church consisted of a sanctuary, 2-story education building and Narthex. One unique construction method used on this project was the steel erection, which the team performed from within the building. The thirteen large truss girders (approximately 132 ft long) were delivered to the jobsite in 3 pieces, set on the ground floor, then bolted together and erected as one unit. The team also erected the scaffold inside the building so the subcontractors could complete the high ceiling mechanical, electrical, drywall and painting before any of the walls were built in the remaining portion of the building. The sanctuary had a gypsum board ceiling that was designed at different angles to enhance the acoustics. In addition, the walls of the sanctuary had acoustical fabric-wrapped panels. Behind the stage was a stretched wall fabric panel system for acoustics and aesthetics. An audio visual/theatrical package was designed for the Church to perform plays and musicals.

PARKWAY HILLS BAPTIST CHURCH

VALLEY RANCH BAPTIST CHURCH

Owner: Parkway Hills Baptist Church Architect: Leo A. Daly Rogers-O’Brien Construction Company completed an addition to the Parkway Hills Baptist Church in Plano, Texas. Winner of the ABC Excellence in Construction Award, the project consists of a two-story classroom and educational wing addition to the existing church facility. The scope of work consisted of interior renovations to a portion of the existing facility, miscellaneous site work, concrete foundations, masonry, cast stone, structural steel framing, decorative exterior dome/ cupola with copper cladding, interior finishes, plumbing, HVAC and electrical. The church remained active throughout the construction process with activities on almost a daily basis. The Rogers-O’Brien team coordinated all operations with the church staff to carefully avoid scheduling conflicts. The RO team worked very closely with the church to minimize costs. The sanctuary required a vast amount of work to allow access for the strengthening of the existing structure to accommodate new surrounding structural steel. The RO team developed a comprehensive, step-by-step plan for each of the 15 to 20 sanctuary areas needing work. This decreased the amount of demolition and repair in the facility.

Owner: Valley Ranch Baptist Church Architect: HKS, Inc. Rogers-O’Brien performed ground-up construction and interior finishes for Valley Ranch Baptist Church congregation on a short, 10-month schedule. The facility includes a sanctuary, 2-story fellowship hall, administrative support space, classrooms, and a commercial-grade Kitchen. The bell tower rises above the main sanctuary stage and includes a large stained glass window located above the baptismal pool. The 900-seat sanctuary features a dramatic steeple pitched ceiling that rises 42-feet above the stage and choir loft floor. The audio-visual package includes two large rear projection screens and state-of-the-art sound system, lighting, controls and instrument panel. Attic access is provided above the sanctuary ceiling and includes a catwalk system that services the theatrical lighting and audio-visual equipment mounted in the ceiling.
