Welcome This is our first edition of our property lifestyle magazine and as well as a number of interesting and informative articles, an interview with local home-owner and TV personality, Zilpah Hartley, we are pleased to showcase a selection of our properties from our current register. Ian Bythell: “Our success is difficult to pin point as it could be down to a vast number of things. One of our core values is understanding each individual client

and it is only by instilling confidence and trust in each other can we truly deliver and meet their needs. We are all passionate about what we do and I think this enthusiasm and hardworking ethic rubs off and gets results!” Your Village Life: It does appear that confidence in your seller is one of the key factors people look for when choosing an agent, how can this be maintained? IB: “Confidence is certainly the key – as long as you can substantiate that confidence! We have a dynamic team who not only have considerable experience but more importantly they have an acute understanding of the property market. Combine that with comprehensive data of the local and regional market place and we have a winning formula as they are quickly able to identify suitable properties for clients in order to meet their personal needs and can market properties effectively too.”


YVL: In such a wavering economic climate, how do you keep on top of your game and differentiate yourselves from any other agent on the high street? IB: “We do work in a sector which is fast paced and constantly evolving – we need to ensure we are keeping up with that and I like to think we do. As members of the Home Sale Network and the National Network of Independent Agents, we are best placed to take advantage of their distribution and reach. Locally, we are one of the few agents to move with the times in terms of marketing – we do everything from the bread and butter floor plans, advertising and customer gallery in each of the offices, through to virtual tours, interactive website and bluetooth marketing – we leave no stone unturned in marketing a property for our clients!” YVL: I can see how this differentiates Petty’s from many mainstream competitors, but isn’t this what we should all reasonably expect these days from a professional agency? IB: “I agree, but this is where our levels of customer service really make us stand out as we do look to ‘go the extra mile’ for our clients and on each instruction a dedicated team create a bespoke plan to market that property. It is imperative that we also keep our clients and the public informed of market conditions and trends, whether privately or through the media and by doing so, we are forging a relationship based on confidence and trust that they can rely on. “We have retained traditional values yet have adapted and embraced new technology too. Our investment in staff and our marketing / advertising of our properties is what keeps us at the fore and that is where we intend to stay!” YVL: With more buyers surfing the internet to shortlist their properties, is this something you see as becoming more common? IB: “Yes, I think so. Time is so valuable these days that not everyone has the inclination to ‘window shop’ anymore. It is a shame but I guess is a sign of the times. That is why, it is imperative we utilise portals such as our own website as well as having a strong presence on those such as Rightmove and Home Sale Network – people can access our properties at any time of day or night and from

anywhere in the world. The important thing is to ensure when they do visit the office or call for more information, we are prepared and that our levels of customer service and knowledge shine through.” YVL: You seem to have a very clear idea of what makes your agency different and the standards you expect from your team. How do you go about maintaining them? IB: “As a company, we set ourselves very high standards and targets. Our aim is to stay one step ahead of the competition and to continue to keep our clients as a number one priority. We always hope to surpass their expectation on service provided and this is recognised and rewarded by the levels of referrals we seem to receive. “We are also just as committed to our staff as we are to our clients – at the end of the day, our investment in training, education and development is reflected in the levels of service and quality of advice given to all our clients. At a senior level, we are also constantly reviewing ourselves and as a member of the Advisory Council for the North West region for the Home Sale Network, I am able to bring new innovations into our business.” YVL: Judging by the success of Petty so far, these are all obviously effective strategies, so how would you sum up Petty’s for me? YVL: What is it that makes Pendle a good place to live? ZH: “There are such outdated prejudices about Lancashire and Pendle being

this poverty stricken, dark, glum place rooted firmly in an industrial past but even though we have our problems like any county these unfair assumptions couldn’t be further from the truth. Lancashire and Pendle are rich in history and culture with breathtaking scenery, Michelin star restaurants, fabulous local produce, great shopping, wonderful pubs and places to stay and a great quality of life. There is a reason that world class manufacturers run their businesses and base their families in the area. For me Pendle and its surrounding area is the perfect place to raise a family and run a business.”

YVL: What was it about your house that you loved? ZH: “I did the usual thing of scouring the internet for properties on a daily

basis and spotted our house which was being marketed by Petty almost immediately. I lined up viewings on this and several other properties and we headed north for the weekend. We love old properties and this was Grade II listed and in a good location for transport links, pubs etc. and with a good neighbourhood feel. None of the others we saw that day compared and as soon as we walked in and spotted the old fireplaces and flag floors that was it. There were a few hiccups along the way but three months later we moved in and though there has been a huge amount more work than anticipated having lived in old properties all my life I know that they need constant upkeep anyway. We aren’t quite there yet but hopefully by the summer it should be exactly the way we want it.”

YVL: How did you find the experience of using Petty? ZH: “Great, the sale of our house went through really well and when we did

have problems in the weeks when it was all being sorted out there was always someone there to answer questions etc. Lots of people I know use and have used Petty for both residential and commercial properties and I have never heard a bad word said about their services.

Your Village Life: Why did you choose to move back to the North? Zilpah Hartley: “I always thought of myself as a Northerner even though I

had lived and worked all over the world for the past ten years. So often people would ask where my ‘Place in the Sun’ would be and there are of course parts of the world I would dream of owning a home but for a long time I dreamt of moving back and buying a place close to where I grew up. When the opportunity came up to make the move back to Lancashire I jumped at it.”

YVL: Why choose Pendle? ZH: “I was at a stage in my life and career where I wanted different things. I

was recently married and my husband and I were based in Ascot and working mainly in London with frequent jobs abroad but we wanted to start a family and for me it was important to be close to my family who are all based in the villages and towns around Pendle. With the planned move by the BBC to Salford and the implications that would have for the television industry in the North, with an untapped corporate production market in this area, and the ability for us to continue our broadcast work from anywhere in the country we

I was trying to find a property here whilst living in the South and it would have made the whole process easier and taken up less time which I am sure any busy house hunter would appreciate whether they live locally or not.”

YVL: On a personal note you also brought your business with you – is it a good place to run a business from? ZH: “So far so good! We are the only production company in this area with

the wealth of experience and knowledge which we apply very cost effectively to every project we take on, whether it’s a short web presenter clip, a 30 second promotional video, or a full corporate film. It’s my aim to show people that they don’t need to go to London, Manchester or even Preston to get the high quality, creative end product they want.”

YVL: What TV projects are you currently working on? ZH: “I am coming to end of a property series for The Discovery Channel called

House Wreck Rescue and then I have another couple of series in the pipeline which are all very exciting but need to keep quiet about them for now.” •
