PETTY LETTINGS PRESTIGE SEES DEMAND SOAR
T
he so called ‘high-end’ rental market has seen a surge of activity this year with Petty Lettings Prestige reporting a significant increase in demand for executive properties to let. The ‘Prestige’ offering has strict selection criteria but which comes down to one essential ingredient – the WOW factor!
LET
Reporting a greater demand compared to last year, in the last few months alone, Petty’s has found tenants for six properties which collectively command over £7,000 per calendar month. Simon Westwell, Director at Petty Lettings says: “With the unsettled market, when people do sell their home, they are prepared to rent until their dream home comes to market. With many large families not willing or not in a position to downsize into a smaller rented property, they will actively seek a quality property and will pay the premium rental price tag that is attached to it. “Choosing a property to rent is also now very much a lifestyle choice and for many is the best option to suit their needs. We currently have a database of clients waiting for executive homes to come to the market and with average tenancies up to 20 months per tenancy, it is worth considering and should give landlords additional food for thought too if they are looking to increase their portfolio.”
Middle Harden, Earby 3 Bedroom barn conversion £950 pcm
TO LET
However, Simon also has words of caution for current or future landlords as some home owners considering renting out their high-end properties need to consider the costs involved. Wealthy tenants can be demanding he adds: “Tenants at this level have higher expectations so their wish list tends to be longer, meaning landlords may have to provide extra items or carry out further works to suit the tenant’s requirements.”

WE MEET THE MAN BEHIND THE MP... GORDON BIRTWISTLE
G
ordon Birtwistle, MP for Burnley has been working tirelessly for the residents, businesses and the overall well-being of the area since he assumed his position in May 2010 when he won his first seat with a 12% swing and a 1,818 majority over his Labour predecessor.
YVL: Since becoming an MP, you have instigated many changes and seen Burnley prosper – what are you most proud of?
Your Village Life: Having had a successful career in engineering and running your own businesses as well as time spent as a local councillor and Burnley Council Leader, what made you become an MP in retirement?
GB: As I look back over the past three years, I can honestly say there is not one achievement I can pick over another. I have always been politically motivated and to see Burnley thrive and establish itself as a leading force to be reckoned with gives me immense pride. As a party, we have secured £10 million for a new A&E department following the closure under Labour, we have £7 million for the completion of Todmorden Curve, £10 million for the new University Technology College, £2million for the Michelin Industrial estate and a further £7 million for the Burnley Bridge Industrial estate – all fantastic achievements which have helped put Burnley back on the map as a place to live, work and to do business.
YVL: How did you feel winning with such a great majority?
GB: It really has. Burnley has recorded a 3.5% growth versus the national average of 1% which actually means that Burnley witnessed the second biggest growth across the UK compared to other towns and cities. The recent investment has certainly boosted the local economy as well as confidence and the fact that Burnley is acknowledged as being the best for manufacturing is testament to the calibre and skill set we boast in the region. This is certainly something that I am personally very proud of and with the new investments and openings yet to happen as well as other initiatives in the pipeline, I am feeling very buoyant about Burnley’s future.
Representing the area on behalf of the Liberal Democrat party for the past three years, Gordon lives and breathes Burnley and Padiham and we caught up with the man behind the MP who shows no signs of slowing down anytime soon!
Gordon Birtwistle: I think anyone who is involved in politics has an interest from an early age but funnily enough, it was a personal experience with my own local councillor that made me think I could make a difference. I have always loved the area and we have lived here for the past 37 years. There is a lovely field at the back for long walks and not many people know this but they actually started whippet racing on the field and our lovely Sunday mornings were often interrupted by excitable, barking whippets about to race! We asked if they could change the route so we were the finish line and not the starting line but to no avail. We complained to our local councillor at the time but again, nothing happened so I thought to myself, right; I will stand against you! I stood and I won and the rest as they say is history – including the whippet racing which we got moved! GB: I campaigned really hard and I think people can see my passion and determination for the town. I had actually only been to London seven times before I won and I remember vividly taking my envelope with my invitation in on the first day. To be serving and representing my community and helping people every day is everything I wanted to do.
role as the Government Apprenticeship Ambassador, appointed by Prime Minister David Cameron, I see clearly that we punch above our weight in Burnley and I hope that one day this will be recognised on an international scale with recognition as a leading manufacturing town not just in the UK but in Europe. If I did take a day off, it would be spent with the family enjoying the wonderful sights and sounds we have on our doorstep with perhaps a walk around Clowbridge reservoir or Towneley Park.
YVL: As a town Burnley really has established itself and in contrast to the misleading headlines we sometimes read in the national press it is a bustling town, particularly in manufacturing.
YVL: What do the next two years hold for you personally – any signs of slowing down?
GB: Absolutely not! I am 70 this year and plan to stand for election again in two years time. On a personal note, I am looking forward to riding on the first train and seeing students go through the doors of the new technology centre where they train for jobs for the future. In my
YVL: You have also played a big part in helping raise funds for charity too – any plans for the coming year? Supporting charities is something very close to my heart and we were thrilled to raise the £60,000 needed for a new scanner. That was back in 2003 when we raised the money to help raise awareness of prostate cancer and now, 10 years on, the scanner is getting old and with the emergence of modern technology means there are new scanners available. So, once again we are hoping to raise a further £60,000. Anyone wanting to help raise that money or support our events, just let my office know!

BUY-TO-LET IS SET TO SOAR! This year is set to see one area of the housing market soar. Despite the press reports of doom and gloom and uncertainty there lies one of today’s most attractive investment opportunities and what is predicted to be a booming market throughout 2013 and beyond. Interest rates that are historically lower than ever, and predicted to stay that way for some time yet make the rental property market even more attractive. Still not convinced? Consider further... Rents have risen by an average of over 13% in the last 12 months. The average age of tomorrow’s first time buyer is predicted to be somewhere in the region of 36. They have to live somewhere, Mum and Dad won’t put up with them forever. So, now everybody is listening let’s look at how to join this growing market and how to join in the fun. First, some basic rules: • You will normally require a 25% deposit per property. Remember, this could be raised on your current home
• Detached bungalow in village • 3 Bedrooms • Excellent retirement home
• Lounge, dining kitchen • Utility room • Garage and gardens
“Excellent refurbishment opportunity.”
• Buy in an area you know • Think about your target market (families, students, divorced professionals) • Use a local reputable letting agent Follow the rules and make sure you use local professional knowledge where available – it is invaluable. Most people are eligible for a buy-to-let mortgage which generally is homeowner with some kind of existing taxable income. Don’t be fazed by the unknown process as the application is almost the same as any normal residential mortgage you may have applied for in the past.
Asking Price £179,950
Park Street East, Barrowford
Although there is a limit to the number of buy-to-let mortgages you can have at any one time, the limit is generally far beyond the amateur investor’s’ appetite. The rates are favourable but sometimes the fees can be a little ‘painful’! Always check with your independent mortgage adviser before choosing a provider. Once you have found your property or properties, you should aim for an annual return somewhere in the region of 5% net of all associated costs. Obviously the mortgage payments, landlords insurance, some maintenance costs and management fees should all be considered. Remember to build in an expectation for some untenanted periods also. Better safe than sorry is a good motto to adhere to. Finally, buy-to-let properties are like any other investment and subject to taxation on the profit. Make sure you speak with a qualified accountant before taking the plunge!

Stunning Salt Pie Farm Set In the Idyllic Countryside of Pendle
S
alt Pie Farm in Barley is an outstanding home set in an idyllic location which oozes charm from the minute you walk through the door. Katrine and Dave Hulse bought the property 13 years ago when they had set their minds on renovating a derelict property to create the perfect family home to bring in the new century. Salt Pie Farm in the year 2000 was just a scattering of derelict buildings and years of work needed to make it liveable, but for Katrine and Dave the combination of the breathtaking views of Pendle Hill and the Black Moss reservoirs and their vision of what they could create sold Salt Pie Farm to them. They could see that any family lucky enough to live in such surroundings would be creating wonderful memories. Unlike similar period properties, Salt Pie Farm is flooded with natural light and 360 degree views of the surrounding countryside. Of the property Katrine said: “What Dave and I saw in Salt Pie Farm when we first stepped onto the land has been realised. We have created a spacious family home, with large welcoming rooms and all aspects making the most of the wonderful views. “With five double bedrooms, reception rooms including a large lounge, dining room, family kitchen, family room and conservatory and an abundance of outdoor space. The Farm has fulfilled every need of our growing family. “Over the years many people have asked of the provenance of the name ‘Salt Pie’ and it actually relates to the ancient method of refrigeration when, before electricity, farming communities would need salt to pack their meat to keep it fresh. It was at Salt Pie Farm where the salt for this community was housed as ‘Pie’ is another word for store, hence Salt Pie Farm.
“When we were renovating the property we discovered many wonderful quirks but my favourites include the animal feed receipts we discovered embedded into the walls of the farm and rather than demolish them we have made a feature of them as a reminder of days gone by. There is also an unusually large window at the side of the property and this was where the horses came through to collect the salt and now just enhances the view.” Salt Pie Farm also boasts beautiful grounds including large gardens, parking areas and a paddock to the front with a babbling stream running through it. The paddock is also home to the family’s two donkeys Tommy and Murphy who have flourished in their surroundings. The spot attracts an abundance of wildlife and nature including a friendly deer that makes regular visits. As well as Salt Pie Farm being a beautiful place to live, the community is also a huge selling factor. Barley Village is a thriving village with a local hostelry and excellent schools nearby. Katrine concludes: “We have been really lucky to live in such a friendly and welcoming community. Salt Pie Farm has been the most wonderful family home and my children have been very lucky to have grown up surrounded by nature and I feel that whoever next resides in Salt Pie will have similar wonderful experiences.” Salt Pie Farm is on the market for £595,000 with part exchange considered. GETTING THAT SMOKY FLAVOUR B
arbecue cooking is so distinctive to the taste buds because of the smoky flavour added to the food. Contrary to popular belief the smoky flavour doesn't come from the smoke of the fire, it’s the juice and fat dripping off the food onto the heat source and vaporising that adds flavour.
That said, in addition to the smoke from the meat juices you can further enhance the barbecue flavour by adding more wood smoke of your own.
Hardwood chips are now readily available in most stores where barbecues are sold and
Recipe
Serves:- 6 people Preparation Time:- 20 minutes Cooking Time:- 40 minutes Total Time:- 1 hour
BUTTERFLY LEG OF LAMB
This is my favourite way to cook lamb on the barbecue and what makes this easy to do is that the cooking time is pretty uniform irrespective of the weight of meat you need. Get down to the butcher and ask for a leg to the weight you need and ask him or her to butterfly it. He / she will remove the bone and this creates one big slab of meat about 2 inches thick. You can just slap the slab of lamb on the grill and enjoy watching it sizzle. A few soaked sprigs of rosemary on the coals work wonders for adding a smoky flavour. If you are on a gas grill, just wrap the sprigs of rosemary in a foil parcel, puncture it a few times and throw it onto your flavour bars or lava bricks.
Ingredients:1.5 Kg boneless leg of Lamb Salt Pepper 2 cloves of garlic
Method:Peel the cloves of garlic and cut into pegs. Use the point of a sharp knife to make incisions into the meat and insert the garlic pegs. Massage in salt and pepper at the same time. Make sure your barbecue grill has settled down because lamb is quite fatty and it can cause the coals to flare. When your barbecue is well settled then go for grilling the fattier side first, this provides a layer of protection for the meat and adds to the succulence. You will probably find that it is better to grill on this side for longer and then a shorter time for the flesh side - I find that this works well if you like your meat rare and want to be particular about how well it is cooked. Grill to your liking of course, I’ll do mine pink so about 40 minutes in total (dependent on thickness), step that up to 50 if you like it well done.
some of the popular varieties include hickory, mesquite, oak, apple or cherry. You can of course use your own, all citrus woods are good as are most hard woods; the ones to avoid are softwoods and birch. In order to get the most out of wood chips they are best soaked for 30 minutes or so before cooking commences and they can just be sprinkled directly onto the charcoal fire. For gas barbecues take the soaked wood chips and wrap them in foil, make some puncture holes in the foil and then rest the pack on the flavour bars. Other options for adding flavour include:
• Dry twigs from fruit trees or vine cuttings
• Woody stalks from herbs such as rosemary, thyme or bay (perfect for today's recipe)
• Leftover almond, walnut or hazelnut shells that have been soaked for 30 minutes in water
• Seaweed (when cooking fish or seafood).

Thinking of selling? Petty’s can offer sellers additional buyers. A recent property market survey, conducted by estate agency organisation Relocation Agent Network, reports an increase in the number of properties coming onto the market. A staggering 87% of survey respondents have seen the number of sellers entering the market increase by up to a fifth so far this year, when compared to the same period in 2012. This is great news for prospective home buyers who will be using the upcoming Bank Holidays to house hunt. For those thinking of selling, as a member of Relocation Agent Network, Petty’s can offer sellers an additional channel of buyer - one that no other local competitor is able to offer.

How? Relocation Agent Network is a national network of independent estate agents and invites the very best agents to become members. Network members work together to provide a unique referral service to their customers, so if for example, our fellow member in Newcastle is selling a property for a couple moving to the Burnley or Pendle area, we can help that couple find their new home. BURNLEY FC IS IN SAFE HANDS WITH TOM HEATON
Y
our Village Life caught up with Burnley FC’s new Goalkeeper, Tom Heaton following his move into the area. The 27 year old joined the Clarets on 1st July from Bristol City and is feeling very positive about his move to the Club and to the region.
YVL: Welcome to East Lancashire! How has the move ‘up North’ been? TH: My wife and I moved here in early summer which gave us plenty of time to get settled ahead of the football season and thankfully it has been a really smooth process so now I can concentrate on getting geared up for the season ahead. One thing that was immediately clear is the loyal fan base the Club has and it has been really encouraging to see so many Burnley shirts out and about! YVL: Have you had a chance to experience the area yet? TH: We have a German Shepherd called Taylor that needs lots of walking so we’ve certainly moved to the right place in terms of local countryside! We’ve mainly stuck to the marked routes for now and ventured down the Pennine Bridleway a couple of times, which was well worth it. I’ve ordered an OS map so once that’s arrived we’ll be able to be more adventurous with the routes. I’m looking forward to trying out more of the local restaurants in the area too, I’ve heard lots of good things about the dining-out scene. We’ve tried Nino’s up at Cliviger which was great so I’m going to enjoy venturing further afield too. YVL: What do you look for when setting up home for your family? TH: Whenever we move my wife and I sit down and make a list of what we think we’ll need from a property. We tend to be able to achieve about half of this dream list, so it’s good to be flexible. We take different approaches, I like to go off the feel of a property and often know if I like it before I even step inside, however my wife likes to consider how rooms will be used and if the space is practical. We always take a mix of each other’s views, and thankfully agree! YVL: What are your thoughts on renting? TH: Being a footballer sometimes means you have to make quick decisions and so when joining a new club and moving into an unknown
area, we find that renting works really well for us. It means that we can try out different properties and figure out what we are looking for in something more permanent before we buy. It also means that we can enjoy properties and different areas for what they offer in the short term before deciding if they offer what we need in the long term. YVL: How did you find the process of finding a property and working with Petty’s? TH: We saw the house on the internet and were driving past for a closer look when we happened to see Simon from Petty’s standing outside. So I took the bull by the horns and introduced myself and within the hour we’d had a viewing! The transition from that original meeting through to signing on the dotted line was fast and smooth, which was key for us as we wanted to ensure that we maximised the time that we had to settle in ahead of the football season starting. YVL: How have you settled with the new team? TH: The move to Burnley FC was unusual in that when I have moved previously I’ve often found myself playing alongside people I’d already played with, however I’d only played against the lads at Burnley so it was a bit like the first day at school, but they’ve all been really welcoming so it’s been great. We are all keen to make the most of the season and everyone’s hoping to improve on last year’s finishing position and of course the ultimate goal is to rejoin the Premier league. YVL: What are your thoughts on football’s impact on the community? TH: I think it’s really important that clubs get involved with the communities around them and engage particularly with young people to inspire them. The team are role models so it’s important that clubs are a hub of the community and it’s something that I have always been involved with at my previous clubs and which I look forward to doing here too.

Star Plant September
Gresgarth Hall is owned by Chelsea Flower Show Gold medal winning garden designer, Arabella Lennox Boyd. The hall and gardens are in Caton, Lancashire and is open once a month between February and November.
The garden consists of 12 acres of beautifully planted terraces leading to the house and lake with its own rowing boat. There are lavishly planted deep herbaceous borders in colour palettes of cool blues, pastel pink and white with hidden beds of hot fiery reds and yellows. There is a vast walled kitchen garden that any ‘allotmenteer’ would go pea green with jealousy on visiting! As you walk around you can discover a pebble mosaic by artist Maggie Howarth, hidden folly’s and sculpture. Depending on the time of year of your visit you can see drifts of Hellebores, walk through a Rhododendron and Magnolia filled hillside or the bluebell walk. No matter what month you visit there is always something looking spectacular out of the 6000 varieties of plants and trees in this vast, beautifully maintained garden. It’s is the garden of dreams with a small army of gardeners to take care of it and is an immaculate mixture of Italianate style and the best of British planting. The garden is open to the general public from 11am-5pm, on the following dates: AUGUST
Sunday 11th
SEPTEMBER
Sunday 8th
OCTOBER
Sunday 13th
The price is £8 per adult and accompanied children are free. No dogs allowed. The major part of the garden can be reached by wheelchair. Teas and refreshments available.

TO FURNISH OR NOT TO FURNISH, THAT IS THE QUESTION. Landlords now face that dilemma for their rented property following a change in the rules regarding tax relief on a renewals basis. Prior to its scrapping, tax relief was given for the renewal of items such as cookers and fridges by deducting the cost of replacing them as an expense (but not the original purchase), which was allowable for both furnished and unfurnished properties.
J Fawcett, a small firm based in Barrowford, is a local family owned business with over 40 years experience. We offer a personal and complete service, working with our clients to customise any project to exact specifications – the results of which are beautiful, original and timeless.
Relief is also available as a wear and tear allowance of 10% of net rents, regardless of whether items were replaced or not – but for fully furnished properties only. The scrapping of the ‘renewals basis’ element means that unfurnished properties no longer gain relief for replacing free-standing items, such as carpets, curtains, cookers and fridges which do not in themselves give property ‘furnished status’. What does remain is income tax relief on integral parts of the building, such as kitchen units and bathrooms, as long as they are replaced on a like-for-like basis. Upgrading and installing a Jacuzzi in place of your bog-standard tub, for instance, would negate the relief with an ‘improvement to the property’ leading to capital gains tax relief instead when the property is sold. The upshot is that landlords of genuinely unfurnished properties will not miss out due to the loss of the renewals basis as they can still claim relief on like-for-like replacements of integral parts of the building, and will have nothing else to replace.
We specialise in: hand painted kitchens, making and fitting replacement kitchen doors to your existing units, replacement kitchen work tops including granite, bedroom wardrobes and dressing tables
But landlords of partially furnished properties will feel the pinch with the scrapping of the renewals basis, as no tax relief will be available when it comes to replacing any items such as washing machines, freezers and anything else that is not an integral part of the building. For them, it may be necessary to consider buying extra items, so the property qualifies as a furnished let, meaning they are eligible to claim the 10% wear and tear allowance. This means it needs to be “capable of normal occupation without the tenant having to provide their own beds, chairs, tables, sofas and other furnishings, cooker etc”, The choice, as they say, is yours.

What should you do if you are extending or renovating your property? If you are planning a re-design or extension of your property then make sure that you look at introducing additional insulation in your plans. For example, use triple glazed windows rather than double glazed, use LED lighting and make sure that any white goods you buy are the most energy efficient.
HOW ENERGY EFFICIENT IS YOUR HOME? With energy prices continuing to rise, we speak to Ged Ennis, Operations Director from the Low Carbon Energy Company who brings you some top tips and recommendations on how to improve the energy efficiency of your home. Recent reports suggest that improving the energy efficiency of your home can add £25,000 to the value of your property. That is probably an extreme example but there will be few people who deny that reducing their energy costs wouldn’t be a good thing. Not forgetting that to sell your home you now need an Energy Performance Certificate (EPC). The higher the rating of the EPC the more energy efficient your home is and the more desirable it will be to a potential purchaser.
Dependent on your situation there are a number of things you can do to improve your own energy situation: Make sure your loft is well insulated, introduce LED lighting, and make sure your radiators have thermostatic controls. These are simple and cost effective measures that don’t cost the earth but will significantly improve your EPC.
Solar PV Solar PV is gaining in popularity and currently offers the best return on investment of the renewable technologies. As long as the thought of having panels fitted to your roof isn’t a concern then bills can be reduced quite dramatically.
Heat Pumps
If you are using an architect make sure you use one that has a track record of delivering energy efficient construction. Our experience is that there are a quite a large number who use traditional designs because it’s easier and cheaper for them but not always the best solution for you.
Heat pumps are an alternative to a boiler and work very effectively in well insulated homes and in particular with under floor heating. Heat pumps are more expensive than gas boilers but have significantly better performance in the right environment.
Sign up to the ‘Green Deal’
Solar thermal systems can provide up to 60% of your hot water and are relatively easy to install but will probably require you to change your cylinder.
The ‘Green Deal’ is the government’s flagship programme to deliver energy efficient homes for the 21st Century. The UK is committed to significant Carbon reduction targets and legislation is making all new build properties more energy efficient. The problem is we have a large stock of old very inefficient homes that need bringing up to standard. The Green Deal is an attempt to assist the private individual in upgrading their homes by offering loans that are paid back by the savings made by introducing the energy efficient measures. At this moment in time the scheme has got off to a very slow start and the loans available vary in value up to £10,000 based on the measures you undertake.
Incorporate Renewable Energy technologies in your home Renewable Energy technologies include, solar photovoltaic’s or PV (electricity generating panels), solar thermal (hot water), heat pumps (ground or air), biomass boilers and wind turbines . In a domestic situation, the most appropriate measures for a home are solar PV and heat pumps or solar thermal.
Solar Thermal
At the Low Carbon Energy Company we stress to all our clients the importance of understanding why there is a need to change their behaviour and that by doing this they will get the best out of the changes they are making to their home or the technology they are investing in. Start with the simple measures like LED’s and insulation and work towards the larger ticket items once a full understanding of the principles is gained. There is no point spending a lot of your hard earned money on a heat pump for instance and not understanding that it operates differently than a boiler. If you try and run a heat pump in a poorly insulated home you will end up with a much bigger electricity bill. When appointing a designer or installer do a very thorough check of their background, experience and references. As a minimum your installer needs to be MCS accredited. Energy efficiency is very important and I am certain that in the next couple of years the value of a home will definitely increase based on its energy performance. There is a bit of a myth that it’s very expensive to be energy efficient. If you choose the right option, the right designer and installer then it’s a very cost effective way forward.

onsidering the responsibility that hallways have in making that first impression to a potential buyer, it’s a wonder that they aren’t even given ‘room’ status. However in reality, the hallway is the first room visitors to your house will see, so it’s important to ensure that it provides a warm welcome.

Here are our top tips:
Clear the clutter It’s funny how porches and backs of doorways can be like magnets for miscellany such as plant pots, junk mail and car accessories, but be ruthless. Find a permanent home for these items or throw them away as they are blocking the natural flow of your home.
Wooden Heart Magazine/Newspaper Holder Price: £16.95 www.melodymaison.co.uk
Spruce up the paintwork Paintwork just inside the door is more likely to get bashed and marked so wash it down carefully using warm soapy water or sugar soap on tougher stains. Remember to try a test area first and consider if it is worth repainting completely if the marks won’t budge. If your walls are divided by a dado rail, then consider using a darker colour of paint or patterned wallpaper which are best for hiding scuff marks.
Accessorise to create light Mirrors are always great for giving the impression of light and space in darker areas and are also useful for that all important vanity check before leaving the house! Equally, an interesting light fitting will brighten up the area whilst adding interest and drama to the space.
Nonslip rambling rose doormat Price: £19.95 Dotcomgiftshop.com
Coat & Hat Stand in Bronze/Black Price: £63.70 www.melodymaison.co.uk
Be Selective Naturally you are going to want to keep coats and shoes close to the front door but be selective and only keep items that are used daily in the hallway and select a stylish coat hook or shoe cabinet to keep them neat and tidy. Items that aren’t seasonal or only worn on occasion should be stored in a wardrobe out of sight.

Chevassut Close, Barrowford Richard Farnworth Solicitor
WHAT HAPPENS IF YOU DON’T MAKE A WILL? “Popping your clogs” may be a strange expression, but using euphemisms when we talk about death is quite common. It is more difficult to eulogize about the consequences of not making a Will. So what happens if you die without making a Will? If you die without making a Will you die intestate and in these circumstances there are rules that dictate how your assets will be allocated. These are the Intestacy Rules, where the Law and not you or your surviving relatives get to decide who should inherit your assets. It’s not always who you might think! This may not be the way that you would wish your money and possessions to be divided out. UNMARRIED PARTNERS Unmarried partners and partners who have not registered a civil partnership do not automatically inherit from each other unless there is a Will. If you have been living with someone to whom you are not married or in a civil partnership, they would not have an automatic right to inherit any of your property. Worst case scenario, your partner might lose their home. In these circumstances, the death of one partner may create serious financial problems for the surviving partner. It is hard to imagine the unnecessary confusion and distress caused when people die without making a Will and these circumstances are often an ideal breeding-ground for family disputes. THE PEACE OF MIND WHICH COMES WITH MAKING A WILL With all the potential for problems in not making your Will, just think about the warm glow of satisfaction and peace of mind you can achieve by making your Will.

You can make arrangements for your family or dependants; gift specific items, make gifts to charity or other deserving causes. You can make sure that only the most capable and trusted people administer your estate and carry out your wishes. This could be your spouse or partner, your solicitor or your best friend. If the worst happens and you have young children who survive you, you can indicate who you would like to look after them. Let’s not forget tax reasons either as ensuring your Will is as tax efficient as possible will keep the long arms of the Government away from your assets and reduce your liability to Inheritance Tax. If you have children from a previous marriage or relationship and most of your estate is the value of your property you can ensure that all of your children inherit by providing a clause in your Will. Making a Will also reduces the risk of disputes after your death. Writing down your wishes in a clear and unambiguous Will can avoid disagreements amongst family members after your death. And surprisingly perhaps for all the benefits of doing so making a Will is not as expensive as you might think, and wonderful value for money for the peace of mind you will feel.

VISITS BURNLEY
O
ne of the rising stars of the Labour Party visited Burnley and Phil Kelly representing Petty’s was one of a handful of local businesses who were invited to meet him.
34 year old Chuka Umunna is Labour’s Shadow Business Secretary and is seen as one of the top member’s of the Shadow Cabinet. Mr Umunna was on a tour of the North West when he was scheduled to meet Dave Fishwick from the ‘Bank of Dave’ and took the opportunity to meet other businesses from the region before filming began.
Over recent years the ‘Bank of Dave’ has become a great example of regional banking at work and is a place to go for both businesses and individuals to receive financial help when the high street banks have refused. Chuka Umunna has said that a future Labour Government would look at setting up a network of regional banks inspired by Bank of Dave to boost local economies.
Prior to his meeting with Dave Fishwick, Chuka Umunna met with some local business people including Downtown Lancashire in Business Tracey McKenna, Norman Tenray, MD at Obas, Ilyas Patel from Tax Expert and our own Petty’s.
Director of Petty’s Phil Kelly said: “The local economy is starting to gain momentum and the ‘Bank of Dave’ has given a significant amount of help and support to many businesses in the region. It was great to meet Chuka Umunna and It was very interesting to hear of the Labour Party’s plans to set up a network of regional banks to help local areas. The fact that the concept was born in Burnley really emphasises the local spirit and community cohesiveness that we have.”
15 Year Old Cricket Sensation Harrison Phelan Talks Cricket With Your Village Life
L
ocal boy Harrison Phelan from Nelson has cricket in his blood and at the age of 15 already has an impressive career behind him. YVL speaks to Harrison to find out what got him started and what his aspirations for the future are: YVL: Who do you currently play cricket for? HP: It’s quite a list! I play club cricket for the Nelson cricket club under 15's and also for the under 17's, the Nelson 3rd team and the Nelson 1st team. I have represented Pendle District since I was 7 and currently I’m captain of the under 15's. I also represent Lancashire in the under 15's squad and recently I represented the Lancashire / North East under 16's in a cricket festival.
How did you first get the cricket bug? HP: Some of my earliest memories are of running around at Nelson cricket club and catching tennis balls while watching my dad play cricket. I played in my first proper cricket match around the age of 6 playing for the under 9's. My mum says I looked funny as my cricket pads were nearly bigger than me!
YVL: Does your cricket affect your education and school life in any way? HP: I go to Park High School in Colne and after the summer I will be going into my final year. I’m lucky because my friends are very encouraging and give me plenty of support and are always asking me about my cricket matches. My teachers are very supportive and they give me time off to attend trials and games for both Pendle District and Lancashire. Of course, I do have to catch up with the time I miss as I think it is important not to let education suffer when people train so hard for a sport. YVL: What are your biggest achievements to date? HP: My biggest achievements so far are being selected for the Lancashire cricket squad at the age of 11 and keeping my place in the squad year after year. Every year I have a trial to ensure I keep my place in the squad and every year the standards are higher. When I was 13 I made it into the first team at Nelson, and I was one of the youngest ever to do so. In 2012 I was one of only 5 boys from Lancashire chosen to represent the North Counties against the South Counties at the Dennis Compton Oval in Surrey. When we were playing there was a wedding taking place in the grounds, I hit a six and nearly hit the bride! YVL: Harrison, you still have many great times ahead but what are your best memories so far? HP: My best memory so far has to be when I went to Barbados in 2011. I went with the Lancashire squad for two weeks and our families came too, so my parents were quite happy! I really enjoyed learning about a different culture and playing against the boys from Barbados, I’d love to return there in the future.
YVL: Who are your sporting heroes? HP: My sporting heroes are cricketers Chris Gayle from the West Indies and Sri Lankan Muttiah Muralitharan I would like to be as good as them one day; Muttiah because he is a spin bowler like me and Chris because he hits the ball really hard! YVL: Do you have time for any other sports? HP: I love most sports and am in the school teams for badminton, basketball, football and rugby. YVL: What are your aspirations for the future? HP: In the future I would really like to reach 1st class county cricket and hopefully even higher! I know this will only come with hard work and determination, but I’m willing to try my best. YVL: Let’s talk to your Mum and Dad - how does it feel to be parents of such a talented cricketer? As a family we are very proud of all of Harrison's achievements. It can be very demanding organising transport and time off from work taking him to matches all over the Country, but we would not miss it for anything. Harrison’s Grandparents are a godsend too as without them we wouldn’t be able to fit it all in. We have another son Spencer who is 12, he also plays cricket for Nelson Juniors and is a member of Pendle Athletics club. He’s currently in the top 5 in the North West for some events. So between them they keep us very busy! Finally we would like to thank Pendle Council for their generous cheque donation early this year; this has gone to good use buying cricket equipment for Harrison.

t’s widely agreed that Burnley and Pendle are some of the UK’s best kept hidden gems but it seems that BBC1’s Antiques Roadshow had got wind of that fact too, paying a visit to Towneley Hall to film an episode!
The show has previously been filmed in Accrington, Blackburn and Stonyhurst College, but it was the first time in the history of the show that it was filmed in Burnley so it was great to learn of their plans to broadcast from Towneley Hall. Hundreds of people turned up on the day with their own hidden treasures, family heirlooms, and charity shop bargain finds, with one visitor being told that a collectible plate that he had bought for £4 was worth around £100! But nobody was more pleased with their valuation than Sue and Richard Hutchinson from Cliviger. The couple had brought along a decorative vase which they had rescued from collecting cobwebs whilst clearing out the garage belonging to Sue’s mum. Not realising its worth, they had planned to throw it in the skip but Sue decided to keep hold of the vase after all, and the piece became a family heirloom.
Your Village Life interviews Daniel Barritt a World Championship Rally co-driver and lifelong Burnley resident. Your Village Life: How long have you been a rally co-driver? Daniel Barritt: It seems like yesterday since I started but I have actually been a rally co-driver now for 17 years, I started as a professional in 2002. YVL: You’re in a profession that most boys dream of as a child! What made you make that dream a reality and become a rally co-driver? DB: For three generations there has been a very keen interest in rallying in my family. My Grandfather used to be a navigator in the 1950's and my Dad started in the 70's. I used to follow my Dad in the rallies and the interest just grew from a very young age. I think I watched my first rally in my carry cot! When I was 16 and old enough to compete I co-drove for my Dad on the Tour of Mull Rally in Scotland and from then on I had the bug! YVL: There are many to choose from but what has been the highlight of your career so far? DB: There have been a lot of good memories that I will keep forever, but probably the highlight was when I got my big break in 2002. I had been competing at a good national level for about 5 years and through a friend of mine I was contacted by David Higgins; a well known international driver who asked me if I would co-drive for him in the British and American championships. Three days later I was in America doing my first international rally which we won! YVL: What has been your best result? DB: I have been lucky enough to win quite a few rallies so picking a best one is quite hard. From a pure enjoyment point of view I enjoyed winning
the 2008 Tour of Mull rally with my friend Paul Mackinnon. All my rallying is quite serious so to go to a rally for pure fun and win, that is the one that I remember the most. YVL: Where is your favourite rally course? DB: I really enjoy Rally Finland as this is probably the most technically demanding and fastest rally in the world, It takes a great deal of concentration and bravery to have a good result there. I also love rally New Zealand as the country is spectacular. YVL: Are there any courses you’d like to rally and haven’t yet? DB: I would like to go to South America to do the Dakar rally, It is a very different principal of motorsport than what I am used to but the challenge of 20 days driving through some of the hardest conditions would be something I would love to do when my career finishes. YVL: Rally driving is such an unpredictable and dangerous sport – how do you prepare yourself for that? DB: Unfortunately crashes are part of the job, some are worse than others. You have to try and not think about it too much because if you did you wouldn't do it! I have had far too many accidents to remember but luckily I have mostly been ok.
YVL: How do young aspiring rally co-drivers succeed and what tip would you pass on? DB: When you are starting out you have to have a real desire for the sport because it takes over your life; you have to really want to succeed and be willing to make some sacrifices to get there. Never stop being willing to learn and listen to everyone as you will never stop learning. And never say NO to anything. Always YES, you can worry about how you will do it at a later date! In the sport experience is the key to moving forward but for a young co-driver with no experience it is hard but you just need to do as many rallies as you can with different drivers of different levels.
YVL: What does the next year hold for you? DB: This year I am competing with Elfyn Evans from Wales, who is the current Junior World rally champion. We are competing in one of the World Rally Championship support categories, WRC2. Hopefully we can build on the good start to the year we have had and work on trying to compete together next year in the main rally. My goal is to try and stay in the world championship next year.
YVL: Has being from the Burnley area helped your career in any way? DB: For sure this area is quite big on motorsport not just rallying; there are famous bike racers and stock car racers all from the Burnley area. There are local motorsport clubs that help people get into the grass roots of the sport which helped me when I first started out.

Full time... and Petty’s raised £1000 for charity A charity football match organised by Petty’s own Peter Davis and held at Turf Moor has raised £500 for one of our adopted charities, Pendleside Hospice and a further £500 for SANDS, the stillbirth and neonatal death charity.
The match saw Clarets legend Frank Casper return to Turf Moor’s famous dug-out for this special charity match between supporters of Burnley FC and a team of supporters from Sheffield United. The former Burnley Manager was in charge for the game and it was the first time he had been back in the hot-seat for 22 years. The result didn’t go Burnley’s way as the Clarets fans fell to a 5-2 defeat to the Blades but in what was a hard-fought and enjoyable match. Peter Davis who organised the event along with Daniel Wilson and Chris McGowan was thrilled with the day and the support they received. Peter said: “It was absolutely superb to see Frank Casper back in the dugout and the players certainly felt that it was great to see him on the sidelines with us. Frank said that it was a really good game and the atmosphere was great – despite the result! “Over 180 people came and watched the event so it was a really great turnout and I just want to say a big thank you to everybody who helped make this all possible.”
