e (“Toolman” and myself) have been busy this spring season rejuvenating the wee humble cottage’s garden. Repotting plants, because it seems like the soil just disappears. I know the plants just consume nutrients, but where does the rest of the soil go??? Gardening friends have becoming the recipients of succulent cuttings and plants that had to be split. There is something special about sharing plants. I have a stag horn fern that was given to me by a World War II vet in 1993. A, feisty, elderly neighbor who lived next door to us in Marston Hills, it brings back the sweetest memories of Fletcher and his lovely wife, Doris. Their stories of San Diego during the 1940’s, buying a house for $6000, of them dancing atop of the El Cortez or of him fighting in the South Pacific during the war. Yes, sharing plants is another way to stay connected to the people in our past.

he most expensive home that sold in San Diego County in the month of April is this 2004 built, 5 bedroom 5 full bath plus 2 half baths. The sq. 9025 ft. home located on a 1.7acre lot in Rancho Santa Fe The buyer paid a mere $7,500,000.
I don’t think I ever remember our market being so short on housing supply. We are currently seeing the results of very little new construction happening during our real estate market downturn. The “experts” are saying it’s going to be 2018 before housing supply will catch up with the demand. The good news is that in 2012, 32,000 San Diego homeowner saw their mortgages go from being underwater to an equity status. The prediction is that this year they are expecting another 21,000 homeowners to do the same thing. This is definitely a positive sign for the San Diego market. carolyn’s mortgage memo the 10 do not’s of obtaining a home loan
Y
ou can unknowingly sabotage your home financing goals by making some obvious and not so obvious moves with your finances. Check out my list below for the top 10 things NOT TO DO when you are in the process of buying or refinancing.
DO NOT: 1. Transfer money between accounts, unless receiving complete documentation from your bank, itemizing all transfers. 2. Make unnecessary checking or savings account transactions, such as withdrawals or deposits. 3. Leave an existing job. 4. Allow your bank account to go into a negative balance, even if you have overdraft protection. 5. Apply for credit in any form, including credit for major purchases (such as a car or furniture), or apply for credit to consolidate or change existing credit. 6. Co-sign on any debt with a family member or anyone else. 7. Ask a tenant to move out, or give your landlord notice that you are moving out. Check with me prior to making this change just to be sure it won’t affect your loan eligibility. 8. Delay paying all debts on time. 9. Pay a bill in collections. If about to pay a bill in collections from a collection agency, try to pay it at closing. Paying a collection will greatly affect your credit score and should be delayed, if at all possible, until the loan closes, then pay the collection at closing date. It will affect your score later, but it won’t affect you getting the particular loan you are applying for. 10. Have a friend or family member pay anything related to the purchase of the home such as appraisal, earnest money, down payment, etc. Gifts are only allowed under certain guidelines. O
ne of the most difficult things about moving into a new home is the expense related to a home purchase. Especially for a first time home buyers who struggles to save for the down payment and closing costs just to be able to achieve that dream of ownership. In addition to the cost of purchase, most buyers also have to install new flooring and paint. It most certainly doesn’t leave much left over for buying furniture for your new digs. This is where a one or two hour consultation with a redesigner can really help. They can help you see your existing items in a new way and you will be able to utilize what you already own in new home, all the while saving valuable dollars. Because, it never fails the furniture they you already have, just doesn’t hit the “sweet spot” as it once did in the last place where you lived.

Although I am not a first-time home buyer I ran into the same dilemma in a recent move to a new home. The furniture that worked so well in our past bedroom now looks lost because our new master bedroom is so much larger.
So, I took my own advice and took the very first step on any project. Working with what I already have. I believe reuse, repurpose is always the best way to go. I decided the one item in the room that could make the biggest impact would be to change our old wicker headboard. I could have painted it a different color but I wanted something softer so I decided to upholster it instead.
So down to the local fabric store I went. I talked with the sales person in the fabric department, and she helped me figure out how much batting I would need to do the job. While in line at the register the lady behind me offered me a coupon for 50% off one item of my purchase! I love La Mesa!

The next step was to figure out what I was going to use for fabric. Remember reuse, repurpose; I rummaged through my linens and found a matelassé bed cover that worked just perfectly. The pattern even matched the scroll in my existing duvet cover. You don’t have a stash? Consider local thrift stores, garage sales, or a good friends closets.

The Steps 1) All items are gathered together here: staple gun, fabric, batting scissors. 2) Staple a double layer of batting to the back of the frame. 3) Lay your headboard face down on the wrong side of the fabric. If there is a pattern to your fabric, make sure that the pattern is running straight. 4) To keep the fabric stable place one staple in the top center of headboard, then bottom center. Do the same with both of the sides. 5) As you work your way around the headboard be sure that your fabric stays Exclusive smooth as you staple. the old point loma lighthouse By Barbara Allen
I
magine living high on a cliff in a remote lighthouse. Your only companions are your family. You grow vegetables in a garden and buy the rest of your supplies in town a day’s ride away. Your children row a boat across the bay to school. At dusk every evening, you climb a spiral staircase to the top of a tower and light an oil lamp that reflects off a giant lense, sending a beam of light out into the night sky. This light is a beacon to mariners out on the dark seas. After your task, you climb back down to a cozy room on the first floor and play cards with your family, or read by lantern. The next day you arise and do it all over again. This is your life as light keeper at the Old Point Loma Lighthouse in the second half of the nineteenth century. In 1851, a year after California became a state, the U.S. Coastal Survey selected a site for a lighthouse 422 feet above sea level at the entrance to San Diego Bay. But the structure was not built until 1854. A Fresnel lens, imported from France, was installed a year later. Today, the Old Point Loma Lighthouse is open to the public. Stroll up the hill from the parking lot at the Cabrillo National Monument. Step up to the first floor and peek inside the parlor where the light keeper and his family sat before the fireplace on cold nights. On the opposite side of the entry is the kitchen where the family ate their meals. On the second floor, two bedrooms sit on either side of the base of the spiral staircase. Climb the winding stairs to the base of the tower and glimpse a view of San Diego Harbor and the city through a small window. Visitors can access the tower only two days a year—August 25 (the National Park Service birthday), and November 15 (the lighthouse anniversary). Tour the rest of the lighthouse any day 9 a.m. to 5 p.m., except Christmas Day.
Lighthouse keeper, James P. Keating, lit the oil lamp for the first time on the evening of November 15, 1855. Sailors reported that the light could be seen anywhere from 26 to 32 miles away. But despite what was thought to be a perfect location, the light was often shrouded in fog and low clouds, making it ineffective. After 36 years, it was decided to close the lighthouse. Robert Israel, the light keeper for the last twenty years of its operation, extinguished the light on March 23, 1891. And a new light station was built 300 feet below, at the bottom of the hill. For the crust: 1/2 lb. unsalted butter, at room temp. 1/2 cup granulated sugar 2 cups flour 1/8 teaspoon kosher salt
Preparation Instructions Preheat the oven to 350 degrees F.

For the filling: 6 extra-large eggs at room temp. 3 cups granulated sugar 2 tablespoons grate lemon zest (4-6 lemons) 1 cup freshly squeeze lemon juice 1 cup flour Confectioners’ sugar for dusting
For the crust, cream the butter and sugar until light in the bowl of an electric mixer fitted with the paddle attachment. Combine the flour and salt and, with the mixer on low, add to the butter until just mixed. Dump the dough onto a well-floured board and gather into a ball. Flatten the dough with floured hands and press it into a 9 by 13 by 2-inch baking sheet, building up a 1/2-inch edge on all sides. Chill. Bake the crust for 15 to 20 minutes, until very lightly browned. Let cool on a wire rack. Leave the oven on. For the filling, whisk together the eggs, sugar, lemon zest, lemon juice, and flour. Pour over the crust and bake for 30 to 35 minutes, until the filling is set. Let cool to room temperature. Cut into triangles and dust with confectioners' sugar.

After successfully completing a Chapter 13, the seller of a home would not have any personal liability to their mortgages and junior liens would be “stripped”, meaning they would no longer be on title. The downside to this is that the payment plans usually take 3-5 years to complete. A seller can complete a short sale while in an active 13, by requesting to sell the property through the court with a motion to see. This is almost always granted in a short sale where there is no equity.
A chapter 7 bankruptcy is the type of bankruptcy most commonly seen used in conjunction with a short sale. A chapter 7 bankruptcy takes 90-120 days and removes the homeowner’s personal responsibility to their debts, including their mortgages. Liens remain on title, so the short sale negotiation process is the negotiation for the release of those liens. The bankruptcy has already taken care of any deficiency. Of course, if there is equity in the house being sold and it is NOT a short sale, that is a whole different ball game, as lienholders will want to keep their stake in the home.
A bankruptcy and a short sale together mean that debts and liens are all removed, usually in that 90-120 window. For homeowners who are struggling financially with all debts, and not just mortgage debts, wiping the slate clean in this way is exactly what they need.
