the real estate brief a note from rosemary I

am so very grateful to live in these United States. We live in a country that no matter who you are, or where you started from, you can achieve great things. Is it easy? No! Does it take hard work, sacrifice, tenacity and faith in ones abilities to succeed? Yes! We have so many freedoms, freedom to own a home, freedom to vote, freedom to have your own opinion and speak out on it, plus so many more. For the first time in our 25 years of living in San Diego we chose this year to take our Memorial Day and visit Fort Rosecrans. We wanted to pay tribute to those who have made the ultimate sacrifice for all of us. We walked amongst rows and rows of white markers lined with the red, white and blue, overlooking the sailboat dotted azure blue harbor. We took special note of those who served in multiple wars. Watched as loved ones paid their respects and grieved for their loss. We took in the enormity of all that was given to assure that we would remain free. In our walk we came upon a monument with an insightful message from the Americans of 1944. Written in stone, lest any would forget, a tribute for the men lost in action from the U.S.S. Gambier Bay CVE 73 and Composite Squadron VC-10, during WWII. It’s words brought tears to my eyes, for those that had lost their lives in the hope that we would become a better America. I came to pay tribute, but in reality I was given a gift to view my America through the eyes of those from the past. Here in it’s entirety was the prayer written for those who lost their lives protecting our freedoms. Eternal God Who alone spreads out the heavens and rules the raging seas, may this memorial bring continued remembrance of the one hundred and thirty seven men who died defending their country in time of danger, and whose bodies found, their last resting place in the waters of the Pacific, may it call to mind that they were called by their nation to defend the liberties and preserve unity. We do not want those who died in the air and sea battles often against hopeless odds to have died in vain. They died that war would end, an aggressor would be stopped, that peace would to make the world safe for their families and generations to come. In the name of our Lord. Amen

With Independence Day upon us, as we go about celebrating our liberty with family and friends, at pristine beaches, in green parks and in our backyards, enjoying amazing displays of fireworks, let us take to heart this beautiful message from those who have protected what is so dear to us. May we never forget those who have fought for our freedoms, let them not have died in vain. In gratitude to those who have served and are serving.

carolyn’s mortgage memo 5 tips to avoid home financing frustration 1. Hire A Professional Home Buying Team. You want to make sure the real estate agent and lender you hire will be easily accessible and educate you about the process. It is important to pick a team you can trust and will be looking out for your best interest. 2. Communication, Communication, Communication! Besides your agent and lender team, there are other third parties involved in the home buying process such as the listing agent, seller, an escrow company, a title company, appraiser and home inspector. With all these different parties involved, communication between your professional home buying team and these third parties is crucial. If in the beginning of the process you are have difficulty reaching your team, this should be a red flag and warning that you may need to find someone else who will return calls, emails and text messages. 3. Full Loan Pre-Approval Prior to Home Shopping. Having full pre-approval will strengthen your offer. It will also vet out potential road blocks in underwriting that could delay the loan processing time once you are in escrow. Full pre-approval means your loan officer has reviewed your credit, income and asset documentation, not just your credit. 4. Avoid Advertised Interest Rates. Interest rates advertised on the internet or newspapers are just that: advertisements. It is great for giving you an idea of current trends, but much more information is needed before the final rate can be quoted and locked. Once you have picked your home buying team, it is important to trust that your lender is looking out for your best interest when it comes time to lock in your rate and will give you the best rate options available. 5. Know What You Can Control. Again, as mentioned above, there are many parties involved in a purchase transaction and there is only so much YOU can control. You can control your decision to work with a particular Realtor or lender. You can control how timely you respond to what is requested of you by the lender, escrow, the Realtor. You can educate yourself on the local market and home buying process. You can control following the tips above. The rest requires patience and trust. hello summer...hello alfresco dining

D

ining “al fresco” – ahhh…for me, just saying those words conjures up an image of an outdoor bistro, or a lovely evening dinner party under the stars. I don’t know about you, but I find that almost anything just plain tastes better when eaten outdoors. Whether it’s simple fare, like hotdogs and hamburgers, or a gourmet meal, dining outside makes me feel like I’m on vacation, even on a weeknight.

Being in Southern California means that we can enjoy fresh air and food together almost year-round, so creating an outdoor space at home to enjoy not only makes sense, but also expands your usable living space, and may even create more value for your home. Outdoor rooms or dining spaces can be created fairly easily, no matter your budget. Here are some things to consider to make the perfect little “get away from it all” in your own backyard.

T

As with any home improvement project, it’s important to define your vision and budget before starting. How will you use the space? How many people do you need to seat on a regular basis? How about when you entertain? Do you tend to throw huge BBQ’s or more intimate dinner parties? Planning in advance of designing and purchasing will save you a lot of time and money in the long Photo Credit: houseofturquois.com run.

First, look at how much space you have or want to Is there hardscape or decking, or will you ake advantage of San Diego County’s year round dedicate. need to install something to keep your table level? In sunshine. Carve out a space on your balcony, addition to a table and chairs, you may want to patio or under a tree lit with twinkle lights. Make consider an umbrella, or pergola for shade if you’ll your end of day dining experience speak to all of your be using your space during sunny days. Be sure to think about your, and your guests’, comfort during senses, not just your taste buds. Food always taste the different times of the day that you’ll be using the better when the presentation and setting is picturesque. space, and select seating options that will be comfortable and lend to lingering. An easy way to define a dedicated space is by using an outdoor rug – there are many affordable options that are fun, however to truly marry your outdoor space with your house, you may want to stick with the same color scheme as your existing furnishings, or opt for colors that are complimentary to what is immediately adjacent to your new space - doing this will help to create a cohesive design, and really bring the outdoors in. Be sure to consider lighting – in addition to tabletop candles and lanterns, you might want to hang some overhead lights and decorate the surrounding area with lighting. (I buy white twinkle lights during after-Christmas sales, and string them on the trees.) Now it’s time to think about your dishes, glasses and linens – there’s no reason to relegate yourself to paper plates and plastic forks unless you’re entertaining a crowd. There are so many options of beautiful plastic or melamine plates that look like pottery, you may have a hard time choosing! It’s a good idea to stick with unbreakable items outside if you have kids, but there’s no reason you can’t. Lisa Vasey, lives in La Mesa with her husband and two pugs. travel san diego summer nights at the drive-in By Barbara Allen

W

hen I moved to Santee a year and a half ago, I was delighted to discover a drive-in movie theater in this sleeping East County city. I had thought drive-ins had all been obliterated with multiplex cinemas. It made me nostalgic for those Saturday nights in the summer when I was a little girl, and my mother would take my older brother and sister and me to the drive-in. Mom would pack snacks and stop for a six-pack of cold Mission sodas. Admission to the drive-in cost something like $2 for the carload. Before the movie started, I’d play on a small playground as the sun set. Back in the car, I’d change into pajamas while Mom hooked the speaker onto the partially rolled-down driver’s side window. Before the end of the first movie of the double feature, though, I’d fall asleep. At their peak of popularity in the late 1950s and early 1960s, approximately 4,000 drive-ins spread across the United States. The first drive-in opened on June 6, 1933 in Camden, New Jersey, the brainchild of Richard Hollingshead who came up with the idea because his mother had trouble sitting comfortably in movie theater seats. The first drive-in in California opened on September 9, 1934, in Los Angeles. San Diego’s first one opened in February 1947 at the intersection of Midway Drive and Sports Arena Boulevard. Instead of individual speakers, three loudspeakers mounted near the screen broadcast the audio. Tickets cost 75 cents. In the late 70s there were about two dozen drive-ins in San Diego. Now there are only two—the one in Santee and the South Bay Drive-in near Imperial Beach. The Santee Drive-in opened in 1958. In 1961, families paid $1.50 per carload. A children’s playground beneath the screen enticed kids with a merry-go-round, swing sets, and monkey bars. Customers sat under the stars in lawn chairs, provided by the

theater, in front of the screen. A second screen was added in 1973. Today, the theater features first-run PG-rated movies. There is room for 700 cars, and the audio is delivered through customer’s FM radios instead of the old speakers on a pole. At $8 for adults, admission prices are much less than a regular movie theater. Children, ages 5-12, can enter for $4, and kids under 4 are free. The theater offers a double feature on each screen. Upcoming features this summer include Dawn of the Planet of the Apes and Guardians of the Galaxy. The theater is open seven days a week all year round. People are allowed to sit in chairs outside their vehicles. So pack some snacks and pile the kids in the car, and spend an evening enjoying a movie under the stars with your family.

nitty gritty

leading causes of home fires

B

atteries. Dryer lint. Old paint. Pesticides. Cleaning supplies. Computers. Holiday decorations. What do all these things have in common? They are all a leading cause for home fires. Many people put their extra batteries in junk drawers, and think nothing of it. The challenge is that if you combine the batteries with items such as paper clips, keys, or a pen top clip, the battery can heat up and cause a fire. If you have used batteries and are waiting to take them to a recycle center, the easiest way to neutralize them is to put electrical or scotch tape over the ends. Never store 9 volt batteries with other batteries. Even worse is to store your battery next to some steel wool. The best way to store batteries is in a battery storage case. Dryer lint is one of the most flammable substances on Earth. Many people clean out their clothes dryer lint trap but fail to clean out the tube that vents the hot air and lint out of the house. Over time, the buildup can become a fire trap. Based on a US Dire department study spanning 2006-2010, dryers and washing machines were involved in one out of every 22 home structure fires. Clothes dryers accounted for 92% of those fires. 32% of those fires were due to failure to properly clean the lint traps and hose.

combustion are hay, agricultural products, and oily rags. About 20% of home fires start in the garage, with 35% of those fires caused by oily rags. Do you have a swimming pool? Where do you store your pool chemicals? If water gets into a tub of chlorine tablets, it can start a fire. How about those holiday decorations? There are an average of 920 home fires caused by holiday decorations every year. Almost half of those were caused from decorations being placed too close to a heat source, such as a heater or a candle.

We all have computers in our homes. The question is whether or not we are providing proper ventilation for it. When was the last time you took it apart and vacuumed out the lint and cat hair? In an average year over 200 home fires are started in electronic equipment rooms. Overheated computers can cause home fires.

Every year over 2,500 people are killed and over 12,000 are injured in United States home fires. The property damage is estimated to top $7 billion annually. Know what is in your home, and get rid of things you don’t use. The more chemicals stored in your home and garage, the higher the risk of a spontaneous combustion fire.

What is in your garage? When was the last time you looked at Statistical sources: nfpa.org and ready.gov/home-fires how much fertilizer, old rags and other abandoned material is in your garage? Spontaneous combustion is another cause of fire. Susanne Romo, LUTCF has been working in insurance since Spontaneous combustion is caused when a material’s 1986.
