iving in the Village of La Mesa has some of the nicest benefits. Foremost I work, play and shop where I live. I enjoy getting the very best fresh foods at our farmer’s market. Every Friday two flower vendors set up right across the street from where we live. Selling flowers so inexpensively I can afford to keep them in my home weekly if I choose. Mr. Useless Knowledge, aka my hubby, loves the beautiful new library where he can acquire the latest novel or videos. This fulfills his passion for movie watching and his voracious appetite for reading. I am also so appreciative of our police and fire department and there quick response to anything that may be happening nearby. Residents and shop keepers are neighborly and caring. It sometimes feel like we live in a contemporary Mayberry. With the warmer evenings upon us, we are choosing to leave our front door open, so that we can hear our fountain bubbling. My favorite thing about this habit is the sounds of classic French music drifting through the night air from Bo Beau’s. I feel like I’ve been transported to an earlier era of Paris, just like Owen Wilson’s character Gil, the nostalgic screenwriter did in the movie Midnight in Paris. It’s our own little piece of vintage paradise rolled into our tiny hamlet of La Mesa.

he most expensive home that sold in San Diego County in the month of January is this ocean view contemporary in La Jolla. Featuring 4 bedrooms, 4.5 baths. The 4528 sq. ft. home is located on a .33 acre lot on a oceanfront street. The buyer paid $7,800,000.

The San Diego real estate market is bustling along with our average market times being 56 days. Some of this is due to sellers pushing the envelope on the pricing of their homes to see if they can get the price they want. There is however a little bit of a chasm of what buyers are willing to pay for a home and what sellers want, even with our limited inventory. Buyers are not quick to make a move on a home unless they have been in the market looking for a while and really know what it is they want in a home. Every agent seems to have an investors who is looking high and low for the same elusive good deal of last summer. Interest rates are predicted to continue to stay low, so the late spring and summer promise to continue to be a busy and appreciating market. carolyn’s mortgage memo 4 ways to make a down payment

O

ne of the best financing options available to home buyers today is FHA financing. Qualified buyers can enjoy more flexible repayment terms and as low as a 3.5% down payment! Interested in buying but not sure if you have the 3.5%? Read on for 4 down payment options!

1) Gift Money: Gift Money is a gift of funds from a family member with no obligation to pay it back. The donor of the funds must sign a gift letter and provide a bank statement to show they have the ability to gift the funds. The gift funds cannot be cash or "mattress money". The gift money is then wired directly to escrow at closing from the donor's account. 2) 401k retirement loan: Many companies allow you to borrow against your 401k account for the purpose of a home purchase. Some plans will allow you to borrow enough funds to cover the down payment amount as well as closing costs. The term of the loan depends on the individual plan. For example, some plans require a monthly repayment amount, for others, a monthly payment is strictly voluntary. Be sure to check with your plan's administrator and loan officer for the details of this loan option. 3) Sale of Personal Property: You can sell personal property and use the net proceeds for the down payment, for example, your motorcycle, recreation vehicle, jewelry or furniture. You will need to provide a bill of sale, a copy of the check for the sale and your bank statement showing the funds, matching the amount of the Bill of Sale, deposited into your bank account. 4) Trust Funds: If you come into an inheritance or settlement, you can use those funds for your down payment. Any deposits into your account from this source must match exactly to the amounts documented as coming to you, and the source of the funds must be fully documented. refrigerator chaos no more

D

oes the inside of your refrigerator look like something out of a sci-fi film? Plastic bags of produce tossed on top of each other. Some of it a decomposing stench of its former self. Items lurking at the rear of the fridge that would scare a small child. Yeah, mine too. You’ll get no judgment from the wee humble cottage inhabitants. Containers, of science experiments are thrown out more than either Mr. Useless Knowledge or I care to admit because of the disaster inside our cold storage system. Every time I throw something into the trash can or send food down the garbage disposal. I have this self-conversation berating myself for not being more organized. How many minutes of my life has been wasted away earning the dollars to purchase the food I just got rid of. The associated guilt of my disregard of the abundance Tupperware’s FridgeSmart... we have here in America, when families in foreign countries dig through dumps to feed themselves. It’s enough to send this woman into therapy. So no more, I’m on the war path to clean up the inside of our fridge and to waste no more! One of the first things that I did was purchase from Tupperware the Fridgesmart containers system for storing our produce. The fruits and veggies stays fresh longer and the containers stack so that it is easy to see what is inside them. The next thing I did was get online and look at what the container store had to offer for storage. Our refrigerator is pretty small so my next purchase is going to be 3 of the slimline fridge jugs. One for milk, one for water and the last for orange juice. This move alone will mean I use less space, that the orange juice, milk and water jug take up. Plus they will be easier to access. In addition my other purchases will be some of the Fridge Binz’s for cheese, cold cuts, and small things that get lost at the back of the fridge. We currently use the bottom crisper drawer for bottled drinks and this works well for us. Hopefully these purchases will stop the science projects from happening. Here are some additional hints from the container store that I will be putting into place.

1) Take inventory and discard any out of date items or items that Slimline Fridge Jugs will not be used. 2) Adjust shelves so that they fit the items that are purchased most often. Organize food items by size, so there is no wasted vertical space. Use the smallest shelf in the refrigerator for leftover storage. Use containers that are of similar shape so that the space is maximized. Be sure to label the item and date leftovers before storing them. For the freezer purchase containers to sort meat, poultry, fish and Photo Credit: containerstore.com frozen veggies. Make sure to freeze items lying flat. Otherwise they Fridge Binz’s take up way too much space. Store all of bottled items such as dressings etc. in the refrigerator door. Although, I’m probably going to spend around $75-$100 buying containers, I know the savings from not tossing out food will not only be good for my pocketbook but for my mental health as well. I

f you wish to take a step back in time to experience a slower-paced, more genteel era, look no further than San Diego’s very own Heritage Village, located at 2454 Heritage Park Row in Old Town. This hidden treasure is a vision created in 1969 by concerned San Diego citizens wanting to preserve significant San Diego homes and their heritage. The result was the birth of Save Our Heritage Organization (SOHO). The very first home they protected from demolition was the stately Sherman-Gilbert, a home built in the Stick-Eastlake style. Six more structures, moved from downtown San Diego, followed from 1976-1981. The McConaughy House has a tea house and gift shop. The park is open daily from 10-5. It is a structure built in the time period of Queen Victoria's reign from 1840 to 1901. There were many architectural styles within the Victorian period.

If you lose your child set off the alarm and follow the sound to find them. Keep bugs at bay-Whether you’re travelling to Paignton or Peru, antibacterial wipes and hand sanitizer are handbag essentials. A wipe of the cutlery in restaurants where you’re unsure of hygiene, or a squirt of hand sanitizer when there’s no washing facilities, can zap a few germs and prevent toddlers catching some common bugs. Don’t forget the medicine-Whether they’re out of routine, jet-lagged, or eating less healthily, kids always seem to get ill on holiday. Dampen the impact of broken nights, frayed temperaments and fevers by packing an easy-to-swallow medicine such as Calpol in the UK. Other basic ingredients in your first aid kit should include antiseptic wipes, plasters, sting treatment, and a thermometer. Reprint: roughguides.com

Give them a camera-Giving toddlers their own (robust, child-friendly) camera encourages them to observe their surroundings and focus on what interests them. You might be surprised at the results from their knee-high view. Amongst pictures of feet and wheels, my three-year-old has shot flowers, animals, helicopters, boats, rocks and rabbit poo. Be prepared for the climate-It’s simple advice, but children dressed comfortably for the weather and terrain will be happier in a new environment. With all the gear available, there’s no excuse for dressing toddlers in ski-suits four sizes too big, forgetting their gloves, or leaving them barefoot on a beach where sea urchins lurk. Pack Pull-Ups for potty training-Planes and public transport during the potty training days can be a nightmare. As if you didn’t have enough in your hand luggage, now you’re expected to add a potty, three changes of clothes and bags of wet, stinky pants. Potty-training gurus may disagree, but if toddlers are still having lots of little accidents then I’m all for putting them back into Pull-Ups on the plane. Be app-y-Thanks to toddler-friendly apps, there’s no need to cram a toy box into your hand luggage when travelling by plane. By all means take a book and a magic scribbler (crayons just get

Preparation Instructions

1. In a slow cooker, whisk together the root beer, BBQ sauce, salt and pepper. Add pork tenderloin. Heat on low for approximately 6-7 hours. Shed pork with two forks.

2. Serve on a bun with additional BBQ sauce, if desired. We like ciabatta buns! 3. Enjoy!

month I can’t get enough of Old Crow Medicine Show! This band is a mix of old time music with a touch of Irish punk, reminiscent of The Water Boys and the Pogues. It got its start 15 years ago busking on the corners around New York State. Somehow they made it to North Carolina where Doc Watson heard them playing on a corner in front of a pharmacy and invited them to come play at his festival Merlefest. Recently they have been inducted to the Grand Old Opry on Sept.17,2013, and have appeared on such shows as Prairie Home Companion and The Marty Stewart Show. They have also enjoyed the success of their tune Wagon Wheel, a platinum selling single, which was covered by Darius Rucker.
