ust like a house is not a home until you put the people within it. So it is with this county. Yes, we live in the most perfect climate there can be, but it’s the people of San Diego County that make up its flavor. In my daily walk as a real estate agent, I get the privilege of meeting some of San Diego’s finest residents. Such was the case one beautiful, April Sunday, when I was invited by a friend to view the gardens of Sue and Dick Streeper. Unless you are a rosarian or a member of San Diego’s Rose Society, you may have never heard of the Streepers. A lovely gracious couple who have lived in their El Cajon residence for 51 years. They have transformed their back yard into an oasis of roses along with numerous other plants to create a space that is not only peaceful, but made us want to sit all afternoon with a glass of lemonade and enjoy the fruits of their labor. Dick has helped many a San Diegan tend to their rose’s with his Annual Rose Guide that was published in San Diego’s Union Tribune. However, what Dick is most known for, is he was the creative force behind the creation of the beautiful rose garden at our very own Balboa Park. The Inez Grant Parker Memorial Rose Garden is located just across Park Blvd from the large fountain in front of the Science Museum. Twice a week, a core group of 15-20 rose society members help maintain it so that the rest of us San Diegans can literally stop and smell the roses. So there you have it, the proverbial rest of the story as Paul Harvey would have put it. If you want to learn about rose gardening I would suggest checking out the Rose Society, you can find them on the web at sdrosesociety.org. To Dick and Sue Streeper, thank you for the beauty that you have brought to San Diego county. It was an honor to meet both of you and to view your delightful rose garden.
carolyn’s mortgage memo adjustable rate mortgages on the rise again
A
djustable rate mortgages (ARMs) have been very unpopular in recent years. The perception was that rising payments on ARMs contributed to the rise in foreclosures and short sales. However, as 30 year fixed rates and home prices continue to increase, more borrowers are considering this option. Here are some things to consider before choosing between a 30 year fixed rate and an ARM: 1. Ask yourself how long do you plan to be in this home. If you plan to only be in this home for a few years you are more likely to benefit from a low-rate ARM than someone who plans to stay in the home for as long as 30 years. Adjustable Rate Mortgages have initial rate periods that vary from 3, 5, 7 and 10 years. Depending on which term you choose, you are guaranteed that rate for that initial term. After that initial period the rate can adjust yearly. And since it is hard to predict the future, that is where the risk comes into play. 2. Be comfortable that you can make your loan payments on the fully adjustable rate after the initial rate period. The lender must disclose to you the maximum interest rate and the payment for the ARM options. The shorter the term of initial rate on the ARM the lower the rate, but the higher the risk. Discuss with your mortgage professional the different rates, terms, interest rates caps and payment caps. 3. If you want the stability of a fixed rate, consider cost saving alternatives. You always have the option to buy down the rate with "discount points" at closing. This is a dollar cost associated with a rate. One "discount point" equals one percent of the loan amount. Again, depending on the how much of a discount point it costs for the lower rate and how long you plan to be in the home it may make sense to pay the cost. It is important to balance the low initial payments with the potential risks. A mortgage professional, such as myself , can help you to do this. I
t’s Spring! Although we’ve had a very mild winter here in Southern California, this time of year has such a feeling of renewal…the flowers are in bloom and the air is fresh. This is the perfect time to refresh your home, and one of the best places to start is with curb appeal. First, step back and take in the whole picture. It’s a good idea to actually take a photo from the opposite side of the street – this is a great way to view your home with a fresh perspective and as others see it. We often overlook, or grow accustomed to, areas that may need attention. Are there spots of peeling paint? Cracks in the driveway? Uneven walkway? Do you have any flowers? If so, are they well-maintained, or do they need some attention? The first order of business is to make any repairs that are necessary. If the house is in obvious need of a paint job, this is the perfect time to do it. Although painting the exterior may be more expensive than other changes, it’s vital to preserving your investment. Paint helps seal out water, and protects from dry rot. In the long run, paint is one of the least expensive ways to help protect your house. If the facade is in good shape, you can focus on other small, yet impactful changes. One of the quickest and easiest changes is to paint just the front door a contrasting color. This is a great way to draw attention to it, and make the entry more inviting.

Take your lessons from this home. Brushed nickel numbers and light fixture. Greenery softens the hard edges. Door in a contrasting color. Rocking chairs with complementary pillows invite you to have that much needed summer lemonade. It all adds up to great curb appeal.
Replacing exterior lighting is another great way to update the home. There are a wide variety of choices at home supply stores that are beautiful AND budget conscious. Be sure to select something that is keeping with the architectural style and scale of your home – it should be 1/3 the height of the front door if there’s only one fixture, ¼ the size of the door if there are two lights (one on either side.)
What about the house numbers? Can you read them from the street? Selecting numbers that match the finish of your new lighting will provide a coordinated look. If the mailbox is attached to the front of the house, be sure to update this as well. And don’t forget the doorbell! It may seem like a small detail, but all of the bits and pieces add up to a totally new look.
After focusing on the building components, it’s time to soften the hard edges. There’s nothing more inviting than something colorful near the front door – either potted flowers or a colorful pot or two with drought-friendly plants will brighten the area immensely. If there’s room for seating in the front, chairs or a bench with colorful cushions will pull the look together. Imagine having a nice, cold lemonade outside on a hot Summer day, or relaxing with a book. F
ollow a curving one-way road, outlined by low, handcrafted stone walls, to Mt. Helix Park in La Mesa. As you climb higher and higher, circling the mountaintop, houses fall out of sight below you and breathtaking distant vistas appear. Enter through the gates and make the final journey to the top and a small parking lot. In front of you, the concrete and stone amphitheater spreads out like an immense fan. Here you can attend lecture series, musical performances, and special events. As you climb the cement steps of the amphitheater and follow a path through rock walls, butterflies flit gracefully about you in the noon-day sun. At the pinnacle of the mountain stands an impressive white cross. Looking west, take in the views of downtown San Diego. Off in the distance, Point Loma juts out into the glimmering blue Pacific through the haze. To the left, you can make out the Coronado Bay Bridge and beyond it to the south, the peaks of the Coronado Islands, off the coast of Mexico, rise through the mist like a mirage. A gentle breeze rustles the leaves of the towering eucalyptus trees along the Yawkey Trail that faces north. From here view the peaks of Mt. Woodson, Palomar Mountain, El Capitan, and Cuyamaca Peak. Mt. Helix Park was created as a memorial to Mary Carpenter Yawkey, by her children Cyrus Yawkey and Mary Yawkey White who owned the property. Their mother often would climb to the summit to take in the natural beauty of the scenery. Construction of the park began in 1924 and was completed in 1925. Arrive before daylight as the gate opens at sunrise, and watch as the sun ascends above the horizon to the east above Viejas Mountain, Sycuan Peak, and Lyons Peak. Enjoy power yoga classes on Monday, Wednesday, and Friday mornings at 9 a.m. Pack a picnic lunch or stop at a local fast food restaurant, if you only have a short break, and sit at one of the several picnic tables among California native plants and nibble away as you take in the panoramic vistas before you. On a recent evening, amateur astronomers enjoyed star-gazing during a special event co-hosted by Mt. Helix Park and the San Diego Astronomy Association. Other recent events included lectures on landscaping using California native plants and Easter Sunday services. This summer the Christian Youth Theater troupe will perform Les Miserables in the amphitheater. The park is located at 4905 Mt. Helix Drive and is open from sunrise to sunset. It is also available to rent for weddings, memorials, or other special events by any nonprofit organization.

Purée your strawberries in a blender or food processor. Strain the purée through a fine mesh sieve to remove the seeds (if you want). Stir in 1/2 cup sugar, lemon juice and vodka. Taste and add more sugar, if necessary. When the sugar has dissolved, chill the mixture for at least 2 hours. Pour the mixture into your ice cream maker, and churn according to the manufacturer’s directions.
6. Transfer the sorbet to a container, seal it, and freeze it for a few hours, until the sorbet firms up.
7. Before serving, set the sorbet on the counter at room temperature for about 15 minutes to soften. It’s best eaten the same day you make it, so dig in. Makes approx. 5 1/2 cup servings.

he most critical insurance policy you can have but very few people are aware of is an umbrella policy. It is generally inexpensive (2 cars, 2 good drivers, 1 home = $236/year +/-). Here’s the example I use with my clients to explain why this policy is so critical:
Last night on your way home your brakes failed. You ran a red light and T-Boned a mini-van. No one died, but the driver can no longer work. You did not hit a neurosurgeon. You hit a 35 year old who earns $30,000 a year. She can no longer work. The problem is this: Will her family say "Don't worry, we will make do"…or are they going to get an attorney and try to get everything they can? We live in a litigious society, and chances are they want what you own. You are at fault, you have taken income from her family, and this needs to be replaced.
nitty gritty We are only talking income replacement in this example. We haven’t even talked about medical costs, pain and suffering or loss of consortium. Yes, you can sue for loss of ‘companionship’. There is a solution to this problem, and it is shockingly affordable. My suggestion to my clients is to bump BIPD from 100/300/100 to 250/500/100. The way you do this without incurring an increase in your premium is to raise your collision deductible from $500 to $1000. You take care of the extra $500 if you are at fault in an accident or your car is subject to a hit-and -run....but now you have $250,000 instead of $100,000 of coverage, and you qualify for an umbrella policy.
Would your household be able to handle the repercussions of an accident like this? Do you have adequate coverage? I often see homeowners carrying BIPD (Bodily Injury Property Damage) of 100/300/100. What this means is your insurance company will pay out up to $100k per person for bodily injury, and 300k for the entire accident if more than one person is injured. But the maximum any one person can get is $100k. In this example you have taken 30 years of income at $30,000 a year away from her family, or $900,000. Your policy will pay the first $100,000, but the rest is on you. Do you have a house? Does it have equity? Not anymore! Even if there is no equity, they will put a lien on your property and when you finally sell it, the equity goes to her family. Retirement plans are generally exempt, but wages and self-employed income can be garnished up to 25%.
In this example, the insurance company would pay the first $250,000 of the $900,000. At this point the auto policy is 'exhausted' and the $1 million personal liability policy would kick in and pay off the rest of this $900,000 claim. If you have more assets or if the claim is for more, you may want to look at higher limits. Sit down with your agent and find out what your coverage's are. Ignorance is not a defense in the eyes of the law. There really is a difference between having insurance, and being insured. Shop coverage, not price.
