As we step slowly towards summer and slowly out of lockdown, we’ve experienced a mixed bag of weather this Spring haven’t we! Snow, wind, rain, frost and beautifully sunny days too! Let’s hope that June brings us some settled sunny days! My tomato plants, lettuces, radishes, sweet peas and nasturtiums are now planted in the big outdoors and I’m looking forward to enjoying the ‘fruits of my labours’ in a few months time. If the weather obliges I’m sure the barbecue season will be a busy one this year; it will be so good to get together with friends and family that we have not seen for some time! And with Father’s Day on Sunday 20th June I’m very sure many will enjoy some family time then. Finally things are really starting to feel normal again, not quite back to how they were, but certainly on the way! I moved house in early 2020 and most of my friends and family haven’t been able to visited yet, so it will be lovely to welcome them soon! Given the relaxation of more lockdown rules, we are happy to include a selection of local events this month. It’s obviously been a difficult time to plan events, so it will take a little while still for groups and organisations to provide details of more, but we will do out best to keep you informed over the coming months! Slow but sure... Wishing you all a happy & healthy month ahead, Until next time,

Ros

This month Buy to Let Hunter are chatting to Melinda who lives abroad and so can’t be here in person to act for herself: What were you hoping to achieve? Melinda explains that asking Buy To Let Hunter to manage her flat in Richmond as a short term serviced accommodation makes sense whilst she is spending time abroad. “I wanted to keep my flat, to maintain a toe hold in London, but it was a purely commercial decision to sweat my assets whilst I choose to live somewhere else.” She explains that she didn’t think too much about traditional pensions during her working life; instead, she mostly invested in properties in the 80s and 90s where she could afford them and by default she now relies on that rental income in her retirement. BTLH can help you find the perfect pad to set up as a serviced apartment, too.

Why did you choose BTLH? Melinda explained “The onset of Covid caused a dearth of options in the lettings market. The world has changed in rental terms.” Melinda spoke to the agents who used to handle her property and found their model no longer really fit for purpose, for her anyway. “I needed shorter lets so I can come and go from time to time.“The BTLH model is flexible and more cost effective for her needs: “The old agents were proposing a 25% charge on any rental income and then a range of expenses that add up to £500-£600 for every letting!” They were billing her for inventory and administrative costs which seemed to be in addition to the fees she was already paying. Advertising feature

“It’s one thing if you are having lets of a year or more, but it really didn’t make sense for the shorter term serviced accommodation model that I needed.” She explained. Melinda was also unsure about the due diligence when the agents took references for her tenants as they always seemed to be outsourced – “BTLH have a much more personal and less algorithmic approach!” she laughed – ah yes, I smiled, the advantage of having a very small office!

So, Melinda, what has your experience been working with BTLH? “It’s been very good!” she explained from Switzerland where she was locked down up a mountain. A lot of her girlfriends who got in to “buy to let” are local so don’t need to rely as heavily on management as Melinda does. “I can trust you to make the right decisions and it helps finance my lifestyle whilst retaining flexibility. I feel the security of knowing I have a bolt hole but can’t afford to just leave the asset standing.” Fancy a bit of a nomad retirement like Melinda? HAMPTON COURT PALACE GARDEN FESTIVAL

Highlights Announced for the return of the UK’s Biggest Garden Festival

The Royal Horticultural Society’s (RHS) Hampton Court Palace Garden Festival supported by Viking will be back to transform the grounds of Hampton Court Palace from 5 - 11 July. Following the resurgence in gardening across the nation in 2020, the UK’s biggest festival of flowers will focus on gardening for everyone and celebrate all things ‘grow your own’ as the nation welcomes back outdoor events. After the huge increase in people growing their own produce, 2021’s Festival will introduce the RHS Allotment area providing tips, advice and information on all things ‘grow your own’. Festival-goers will be able to attend talks and practical demonstrations throughout the week and get growing inspiration from allotment plots built by community groups and grow your own experts. The festival continues to highlight key issues and environmental challenges within the Global Impact Gardens category. Global Garden - Game Over? by designer William Butterworth will raise awareness of climate change, featuring charred trees, burnt ground and interactive stepping stones as it hopes to inspire visitors to take action. Meanwhile Tracy Foster will focus on issues of plastic pollution in our gardens,

canals and rivers, depicting a large floating bottle with plants to represent the species used to make natural alternatives to plastic. The Floral Marquee supported by St. James’s Place Wealth Management will be brimming with plants from nurseries from all over the UK with an array of species and cultivars, including first time exhibitors Alchemy Ferns and Kells Bay House and Garden. Hardy’s Cottage Garden Plants who have exhibited at every RHS Hampton Court since its very first show will take centre stage as Master Grower and visitors can immerse themselves in some of the finest roses in the Festival of Roses. Rebecca Welti, RHS Hampton Court Palace Garden Festival Manager, says: “We are thrilled to be able to bring the festival back to the grounds of Hampton Court Palace. It is the garden festival for everyone; it provides so much inspiration for avid and new gardeners alike with lots of exciting displays and plenty to get involved in, all within the beautiful setting of the palace.” For further information on the gardens and exhibitors or to buy tickets, please visit the RHS website at www.rhs.org.uk/hamptoncourt.

Problems logging in to email? We have recently seen an increase in problems relating to email account passwords not being accepted when using many of the major email programs and apps like Outlook, MacMail, Android Mail to name but a few. There is a simple explanation for this, which has been very poorly communicated, and the reason is that these providers, namely Yahoo, Sky and AOL have introduced another level of security which will generate a random once used password for you to use in conjunction with that specific mail program or app. To get the App Password you have to login to your email webmail account, in this example I will use a Yahoo account. Go to your Yahoo webmail page and login, then go to the Account page, then Settings, then Account Security. Scroll down the page and you will see “Generate App Password”, select the App you wish to use your Yahoo account with, then press the “Generate” button and this will create your one time use password. Take this password and use this temporarily generated password as being your password with the program you wish to use. Now isn’t that simple!! Should you have a problem following these steps please do drop into the store and we can help you there.

Security- Keeping you safe Last month we looked at keeping your Operating System up to date. Assuming you are now fully protected there, our next step is to ensure your applications are not the weak link which is letting your security down. As a guide Microsoft usually provide their Office suite of software with a ten year life cycle which means Office 2010 will go (went) end of life in 2020. Similarly their Office 2013 will go end of life on 2023, and so on. Microsoft are trying to force every user onto the annual subscription product now, and Microsoft have said that the next release of Office (Office 2022) will be their last non-subscription version, although as this will take you through to 2032, there is a good future in the product. What will happen if you continue to use an end of life application like Office 2010? The product will still work, your data will still be accessible. Microsoft will not issue any Bug or Security Fixes, increasing the danger of being attacked by malicious thirdparties, with these risks remaining indefinitely. Finally, as your product presents a security risk, there is a probability that you may be blocked from sharing your documents with any other collaborators, as you could pose a risk to their security too. What can you do to become secure? Your options are limited, but essentially you will need to upgrade to an in-support product- be this the subscription or perpetual version. We are happy to advise further.

TIM STAFFELL TO PERFORM LIVE AT BOHEMIAN RHAPSODY IN THE LOXWOOD MEADOW So how many times have you watched a film with a person featured in the film being sat there with you? Before the evening showing of Bohemian Rhapsody in the Loxwood Meadows on Saturday 31st July and Sunday 1st August; Loxwood Drive-in Movies are excited to announce that Tim Staffell, formerly of the band Smile, is performing live and telling tales about his lifelong friendship with Freddie Mercury, Brian May and Roger Taylor. Performing the first song from the movie which he cowrote with Brian May and recorded with him for the film, Tim will be singing vocals whilst accompanied by his acoustic guitar, before answering questions from the Drive-in audience. Having gone to school with Brian May and formed the band Smile with him, he met Freddy Mercury at college. Tim’s insight into the film’s storyline will be revealing, as he shares insights into Freddy Mercury’s life and could also let slip where artistic license may have been used in the film’s storyline too! So for a once in a lifetime, unique and socially distanced safe night out, this spectacular American-

style drive in movie experience is not to be missed. Cars will be parked at least two meters apart in numbered bays and sound will be channelled through each individual in-car stereo system. In addition, having chosen from a selection of meat or vegetarian burgers, hot dogs, chips, popcorn, sweets, soft drinks or alcoholic beverages; a food delivery service will enable you to text your order from your vehicle, and a “Chevrolette” will deliver it straight to your car. And, with safety and visitor comfort always a key priority; the all-important toilet facilities will be set a minimum of two meters apart and comply with all social distancing and hygiene regulations, with hand sanitisers both inside and out and a distanced queuing system in place. Tickets must be booked in advance. Tickets for evening performances are £30 and include your vehicle with two people. Additional persons in a vehicle are at £5 for the first additional person and £2.50 for each individual after. Gates open at 7:30pm to allow ample time to park and settle-in, in readiness for the start at 8.30pm. For the full film programme and to book tickets, please visit the Loxwood Drive-In Movies website at www.loxwooddriveinmovies.co.uk and look out for all current news on the Facebook page @LoxwoodDriveInMovies.

Book Reviews JUNE 2021 ‘The Book of Trespass’ by Nick Hayes (Hardback £20.00) This is a work of art, a fascinating piece of history, a passionate call for social justice and it is also beautifully written. Walking, cycling, or floating downstream, Nick Hayes invites us to accompany him on illicit rambles into land that once was common ground; a place of free firewood, grazing, foraging and connection with nature. Along the way he explains how the people of Britain have found their circle of freedom shrinking, with pieces of land tucked into the pockets of the wealthy again and again over time. The consequences of this for the environment, for mental health and for our future are timely issues to explore. Hayes’ illustrations are worth lingering over, as are his ideas.

‘The Darkness’, ‘The Island’, and ‘The Mist’ by Ragnar Jonasson (Paperbacks £8.99) This fantastic trilogy is set in the streets of Reykjavik, the Icelandic highland and cold, isolated fjords. The events unravel in reverse, cleverly unfolding the crimes and tragedies that have formed Detective Inspector Hulda Hermannsdottir into the heroic person she has become. The Darkness. Hulda is being forced into early retirement at 64. Horrified at the prospect of the impending loneliness awaiting her, she takes on a cold case, a Russian woman seeking asylum on the cold and foreign shore of an unfamiliar country. Soon Hulda uncovers yet another death of a young Russian asylum seeker and her efforts to uncover a botched investigation will end in tragedy. The Island. Weaving together a year old crime with a present day locked room mystery, and the chance to spend more time with Hulda, the spirited and down to earth character of this trilogy makes this second book a real treat. Hulda is sent to the isolated island of Ellidaey to investigate a disappearance, and she discovers haunting similarities to an old case, the murder of a young woman ten years ago. Are these cases connected? Hulda is soon caught in a web of deceit, convinced everyone is lying. What secrets is the island hiding? The Mist In this third and final book Jonasson draws readers into the inner life of its endearing and compelling protagonist. We follow Hulda as she returns to work following a personal tragedy. She will face a disturbing and puzzling case. A mysterious death at a remote farmhouse in the Icelandic far north, where two bodies are found. The novel weaves together Hulda’s personal life with extended flashbacks at the farm in the leadup to our victim’s deaths.

Inspiration!

Good Boy!! As you can imagine, with a new young rescue dog in my household, there’s been a lot of training going on. But who’s training whom?? Theo has learned to walk alongside me without pulling, but he still jumps up too much - and I can now see how well he has trained me. I thought he was getting better at playing my game of ‘Walk nicely by my side’. Until I noticed that despite my lowering the treat to his mouth, he would still spring up, all four paws off the ground, to eat it. No sooner were the words “Good boy” out of my mouth than the reward was in his, as he flew, rather than walked by my side. I realized I was playing his game and literally feeding his habit of jumping up, a behaviour I wanted to stop! Sometimes, he would even nudge my hand upwards and the reward would fall to the ground, which meant hanging around while he desperately sniffed the ground to retrieve it – hardly the smooth interaction it was meant to be. Now I bend right down as we walk, making sure all four paws stay on the ground as he takes his treat. It’s a pain, literally, in the short term. But he’s getting the message and it will be rewarding – for me! – in the long term. We train the people in our lives too, often in ways that we don’t like, because we do what’s easiest for us at the time, or just don’t stop to think of the impact of what we’re doing! Whether it’s unwanted behaviours that we shrug off or mentally excuse, or ways of talking to each other that spiral into arguments, we have habitual ways of being that we don’t realize are

getting in the way of what’s really important to us. Or we might think we have agreement on our request, and suddenly realise the other person has hijacked our conversation and we’re in a situation we can’t handle. For example, we might want to bring up our children to be responsible, co-operative members of our family. But when we keep picking up stuff they leave lying around because we’re tired of asking them to do so, we’re teaching them to ignore conversations they don’t want to hear, and training them not to bother to clear up after themselves. Or hang on a minute … Could they be training us?? Do you avoid challenging situations because they might lead to disharmony, disagreement or distress? I highly recommend Difficult Conversations, How To Discuss What Matters Most. It shows what’s really going on in tough conversations and gives great advice for tackling them. Take time to talk things through,

Mercedes Benz - S CLASS CAR REVIEW BY TED MACAULEY

Over decades I have revelled in the smart company, comfort and convenience of the Mercedes brand of memorable motors - and not for a single second have I endured the slightest setback in my admiration for the efforts of its gifted German engineers and designers. I have owned, borrowed, rented, been chauffeured, and tested, here and just about everywhere abroad, in all manner of conditions, both weather and road, and benefitted from every mile of my journeys. And that is why it would be seriously remiss of me now, not to cite the latest newcomer, as a thoroughly deserving prize winner... with the Mercedes Benz-S class awarded unique and universal recognition as the world’s number one luxury saloon. Motoring writers and experts from 28 countries who decide on the world’s finest car awards piled in to give it their full support in a hotly contested market. I was not invited to join in - do I hear your cry “Shame”?!! - but, I would have voted it a welldeserved winner too. It is the fourth, world luxury car triumph, for

Mercedes-Benz and the second time the S-Class has clinched the title in the 17-year history of the prestigious and treasured annual car awards ceremony. The top three short listed cars, chosen from around the globe, were the Land Rover Defender and the Polestar 2, as well as the eventual and well deserved winner, Mercedes-S .... Little wonder the head of S-class and C-class development, Professor Uwe Ernstberger said proudly: “Our car offers trailblazing and innovative success in all areas from safety to sheer comfort and reliable efficiency”. I could not agree more.... So what do you get for your hard-earned? My choice is the stylish S350d L Grand Edition. It returns a respectable 44.1 mpg. It moves from standstill to 62 mph in about 8 seconds. Its handling is sharp with infotainment and sheer comfort aplenty. The asking price is £79,415 - but haggle hard and I would bet you could knock at least £10,000 off that? Go for it...
