It’s important that we all become familiar with these recent amendments, so do go to page 12 for a brief look at them. This month we caught up with Michelle Teixeira about her experience with Buy to Let Hunter. Buy To Let Hunter is a niche company offering investors a chance to purchase perfect small properties to rent on a shortterm, serviced basis in the dormitory suburbs. But who, I hear you ask, chooses to stay in a tiny property in Finchampstead? One of our guests, Michelle Teixeira, recently had a chat with us about her experience. How did you come to be staying in one of our properties? “We moved to the UK for work. We came to the UK with just a few suitcases of clothes and our doggies, and hopes for our new life. NEW HIGHWAY CODE RULES FOR 2022 The Highway Code has received a refresh, with a new set of rules coming into force from 29th January 2022. As well as some 49 existing laws being updated, new rules will be introduced. The changes are rather extensive and can be found on the website link located at the bottom of this article. However, the key areas are detailed below.
Hierarchy of road users
Previously The Highway Code stated all road users should be considerate towards each other, applying this principle to pedestrians and drivers equally. It meant that equal responsibility was originally placed on all road users for assuring the safety of others. The new hierarchy places responsibility on road users who could do greatest harm to others, and it is with them that the greatest obligation to protect the most vulnerable on the road now lies. Top of the hierarchy are lorry drivers, cars, vans, buses and motorcycles. But it should be noted that cyclists, horse riders and horse-drawn carriage drivers have a greater responsibility to reduce the danger posed to pedestrians.
Pedestrian priorities at junctions
Prior to the rule change, road users would have given way to pedestrians who have started to

cross the road into which they are turning. Under the new rules priority must be given to pedestrians who are waiting to cross the road, which means that if you are about to turn into a road and a pedestrian is waiting to cross, you should give way.
New rule for drivers and motorcyclists at junctions
The new rule states that when turning into or out of a junction, drivers should not cut across the path of any other road user, including cyclists, horse riders or horse-drawn vehicles, if doing so would cause the other road-user to slow down, stop or swerve. Book Reviews MARCH 2022 ‘Mrs Death Misses Death’ by Salena Godden (paperback £8.99) Set in contemporary London, this novel blends the varied life of the city with reflections on how lives end and what lies beyond. Mrs Death might not be the archetype you have in your mind for the collector of lives, but she is who she is and she is exhausted. She befriends Wolf, a struggling young writer, who begins to set down the memoirs of Mrs Death as she shows Wolf glimpses of the times and places she has moved through. Written with verve and warmth by poet Salena Godden, this novel was shortlisted for the Gordon Burn prize. ‘Rose Nicolson’ by Andrew Greig (hardback £18.99) A fascinating novel which starts in Edinburgh in 1574. Mary Queen of Scots has fled to England where she is held captive leaving her son James VI on the throne with the real power in the hands of the regent, Earl Morton. It is a time of great transformation and uncertainty in Scotland with the Protestants dominating but many have not given up hope of restoring Mary to the throne and returning Scotland to the Catholic church. A really engrossing complex novel of high politics that’s surprisingly easy to read. ‘The Stoning’ by Peter Papathanasiou (hardback £16.99) A debut Outback crime novel by Peter Papathanasiou. Detective George Manolis is sent to the Outback town where he grew up to investigate the horrific death by stoning of a popular schoolteacher. He arrives in Cobb to find it a dusty landscape, truly derelict with locals who have mostly turned to drink or drugs, and where the local refugee centre is being blamed for the brutal murder. The story deals with a lot of current but difficult issues regarding immigration, racism and misogyny, which it manages to do in a sympathetic yet realistic way. In unravelling the truth behind the crime the novel deals with these socially relevant topics wrapped up in a wonderfully paced plot alive with real characters.

There is a sixteenth-century document stating that the state of the river was becoming a danger to navigation due to the pollution of the water and the damage to the banks. Flooding has always been a problem and as far back as 1504, money was being left to defend the parish from flooding by the river. The Dam busters tells the story. Now there is just one house on Lock Island, the lock keeper’s cottage built in 1900 for the foreman of the Conservator’s depot, which at that time was located on the island.

Greener NHS
The NHS was founded in 1948 to provide highquality health care for all now, and for future generations. Understanding that climate change and human health are inextricably linked, in October 2020, the NHS became the first in the world to commit to working towards becoming a carbon net zero national health system by 2045. This means improving healthcare while reducing harmful carbon emissions and investing in efforts that remove greenhouse gases from the atmosphere. With the NHS accounting for around 4% of the country’s carbon emissions and over 7% of the economy, the NHS has an essential role to play in meeting the carbon net zero targets set under the Climate Change Act (Delivering a ‘Net Zero’ National Health Service). Many of these positive changes have already begun around us, with people taking personal and workplace actions to reduce their environmental impact. The actions that we will take together covers a broad range of things like energy sources and efficiency, recycling, plastic waste reduction, reducing emissions from travel miles, improving green spaces with more trees, and updating logistics to minimise delivery miles and packaging. The Greener NHS programme has begun to work with our staff, hospitals and partner organisations across Surrey. The national programme will build on the great work being done by trusts across the country, sharing ideas on how to reduce impact on public health and the environment, save money and thus achieve a carbon net zero NHS. Stuffed Peppers with Rice and Parmesan Organico
INGREDIENTS: • 4 bell peppers • 1 onion • 1 clove of garlic • 450 g minced meat • 1 tin of chopped tomatoes • 2 sticks of celery • 2 carrots • 150 g cherry tomatoes • salt and pepper • chilli powder • herbs of your choice • 2 tbsp Organico extra virgin olive oil • parmesan (optional) • rice (optional)
INSTRUCTIONS: 1. Cut the peppers in half and scoop them out. Place in an ovenproof dish. 2. Preheat your oven to 180°C. 3. Wifi solutions- getting covered The requirements to have better coverage for your wifi appear to be increasing daily, especially with more devices requiring internet connection than ever before, yes this could be upstairs in the kids bedrooms, in the study or in the new garden office. There is a product which is low in cost, simple to install, works brilliantly and offers some really useful features- which really makes you ask “why did I not do this before?” The specific product I am referring to is the TP Link Deco E4 - 3 pack and costs just £150.00 As its name implies the kit consists of 3 units (transmitters), one unit plugs into your router with the other two units linking between themselves, usually they are positioned in areas near where you have signal weaknesses. The system uses “MESH” technology and this in short means that as you move between different areas the transmitters cover, the transmitter with the stronger signal will take your connection to ensure you always have the strongest and most resilient connection. This also means you have the same wifi network covering the whole property, making the connection of devices much simpler. We have sold many of these units and have been impressed with how simple they are to setup by many non technical home users- usually they are up and running within 10 minutes. We best recommend the use of the free smart phone/ tablet app, which helps you setup the units quickly, and offers many useful facilities like “bedtime” mode, which turns the wifi off at predetermined times and days of the week. You also can also setup different Wifi active times for different devices. For example your 10 year old child can only have wifi access until 7pm where as your 16 year old childs device can have access until 10pm. With some of the apps you can also “content control”. This can block access to unsuitable websites from specific devices by category like “adult content”, or “firearms content”. You can specify specific websites you may want to block by typing in the website address.

Recently we have been reporting on the number and type of scams. We feel a large part of the scammers success is that they catch you when you are least expecting their call, and logic and reason just go straight out of the window. For example, a common scam is where they call supposedly being BT, and saying your Broadband is reporting problems. They obviously use BT as they are the UK’s largest Broadband provider, but if you are with Virgin Media or Talk Talk or TecRes, why would BT be calling you to discuss the service they do not provide? The simple answer is they wouldn’t be! We urge you to always be vigilant and sceptical on these calls. Do not enter into a detailed conversation with the caller. Stop the call by hanging up and don’t use your phone for 5 minutes (as this will terminate their call). Should you have any concerns independently find the phone number of the firm in question and call them yourself- it is very rare that these “big” firms will be calling you.

Inspiration! Feeling Sad, Mad, Bad – or Glad Years ago, I used to be buffeted by very strong emotions. Something upset me and I felt sad. Someone angered me and I felt mad. Some people can shrug things off and get on with their lives. But many of us feel stressed and overwhelmed: “I can’t believe he …”, or “How could she …?”, or “Why did they …?” There’s no such thing as a bad emotion emotions are just information that something isn’t right. But there’s no doubt that some emotions make us feel bad. Dr Jill Bolte Taylor, a Harvard-trained neuroanatomist, says we run three types of neurocircuitry that think thoughts, stimulate feelings and emotions, and run physiological responses to what we are feeling and thinking. From the moment we think a thought, to the moment our blood is clean of the chemistry that it creates, takes less than 90 seconds. In other words, we don’t need to feel unpleasant emotions for more than 90 seconds! Then why do we hang on to them? Take anger. She says what we are doing is rethinking the thought that is re-stimulating the anger circuit which is re-stimulating the physiological response. And so, we can stay angry for days.
observe ourselves rather than stay in the experience, eg “I notice I’m feeling stressed / angry / frustrated / scared / sad.” Then we can do some 10-second minimeditations that increase our mental fitness, taking our focus from the strong emotion to the more calm, compassionate, clear-headed part of the brain: • follow your slow, deep breath into your belly and out again, two or three times • notice the temperature of the air in your nostrils as you breathe slowly in and out • run the fingertips of one hand v-e-r-y slowly and lightly down and then up the palm of the other hand, and then continue with the other hand • wiggle your toes and try to feel each one separately. We can learn to interrupt the 90-second cycles and experience peace. Lastly, develop a daily gratitude practice. Whatever our circumstances, there are so many good things we usually take for granted. Train your brain to notice and appreciate them. Feel glad!

Embodiment Exhibition Wednesday 30 March - Sunday 3 April 2022 10am - 4pm Admission free Claire Grahame is best known for her striking figurative sculptures of the figure in pose. The sculptures are modelled in clay, kiln fired and a marble resin mould created. These moulds are either bronze dipped for the traditional sculpture style or decoupaged for her unique modernistic styling. Within the decoupaging, Claire uses a variety of materials and techniques to enhance the final distinctive designs. Whilst representational of the body in pose, Claire's work is created from emotional feelings which result in highly evocative,
exciting pieces. Since the recent lockdown Claire has been experimenting with body forms that do not require firing or moulding. She has created some very interesting alternatives to her existing portfolio which she is excited to show at her upcoming Embodiment Exhibition at the Riverhouse Barn Art Centre in Walton on Thames.
