SANDESTIN® CELEBRATES 50 YEARS OF TRADITION WITH THE PROMISE OF INNOVATION
By APRIL SARVER, SANDESTIN® DIRECTOR OF MARKETING AND COMMUNICATIONSTHE HISTORY OF SANDESTIN® spans 50 years of evolution along the Emerald Coast. Beyond that, the resort land holds untold histories of WWII military research and was once considered for the location for Disney World.
ADORED AS HOME TO MANY AND A TRAVEL DESTINATION FOR STILL MORE, Sandestin Golf and Beach Resort® is celebrating 50 years, in 2023, as the premier Northwest Florida resort destination for vacationers, group and business travelers, families, adventurers and residents. In recognition of five decades of experiences, progress, innovations and memories, the yearlong celebration includes fresh new experiences, delightful surprises, social media throwbacks and trips down memory lane.
“The secret of the Sandestin® experience is in the intentional details, innovative spirit, smiles, commitment to service, memories passed down from generation to generation, dedication, and a lot of hard work,” commented Sara Becnel, asset manager and vice president of development, on the longtime success of the resort. “What makes Sandestin® special are the people — the homeowners, guests and employees that truly love the resort. Their collective energy is woven into the fabric of Sandestin® and we are grateful to be the stewards of such a magical and unique place.”
The magic begins upon checkin as guests are invited to capture their #sandestin50 memories by participating in Instagramable photo booth pop-ups. While photo-ops will occur throughout 2023 at special events around the resort, a regularly updated and seasonally themed photo booth is available at the Sandestin Golf and Beach Resort® welcome center. Anyone on the resort is invited to stop in and snap a photo for a chance to win a free two-night stay at one of the many Sandestin® beach-to-bay lodging options. Remember to use the hashtag #sandestin50 and follow @Sandestin on Facebook and Instagram.
Freshen up with a special edition refillable cup, available now at Sandestin® retail and food and beverage outlets for just $25. After the one-time purchase, soft drink refills are free for the rest of the year at participating Sandestin® food and beverage outlets. Thirsty for more?

HISTORY OF SANDESTIN®
The land was originally purchased for crops and livestock, but during World War II the military requisitioned a large portion of the Gulf-side property to research-captured “Buzz Bomb” missiles from the Germans. The very first military use of American rockets was also tested and launched over the Gulf from top-secret hidden bunkers that can still be seen today, if you know where to look.
• In the 1950s, the land was sold to Winthrop Rockefeller, who went on to become the Governor of Arkansas, ultimately derailing his plans to develop the land into a coastal neighborhood.
• A few years later, a man named Walt Disney almost bought the land for an idea he was playing around with — Disney World. His plans moved forward, but just a bit further south.
• In the early ’80s, the marina, Baytowne Golf Course and a beachside high rise were completed. And soon after, The Beach Boys performed right out on the sand for some 12,000 lucky attendees.
• The Emerald Coast Blue Marlin Classic launched in 2003 with awards totaling $371,000, when a group from Galati Yacht Sales and Sandestin Golf and Beach Resort® decided it was time to bring a big-money tournament back to the Destin area. Cash and awards totaled nearly $2 million in 2022
1950s 1970s 1980s 1990s 2000s 2010s
• In the ’70s, owners of the Indianapolis Speedway attempted to buy the land to create something they dubbed the “Seaside Racetrack,” but the deal fell through.
• Eventually, the land fell into the hands of developers with a vision of building a resort community. They borrowed the “San” from the unincorporated area known as Santa Rosa Beach to the east and combined it with “Destin” to the west. In 1973 Sandestin® was formed.
• Sandestin's ® first golf course, The Links, was completed in 1974 along with residential neighborhoods and a hotel on the bay, now known as Bayside at Sandestin®.
• The ’90s brought immense growth with the completion of the popular Marina Bar & Grill, home to Maryann the Macaw; a professional tennis club; more distinct neighborhoods; and the prestigious Burnt Pine Golf Course.
• A private Burnt Pine gated community within the Sandestin® gates soon followed, both named after a forest fire that had occurred in a portion of the woods a few years prior.
• The Village of Baytowne Wharf also went into development and is now the town center of Sandestin®, filled with festive restaurants, world-class shopping, activities and annual events.
• The Sandestin Foundation for Kids was founded in 2011 by the owners of Sandestin Golf and Beach Resort®, the Becnel Family. The structure of the organization allows for funds to be gifted to children and families quickly in the event of a tragedy. The goal is to provide immediate support when it is needed most to children throughout the community and abroad.
2000s
• Osprey Pointe, offering two-, three- and four-bedroom luxury condominiums, welcomed its first guests in 2020. The furnishings and intentional design elements flow throughout each guest room, providing that sense of comfort and consistency that hotel rooms traditionally offer, plus the privacy and extra space that only a vacation rental can provide. These unique features of this pet-friendly property provide the perfect environment for multi-generational vacationers, golf groups, reunions and retreats of all kinds.
• In 2021, the resort’s 250-room Hotel Effie Sandestin® opened its doors. The signature hotel embodies Southern elegance, inviting guests to experience the ultra-chic rooms and suites, luxurious face and body treatments at Spa Lilliana, culinary offerings at Ovide by James Beard award-winning chef Hugh Acheson, and handcrafted cocktails at the swanky Ara Rooftop Pool & Lounge. The hotel exemplifies all the charm and personality of its namesake, the grandmother of owner and developer Tom Becnel.
Today, Sandestin® is home to over 70 individual neighborhoods, with full- and part-time residents and thousands of lodging options, all spanning the 2,400 acres between the Choctawhatchee Bay and the Gulf of Mexico. It is all interconnected by miles of pedestrian, bike and golf-cart paths that weave through groves of live oaks, past natural lagoons, fountains, lakes and an underground tunnel — making beachside and bayside amenities safely accessible to all guests. And the meticulously landscaped fairways of four award-winning golf courses can be found throughout, including The Raven, Baytowne, The Links and the exclusive Burnt Pine private golf course.
Thanks to more than 85,000 square feet of meeting space, Sandestin® has become a favorite amongst group and business travelers, in addition to vacationers. All are welcome to enjoy the resort’s on-site lodging, spa, golf, tennis, miles of beach and bay shoreline and a number of activities. And the walkable Village of Baytowne Wharf, featuring retail, dining and nightlife, is sure to keep you entertained.
What’s next for Sandestin®? You’re invited to stay tuned, as Sandestin® promises to surprise and delight throughout the 2023 Golden Anniversary celebrations and beyond!

RENTAL OWNERSHIP MADE EASY “
If you don’t have Sandestin® Rental Management, you don’t have Sandestin®
By PAIGE AIGRETIn its 50th anniversary year, Sandestin Golf and Beach Resort® has become a well-oiled machine. Across 2,400 acres from beach to bay, you’ll find everything from shopping and dining to entertainment and recreation, as well as an abundance of property ownership and investment opportunities.
“That’s why we’ve been in business for 50 years. We’ve figured out that keeping everything within the gates of
Sandestin® has been a huge contributor to our success,” said Lee Sailors, Sandestin® Rental Management’s director of rental sales. “When you do business with Sandestin®, you invest in the only company that invests dollars back into the resort. Whether you place your home on the Sandestin® Rental Management program, use Sandestin® Real Estate for your real estate needs or rent your vacation rental through
Our team here is all about building relationships with each other … We all constantly have communication within each business unit and department throughout the resort, and that’s a huge part of our continued success.”
— Lee Sailors, Sandestin® Rental Management’s director of rental salesWITH THE SANDESTIN® Rental Management program, owners can kick back in their beach chair and leave the work to the resort's trusted team of rental managers.
Sandestin® — when you do business with Sandestin® direct, those dollars are invested back into the resort, and not spent outside the gates, as is the case with other third-party companies doing business within the resort.”
Owning property at Sandestin® gives you access to it all. And renting while you’re away offers a steady stream of income that can cover ownership costs and make you some money. But taking on the responsibility of rental management alone brings a slew of concerns for owners, especially those that don’t live in the area full time.
Repairs and routine maintenance, cleaning services between guest stays and fresh linen supplies must be coordinated. In addition, late-night emergency-maintenance needs can leave owners scrambling to find repair technicians and guests stranded without a room to transfer to.
“There’re a lot of those factors that Sandestin® has resolved that other vacation rental companies within the resort simply cannot,” said Sailors. “We try to make things as easy as possible for an owner. Our job is to worry about the property. Their job is to come down and enjoy their property when they’re here.”
Sandestin’s rental program prioritizes quality over quantity.
“We’re not just about heads in beds, we’re not about renting a property at a lower rate just to get it rented,” Sailors said. “We’re about driving a higher rate to maximize revenue for our owners. We do this through expert revenue management and marketing strategies with a boots on the ground team here at the resort.”
For Sandestin® property owners, Sandestin® allows flexibility for the use of their property.
“As long as we have availability, we can accommodate the owner’s stay,” said Sailors. “So, I think a lot of owners feel like they still have control over their property and are able to use it when they want to.”
Through the user-friendly owner portal, owners can view their calendar of reservations, block out specific times of year for visits or check for last-minute availability.
And Sandestin’s team of 500-plus employees is at the ready for any and every need.
“The biggest benefit is that we’re here on-site 24/7, that we are the resort,” Sailors said.
Routine maintenance is included in the rental management program, onsite housekeeping services are offered, an industrial laundry facility on property ensures guests have fresh towels and linens at any time and each owner
has an assigned rental manager who handles everything in between with constant communication to owners.
“If you don’t have Sandestin® as your rental company, you don’t have Sandestin®,” Sailors said. “You don’t have the resort, you don’t have the Sandestin® name, you don’t have the marketing that is focusing all their marketing dollars toward guests renting properties inside the gates of Sandestin®.”
“Our team here is all about building relationships with each other … We all constantly have communication within each business unit and department throughout the resort, and that’s a huge part of our continued success.”

CHECK PRESENTATION
HARBOR RATS CHECK PRESENTATION
TO SANDESTIN ® FOUNDATION FOR KIDS
In February, the Sandestin® Foundation for Kids (SDFK) was presented a $40,000 check from the efforts made months ago by a local organization who call themselves the Harbor Rats. The recipient of this generous donation was founded in 2011 by the owners of Sandestin Golf and Beach Resort®, the Becnel Family. Tom Becnel was present to receive the donation on behalf of the SDFK and had encouraging words about the direction and accomplishments of the Foundation and its positive impact on our local communities.
The Foundation is a local charity helping children in need, both locally and abroad. The structure of the organization allows for funds to be gifted to children and families quickly in the event of a tragedy. SDFK’s goal is to provide immediate support when it is needed most to children throughout the community and to, ultimately, make a meaningful difference.
SDFK supports causes and organizations which can help positively impact many aspects of these children’s lives, including health and economic issues. The Foundation, a tax-deductible 501(c)(3) nonprofit organization governed by a Board of Trustees, receives its funding from The Becnel Family combined with the support of Sandestin® employees and guests.
This donation by he Harbor Rats was made possible by the success of the fourth annual Harbor Rats Charity Golf Classic this past fall. This group of local businessmen began meeting at Harbor Cigars in Destin years ago. These community-minded gentleman talked about everything from personal issues to politics and religion and created an environment of support and accountability, not to mention some great stories told. Four years ago, the group decided that golf would be another great avenue to become closer, and the Harbor Rats Charity Golf Tournament was born.
by JEFF WATSONWE WANTED TO GIVE BACK TO THE COMMUNITY THAT HAS SUPPORTED US OVER THE YEARS, said Craig Collins. And that they have. In addition to the $40,000 donated to Sandestin Foundation for Kids, a $10,000 donation was also made to Alaqua Animal Refuge due to the efforts of this fun-loving group of golfers. Their goal is to continue to grow these donations year after year!
AMPLIFYING ALAQUA’S MISSION
Sandestin’s Golden Anniversary mines a wealth of hope for its future and for animal advocacy, too
By CARRIE HONAKERSet against the serene beauty of the Choctawhatchee Bay and the luxurious Baytowne Marina, The Links golf course is a shotmaker’s paradise that requires attention to the Gulf winds and mindfulness of the surrounding water. Designed by renowned architect Tom Jackson, the course offers a challenge to golfers of all skill levels.
And on June 10, 2023, it will be the site of an epic golf tournament benefiting Alaqua Animal Refuge, a no-kill shelter and sanctuary located in Northwest Florida.
“We are thrilled to support Alaqua Animal Refuge and Laurie Hood,” said Sara Becnel, asset manager and vice president of development at Sandestin Golf and Beach Resort®. “We are committed to helping their mission to be a leading advocate for all animals, maximizing the healing power animals have on the human spirit and providing shelter, safety and second chances to animals in need.”
Becnel has firsthand experience with their essential work — her two pups, Joyful and Justice, are Alaqua rescues.

As 2023 commemorates the 50th anniversary of Sandestin®, the resort looked to philanthropy to celebrate its golden year by partnering with Alaqua.
Fundraising, volunteerism and donations are essential to the success of the shelter, which is home to adoptable cats, dogs, rabbits, birds and farm animals.
“The facility costs a quarter of a million dollars every month, which is funded completely through donations and the events that we put on — no federal funding, no state funding, 100% community support,” said Laurie Hood, founder of Alaqua.
In 2022, they held their first golf tournament in Freeport, near their facility. This year, through the partnership with Sandestin®, the tournament will inaugurate the recurring event to be held at the resort annually.
In addition to the golf tournament, Alaqua plans to hold other events at Sandestin®, including adoption pop-ups.
“If somebody meets a friend they want to adopt, even if they are from out of state, it’s the same vetting process to make sure it is a good fit between animal and adopter,” said hood. “And, hopefully, they can take a furry friend home with them before they leave.”
Hood started Alaqua 16 years ago after moving to a dead-end road in Walton County where she regularly saw animals being dumped. She found out there was no shelter throughout Walton or its seven surrounding counties.
“Animal control would pick animals up and take them to a holding facility that
ALAQUA SERVES AS A REFUGE for everything from dogs and cats to farm animals and exotic species. All animals are up to date on shots, microchipped and medically cleared ahead of adoption.
was 100% euthanasia,” she recalled. “I just couldn’t believe that in this day — and especially where we live with the pristine beaches and beautiful vacation spots — this was happening.”
That moment set off a lightbulb for Hood. As an animal lover, she felt called to enact change. She petitioned the county to take as many animals as she could to prevent them from ending up at the facility.
Alaqua was born.
Her work led her to places where all types of animals were abused and neglected, including horses and goats.
“We quickly outgrew that facility and the ability to do programs critical to our mission, like bringing schoolchildren in to tour Alaqua,” Hood noted.
They were able to expand after Walton County donated 100 acres of land to the refuge eight years ago. On March 16, 2023, they opened to the public permanently with a monthlong celebration.
There are guinea pigs and chinchillas, sheep and cows, but exotic animals like African tortoises that can grow to 150 pounds can be found on the grounds as well. You never know what type of friend you will meet at one of Alaqua’s events. All animals are fully updated on shots, microchipped, checked for
heartworm and medically cleared before they go to their new home.
Alaqua is open six days a week, welcoming visitors and volunteers.
“If you live here and want to be a longterm volunteer, we have an orientation and training,” Hood said. “If you’re in town though, and just want to come out and help, we would be thrilled.”
Hood has her own little pack of rescue dogs and they inspire her to continue her work.
“These animals deserve so much. I shudder to think what would happen if Alaqua didn’t exist — tens of thousands of animals would not receive the care they need,” said Hood.
As Sandestin® marks its Golden Anniversary, the message of Alaqua Animal Refuge’s mission will be amplified to locals and tourists of the community.
Those who call the Emerald Coast home frequent the resort’s shopping and dining facilities. Families regularly visit Sandestin’s sugar-sand beaches on memory-making vacations. Couples come to toast their romance. And athletes are always eager to attempt any of the resort’s one-of-a-kind golf courses.
And maybe, while here, they’ll find something better than a souvenir to return home with. Maybe, they’ll find a companion looking for a “furever” home.

AROUND THE RESORT
CHEERS TO 50 YEARS
Marking Sandestin’s 50th Anniversary year, 2023 promises a year of celebration. Over five decades, the resort has evolved from humble beginnings with residential neighborhoods, a bayside hotel and the resort’s original golf course, The Links, to what is now a sprawling destination and vacation hot spot. Sandestin® has experienced exponential growth — from the Choctawhatchee bay to the Gulf of Mexico and across four award-winning golf courses. We look forward to another 50 years of continued evolution, bringing visitors and residents the best of the Emerald Coast lifestyle.

Whether staying for a few days or a few weeks, these folks are looking for perfection — or something close to it — and they want to be dazzled.
It’s up to the recreation team to deliver.
Headed by director of activities Jason Draughn and recreation manager Jonathan Boone, the team’s employees are among the busiest and most physically fit at the resort.
“We’ve got to be dialed in every single day,” said Boone, who oversees group activities at Sandestin®. “The overall vibe we want to translate to our guests is, ‘Hey, you’re coming to our resort to relax and
THE SANDESTIN® recreation team works at an intense pace daily, bringing beachside service and smiles to guests' faces.
have a good time. You do that and we’ll take care of your fun.’”
The recreation team is at its largest and busiest during spring and summer, and employees spend most of their time outdoors, often braving the Northwest Florida heat to provide guests with amazing adventures.
“Jason and I like to be hands-on managers, so we get out there and we talk to our employees, and we talk to guests and get their feedback on what they like and what they don’t like,” said Boone, who is from Mississippi and grew up vacationing at Sandestin® with his family. “Day to day, we’re going to
the beach, going to the marina. During the summer, it’s crazy!”
Recreation team members can be found at the bicycle center, the Dunes putting course and the Baytowne Wharf carousel as well as the fitness center, multiple swimming pools, the Baytowne Marina beach and at Sandestin’s private stretch of beach along the Gulf of Mexico.
“In my opinion, that’s what sets Sandestin® apart. We have so many things to offer all different types of people,” Boone said. “We have a stateof-the-art spa and a five-star restaurant. But if you want to get outside, there are pontoon, kayak and bike rentals.
“If you’re here for the first time or if you’re here for the 20th time, you can find new things to do. There’s something for everybody.”
Boone devotes most of his time and many employees to organizing fun and unique activities — bonfires, beach days, fishing trips, luaus and eco cruises — for individual families as well as corporate groups of all sizes.
“The most satisfaction I get out of what I do is seeing a plan come together,” he said. “After working with the meeting planners and planning these events out for a whole year sometimes, to see the smile on their faces, that’s very meaningful to me.”
The largest event Boone helps organize is the Emerald Coast Blue Marlin Classic, the resort’s five-day fishing tournament held every year during the third week of June. Drawing hundreds of anglers from across the nation, the flagship event begins Wednesday morning with a golf scramble for the fishing teams followed by an evening kick-off party at Hotel Effie.
“Thursday morning everybody is waking early and getting all their supplies on the boats,” said Boone, who serves as assistant tournament director. “The marina is just like ants running around everywhere.”
An 18-wheeler full of ice stands ready to supply the boats as they prepare to head as far as the Texas and Louisiana coasts in search of wahoo, yellowfin tuna, mahi-mahi and, of course, blue marlin.
“We go out to East Pass in Destin,” Boone said. “We meet at the first channel marker … and we have a shotgun start. … It’s a sight!”
The ECBC officially wraps up on Saturday — when everybody gathers in hopes of seeing a boat return with a marlin — with weigh-ins, live music and raffles.
“We usually have thousands of people in,” Boone said. “People will literally come to the resort to watch the fishing tournament. They make a whole trip out of it.”
For most Sandestin® guests, however, the main attraction will always be the sugar-white sands and emerald waters of the Gulf of Mexico.
That means beach manager Brock Ellis and his team of summer workers hit the beach early, setting up chairs and umbrellas to give guests the perfect water view.
“We get the huts ready,” Ellis said. “We get hot dogs going, snow cones, our ice for all our drinks.”
By 9 a.m. guests are on the beach and ready for fun in the sun.
“We walk each guest to the chairs,” Ellis said. “That way we know exactly where everyone’s at, and it kind of helps if we have a lost kid — it’s easier to find the parents.”
The pace is intense.
“We work 12- to 13-hour shifts, pretty much nonstop,” he said. “Sometimes I get so busy, I don’t even eat — it’s a good workout!”
The best part of the job? Watching the guests’ reactions.
“I meet people who have never seen the beach before, and it’s so great to see how they take it in,” Ellis said. “And we have some people who come down who don’t even like the water. They just sit there and take in the gorgeous views.”
“If you’re here for the first time or if you’re here for the 20th time, you can find new things to do. There’s something for everybody.”

MARKET SUMMARY
Navigating the balancing act of market trends
Overall, 2023 is proving peculiar compared to recent years, regarding housing market trends. Due to high interest rates, fewer buyers are entering the market. Likewise, low inventory and a reduced number of new listings indicate a reluctance for sellers. However, the Miramar Beach housing market is still competitive. Listed homes typically receive one offer on average and sell in about 73 days. The average sale price of a home in Miramar Beach was $704,000 in March, which is down 3.04% since the same time last year. The average price per square foot for detached single-family listings coming on the market is $610. The ongoing low-inventory issue is keeping home prices elevated — therefore, indicating that the housing market is correcting itself from the double-digit percentage jumps seen in home prices over the past few years. It’s a balancing act. If you have any real estate questions or needs, please contact Sandestin® Real Estate. We have an amazing team of knowledgeable professionals ready to serve you!
