As we’ve rounded the corner of the first quarter of 2023, we’re proud to bring you the April edition of Portfolio magazine.

In this edition we introduce you to Chantel Dielwart, a trailblazing commercial agent who has become Ray White Commercial’s first female auctioneer. We hear about how Chantel’s career path led her to the commercial sector, and eventually auctioneering.

Commercial property expert Ray White head of research Vanessa Rader addresses two popular asset classes, childcare centres and shopping centres, and how they are trending in 2023.

Vanessa says demand for childcare centres is still strong despite a slowdown in transaction rates, reflective of the current interest rate environment. Demand for shopping centre assets will also remain, according to

Vanessa, as the need for supermarkets and food based retail keeps brick-and mortar retail alive.

CHILDCARE VOLUMES DOWN, BUT DEMAND STILL VIBRANT ACROSS THE COUNTRY

This year has started off quietly for the childcare sector with limited transaction activity across the country. Despite a slow down in completed transactions early in 2023, there continues to be robust levels of private investor demand, with those assets on the market generating a high volume of enquiry. During 2022 the decline in activity moved inline with the growing interest rate environment which deterred investment demand, notably from smaller private buyers. Volumes, however, still achieved $769 million across the country, albeit a 26.45 per cent decline from the strong 2021 results which achieved over $1 billion.

Childcare remains an attractive asset class despite the changing market fundamentals. The strong government subsidies on offer have ensured that occupancy levels remain elevated and rental growth built into most lease structures is attractive. With changing expectations surrounding yields, volumes are expected to remain low in 2023 as owners hold onto assets. There could, however, be a greater volume of distressed sales, particularly those inexperienced buyers who bought at the peak of the market for secondary type assets (both in quality and location) if continued interest rate movements occur.

While volumes for established assets are down, there has been an uptick in development assets coming to market this year.

A combination of higher financing costs together with elevated building rates has put pressure on some developers/vendors, causing them to reconsider their future development plans. Encouragingly, however, is the ongoing demand to occupy these assets. The strong population growth experienced across the country has resulted in many of these developments able to secure precommitment tenants and leasing activity has seen improvement.

NATIONAL CHILDCARE YIELDS GROW

Divide between regional and metro areas increase

Looking ahead, childcare will continue to be an asset in strong demand given strong fundamentals of population growth and high occupancy. The ongoing subsidies offered ensures both vacancy remains limited and daily rates are pressured upwards, the strong leasing enquiry testament to the viability of childcare operations and the ongoing attractiveness for ownership due to its secure income stream. While volumes may be down this year, the growth in yields has not echoed other commercial asset classes given the longer term confidence and ongoing returns for investors.

Investment yields have seen some movement over the last few years, with the divide between metropolitan and regional assets continues to widen, as a flight to quality in location and asset continues by experienced investors. In 2022 we saw average yields for Australian metropolitan assets remain sub 5.00 per cent after falling to 4.32 per cent in 2021, as we moved into 2023 average yields have increased upwards averaging between 5.20 per cent and 6.00 per cent depending on location. For regional assets the growth has been at a more rapid pace, with the current average approaching 7.00 per cent after falling to as low as 6.15 per cent in 2021.

RAY WHITE COMMERCIAL INTRODUCES FIRST FEMALE AUCTIONEER

Ray White Commercial has its first female auctioneer after Sunshine Coast agent Chantel Dielwart successfully completed her auctioneer training.

Chantel has smashed the glass ceiling in the usually maledominated auctioneer space, obtaining her accreditation late last year.

After starting her real estate career as a residential agent in Rockhampton in 2008, Chantel moved home to the Sunshine Coast in 2015 to work at Ray White Noosa.

Deciding it was time for a new challenge following 13 years in residential real estate, Chantel moved to Ray White Commercial Noosa & Sunshine Coast North, where she has built a reputation for her enthusiasm and outstanding results.

The ambitious, high-achieving agent has always loved to sell property and entertain people, so becoming an auctioneer was an obvious next step in an already successful career.

“There weren’t many female auctioneers, so I saw a challenge and thought, ‘I need to do this!’,” Chantel said.

“It was always on my mind when I was working in residential. However, fear held me back so I never moved forward. Now life is going by quickly so whenever I feel that fear, I try to run towards it.”

Chantel completed her auctioneer’s course through Complete Property Training on the Sunshine Coast. The training covered all the legal and technical aspects plus practical coaching to develop her unique auction call.

“The trainers were amazing – now I feel confident to keep moving forward with it,” she said.

“I am yet to call my first auction which I’m both excited and terrified about.”

Chantel is unphased by entering the male-dominated auctioneering domain, with the team at Ray White Commercial Noosa & Sunshine Coast North and the broader auction team offering support every step of the way.

“I have been tailing another successful auctioneer and have watched him call over a hundred auctions, as well as doing mock auctions of my own, which is a great way to learn and prepare,” Chantel explained.

“I am also doing follow-up training with Ray White Queensland chief auctioneer Gavin Croft, who is known as one of the finest auctioneers in the country, so I’m eager to learn from a master of the craft.”

Chantel continues to strive to set the bar higher. With numerous customer service and sales awards already under her belt, Chantel looks forward to finding her voice as an auctioneer and achieving more exceptional outcomes for her clients.

“Auctions are dynamic, interesting and fast-paced and every auction is different. I am so excited to keep growing and expanding this part of my career,” Chantel said.

Chantel is hopeful that although she is the first female auctioneer at Ray White Commercial, she won’t be the last, and that other women in the commercial property sector will feel encouraged to give auctioneering a shot.

“There aren’t many female auctioneers in general and especially not in the commercial sector,” she said.

“A female presence in the industry presents a thrilling opportunity bringing a fresh approach, bucketloads of empathy, and strong attention to detail.”

ARE SHOPPING CENTRES DEAD?

The competition from online retail is real. Online retail sales have been growing over the past 10 years, and while it has come back from the highs during COVID-19, it still remains an active segment of the market which is highlighted by the increased needs in industrial logistics and storage accommodation. This increase is most sizable in the non-food segments which is echoed by the reduced footprint of clothing and soft goods, and department stores across brick and mortar retail premises. Over the last year, non-food online retailing accounts for 16.5 per cent of all retail sales while food represents just 5.6 per cent after peaking at 7.4 per cent during the pandemic.

With a total 10.3 per cent of all retail sales being online, and this low food segment (which is our largest retail consumable), the ongoing need for brick and mortar retailers, particularly in the food sector, will ensure the continued need for shopping centres anchored by supermarkets. So shopping centres are not dead, however, the tenant types which occupy brick and mortar retail are certainly changing, with a greater weighting to food and service type industries.

During 2022, there were over $14.56 billion in retail assets which transacted across Australia, highlighting a strong confidence in this asset class by a range of private and institutional investors. Convenience and neighbourhood assets remain in high demand given this attraction to food, often anchored by a supermarket and home to supplementary specialty food retailers. Returns data from MSCI also suggests that sub-regional and neighbourhood centres have outperformed across both capital and income returns over the last year compared to larger major and super regional centres. Across the country, total returns for retail have averaged

6.8 per cent in 2022 ahead of office assets, due to consistent income returns despite limited capital appreciation.

While traditional food retailing continues to grow its share of retail trade, so too have cafes, restaurants and take away food services. However, this more discretionary food sector is expected to be hit due to the changing household balance sheet, given the increased interest rate environment. Another burgeoning discretionary sector has been that of luxury goods. There has been a strong uptick in luxury brands growing their retail footprint in Australia in major CBDs, growing suburban communities and tourism destinations. Anticipated robust tourism levels and the attractive Australian dollar for overseas visitors is likely to spur on this segment during a time where domestic discretionary spending levels out.

There is an expectation that pressure on yields will continue throughout 2023; high street retail yield movements are likely to be in response to the lease covenant, quality and location. With increased land tax attracted to many commercial assets this year, this is another pressure point for owners which may see greater distressed assets come to market which may also impact these rates. MSCI data highlights neighbourhood centres with their strong relationship with food are yet to show any yield growth remaining stable at 5.4 per cent, whereas larger assets have shown early signs of growth in capitalisation rates.

Therefore with the continued increase in interest rates the likelihood of further yields increases are high across all retail types. However those assets with leases tied to turnover (particularly food retailers) and rental increases aligned with CPI will still enjoy strong income returns and may sacrifice short term capital gains keeping yields reasonably competitive. As buyers continue to look towards these assets and our shopping trends still see us visiting these centres and stores, retail is far from dead but our expectations and experiences will continue to evolve.
