FIVE CHILDCARE DEVELOPMENT SITES SNAPPED UP AS DEMAND SKYROCKETS

Five childcare development sites have sold in just 30 days in Sydney’s western suburbs, to a total of $14.265 million.

Located at Rooty Hill, Bankstown, Guildford, Auburn and Toongabbie, all five sites were sold by Ray White Commercial Western Sydney director Joseph Assaf, senior sales executive Jai Sethi and sales associate Andrew Sacco.

All the sites were snapped up by various childcare owner operators and range from 58 - 120 places.

“Owner operators are keen to cut out the development approval and pay a premium for already approved sites that can start straight away,” Mr Assaf said.

“Demand has been very strong, and that led to competitive bidding in the case of the Auburn and Toongabbie sites which were sold at auction, with multiple offers received for Rooty Hill, Guildford, and Bankstown including short settlement terms to secure the sites.”

Mr Sethi said demand for childcare services had remained robust.

“Driven by the government’s strong support for the childcare sector, and the upcoming increase in subsidies up to 90 percent from July 2023, childcare operators are aggressively expanding their businesses to capitalise on the sustained demand,” he said.

has transacted over $74 million worth of property within the childcare sector alone.

Head of research Vanessa Rader said childcare remained an attractive asset class despite the changing market fundamentals.

“The strong government subsidies on offer have ensured that occupancy levels remain elevated and rental growth built into most lease structures is attractive,” Ms Rader said.

“With changing expectations surrounding yields, volumes are expected to remain low in 2023 as owners hold onto assets.

“While transaction volumes for established assets are down, there has been an uptick in development assets coming to market this year.

“A combination of higher financing costs together with elevated building rates has put pressure on some developers/vendors, causing them to reconsider their future development plans.

“Encouragingly, however, is the ongoing demand to occupy these assets.

“The strong population growth experienced across the country has resulted in many of these developments able to secure precommitment tenants and leasing activity has seen improvement.”

PLENTY OF OPPORTUNITY FOR A SEA CHANGE WITH RAY WHITE

Born and raised in Tweed Heads, Bec was doing long distance with her partner for two years, while he was in Queensland and she was in Victoria, and she decided it was time to make the move back to Queensland.

“The team at Noosa have been really welcoming and made the transition very easy,” Bec said.

“The legislation and commercial property management are different to what I have worked in previously, but I enjoy being more well rounded and across the different aspects in real estate while implementing what I have previously learnt.

“I’m grateful to have been offered the role while I was still living in Melbourne prior to the move and of how supportive they have been around the transition.

“I think if people have the opportunity to be able to move somewhere else permanently or for a duration and remain within a network which you know looks after their staff, Ray White will have long term employees being able to deliver more well rounded service to all types of clients which in turn I believe generates more business.

Phoebe took the phrase “sea change” literally, swapping the Indian Ocean for the Pacific Ocean when she moved from Ray White Commercial WA to Ray White Commercial Gold Coast.

“I fell in love with the Gold Coast after being lucky enough to go there for the 2022 Connect Conference,” she said.

“I loved the city as there was so much going on and seemed like lots of opportunities for weekend adventures.

“My boyfriend got a great opportunity through his work as well so we decided to take the leap.

“There was no doubt I wanted to stay in the Ray White family and I was so grateful to be offered a position at Ray White Commercial Gold Coast.”

Excited for new challenges, Phoebe said there were so many opportunities involved in working with an international real estate group.

“With Ray White being such a large family, there are definitely a lot of opportunities within the network should you want, or need to move around the country.

“I had great support from Ray White Commercial property management BDE Leteicha Wilson and I am extremely grateful to her, Chris Mattews and Steve Harrison from Ray White Commercial WA, and Amber Roberts and Greg Bell from RWSP.

“I look forward to growing my career within the network for many years to come.”

After moving to New Zealand with her husband for a work opportunity, Rachel found herself working at a Ray White Commercial business in Auckland as a property manager and part time sales agent, after 15 years working in residential property property management.

Originally from Mt Isa, but having also spent time living on the Sunshine Coast, Rachel decided it was time to move home for a bit of normality.

“Ray White Commercial property management BDE Leteicha Wilson was in her support,” Rachel said.

“She helped me make important decisions about where I should go, should I take the plunge and be a full time agent, etcetera

“I am now working as a full-time sales and leasing agent with Ray White Commercial Noosa and Sunshine Coast North.

“I love my team here and I am so blessed.”

EXPERTS DISCUSS THE FUTURE OF HEALTHCARE ASSETS POST COVID-19

More than 200 people tuned in to watch April’s Between the Lines Live webinar where a panel of experts discussed what’s happening in the market for healthcare assets.

Ray White head of research Vanessa Rader hosted the panel, interviewing Ray White Commercial TradeCoast medical asset specialist Franz Stapelberg, and leading healthcare asset developer Rogerscorp director Simon Rogers.

The panel spoke about investment, development, and tenant demand in the healthcare sector, as well as where the sector has come from, its journey through the COVID-19 pandemic, and their expectations for this asset class in the years ahead.

With an ageing population and strong international migration, Mr Stapelberg said Australia was at the crux of an increase in demand for healthcare assets.

He said these assets could be divided into three categoriesprimary, secondary and tertiary healthcare.

“Medical centres are generally referred to as primary healthcare assets, whereas secondary are more specialised services like day hospitals and specialists, the next step after a GP has seen the patient ,” Mr Stapelberg said.

“Tertiary healthcare assets are generally things like cancer care and service that are even more specialised.”

Mr Rogers said there had been a change in the way these assets were coming to the market.

“We’re working on two projects at the moment which include the whole healthcare ecosystem in one building, the GP, specialists, and day hospitals for procedures where you can have a full integrated experience,” he said.

“It makes it more convenient for the public and helps tenants get referrals from each other.”

With the Australian healthcare system struggling to keep up with demand, particularly for elective surgeries, Mr Stapelberg

said healthcare assets were attracting interest from REITs and international buyers,

“Some of these assets have traded with yields as low as 4 per cent, but recently they’ve moved up to 5-6 per cent - it depends on the tenant covenant and the size of the asset,” he said.

“The larger it gets the more interest there is from those international funds, but we still have assets in the sub $10 million range attracting smaller private investors.

“They’ve seen medical assets as a good investment over the long term and not just the short term.”

Mr Rogers said there were some barriers to the development of healthcare assets, including a series of requirements not needed for other commercial buildings.

“Over the last 18 months there’s been a rise in construction costs, and there’s been a softening of yields, which squeezes developers at both ends, but having strong tenants in a resilient asset class lays some strong foundations for healthcare developments,” he said.

“Zoning does get a bit tricky with hospitals.There’s been a rise in people going through the State Government for applications instead of local council to get the DA across the line which is common in the hospital space.

“In the inner-city zone there is a maximum amount of car parks you can have, and patients are often sick and don’t want to rely on public transport, so trying to get things like that past council is hard.

“Turning an office building into a healthcare asset does have its challenges.

“Primary healthcare uses can fall under a traditional office building, but as soon as there’s more procedures happening onsite and non-ambulant patients you need those extra requirements.”

LESS CRANES ON THE SKYLINE BUT NON-RESIDENTIAL APPROVALS GROW

The Australian Bureau of Statistics released its dwelling approval numbers last week with stand out monthly results for the non-residential building approvals growing 39.8 per cent, over the year, the value of nonresidential developments continues to grow, up 3.6 per cent on the year to February 2023.

The continued commitment to develop commercial assets in this environment is mixed across regions and asset classes. Victoria showed the greatest value of new development, increasing their approvals by 19.6 per cent over the year, followed by NSW at 8.8 per cent, and Queensland up 4.5 per cent. South Australia, ACT and Western Australia saw approvals fall over the same period by 42.6 per cent, 38.0 per cent, and 2.9 per cent respectively.

The asset classes seeing the greatest volume of planning activity continue to sit with office assets. Despite the overall low occupancy in many office markets across the country, there has been a 25.7 per cent increase in approvals this year. Industrial is less surprising given the overall limited vacancy in this asset class, seeing a 20.4 per cent increase over the year to February 2023, dominated by warehouse developments. Retail and healthcare assets continue to grow, up 5.3 per cent and 4.3 per cent respectively, while aged care has fallen 3.5 per cent.

ANNUAL CHANGE IN NON-RESIDENTIAL CRANES BY CITY

While approvals are the starting point for many new projects, the recent RLB Crane Index looks at current construction activity by counting cranes on the Australian skyline which has recorded an overall dip in the last six months across the country both for residential and commercial assets. Data from Q1 2023 highlights 836 cranes currently across the Australian skyline; 293 were new additions while 325 were removed, resulting in a net loss of 32 over the last six months.

Across the commercial markets there are some mixed results. Despite Melbourne’s strong approval pipeline, this region saw the greatest decrease in cranes over the last six months losing 17 as all asset types saw a reduction, signalling an end for some projects in the CBD and inner Melbourne. Over the last 12 months however, Melbourne saw a net decline of 9 non-residential cranes behind Perth who lost 10, notably in the education and healthcare sectors, while Brisbane results remain stable. Sydney’s annual growth has been off the back of infrastructure projects with civic, civil, education, and healthcare all recording new crane additions while commercial, data centres and hotels have declined.

While annually there has only been a net loss of two cranes across Australia, over the last six months this grew to a -29 net change in non-residential cranes on our skyline. Given the strong approval pipeline, these results could again rebound, however high construction and financing costs may continue to dampen activity, particularly for those sectors such as office and retail, which have had reduced demand levels.
