This included deep foundation construction to remediate the unsuitable soils at the site The Maintenance Facility included four bays with lifts in each bay, Battery Room, Tire Shop, Parts Storage and Lube Rooms Adjacent to the facility is a Separate Bus Wash Facility and two separate fueling stations with a dedicated fueling tank In the main building there is an Operational wing that includes Class A Offices, Meeting Rooms, full locker room for the staff, dispatch and breakroom The entire facility is backed up with an onsite generator as a potential FEMA checkpoint in a state of emergency.

BEST FRIEND ROAD/SOUTHEAST TOYOTA DISTRIBUTION
Reeves Young provided construction management services for the development of a 450,000 SF building, including tenant improvements for Southeast Toyota’s distribution facility, completed in two phases The project also includes 33,000 SF of Class A office space, featuring private offices, conference rooms, a health and wellness area, and a cafeteria. This portion required significant demolition and deep foundation work, with the office space finished to a Level 5 standard, incorporating custom wall coverings and lighting packages. Additionally, the office area includes a amenity patio.
Extensive upgrades were made to the warehouse, which is fully air-conditioned with 22 RTUs, 21 HVLS fans, and 60 aisle racking fans, maintaining a constant temperature of 72 degrees throughout the facility The warehouse is equipped with an ASRS system, requiring over 215 piles and a high-performance slab for the Auto Store installation The scope also included overseeing the installation of conveyors and warehouse racking The building features high-bay LED lighting, a Building Management System, and a VESDA fire alarm system

Braselton Crossroads is a distribution center project that sits on a 60-acre site with a disturbed area of 39.5 acres. Construction consists of three tilt-wall buildings totaling 461,522 SF and an additional building pad for a future building. Building 1 consists of 160,746 SF and Buildings 2 and 3 are 150,388 SF each. Buildings 200, 300, and 400 are equipped with an ESFR (Early Suppression Fast Response) fire protection system The flooring features a pro-slab design with extended saw cut patterns, enhancing both aesthetics and functionality
Also completed were three specific tenant improvement upgrades across these buildings: Building 200 was developed for Children’s Healthcare of Atlanta (CHOA), which included a 1,500 SF office addition, multiple dock enhancements, and a secured area for high-value items. In Building 300, a dedicated section for Airflotek was created, featuring a 3,500 SF office, alongside several additional modifications within the warehouse. Additionally, on the opposite end of Building 300, a 2,500 SF office addition for Simple Automation was constructed To meet their increased power requirements, the electrical infrastructure was upgraded by establishing a separate electrical room and collaborated closely with Jackson EMC to run a new feed, installing an independent transformer for the Simple Automation team

The Cabin Drive Industrial Outdoor Storage (IOS) Lot is located right off the I-285 and I-675 interchange in Conley, Georgia The site was built on 26 acres and has space for up to 494 trailers.
This project included the demolition of existing residential structures and the implementation of three retaining walls. The site was graded to accommodate new utility infrastructure including irrigation lines, a fire loop, a stormwater management facility, and stormwater conveyance system. In total nearly 70,000 SY of asphalt paving were placed, the equivalent of nearly 11 football fields!

Reeves Young provided construction services for this tenant build-out with 1,405 SF of space, 159,482 SF of warehouse space, and 100 SF of separate warehouse bathroom space. The office space contains two main offices, a breakroom with furnishing connections and cabinetry, an IT closet, a unisex bathroom, and a warehouse-facing unisex bathroom. The scope included adding three high-powered HVLS fans and four mechanical dock levelers for easy unloading.

This design-build project is a single 210,552 SF building on a 22-acre site It features sectional overhead dock doors, and two drive-in doors with concrete ramps. There is over 600 ft of heavy duty paving at the truck court, a TPO roofing system, and four storefront entrances featured in this facility, protected by an ESPR sprinkler system.

COVINGTON COMMERCE PHASE II

The LEED Certified Covington Commerce Phase II project included the construction of a 258,748 SF rear-load warehouse complete with a 3,600 SF speculative office. The site is located just in front of the Alcovy River and is surrounded by green space just off of I-20 in Covington, GA.
Building construction includes: 52 (9 ft x 10 ft) dock-high doors, two (12 ft x 14 ft) drive-in doors, 6" thick – 4,000 psi concrete slab, ESFR fire suppression system, and enough parking spaces for 56 trailers and over 150 cars. The project took roughly nine months to complete and is one of three projects Reeves Young Industrial has done with the same client.

The Douglas Hills Logistics Center is located in Lithia Springs, GA, offering 844,320 SF of dynamic warehouse space across four buildings Each building features an ESFR sprinkler system, a 277/480 volt, three-phase power supply, and a generous 54 ft by 60 ft staging bays. The 71-acre site includes 161 dock-high doors, 430 auto parking spots, and 125 trailer parking spaces.
This design assist and full MEP design-build project consists of two Class A, tilt wall construction warehouses on the same site, totaling 642,000 SF Building 100 is a 36 ft clear height cross dock facility with 7” thick conventional slab design. Building 200 is a 32 ft clear height front load facility with a 6" conventional slab design.
The site features 180 ft truck courts and a large auto parking area requiring extensive site work, utility work, and several large retaining walls. The site location also required a Department of Transportation scope of work to expand and add deceleration lanes to the adjacent state route. LEED design and construction requirements were followed to achieve LEED certification for both buildings.

GREENVILLE TRANSIT AUTHORITY BUS MAINTENANCE FACILITY
Located on 26 acres in Greenville, SC, this 58,000 SF maintenance operations and administration facility serve Greenville Transit Authority’s Greenlink Bus System. The 40,000 SF bus maintenance area features a fleet service area with two fueling and fluid management lanes, fare collection, eight service bays, and a fully automated bus wash. The facility also houses parts, tires, and tool storage, along with locker rooms, showers, training space, and laundry services. A second 18,000 SF administration building accommodates employee offices, Transit Authority Board and Community Room, driver-ready lounge, dispatch, and conference space. The site also includes infrastructure for diesel, electric, and future compressed natural gas buses. There is also parking for approximately 200 employees and 88 bus parking spaces to accommodate future fleet growth. Site improvements were also included in order to create a green space/park environment with a walking trail and community pavilion.

Building A features 335,000 SF, including 3,520 SF of office space, designed with flexible office layouts to accommodate future tenant needs. The building boasts a clear height of 36 ft, 63 loading docks, and two drive-in ramps. It also includes a rear truck court measuring 185 ft, with 88 trailer parking stalls and 217 car parking spaces available at the front. Building B encompasses 251,000 SF, with 2,375 SF of office space, also designed for future flexibility. This building has a clear height of 32 ft, 44 loading docks, and two drive-in ramps. It features a 185 ft rear truck court with 60 trailer parking stalls and 150 car parking spaces at the front The Gainesville 85 Business Center is LEED Certified and offers 43 shared parking spaces between the two buildings

Construction of a 7,500 SF UL Test Lab tenant build out for Makita North America in their existing facility in Buford, GA Renovation to transform one corner of their facility into a multifunction UL test lab that includes test labs, general office rooms, storage rooms, and a conference room. Renovation included demolition of existing warehouse electrical, HVAC, and equipment followed by the new construction. New test lab scope included all new electrical, mechanical, plumbing, fire suppression, sound proof metal stud framed walls, sealed concrete floors, new concrete isolation slab for vibration testing, carpet flooring, and exterior concrete mechanical pads. The laboratory will be used to conduct product safety testing to UL/CSA and ANSI standards for electric portable and stationary power tools and outdoor power equipment.

North Atlanta Commerce Center is a Class A light industrial park in Alpharetta, GA This property features two facilities totaling 260,080 SF of warehousing and distribution space.
Building A offers 90,300 SF of customizable space, with a depth of 150 ft and a truck court depth of 135 ft, featuring 32 dock doors and 92 parking spots. Building B provides 169,780 SF of space with a depth of 260 ft and a 185 ft truck court, with 30 dock doors and parking for 172 automobiles and 34 trailers. This development supports a wide range of tenant needs.

Located in Building 100, Project GXO was a complete tenant build-out of a new 440,120 SF distribution center for Spanx Improvements consisted of increasing full building electrical service to 2,500-amp service with all new electrical distribution and increased warehouse lighting. Interior work included 13,664 SF of office improvements including two sets of new gang restrooms for warehouse employees, large warehouse breakroom, new security entrance for employees, shipping office, floor scrubber dump station, battery charging stations, and additional dock levelers and equipment. Exterior improvements included new fencing for secured dock area with motorized gate controls, additional sidewalk, and restriping for additional employee parking.

Project Zebra involved a full TI design build for Zebra Technologies in Building 200 The space includes a total of 43,098 SF of warehouse space and 4,500 SF of office space from the ground up. This was a very complex project, consisting of a conditioned warehouse space to maintain the temperature of 68 degrees including additional insulation on the ceiling, tilt walls, and dock doors. We installed four additional 25-ton RTU’s in the warehouse space to accommodate this need. The warehouse space also included eight dock locations to have full dock packages on themhydraulic dock levelers, dock seals, dock locks, and dock lights.
At completion of the project, the warehouse was fully racked out from floor to ceiling. The interior office space consisted of full multiple personal functioning bathrooms, a trucker’s lounge with restroom, offices, and a breakroom

Rockdale Logistics Center Building 500 is a 163,035 SF industrial speculative warehouse in Conyers, Georgia The building is 46 ft in height and is designed to house four separate tenants with 37 dock-high doors, 36 ft clear height, 106 car parking spaces, and 52 trailer parking spaces. Reeves Young was able to take the parcel in between an existing industrial park and tie everything in the storm, sanitary, and water.

This tenant build-out consisted of 3,952 SF of office space and 46,294 SF of warehouse space The scope includes open office area entrance (lobby), 400 SF conference room, eight employee offices, breakroom, and restrooms. The warehouse space included adding two additional unit heaters, with an extension of gas line to these unit heaters with an extension of the gas line to these unit heaters. Due to significant power load capacity, the buildout also required a separate electrical room space and a whole new main transformer installed directly outside of the space.
