Program Manager for this expedited design-build project. Designed specifically for the Phillip Morris USA facility, The WaterHub reduces consumed water by 40% and eliminates 55% of wastewater discharge. Major equipment installation included influent pumps, rotary bar screen, odor control system, EQ/tank/pumps, fine screen, weir gates, membrane system, UV System, RO system, fiberglass reclaim tank with reclaim pumps, and a greenhouse. The overall plant capacity is 710,000 GPM expandable to 1.5 MGD.

This million square feet design assist facility consisted of +/- 400,000 SF of freezer/cooler and +/- 600,00 SF of dry storage and office space. The state-of-the-art shell was constructed out of half tilt panel and half insulated metal panels. Mechanical, Electrical, Plumbing, and Fire Protection were design build on the project. This required extensive coordination between the Alta Refrigeration equipment and the four, 4000 AMP power services to the building along with all the various offices within the facility. The freezer/ cooler portion included ice cream room, protein room, and cold docks with vertical levelers which were built with expansion capabilities in mind. The dry storage of the facility was designed and constructed for tenant’s large pick modules and conveyors.

The building is located on a fully developed 35-acre site to accommodate cross dock loading with 65 truck positions. Design-Assist. Class A, 36’ clear height cross dock distribution warehouse constructed utilizing site cast concrete tilt panels. Facility has 7” thick concrete slab on grade with exterior concrete truck aprons at the dock walls. Project required a demolition package of an existing facility, then major rework of the soils on site to re-establish the final grades. $25M; 642,000 SF

Construction of a new state-of-the-art distribution center. Construction consisted of site clearing and grading, 249,000 SF tilt panel warehouse. This project included full MEP design building that included multiple office build outs, condition warehouse space, and install of elaborate Building Management System. $24M; 249,000 SF

Oak Ridge Distribution Center Orlando,FL

This design assist distribution included demolition of an existing 395,000 SF building and redevelop the site. New construction consist of two separate warehouses totaling 400,000 square feet. This tilt wall construction consisted site work, MEP, and all site concrete paving. $21M; 395,000 SF

Savannah, GA

Class A, 36’ clear height cross dock distribution center constructed utilizing site cast concrete tilt walls. Complete design build project for two separate tenants. Tenant improvements consisted various office build-outs, dock equipment, and state of the art security package. Extensive site work package including surcharge of the building pad created many obstacles to overcome. Use of an on-site concrete batch plant helped get the project across the finish line to meet both tenant’s deadlines. $31M; 500,000 SF

Savannah, GA Class A warehouse constructed utilizing site cast concrete tilt panels which included an extensive tenant improvement package. 8K SF office space with dock equipment at every position, and extensive interior lighting package. Tenant occupancy was critical and required extensive planning to expedite the schedule on top of surcharging the building pad. $35M; 750,000 SF

SMP Tuscaloosa, AL

The 800,000 square foot, Tier 1 facility, is located in Tuscaloosa, AL, on a 96-acre site with more than 1,000,000 cubic feet (CF) of cut and fill. This project is currently the largest injection molding facility in the US, serving Mercedes-Benz as the main client. Evans had to move 40,000 CF in two days in order for SMP to perform the groundbreaking ceremony. The project consists of five buildings: a production/administrative facility, two guardhouses, a maintenance building, and one utility building. Building construction is a custom fabricated steel structure with metal panels and a Membrane roof system. The production facility has 75,000 sf of office space. There are four levels of office in the main administration area and three levels of office in the paint shop. The 80,000 sf paint shop is a fully automated paint line for all parts manufactured at this facility.

Initial phase for the U.S. Headquarters for the GF Linamar Operation. Scope of work for this LEED certified, zero-emission facility consisted of sitework and infrastructure for the entire 57-acre campus and associated 270,441 SF new plant that specializes in light metal die-casting.

Construction at the new plant included an office build-out, manufacturing facility, labs for quantitative analysis, and a storage facility. The Die-Casting facility manufactures parts necessary for Automotive manufacturing. $35M

Nashville, TN

Located on a 55-acre site, majority of the ground surface comprised of mass rock, this project included the construction of three buildings, a 305,000 SF distribution facility, a 5,000 sf vehicle maintenance garage, and a 3,000 sf gateway building. The main building and maintenance garage are both constructed of conventional steel frames with load bearing concrete tilt-wall panel skin and TPO roof systems. The gateway building is metal stud and truss framed with fiber cement siding and an asphalt shingle roof. The main building also includes 15,000 sf of administrative space, a 1,500 sf maintenance area shop, and an automated sorting system spanning the entire distribution area. Scope of work included design-build services, complete shell building construction, and a comprehensive site work package.

Falcon Parkway Industrial Park

Flowery Branch, GA

This design assist and full MEP design-build project consists of two Class A, tilt wall construction warehouses on the same site, totaling 642,000 SF. Building 100 is a 36’ clear height cross dock facility with 7” thick conventional slab design. Building 200 is a 32’ clear height front load facility with a 6” conventional slab design.

The site consists of 180’ truck courts and large auto parking areas requiring extensive site work, utility work, and several large retaining walls. Site location also required a Department of Transportation scope of work to expand and add deceleration lanes to the adjacent state route. LEED design and construction requirements were followed to achieve LEED certification for both buildings.

Discovery Place Distribution Center

Mableton, GA

This design-build project features a 69,000 SF tilt wall construction warehouse facility. The building is a 32’ clear height facility with a 6” thick conventional slab design. The 6-acre site consists of a 135’ truck court and multiple parking areas. The project also includes an underground detention system with a 109,000 CF capacity to help with stormwater runoff on this compact site.

Lochridge/Covington Business Center

Covington, GA

This design-build project is a single 210,552 SF building on a 21.8-acre site. It features sectional overhead dock doors, and two drive-in doors with concrete ramps. There is over 600’ of heavy duty paving at the truck court, a TPO roofing system, and 4 storefront entrances in this facility, all protected by an ESPR sprinkler system.

The project consisted of a 60acre site with a disturbed area of 39.5 acres. It will include three buildings and a pad for a future building. Building 1 will have 160,746 SF. Buildings 2 & 3 will be 150,388 SF each.

Braselton Crossroads Distribution Center Braselton,

This Design Build project consists of a new 273,000 SF industrial spec facility that will meet LEED requirements on a 23-acre site. As an early partner in the design process, Reeves Young was able to help navigate the rerouting of existing runoff from the adjacent interstate storm system, as well as reroute utilities to avoid wetland impacts and rock exposure.

Augusta Transit Operations & Maintenance Facility Braselton, GA

This project consisted of demolishing an existing, abandoned movie theatre to create a campus to operate and support the entire Augusta Transit System. This included deep foundation construction to remediate the unsuitable soils at the site. The Maintenance Facility included four bays with lifts in each bay, Battery Room, Tire Shop, Parts Storage and Lube Rooms. Adjacent to the facility is a Separate Bus Wash Facility and two separate fueling stations with a dedicated fueling tank. In the main building there is an Operational wing that includes Class A Offices, Meeting Rooms, full locker room for the staff, dispatch and breakroom. The entire facility is backed up with an onsite generator as a potential FEMA checkpoint in a state of emergency.

Best Friend Road

Norcross, GA

The Best Friend Road project consists of a new 545,000 SF cross-dock industrial spec facility that sits on a 30acre site, that was formally operated by the Atlanta Journal Constitution prior to its demolition. As a partner of this development, Reeves Young was able to provide assistance in navigating around existing utilities in the established industrial park and avoid conflicts with the neighboring rail line system.

Rockdale Technology Center

Conyers, GA

RTC 500 is a project that consists of 163,035 SF industrial spec warehouse space. Reeves Young held the Mechanical, electrical, and plumbing designs. The building is 46’ on height. Reeves Young was able to take this parcel in between an existing industrial park and tie everything in storm, sanitary, and water wise perfectly. This space is designed to separate/house over 4 tenants.
