WORKING TO MAKE EVERY BUILDING GREENER
Thomas Mueller
Welcome to the LEED速 for Homes Canada in Review Supplement, the very first publication of its kind. We are pleased to be working with ecoHouse Canada and SABMag on this new feature, as we do with the LEED Year in Review publications each year. It is a great way of recognizing how far green home building in Canada has come in the past decade. I am proud to say that there were a total of 1,013 registered and certified LEED for Homes projects in 2013. The green home building market has been growing steadily over the past decade. I firmly believe that this success proves that more and more people are recognizing that living in sustainably built homes makes sense: for their wallets, for their health and for the environment. The CaGBC is pleased to be giving credit to all of the professionals involved in the growth of the green home building industry and recognizing them for being at the forefront of green building innovation. Thank you to those who have participated in this supplement, and congratulations on contributing to projects that give Canadians healthier homes in which to live and raise their families.

12R04_Cohabitat Québec Founded in 2001, Québec City’s TERGOS Ecological Architecture + Construction is a leader in sustainable residential design and construction. With six LEED for Homes Platinum buildings, TERGOS redefines the way we live today, whether in be in the city or in the country. Specialised in new high-end homes, residential enlargements and major renovations, TERGOS is equipped to make every project ecological and sustainable. From the tiniest makeover to major multifamily housing developments, TERGOS distinguishes themselves with a resolutely contemporary architecture. Winner of Québec City’s prestigious Mérites d’Architecture Awards 2013 in the Residential New Building – Mid and High Density Housing, Cohabitat Québec distinguishes itself on many levels. Composed of five independent LEED for Homes Platinum buildings, the province’s first Cohousing project has gained the respect of the city’s municipal officials and other professionals province-wide. The colossal mandate was to insure that within the limited budget, the 42 unit housing project attain the CaGBC’s highest LEED standing. With an average building cost of 130$/square foot, TERGOS has proven with Cohabitat Québec that it is not only possible to attain a high performance and ecological building at market construction costs, but it is also possible to exceed the country’s average energy housing performances and build significantly more beautiful buildings in which to live. Major criteria used in designing and building the development include: • Superior quality of construction details; • Passive solar orientation; • Integration of a recycled industrial building in the design; • Use of local, healthy, natural, recycled and recyclable materials; • Superior building envelope, attaining the province of Québec’s Novoclimat standards; • Excellent resource management; • Aesthetics and acoustical comfort

With six LEED for Homes Platinum buildings, TERGOS redefines the way we live today, whether in be in the city or in the country. Specialised in new high-end homes, residential enlargements and major renovations, TERGOS is equipped to make every project ecological and sustainable. From the tiniest makeover to major multifamily housing developments, TERGOS distinguishes itself with a resolutely contemporary architecture. Prototype to TERGOS’ MASSIVHAUS concept, marrying the highest building envelope standards with a massive wood structure acting also as thermal mass, the Lac-Etchemin project stands out as being the first home 100% built in cross-laminated timber [CLT] in Eastern Canada. With energy performances equal to Passivhaus Canada’s standards and a solar-passive building orientation, the Lac-Etchemin home procures warmth and comfort to the people living in it. Aesthetical and engineering qualities include an amazing eight foot cantilever protecting the lateral exterior terrace. Major criteria used in designing and building the home include: • Superior quality of construction details; • Passive solar orientation and natural ventilation; • Integration of the sloped terrain in the design; • Use of healthy, natural, recycled and recyclable materials ; • Superior building envelope, with 0.46 ACH @ 50Pa and EnerGuide 84; • Excellent resource management; • Aesthetics and acoustical comfort.

HAWKINS PASSIVE HOUSE Driven by the belief that highly energy-efficient homes should be available to people with modest construction budgets, we created the Hawkins House. As the first certified Passive House in Canada, we used it to develop the techniques and materials that have now been applied on several other high-performance homes in our climate. We were able to achieve this for such a small increased capital cost that the combined mortgage and energy bills are the same as in code-built houses of a similar size. Once it became clear that we would hit the Passive House targets, adding LEED for Homes certification was a logical next step. By combining the very rigorous energy standards of Passive House with the more holistic credits of LEED, Hawkins House is one of the greenest homes in Canada. Using conventional building materials in unconventional ways, we were able to hire contractors who work in the production home market. The speed and efficiency of these trades combined with careful design and detailing was our key to cost effectiveness. The result is a house that looks and feels like a regular home, but has a total heating bill of under $200 annually. The temperature inside will hover around 15 degrees during the coldest months of winter with no heating at all. That, combined with the ample daylight, good indoor air quality, and attention to age-in-place accessibility, ensures that this house will be highly desirable for many decades to come. Passive House E-Design, with the help of third-party certification and commissioning from our colleague Jordan MacDonald at ThermalWise, has been pioneering the design and construction of the greenest homes in Nova Scotia. We’re proud to have built the first certified Passive House in Canada, and are continuing the work of making ultra-green homes accessible to everyone.

Rear View - LivelyUp Cafe
After renovations [2012]
LivelyUp Café This rural home, located in McDonalds Corners Ontario, is both a private residence and vegetarian café. It is a retrofit/addition of a 1930s farmhouse and is Certified LEED® for Homes Gold. Building assemblies include R-45 walls, R-60 roofs, R-30 slab-on-grade and foundation, R-10 below-grade slabs and airtightness <1.0 ACH50, achieving EnerGuide 90 before renewables, and ERS 94 once PV and solar thermal are added. A high-efficiency wood gasification boiler with geothermal backup in the adjacent strawbale office / studio provides heat to a thermal storage tank, which is then distributed throughout both buildings via radiant floor and wall panels. The renewable biomass fuel for the boiler is sourced on-site from the 5 acre sugarbush. The materials for the building were chosen due to their beauty, durability, fire resistance and low maintenance. The curved walls of the café use true R-40 ICFs for mass and continuous insulation, while other areas employ advanced framing with FSC certified wood.
The project was designed by Linda Chapman Architect and built by Ross Elliott, President of Homesol Building Solutions Inc., Ontario’s leading provider of environmental building and energy design consulting services. A Certified Passive House Consultant and LEED-AP with over 30 years of experience as an energy auditor, licensed carpenter and custom homebuilder, Ross and his team of consultants work with homeowners, designers, and builders, providing cost-effective energy design solutions. Twice awarded the EnerQuality Evaluator of the Year award [2007, 2011], Ross received the EnerQuality Hall of Fame award in 2014 for making a lasting impact on energy efficiency and green building.

The existing house and side addition were clad with cement board siding, while the café’s walls have a granite facing that was locally sourced. Metal roofing was chosen as a long lasting material that is fully recyclable at the end of its lifespan, with unvented soffits for enhanced fire safety.

maison du Lac Bleu The site guided the development of this project: lake, mountains and beautiful vegetation transformed by the light of day and seasons. All construction at the site was organised to minimize disruption and 65% of the buildable area of the lot has been maintained in its natural state. To reforest the periphery of the construction, the guidelines were: permeability and native plantings. For the quality of inner life, contact with the outside environment was extremely valuable. This contact was promoted by interior floors that extend to exterior terraces, large open doors and large windows. The challenge was to provide large openings, despite their significantly lower insulating value, along with excellent energy performance. Through good construction quality and selection of high-performance materials, we achieved an EnerGuide Rating of 87. The owners were convinced regarding the geothermal system: a natural, renewable, non-toxic and economic issue, which cannot be more local! This is very effective, it is durable and it requires little maintenance. In combination with the sophisticated control system, the house is extremely comfortable! Heating is a mixed system of hydronic radiant heating in the exposed concrete floor that covers 60% of the area, and by forced air under a raised wood floor of the living room that directs air near the large windows. Other significant integrated strategies: • The use of local wood [finishing cherry and all the cedar deck] sourced from a 150km radius, and the remainder from with 500km; • The flat roof was sized to accommodate a green roof; • All built-in furniture is made of plywood without urea formaldehyde resin adhesive with soy; • Use of high quality, durable materials • Good site management to minimize material waste

Dueck Homes Dueck homes began with a mission to bring affordable green Homes to Winnipeg. Their very first house was built to Manitoba Hydro’s Gold power smart standard, and they have never looked back. Shortly after they built their first homes, they registered to be R2000 builders. Then, when a client asked them to build a LEED registered home, they were more than ready to proceed. According to Dueck, they had already been building most of their homes to a LEED standard. Now it was just a matter of documenting the process and verifying the LEED eligibility of the various components. The Parker house was designed to reach the Gold LEED standard. However, since the geothermal was not installed as of the test date the house was awarded Silver. The Geothermal field was installed but not connected until a few years after certification. Many of the standard features in a Dueck Home were employed in the LEED home. For example, the insulating materials used are Cellulose and Polyiso. The Cellulose was “dense packed” into 2x 6 “smart framed” walls and used to a depth of R60 in the attic. Three inches of Polyiso was used under the basement floor, resulting in an R18 rating. An inch and a half of Polyiso was also used on the outside walls so that they ended up with an R32 rating. The Polyiso also provided a complete thermal break for the house by connecting to the foam on the ICF basement walls.

Other energy saving features include large south facing 2 low E windows, grey water recycling, grey water heat recovery, energy efficient HRV, and LED and florescent lighting. As in all Dueck Homes, no OSB was used inside. The main floors areas are covered with engineered elm rescued from the local city dump and treated with a zero VOC finish. A home built to LEED standards results in a happier, healthier home. Make your next home a Dueck Home!

Pine Bungalows Helping green Jasper National Park
Michal Wasuita is the owner and operator of Pine Bungalows, a summer season accommodation and a fixture of Jasper National Park for seventy years. The cabins needed updating and the infrastructure was slowly failing. “My sense of place is very strong. If we can’t look after a national park, we’re doomed.” He read, he researched, he found EcoAMMO Sustainable Consulting Inc. in Edmonton to help secure LEED certification and to offer invaluable advice.
The Fitzhugh/Sarah Makowsky
Eight cabins were completed in 2012 and now twelve more are being replicated; also with LEED certification as Michal’s goal.
Winner of the 2009 Travel Alberta Alto Award for Sustainable Tourism.
Terre et Eau The design of the residence had to meet three challenges: a Mexican-inspired design within a Quebec context; exploration of a prototype house with predefined materials; and achievement of LEED® for Homes Canada certification. The living spaces overlook, and gravitate around the patio, a large volume in which the effect of vegetation and water is magnified through optimization of fenestration and the building’s orientation. The volumes have irregular contours to control sunlight while maximizing solar gain and views. The use of many prefabricated materials, insulating formwork, and fibre cement panels made it possible to develop durable assemblages and reduce waste. Geothermal and thermal solar collectors are enough to heat the residence, the domestic water, and the indoor and outdoor pools. Use of materials, combined with technical strategies, resulted in exemplary efficiency: an Energuide 92 rating, and airtightness at three times the norm. The landscaping emphasizes soil permeability, erosion control, and indigenous vegetation. The multidisciplinary team of Blouin Tardif Architecture-Environnement uses integrated design to excel in the design of sustainable buildings. Its clients have included First Capital Asset Management, Sobeys, Cascades, Rona, and Smart Centres. www.btae.ca Photos: Steve Montpetit
