A guide to boiler servicing by Samsian Ltd
Regular servicing is an important part of maintaining your household appliances, and most importantly when it comes to your boiler. Boiler manufacturers also recommend annual servicing for pretty much all domestic boilers. You must use a gas safe registered engineer (formally & more commonly-known as CORGI registered) Samsian Ltd are Gas safe registered – Registration No.508441 Our list below is a good guide of what’s involved when Samsian Ltd service your boiler.
1. After checking if you have been experiencing any problems our engineer will generally start with a visual check that establishes that the boiler, its installation and positioning, comply with building, electrical & gas-safety regulations along with water by-laws, installation instructions and British Standards. 2. A pre-service check will involve our engineer firing up the boiler and checking basic operation and identify any initial or obvious faults that you may be unaware of. 3. The casing will usually be removed and the main

components will be examined to ensure they are clean and free from damage. Depending on the model of boiler, these components can include the main burner, the main injector, the heat exchanger, condense trap, the ignition and sensing electrodes, seals and fans. 4. The electrics will be checked for overheating, the cleaning of all inside surfaces where necessary, inspecting all pipe work (water & gas) and joints, and very importantly, making sure the flue terminal is unobstructed either internally or externally. 5. Next, the combustion will be checked with a flue gas analyser to make sure the boiler is operating properly, this will be adjusted if required. 6. If any of these tests show a fault, the engineer will inform you of additional costs for repair work that’s required. 7. Next, the engineer may carry out a gas-tightness test to establish if there are any leaks in the system if any joints have needed to be disturbed during the service work. A tightness test will always be carried out where a service includes a landlords or gas safety inspection. 8. The casing of the boiler will then be carefully replaced. 9. The final step is the service report, our engineer will issue you with a report for your records. 10. A basic service will last around half an hour or more depending on the model.

Bed bug control raises health concerns…
The concern for health arises because pesticides are being misused; some only approved for outdoor use are being used indoors. Government bodies are alerting the public to the emerging concern regarding the misuse of pesticides to treat infestations of bed bugs and other insects indoors.
...always read the label! Bed bugs are becoming a really serious health issue and there is real concern for public safety. One of the reasons is the poor level of knowledge of a certain number of pest controllers who fail to follow important, product labelling. First some bed bug facts for the uninitiated: • in the UK the bed bugs population has increased 500% from 2006-2010. • Bed bugs are three times higher in urban areas compared with rural areas. •
Bed bugs hatchlings can pass through the stich hole in a mattress and hide until they sense the body heat and CO2 exhaled when we breath, coming out to enjoy a blood feast!
• An adult female bed bug will lay 500 eggs in her lifetime.

From 2006-2010 the National Pesticide Information Centre reported 169 calls, 129 of these resulted in mild or serious health effects (including one fatality), all because of bed bugs. These were as a direct result of using pesticides that were misapplied, not intended for indoor use or legally banned from use. The Tunbridge Wells Bar & Grill
The BBQ from the Tunbridge Wells Bar & Grill has officially opened and promises to make short summers a thing of the past, with the launch of their 120 seat BBQ situated in the popular walled garden, recently refurbished and covered with a spectacular retractable roof. The addition of low comfy seating, suspended heating and candlelight, the venue promises to bring all year round outside dining, rain or shine. The theatre kitchen boasts a charcoal and wood burning grill and oven. It resembles more of a Harrods butchers shop and fishmonger than a terrace with the guests being able to choose from a wonderful selection of fish, shellfish, meat and poultry. Passion for provenance of ingredients is clearly visible in this kitchen. Five chefs travelled to Memphis, Tennessee where the new menu and many dishes were inspired. They learnt the art of marinades, rubs and slow cooking from lifelong pit masters. “Great ingredients cooked simply over wood and charcoal was truly inspirational ” said the chefs. The menu will have you spoilt for choice but you will not go wrong with a steak. All of the meat served at The Tunbridge Wells Bar & Grill comes from their own butchers shop in Cheshire where a team of nine skilled butchers take pride in supplying only their restaurants. The restaurant has a passion for shellfish too, sourcing products direct from fishing boats including, lobster, scallops and hand-picked crab. The outside bar boasts an eclectic and extensive wine list, with classic cocktails made the proper way alongside craft beers. 20 inandaround

• Try peas and mint for a fresh green soup. If it’s a robust and warming soup you like use chunky vegetables. For an oriental favour try chicken with noodles.
• Leftover cold meats, the last bit of cheese, fruit, potatoes, pasta, and rice are all great in salads. Boiled eggs and even nuts… the combinations are endless!
• If you work outside or on the move take your soup in a thermos.
Put your salad in a plastic tub, but take the dressing in a jam jar, shake and drizzle over your salad at the last minute to stop it going soggy.
• Not only can soup be a healthy option, it is also a great way to use up virtually anything that is left in the fridge. Wilting veggies, odd bits of cheese.
• Once upon a time, ‘salad’ used to mean a bit of iceberg, a few slices of cucumber and some tomato wedges. If you were really lucky you might have got a bit of spring onion.

Constructive dismissal: A quick guide If all of these conditions are met then the employee will have a claim for breach of contract and unfair dismissal. Does it need to be just one incident by the employer? There can be one incident, or sometimes there will be a whole series of incidents which taken together amount to a fundamental breach of contract.
What is constructive dismissal? Constructive dismissal is where an employee resigns in response to their employer’s conduct in breach of a fundamental term of their employment contract. Note that the breach has to be a fundamental or key term of the contract. An example would be a unilateral pay cut or where the employer changes the employee’s working conditions without being contractually entitled to do so. The implied term of mutual trust and confidence is often used by employees where the employment relationship has completely broken down, as a result of the employers’ actions. What is the effect of a fundamental breach of contract by the Employer? The employee is entitled to treat themselves as having been “dismissed”. For a constructive dismissal claim to succeed, the employee needs to show that: • The employer breached a fundamental or key term of the employment contract;
The resignation. The resignation letter should set out the reason for the resignation, as this will be used in evidence of any eventual Employment Tribunal claim. Referring to a different reason for the resignation in the letter to the breach of contract will obviously hinder any eventual claim. Should the employee raise a grievance? The law does not require this, but employees would be well advised to raise a grievance before bringing an Employment Tribunal claim. Any compensation awarded in the Employment Tribunal can be reduced by up to 25% if the Tribunal makes a finding that the employee unreasonably failed to follow a grievance procedure. Following the procedure may also resolve the problem and spare the costs and stress of litigation. Submitting a grievance should also demonstrate that the employee acted reasonably which may assist their claim. Stepping Stone Studios
Stepping Stone Studios has been up and running for over a year and a half, and has taken a unique journey since April 2012 to today. Initially set up as a studio and art gallery, and fully volunteer staffed; the studio has developed (with the support of the community) into a restaurant and venue fit to host a variety of events. Open from Wednesday-Saturday 12 noon until later every night. Food is available until 10pm, or 11pm on Saturdays. Wednesday’s Jam Night is a personal favourite amongst local musicians. The night is kitted out not just for musicians looking for ‘improv jam sessions’, but for full bands to come down and have a go. Local punter (Jonny Mcgrath) said the night was “like a festival vibe, sitting around the fire and playing songs together… Thursday nights for a lot of people mean late night shopping and preparing for the hectic weekends. (Find time for the calm before the storm) as the studio introduces a brand new night cosily titled “Live On The Couch”. The Friday Funk, run by local D.J’s Adam French & Phil Sproule is a night of funk, soul, breaks, jazz, hip hop, reggae and latin/afro beats; all played from good old crackling dusty vinyl, grooves to make you move, this is a night not to be missed.

Help! I’m a Mum, What Happened to my body?
Week 3
The Confession! My name is Julie and I’m a Nutritionist. On Saturday I ate an entire box of maltesers and drank ¾ of a bottle of wine to myself! There I’ve said it out loud and everything. Now you may be feeling shocked that a Nutritionist would even eat and drink the above let alone admit it! I do hope I have not just committed career suicide. I think it is important that you know that I am actually human. Most people will think that Nutritionists go around being perfect, eating brown rice and beans and drinking herbal tea all day long but just like you we all have our off days. Now in my defence I had had a very demanding day (children related), Rosie has just turned 1 year and is cutting teeth like you wouldn’t believe it and Charlie who is 3 years old is waking up with nightmares! All this has resulted in disrupted sleep again. Arghhhh!!! Seriously did anyone tell you how exhausting it is to be a Mum!? The tiredness has also affected my ability to do my running so I’ve had to resort to doing toddler exercise. This mainly involves doing Head, Shoulders, Knees and Toes, pushing the swing, pushing the pushchair, climbing around the soft play area, you know the sort of thing. Also in the last week or so I’ve had my sisters 40th birthday meal, Grandma’s wake meal, a rare evening out with my husband and a McMillan coffee morning! Life can really get in the way when you are trying to eat well, exercise and find your mojo! A book caught my attention this week; it was entitled “I’d
change my life if I had more time!” I think this is calling out to me and I may just have to buy it and see what it says (that’s if I can find time to read it). So that’s basically what’s been happening. It’s not all bad though! I am in to week 3 of my 0-5k running app and can now run 3 minutes without dying! I treated myself to a new outfit including accessories (it was very exciting) and gave myself a home facial and pedicure. I’ve also signed up for Pole Dancing classes to really get my vavavooom back! My weight has stayed the same despite the meals out and lack of exercise so that’s good. I hope you feel relieved and reassured that even someone like me can have these slip ups and setbacks. The good thing is that instead of just giving up I get myself back on track and always look at each day as a brand new start with no mistakes. My top tip this week is to choose your snacks carefully. So many reduced calorie, low fat snacks (snack a jacks, special K cereal bars to name but a few) are just no good for you. They will leave you feeling hungry and lacking in the essential nutrients your body needs to lose weight and feel good. These are some of the snacks that I use: • Rice cake with peanut butter • Apple with a few nuts • Homemade flapjack • Hummus with oatcake • Naked or Fruitus cereal bars • 4 squares of dark chocolate • Natural yoghurt with a handful of blueberries If you eat because you are stressed, tired, fed up etc then I can recommend the Bach Emotional Eating Kit or alternatively a hypnotherapy session.
