Triple glazing – is it worth it?

Let me start by emphasising that we have no axe to grind insofar as we can competitively supply triple glazing, the equal of any currently available, as easily as we do double glazing or any other product we offer. For this reason the views expressed below are totally unbiased. Many people think three glass panes are better than two, and that they are getting more for their money. It is, of course, relatively easy to convince those with little understanding of the science behind double and triple glazing that this proposition is true. It sounds plausible, sounds right, but is often wrong. More is not always better! It’s the high tech frame and sealed unit construction and advances in glass technology that have produced the astonishing improvements to the window industry’s products – not the addition of a third glass pane. Triple glazing can vary enormously in performance and quality. Poor quality triple glazing, which is very often thrown in free for the price of double glazing, is very often less efficient at energy conservation than high quality double glazing. As yet nobody has successfully developed for the UK market, a purpose-made, optimal frame for triple glazing. All triple glazed frames are currently frames made for double glazing with, at best, a modified glazing bead to allow the glazing of a slightly wider sealed unit, and until proper frames 4

are available, any perceived benefits in real living situations are likely to be non-existent. At its best, triple glazing as used in Scandinavia, Germany and Canada is more efficient, but triple glazing of this quality is both expensive and not generally available in window styles acceptable to the British market. They are also products that are vastly over-engineered for UK climatic conditions. Other benefits frequently claimed by proponents of triple glazing include vastly improved acoustic insulation, but these claims are almost always greatly exaggerated. Greater decibel reduction can usually be obtained by using acoustic glass in a traditional double-glazed unit construction. Claims that triple glazing offers greater security are also fraudulent. It’s barely more difficult to break a triple-glazed glass unit than a double-glazed unit. If security is a significant issue, better results would be obtained by using a double-glazed unit constructed from 6 mm laminated glass. Moreover the issue of security is more complex than simply upgrading the glass. Complimentary upgrades in window frame construction and locks are also required to optimise the security of a window. With the UK triple-glazed option still in its infancy, many other issues pertaining to a good installation and its longevity are still unaddressed. Not least of these is the additional weight imposed by three glass panes on the window/door hinges and the inherent adverse potential for difficult to close


‘dropped’ window and door sashes. Other triple glazing downsides include poorer light transmittance and solar absorption. Finally, salesmen in some companies claim anything from a 4% to a 24% U value reduction by using triple glazing, although it’s not normally clear what is being compared. To this I would say 24% of an already extremely low figure = a very miniscule, probably theoretical cost reduction in your energy bill.

Readers will by now have deduced that, in our opinion, top quality A+ rated double-glazed windows and doors are

Mixed fruit pancakes METHOD: 1. Beat the egg into the milk, then put the flour in a bowl and gradually stir in the milk mixture until smooth, then mix in the dried and fresh fruit (pears can be used instead of apples - about 100g). 2. Heat a nonstick pan and add the oil, then add a tablespoonful of the mixture.

Pancakes are a great way to turn leftovers into an exciting meal. These are loved by children, or ideal as a quick brunch or teatime snack. SERVES: 3-4 (makes 8-12 pancakes) PREP TIME: 2 mins COOKING TIME: 10 mins INGREDIENTS: • 1 egg, beaten • 150ml (5floz) milk • 100g (3oz) flour (plain, wholemeal or gluten-free) • 50g (2oz) dried mixed fruit • 100g (3oz) finely chopped fruit (e.g. apple or pears) •Dash oil •1 teaspoon sugar •1 teaspoon mixed spice or cinnamon

3. Cook for 2 minutes then flip over with a spatula and cook for another minute or two on the other side. The pancakes should be about 8 cm (3in) in diameter and only 3-4 mm (1/8in) thick. You should be able to cook 2 or 3 in a large pan at the same time. 4. Mix the sugar and spice together and sprinkle over the hot pancakes before serving.

Cooks tip The fruit will sink to the bottom of the mixture, so try to spoon from the bottom of the bowl each time so every pancake has fruit in it. Use up 
Fruit that is very ripe such as pears or berries. Odds and ends of nuts, seeds or dried fruit. Variations,
use fresh fruit instead of dried, including: pears, blackberries, raspberries, apricots, peaches, damsons, plums, cherries or tropical fruit. You can also add chopped nuts or seeds. Try also making savoury pancakes by replacing the fruit with vegetables and omitting the sugar topping. Extra flavour,
add grated lemon or orange zest, mixed spice, ground ginger, nutmeg or cinnamon.

Can Food Heal? Does what we eat make a difference? Spring at last, with more incentives for healthier eating. Salads somehow become more appetising and we can grow our own with longer, warmer days and so much cheaper too. Try growing cut and come again salad leaves in window boxes, or sprouting seeds, if you have no garden. With our busy lives it’s easy to forget we need to eat for nourishment, not just because we’re hungry. We know healthy eating goes towards preventing illness, but what if it may help to cure it as it appears, or even before we’re aware of it? As Chris Woollams writes in www.canceractive.com, a holistic charity website, “…how wonderful if a good diet could be like having your own personal mechanic on site 24/7 to ensure you never breakdown!” Whilst acknowledging that an accumulation of things such as genetics, stress, smoking, pathogens and poisonous chemicals can lead to cancer, in his book ‘The Rainbow Diet’, he describes dietary changes he believes will help make a difference, such as using super nutrients like, “…resveratrol from grape skins, polyphenols in olive oil, allicin in garlic, ellagic acid in berries, quercitin in onions and apples, vitamin K and indole-3-carbinol released by beneficial bacteria from ‘greens’ and broccoli, anthocyanins from deep purple foods”. A recent study, published in the British Journal of Cancer, has produced quite surprising results. Putting on too much weight was found to be a greater risk for breast cancer in women than drinking alcohol, and a lack of fruit, vegetables and fibre, high salt and excessive red meat consumption, together accounted for 9.2% of all cancers. At Harvard University, of 26,000 people they studied, those who closely followed a traditional Mediterranean diet, including more salads, fruit, fish and olive oil, were overall less likely to develop cancer. Just using olive oil in baking, as well as in cooking and on salads, had

the greatest effect, reducing cancer risk by 9%. It also showed that making any two changes to your diet, such as eating more peas, beans and lentils and less meat, could cut cancer risk by 12%. Balance, moderation and variety are key factors. Vary your dairy. Try goat’s cheese or manchego, a popular Spanish sheep cheese, and soya, coconut or almond milk on your cereal. Add quinoa (keenwa) or millet flakes and linseeds to your porridge. Eat the full spectrum of colours, yes even blue, blueberries! Try using xylitol instead of sugar. Keep drinking your usual tea, but also try green or white tea, both naturally sweet and even better for you. The odd glass of red wine is good too, but not the whole bottle of course. No excuses, the polyphenols are not just at the bottom! Sue Blain

Happy Mothers’ Day!

I

n the UK we’ve celebrated Mothering Sunday on the fourth Sunday of Lent since the 16th century. Its origins are a little hazy but are definitely entwined with the Church. In the past it has also been known as Refreshment Sunday, because the strict Lent fasting rules were relaxed on this day, in honour of the biblical story of the feeding of the five thousand. It’s also been called Simnel Sunday, after the tradition of baking Simnel Cake, which became a way of honouring both mother and the Church.

The origin of the phrase Mothering Sunday seems to have come about because, centuries ago, it was deemed important that people returned to their ‘home’ or ‘mother’ church once a year, and this pilgrimage traditionally took place in the middle of Lent. This seems to have led to youngsters in domestic service, who were often as young as ten-years-old, being given the day off to visit their


mother and family. As the children walked home they gathered posies of flowers to present as small gifts, and so the tradition of giving flowers on Mothers’ Day was born. Most countries have now declared a special day on which to honour their mothers.

Mothers’ Day Traditions Around the Globe Yugoslavian mothers get the worst deal. Their day is the second Sunday before Christmas, and children traditionally tie their mother’s feet to a chair, chanting, “Mothers’ Day! Mothers’ Day! What will you pay to get away?” She then has to give them presents.

In Ethiopia, Mothers’ Day is called Antrosht. It has no fixed date because it occurs at the end of the rainy season - around the end of October. Children visit their parents, bringing the necessary ingredients for a meal. Afterwards, everyone sings songs in celebration of the family. However you do it, don’t forget to say thank you to your mother this year.

In the USA, Mothers’ Day doesn’t change dates as it does in Britain. It takes place in May, and it is traditional to give pink carnations to represent love, or to wear a white carnation in honour of a mother who is no longer living. Across the Channel the French also celebrate Mothers’ Day in May. They call their day Fête des Mères. Children give gifts to their mothers and host a dinner in their honour.

This year The Heart of Kent Hospice is launching its first Open Garden Scheme and is appealing for keen gardeners to take part in the project to support the charity. The Open Garden Scheme will run over the spring and summer and the hospice is looking for local people with interesting gardens who would be prepared to host a garden party for friends and family, or open their garden to the public or their neighbours for a day. CARE VISITS AT HOME

Olympic hopefuls - Sutton Valence

OLYMPIC hopeful Peter Bannister is paddling his way into 2014 – with the help of

a new competition kayak designed by his old art teacher. Sutton Valence teacher Sarah Easter was thrilled to be asked to come up with some ideas for Peter’s new boat, having been his tutor. Peter, who lives in Sutton Valence, is following in the footsteps of kayaking Olympic Gold winner, Tim Brabants MBE. His old boat has been relegated to training duties, but, with the help of local sponsors and his first year of funding from the National Lottery, Peter will be competing this year in the fabulous new kayak, designed by Sarah. She said: “Peter was keen for the design to use colours that represented Great Britain. I came up with about eight designs, and this is the one he liked best (and me too as it happens). I was thinking about the movement of the paddle, how it pulls up and through the water and I used that idea to inspire the asymmetrical design.” After achieving Bronze in the K4 at the Boulogne International Regatta, Peter was selected to be an athlete on the Lloyds TSB Local Heroes programme and chosen as a torchbearer for the 2012 Olympics, in recognition of his commitment and dedication to canoeing.

Now, his aim is to compete for Great Britain in the 2016 Games. Peter said: “I am enormously grateful to everyone who has helped me to get this far – and to Sutton Valence School, which has always been very supportive of my sport. I am looking forward to putting the new boat through her paces.”

Katie L atter SUTTON Valence student Katie Latter is going for gold, after being picked out as a possible contender for TEAM GB. Katie (15) from Kingswood, Maidstone, represents the county at U16 hockey and U17 cricket and shines at every sporting activity she tries her hand at – including running, football and javelin. Today, she plays for the Kent U17 cricket team and also for Leeds and Broomfield Cricket Club where her batting average in 2012 was 108. The sporting teenager has been chosen as one of 464 women who could be trained to compete in the

2020 Olympics – not in any of her regular sports, but in canoeing!

Katie’s mum Karen said: “It’s a massive achievement to be selected to attend the assessment and to be selected from thousands of applicants. She was so excited to be able to spend the day at the Olympic Park being put through her paces, as well as having the chance to meet some 2012 Olympic athletes.” Katie will now take part in a first-phase assessment for GB canoeing in a few weeks’ time – and, if she sails through, will then face the next phase: judged against 120 other young hopefuls. This cohort will be culled to 40 – and finally, 20 who will go to a confirmation camp, where they will be challenged, using unstable race caonoes. If successful, Katie wouldn’t be the first person to switch sports mid-stream. Katie said: “This is a huge opportunity for me and I am tremendously excited. Even if I am not selected for canoe training, it opens the doors to opportunities in a whole host of other disciplines.”

Flood Risk homes is any known flood risk and if so this could result in more detailed enquiries being made. The buyer would need to identify the level of flood risk, which could be from the buyer’s own personal knowledge of the property and the area, the buyer making further detailed enquiries with their own surveyor and ensuring that a physical inspection or survey has been carried out or a more detailed flood report being obtained which will help the buyer to assess the overall risk.

Flooding is a growing risk for some British homes and something a number of Kent’s residents have recently had to deal with. Some people will buy a property, especially those in a fantastic location, fully aware that at some time, it may suffer from flooding. However aside from the physical damage caused by floods if a property is at risk of flooding, it may be difficult to: • Obtain a mortgage • Obtain suitable insurance cover, or • Sell the property Nobody can ever say that a property that has not previously been flooded will never flood and new properties in particular may be tested by the extremes of weather recently experienced. However there are steps that can be taken during the course of a property purchase to forewarn the buyer. Solicitors are not qualified to give advice on flood risk or interpret technical flood reports but there are a number of checks that can be undertaken by the buyer or on a buyers behalf which will give them a better understanding of the risks. The standard documentation supplied to a buyer’s solicitor (where the solicitors are adopting what is known as the Conveyancing Protocol) contains a standard enquiry of the seller to ascertain whether any part of the property has ever been flooded and if so, the type of flooding that occurred. If flooding has previously occurred which is not disclosed by the seller, then a buyer could bring a compensation claim as a result of such an incorrect reply. A buyer’s solicitors will also carry out what is known as an Environment Report. This should disclose whether there 24 inandaround

It is important to ensure that the surveyor instructed to act on the buyer’s behalf has local knowledge. The buyer themselves can also make personal enquiries of neighbours, local businesses and consult the Environment Agency Flood Map. This provides a free postcode search for information on flooding from rivers and the sea, but not common flood causes such as surface water and ground water. A further extremely useful indicator is the buyer making enquiries to establish the terms on which buildings insurance (including flood risk cover) is available. A prohibitive premium or an insurance company potentially declining to insure the property would highlight real cause for concern. As the Standard Conditions of Sale in a Contract for the sale purchase of a residential property oblige the buyer to assume the risk from exchange of Contracts, then the ability to obtain insurance on acceptable terms should be known to a buyer before they become contractually obliged to purchase the property. If difficulties are experienced in obtaining appropriate buildings insurance and having considered the matter further, a buyer still wishes to proceed, then the Department for the Environment, Food and Rural Affairs, have produced a guide “Obtaining Flood Insurance in High Risk Areas” for those experiencing difficulty in obtaining flood insurance. In brief the best advice is to ask as many questions as you can and to do as much research as you can before you commit to buying any home. y family recently trekked out on a Sunday with the plan of a walk around a park and grabbing a bite to eat. Due to the bad weather we decided upon arrival at the park it was in fact far too cold to go for a walk and all the restaurants we called for a “bite to eat” were fully booked.
