Life in Loose Community News News from North Loose Residents’ Association Our Meet and Greet held on Boughton Parade went very well. Most of the NLRA committee were on hand to chat with our members and residents and to listen to their concerns. The event attracted some new members and encouraged plenty of membership renewals – the good weather probably helped! Rubbish seems to breed more rubbish and we are getting too much of it especially outside the shops in Boughton Parade. To tackle this problem why not join us at 9 30 am on Tuesday 27th June (the exact location where we are going to meet will be on our Notice board in Boughton Parade) and help with a Litter Pick. We will supply all the equipment – litter grabbers, waste bags and gloves. A good session of litter-picking by a team of helpers will make a huge difference and of course, once a place looks clean it tends to stay clean.

Another team of NLRA helpers are presently going around the area reminding people that 2017/2018 membership subscriptions are due and are getting a very positive response. We are looking to hit 1250 members this year because a strong membership ensures that our views and concerns are heeded by Maidstone Borough Council and acted upon. All are warmly invited to share

We have organised a Boundary Walk for Saturday 8th July. We start from the Y Centre at 2 o’clock and it’s about 4 miles. Dogs are very welcome but they won’t, unfortunately, be able to join us for a cup of tea at the end of our excursion back at the Y Centre. The NLRA undertook another Traffic Survey on 24th April at the Boughton Lane junction with Loose Road. This was even more detailed than some of earlier efforts and needed the help of no fewer than 42 of our residents from six o’clock in the morning until eight o’clock at night to record the numbers. Unsurprisingly – to us anyway – the volume of traffic continues to grow and is now some 20% greater than it was in 2012 when we did our first survey. If the traffic isn’t at a standstill, some of it will be going too fast! The SMART group is looking into teaming up with two of our three neighbouring parishes to create a Speed Watch group. If you know a particular road or street where speeding is a problem please let us know by e-mailing alan@northloose.co.uk. Let us know also if you would like to be part of the group and we will send you details – at this stage it is your general interest not a commitment we are looking for. 4

There are two different sorts of joint ownership, Joint Tenancy and Tenancy in Common, so how do they differ and which type will suit your situation the best? 1. Joint Tenancy Where there is a joint tenancy, neither one of the co-owners will be entitled to a distinct or separate proportion of the property, each one effectively owns all of it. Of particular importance is the fact that where one of two joint tenants dies, his or her share will automatically

If no Will exists, the interest will pass under the rules of intestacy, which means that it passes to the deceased’s next of kin which may not necessarily be the surviving owner of the property. To avoid any possible disputes, it is always preferable that the shares of each co-owner be expressed and recorded in a separate document, known as a Declaration of Trust, which should normally be kept with the title documents of the property. Tenancies in Common are typically used where two or more persons buy a property and make unequal contributions towards the purchase price, perhaps because a parent has provided a significant cash advance for a deposit, or where one co-owner would not wish that person’s interest to pass automatically to the survivor on

his or her death. This may happen for example if the person has a child/children from a previous relationship, whom they would like to benefit in the event of their death. It is important to take legal advice and to make and keep an up to date Will which reflects these wishes. Making sure there is a record of the beneficial interest you have in the property from the outset of the purchase and a record of what you should receive from the sale along with making sure you have an up to date Will on the completion of the property transaction should help ensure there are no squabbles about ownership in the future.
