GARDEN INSPIRATION Spring is the time when flowers burst into bloom and nature puts on a show. A look around your own garden may have you thinking it’s time to spruce up your space with new ideas, but the uncertainty of continued water restrictions might have you thinking your options are limited. Nothing could be further from the truth. Inspiration for your garden is just around the corner at the Robert J. Cabral Agricultural Center, the home of the University of California Cooperative Extension Learning Landscape. The Learning Landscape is a demonstration garden filled with examples of useful ideas you can use in your own yard. Maintained by UC Master Gardeners, six small gardens are connected by paths and informational signage highlighting the themes of each section. To help with your shopping list to take to the nursery, we have loads of plants you may not be familiar with, but that perform well in the Valley. We also stock a kiosk with free seasonal gardening information. Sustainability may be a buzzword to some, but for the gardens it means everything is done with an eye to having a positive impact on our environment. This means we use efficient irrigation systems and irrigate only as much as necessary. All our planting beds are covered with mulch to preserve moisture and improve plant and soil health. The plants we have chosen, except for the edibles, can thrive on low or moderate water: half or less than half of what a lawn would require. We plant lots of flowering things for the pollinators and beneficial insects, so hummingbirds, bees, butterflies and other insects can almost always be seen flitting about. Most of our paths are permeable, allowing rain water to infiltrate into the ground instead of running off to the storm drains, and we incorporate recycled and locally produced materials to reduce our carbon footprint. Nurseries big and small are now loaded with lower water options, but it can be helpful to see how they look in the ground before making the investment. Make the drive out to the Learning Landscape and get a vision for your new sustainable garden.

There’s something to be said about a mother-daughter duo so in tune. As we sit in their quaint tearoom, they tell a story of hard work, faith, love, and family. It’s clear that business ownership is in their blood, as Jacqueline speaks of taking those first steps. “I was going to school for Computer Programming and one day my sister in law, Jennifer, asked—‘What do you like to do?’” The question prompted Jacqueline to switch gears and pursue her passion. After receiving her Esthetician license, she joined forces with Jennifer, and they founded Perfect Balance. As the business grew, they welcomed a massage therapist before upgrading to a 1400 square foot shop that also offered nail services. Now offering full skin, body, and beauty treatments that include everything from facials and massage, to makeup application and hair salon services at their ridiculously charming location on Pine Street in Lodi—Jacqueline admits that even with such growth and success, each year she has wondered if her business would make it. “Looking back I would tell myself—there are seasons. Enjoy where you are in life, and embrace it every step of the way.” Jacqueline’s eyes well as she continues with a giggle. “I mean, I never knew if Brittany might run.” The 26-year-old grabs her mom’s hand as she says, “As an adult, I can’t imagine being anything but a business owner or entrepreneur. This company is older than I am; it’s in me. It’s always been my healthy constant. I crawled around on these floors.” Brittany became a strong leader and a poised businesswoman on those very same floors—as her aunt, Jennifer, bowed out of the business in 2011. She could tell the transition was weighing on her mom and offered to step up. “I was pursuing a degree in Communications, and was blessed to be able to apply everything I was learning to a fully functioning business.” But, the torch wasn’t just handed to her. At 15 years old she folded towels for $7 an hour as she grew up and came into her own. 44

Most spa or salon atmospheres possess a hint of cattiness. And the thought of the owner’s daughter managing 17 women—as the youngest member of the staff—almost wreaks disaster. Yet, the love and respect the Perfect Balance team has for their trade, each other, and the company is so apparent. How? “You learn, listen, and apply,” Brittany says, as her compassion and maturity shines. The launch of a Human Resources department was one of her first projects, as she worked to establish a happy and healthy staff family. Through team building retreats, they learned to talk it out,
and never go home angry. “I don’t want to sound prideful, but we have the best people,” Jacqueline adds. “We feed off of each other, we trust one another, and there’s nothing we can’t come together and conquer.” So what’s next? “Perfect Balance 2.0,” Jacqueline laughs. As the team and residents enjoy their latest expansion, The Hideaway (a gorgeous indoor/outdoor nook that welcomes clients to stay awhile, and enjoy time in the hot tub and barrel sauna), Jacqueline and Brittany continue to keep on the cutting edge of their industry. “Youth is the secret weapon, and Brittany is the next generation,” Jacqueline smiles. “She is so great at taking what we have and making it better.” “But nothing can beat original,” Brittany says as she locks eyes with her Mom, and they both begin to wipe away tears. “Sure, the Xbox One is cool, but nothing trumps Super Mario.”

Trees help clean our air— removing fossil fuel emissions, improving air quality, and reducing nearby indoor air pollution by more than 50 percent. They provide us with oxygen, help clean our drinking water, and as the Arbor Day Foundation puts it, “Trees are simply amazing.” Dating back to the 1800s, the thought of a tree-planting holiday became a topic of passion for J. Sterling Morton, a journalist from Detroit. As an editor of Nebraska’s top newspaper—he used that medium to spread agricultural information. The first “unofficial” Arbor Day was celebrated in Nebraska on April 10, 1872. It is reported that an estimated one million trees were planted in the state that day. Two years later, Arbor Day was officially proclaimed, and in 1882 it was supported nation-wide (a number of states honor Arbor Day at other times in the spring season to coincide with prime tree planting periods). Celebrate this year by planting a tree, or organizing a community or corporate event for an even larger impact. Delta Tree Farm in Lodi grows hundreds of different varieties, is open to the public, and has a few tips to ensure your tree’s abundance. “The cardinal rule is to never plant your tree too deep,” says Don Oliver, owner of Delta Tree Farms. When you remove the root ball from the pot, Don suggests trimming the roots if they’re bound tightly around the nursery can. Otherwise, 46

roughen up the edges of the root ball with your hands and separate any encircling roots to encourage them to grow outward. After trimming or loosening your roots, dig a hole about 1.5 times the size of the container your tree came in. Because you’ll most likely be digging a circular hole, Don notes the importance of circumference. “Make sure you dig a foot and a half all the way around. And ensure that you plant your tree at least an inch above the existing soil line. If you plant too low and add dirt on top of the grade, you can easily suffocate and kill the tree.” Because as Don explains,
trees breathe just like we do. Lastly, consider placement. Choose an area that has easy access to both water and drainage— but avoid planting your tree in low areas or between mounds, where water can collect and sit. Because, “This can quickly cause root rot and kill your tree,” Don shares. Ideally, each plant should be watered slowly and deeply so that the root ball and the soil immediately around it is kept adequately moist during the first season of establishment. And always check the moisture level in the soil before watering. With expert advice at your fingertips, now is a better time than ever to invest in the community for generations to come. Dig deep, get your hands dirty, and reap the benefits of a truly giving tree.

HISTORY Relived BOMBER CAMP REIGNITES STOCKTON’S MILITARY ROOTS ON MAY 30TH BY COPPER WILLIAMS High above San Joaquin’s skyline, history soars over the region. As one of three left of its kind, the Lockheed PV-2D Harpoon glides into position over the fields below. Its crew steadies the course, manning the cockpit, radio, and guns. Another sits in the ball turret below. As they reach their target, the bottom of the hull divides, exposing the gaping expanse between the plane and the ground hundreds of feet beneath them. Final coordinates are relayed, the all clear is given, and a series of bombs are sent soaring to their final destination. What sounds like the final act in a military movie is actually the crescendo to the three-day bomber camp that takes place each year at Stockton Metropolitan Airport. The Stockton Field Aviation Museum, along with 20 volunteers, make it their solemn duty to rekindle the flames of the training facility that once saw off so many of our young soldiers in the 1940s. “I had the idea for Bomber Camp back when I was in college at San Jose State University,” says Taigh Ramey, CEO and Founder of the Museum. “Bringing history back to life [is] a great way to give future generations a small glimpse of what it was like for those of our Greatest Generation, and as a tribute to them as well.” Bomber Camp first began in 2008, and has since grown in popularity. Students arrive at a portion of the airport that’s been trans-

formed into the very training facilities one would experience more than 70 years ago. With tents raised, and historic vehicles pounding across the asphalt, students are taught the basics in military protocol. Different bomber crew positions, including radio, navigation, bombardier, and gunnery are drilled into the students. Each “cadet” also experiences time behind a variety of training guns, much like their forefathers would have done. Emergency training and more instruction all leads up to the grand finale of the camp, where two teams of students go up in the bomber for their classified mission. “In the bombers, the students rotate around different crew positions in flight, and try their hand at shooting the guns, broadcast on the WWII radios, take the ball turret for a spin, and actually drop dummy bombs with the bombsight,” Taigh explains. “After the missions are complete, there’s a celebration at the USO show that evening. It’s an amazing experience that can only be found here at the Stockton Field Aviation Museum.”

TAKE My BREATH AWAY Symptoms, triggers & solutions for asthma BY COPPER WILLIAMS
It’s hard to imagine our vibrant agricultural hub as the leading contender in air pollution in the United States. And yet, every day we leave for work, go to school, or take a joy ride, we are breathing in tiny particles that have amassed in the bowl we call San Joaquin. As of 2016, over 550,000 residents are afflicted with asthma, and with the number continuing to grow, we took the time to speak with Stockton’s Allergy Immunology & Asthma Medical Group to learn about common triggers, symptoms, and ways to manage asthma. An asthma attack can sometimes begin with only a tickle in the throat, or chest tightness. But, as Dr. Michael Balduzzi, MD, explains, “The classic asthma symptoms, such as coughing or wheezing, may at first only occur during periods of increased activity, or extended talking and laughing. However, as an asthma attack progresses, it is common to experience coughing, wheezing, tightness of the chest, or chest pressure even at random.” Dust mites, tobacco smoke, pet dander, and mold are large culprits called aeroallergens that can provoke an attack. These triggers can fly free through air ducts, settle onto couches and dinner tables, and even snuggle up and into our bed sheets—trigger50

ing watery eyes, a scratchy throat, the sniffles, and even full-blown attacks. As we head out of our home, we are also bombarded with other air pollutants the valley is known for. Spring is an especially bad time for those who suffer from tree and grass pollens. And throughout the day, we are exposing ourselves to the common cold virus, another cause for significant asthma flare-ups. So, what can you do when you feel an attack coming on? Dr. Balduzzi advises those with pre-existing asthma to use their rescue albuterol inhaler, or their nebulizer. “In general, albuterol is dosed every four to six hours, as needed. But how much should you be putting away, and what investments are the best options for you? We crunched the numbers and have the answers below!
Focus on paying off credit cards and loans first, with priority given to those with the highest interest rates. Paying off this debt allows you to instead utilize those interest payments toward investment and savings opportunities. Take inventory of your current income and expenditures. What bills can be lowered? What can be removed entirely? While that $10 gym membership you hardly use may not seem like a large monthly cost, over the course of a year, that membership adds up to $120. Over a ten-year span, that adds up to $1,200. Are you really making the membership work for you? Once you have completed your list of income and expenditures, schedule an ap54

UCP OF SAN JOAQUIN, CALAVERAS & AMADOR COUNTIES, DIRECTOR OF MARKETING & FUND DEVELOPMENT
A dynamite personality teamed with a giant heart and serious event planning skills make Jill Faso a force to be reckoned with. From an early age she gravitated toward nonprofit work, as her days at Fritz Chin Photography led her to March of Dimes, and ultimately her newest venture—United Cerebral Palsy of San Joaquin, Calaveras, and Amador Counties (UCP). UCP’s current Chief Executive Officer, Lynn Hogue, worked closely with Jill at March of Dimes and the two kept in contact. “She shared all that UCP does, and I wanted to be a part of it.” With less than a year at UCP, Jill continues to be amazed and inspired by the staff and clients. “And that will never stop,” she says. “To see our clients so happy and enjoying every moment— it’s so uplifting and it’s a reminder that life is about perspective.” Jill is eager to share with the community and hopes to “open the walls” of the facility with regular tours that allow people to experience its work. “We’re so much more than our name,” she says of UCP’s diverse clients that include those with a broad spectrum of disabilities. “And, it’s just something you have to see to understand.”

LOVE FOR THE UNDERDOG
An avid animal rescuer since her early teens, friends call Jill the “crazy dog lady,” and her fiancé almost expects the number of dogs they have to double each day. Currently, she’s working to repair the relationship between local rescue organizations—and the District Attorney, County Police, and Animal Services. “I want to re-establish trust and communication between all parties for the greater good. The comradery of these organizations will make such an impact in our community.”

Jill’s enthusiasm for SJC and its inhabitants shine as bright as her larger than life smile—as she connects like-minded people, and supports a variety of organizations. “So many people are just a few steps away from making something incredible happen; while others go the extra mile to help those who pursue good works—connecting them opens doors,” Jill shares. A passionate philanthropist, Jill sits on North Stockton Rotary’s board, is a part of the Walk to End Alzheimer’s committee, works on the Advisory Board for the Delta Fashion Department, and is a member of Let’s Face it Together Foundation’s Board of Directors.

Gina Valadez
BREAD OF LIFE, FOUNDER DELTA BLUEGRASS COMPANY, CREDIT MANAGER Gina’s story is one of trial and triumph. At eight years old she lost her mother to suicide—and in her early twenties, she became a single mother of two, following an early marriage that ended in divorce. Possessing independence and selfsufficiency beyond her years, she worked multiple jobs to make ends meet. “My life became very hard for awhile,” she admits. But Gina prevailed as she fought tirelessly to provide for her family, lived a life in honor of God’s word, and experienced the kindness and generosity of others. While working as a notary to supplement income, Gina met a local pastor and his wife who invited her to pick up groceries at their South Stockton church. “It caught me off guard,” she shares. Although Gina was employed, the couple understood the reality many working mothers face—the stress of feeding a family—and sent her home with two bags of groceries. A year later, the recession’s visible effects weighed on Gina and she felt that she had to do something. “I remember one day driving to church and passing so many ‘For Sale’ signs. And it just hit me—all of these families are losing their homes, they’re all struggling.” She reminisced the comfort those bags of groceries brought her and decided that’s how she’d help. After much research, she approached her pastor, James Byrd of LifeSong Church, in hopes to operate under their umbrella. By September 2010, Bread of Life began serving as a 501 (c) (3) to meet the high community need. Today, Bread of Life has grown to offer four distribution sites throughout San Joaquin and supply nearly thousands of people with groceries on the third Saturday of every month.

“I wouldn’t be the person I am today if not for these two men,” she says of Edward Zuckerman and Dennis Gardemeyer—two of her superiors at Delta Bluegrass Company, where she’s worked for 24 years. As a young adult on her own, “They poured so much into my life, teaching me things,” Gina says with the utmost appreciation. “If I wanted to take a class they’d send me. They supported me in every improvement I worked to make in my life.” Gina now lives by the example she was shown—“if you have the opportunity to help someone, you should.”
UNCONDITIONAL LOVE
“Some of the people we serve, others would shun,” Gina says of the struggling addicts that pick up groceries at Bread of Life. “But I give them a big hug.” True love and acceptance were lessons learned in her twenties, as Gina spent Friday nights with members of her church, feeding and praying for people on the streets of downtown Stockton. “I went with the intent to pray, but after awhile I got to know these people, and it was just something that I loved.” And in that experience, she discovered her purpose.

Olga Rodriguez HAVEN OF PEACE, EXECUTIVE DIRECTOR
Olga’s eyes welled as she walked through the rooms of Haven of Peace—an emergency homeless shelter for women and children in French Camp—where she serves as Executive Director. “To see these women emerge out of a depressive state and begin to shine and flourish as they are being embraced by the community is so powerful.” The Central American native was aware of her heart’s work at a young age— always feeling compelled to help others. In grade school, teachers scolded Olga for constantly being out of her seat. “I thought I was the teacher,” she giggles. “I would finish my work, and then circle the classroom to check in with other students and help if they were struggling.” With an interest in Bilingual Education, Olga attended university in Panama before making her way to California at 20—after her mother relocated following a divorce. “It takes a lot of determination; a lot of guts to leave a country you were born and raised in,” Olga says. Here, she attended Delta Community College and California State University, Stanislaus—where she studied Child Development and Liberal Studies, with a multicultural emphasis. Following graduation, Olga worked as a director of several resource centers, promoting education and awareness of crisis services. “God prepared me for my role here; he made sure that I became a part of this organization.”

THE MATRIARCH
“The women we house here have a variety of different circumstances, whether it be domestic violence, incarceration, or addiction. We work to meet their varying needs, and meet them where they are in their journey,” Olga explains. Because nothing at the Haven is mandated, Olga and her team provide resources for the women who are ready and eager to move forward and show support and love to those who are not. Though the fundraising, grant writing, and community awareness Olga cultivates is key to the Haven’s function and growth—the women and children are her top priority. Each morning they start their day together, connecting, sharing praises and petitions, and praying. “I want these women to know that I will stand next to you, carry you, and give you the resources to succeed for you and your family.”
IT TAKES A VILLAGE
Many moving pieces allow the Haven to provide women with a safe place, and tools and programs to be self-sufficient. Olga’s pure love, respect, and appreciation shine through as she speaks of the volunteers, donors, and “staff family” that supported her first project as Executive Director—“to make this place a true home.” Today, each room of the Haven’s walls are decorated, and Olga’s eyes well as she walks on the newly replaced floors. “The team effort of so many people and organizations uniting has allowed for so much growth and change for many women, and the Haven.”

Leslie was born in Stockton as the oldest of three. She credits her parents—her mother, a teacher; and her father, a first generation University of the Pacific graduate and pharmacist—for her strong work ethic, philanthropist spirit, and kind nature. “I grew up working at my dad’s pharmacy after school and on the weekends making two dollars an hour!” she laughs, “And our house was always the one friends gravitated toward—my parents happily welcomed the extra mouths to feed each night.”

Leslie spends her “me” time practicing yoga and running marathons. “When I participate in a race it’s always so uplifting to have cheerful and enthusiastic volunteers along the route, especially when the miles start to get tough. So, I also like to volunteer at runs to provide encouragement to my fellow runners.”

Her role as Marketing Director includes promotion of the Anheuser-Busch/InBev Corporate Social Responsibility Program, “Which encompasses numerous programs and tools to address responsible drinking, protecting and preserving our environment, and making a difference in the communities where we work and live,” Leslie explains. Through her involvement she met Jeremy Bates—the Hope Dealer. As Leslie coordinated his presentations at local schools, she witnessed his powerful message and the impact it made. After hearing of a Youth Summit Jeremy and another speaker had hosted in Miami, they joined forces with United Way President, Andy Prokop, to work on a similar concept for Stockton. “Basically, Andy and I started putting it together not knowing how we’d pull it off,” Leslie shares. “But, he has wonderful community connections, and the people that jumped on board formed the perfect partnership.” With the support of many community partners, and a lot of hard work, TRÜ Hope Summit 2015 reached over 900 local youth in a truly unique and inspiring way. Free for registered students, the event is anything but your typical assembly. Motivational speakers, professional athletes, and talented musicians and artists dedicate their time to share their message of hope—one that reinforces positive life metaphors and encourages students to achieve greatness. In 2016, the Summit’s reach tripled after joining forces with Stockton Unified School District’s College & Career Fair. “It was so rewarding to take the Summit from ground zero to something that impacted so many youth in our community,” Leslie shares. As for 2017, the TRÜ Hope Team is eager to expand their reach and further connect with the future of our community.

“I am always trying to achieve life balance,” Dr. Kimberly Cockerham (KC) says of her juggling act that includes wife, mother, physician, surgeon, teacher, researcher, and founder of the nonprofit Let’s Face it Together (LFIT). In 2010, Dr. KC founded LFIT to support the underinsured and uninsured in Northern California. The inspiration came from one of her patients—a parole officer for children involved in gang activity—who had been hit by a drunk driver. The insurance company covered the repair of bone fractures, but not the reconstruction of her face. Dr. KC called on the community leadership model she had learned in the Army to establish the organization, and as she explains, it’s come full circle. “We worked to make soldiers and their families whole, so that they can be happy, confident and productive community members. Let’s Face it Together strives to do the same for our community.” Assisting those in financial need, LFIT provides advice, referrals, and outside resources, while funding medication costs, and surgical care and treatment. “The foundation’s mission is multi-fold,” Dr. KC continues, “Our primary focus is to help guide underinsured patients (with facial dysfunction, disfigurement and traumatic brain injury) and their families through the confusing healthcare system in order to optimize their outcomes despite challenges.”

While paying her way through college, Dr. KC applied to the US ARMY Health Scholarship Program and was thrilled to be accepted. “Being a woman and a physician was unusual at the time,” she recalls. She served from 1983 - 1998, enjoying a surgery internship at Letterman Army Medical Center, excelling during her ophthalmology residency at Walter Reed and earning acceptance to two prestigious fellowships—one in neural connections between the brain, the eye and the face, and the second in reconstruction of the structures surrounding the eye. Continued hard work and dedication achieved her first unique milestone: Chief of Ophthalmic Plastics and Reconstruction at Walter Reed Army Medical Center, where she dedicated her time to teaching, mentoring, and caring for injured soldiers. As an Adjunct Clinical Associate Professor at Stanford, and Consultant to the Palo Alto VA healthcare system, Dr. KC continues research to create better ways to care for our Veterans and our community.

SYMMETRY The rise in ‘selfie’ culture has increased levels of personal scrutiny. Nowadays, we’re much more conscious of how we look in photographs as friends post and tag away. It’s no secret that facial symmetry is photogenic. In fact, it holds true across all cultures, and even throughout the animal kingdom.

It’s been almost a decade since the housing bubble popped, since California home values plummeted and foreclosures threatened to tank the U.S. economy, and it’s taken time for San Joaquin County to bounce back—Stockton even landed on WalletHub’s slowest cities to recover in 2014—but the turnaround was worth the wait. Today, San Joaquin County’s housing market is refreshed, and the Stockton-Lodi metropolitan area is coming out
on top. As home values climb, owners enjoy equity in their homes and the market is ripe for buying and selling. From Tracy to Lodi, Stockton to Ripon, the local real estate market is buzzing once again. There are several factors affecting the market, which in turn dictates the area’s entire economic outlook, to include population growth, a higher demand for area housing, rising median incomes due in large part to commuter salaries, and homeowner equity for those who survived the hard hitting recession.

“San Joaquin Valley has demonstrated a remarkable recovery from being thought of as a blighted area with a municipality in bankruptcy to now being rated as one of the hottest home buying markets in the state,” says Buzz Howard, Senior Vice President of Big Valley Mortgage. Today, Stockton’s economic outlook is solid, with room to grow. In a year of slowing in the U.S. housing market, Stockton-Lodi should continue its growth pattern. Realtor.com predicted the Stockton-Lodi metropolitan area to experience the sixth largest boom in the state in 2017. Prices are expected to rise 6.12 percent, while sales numbers should increase 4.01 percent, according to the forecast. “The interest rates are good,” Carrie Silva, a realtor with The Silva Team at RE/ MAX Gold, says. “It is a great time for sellers to sell due to the low inventory [and] buyers can expect multiple offers on the more desirable homes in the more desirable areas. We also see multiple offers on properties listed under the [area’s] median price.” Bay Area natives and Silicon Valley professionals are moving to SJ County in droves. They see the appeal of more bang for their buck—lower costs for more house—and don’t mind making the commute to foot the bill. Existing residents reap the benefits; home values rise when demand is high. “Generally we can predict what our market will do based on the Bay Area,” says Rachelle Souza, Managing Partner of Manzanita Ventures. “The real estate market seems to move from the Bay Area east into and through the Valley. When the Bay Area prices increase, you will see the number of home sales in our area also increase because prices are typically lower in the Valley compared to the Bay Area.” In general, Rachelle says the housing market across the Central Valley is similar from county to county, with the most obvious difference being that home prices drop the farther east you move. However, with lower prices doesn’t come lower area quality. The Central Valley has built itself up to be a solid competitor for its neighbor to the west, offering lower prices with just as much appeal. “San Joaquin County is a big place with lots of corners to look into,” says William Humphreys, an associate broker at Docter & Docter Realtors, Inc. “Small towns, big cities, farms, horse properties, orchards, and water front –we have it all. San Joaquin County is a diverse place to live.” “Stockton has a university and a junior

of vacancies in the area, but then the question came: what would happen if growth continued? That’s when new housing communities began to pop up in SJ County. Mountain House thrived five miles from Tracy, River Islands took over an undeveloped section of Lathrop, and Manteca followed suite with record-breaking new housing numbers. Lodi led the trend, coming out of a new-build dormancy in 2014. These areas are built with community in mind. River Islands, which will contain 11,000 homes when the project is completed (450 are already occupied), is one example.
college. We are close to the beach and the mountains. We have the Ace Train for the commuters. We have ample enjoyment of the Delta waterways,” Carrie boasts. Not to mention, homes are still affordable here. In 2015, real estate agents feared there would be a home shortage due to the area’s overwhelming growth, that builders wouldn’t be able to keep up with demand. In 2014, Stockton ranked the sixth California city for resident growth, and people were starting to get nervous. SJ County led the state in population growth in 2015 with a 1.6 percent gain over the previous year. “River Islands offers a recreational lifestyle with both lake and river access. The project caters to families who care about education and who want to be involved in their community,” says Project Director Susan Dell’Osso. But the community intends to be more than a commuter market for the Bay Area workforce. Susan says the planned 5 million square foot business park looks to employ about 20,000 people and become a new area for work in South San Joaquin with head of household job opportunities. She predicts the housing market will undergo another vast transformation when that happens. The city of Lodi tells a story of its own. According to Margo Cook of Schaffer & Company Realtors, Lodi never crashed the way much of SJ County did. The small town’s ability to endure is, in large part, because of its stable, small-town atmosphere and vibrant, self-sustaining economy. “Our clients have come to Lodi in part for that small town atmosphere of safety and familiarity. It is a huge draw for retired folks as well as young families,” Margo explains. While Lodi hasn’t experienced as vast of a turnaround as Stockton due to its more stable market, there is still a home buying frenzy in the area. The city’s proximity to Northern California attractions such as San Francisco and Lake Tahoe is appealing to new blood and, as a result, the inventory is at a 17 year low—good news for sellers looking to make top dollar. New builds with sparkling model homes that excite buyers stabilize the market and promote a slow but steady increase in pricing. “We are still not seeing prices as high as we did in 2006, but a higher number of closed sales,” Jan Sherman, a real estate

broker at Sherman & Associates Real Estate Inc., says of Lodi. “The price appreciation from 2015 to 2016 was about 9 percent.” Growth and new development have stimulated the local economy, and continues to do so. Even if many of the new residents are keeping their jobs in the Bay Area, their other business is coming to SJ. “It’s interesting to note when just one home sells how many businesses are directly or indirectly involved and derive their income from
a real estate transaction,” Jan says. “It’s not just the realtor, it’s lenders, insurance companies, decorators, painters, landscapers, home inspectors, carpet cleaners, title companies, accountants, furniture stores, gardeners, nurseries, and so many more. All of this brings money to the local economy and to local government entities as well… There are so many benefits to the local economy when there is a healthy real estate market.”

It also enables these businesses to hire and employ more people, paving the way for a healthier workforce. Rachelle says the need for subcontractors is huge as clients build new homes in the area. This could bring even more people to the area to fill those jobs, or employ some of Stockton-Lodi’s unemployed residents— the metro has a 7.7 percent unemployment rate. “Home sales in San Joaquin County spread money throughout our economy. Everyone benefits,” William says.

NEW RULES FOR BUYERS & SELLERS: The SJ County housing market isn’t what it used to be, and that’s a good thing! But with economic growth comes inevitable change; buying a home isn’t the same. For those who last purchased a home around 2005 (or before), securing a loan probably felt a lot like getting a new credit card. Fill out a form, show a little proof of income, and walk away with a hefty line of credit. After the devastating burst, housing professionals became stricter. During the recession, buying a home felt near impossible. The requirements for qualification were harder to meet and mortgage companies wanted more paperwork to prove buyers could make payments in hopes of preventing another foreclosure frenzy. “[The process of securing a loan] is a day and night different since 2008,” says Omar Khamisa, Area Manager at Mission San Jose Mortgage. “The mortgage industry is extremely monitored and regulated. The loan officers have to get a license in order to originate the 104

loans. With all the new and changed rules and regulation, it has become a challenging environment for the customers.” “The typical buyer has changed somewhat, too. We’re seeing more long term buyers; owner occupied borrowers with stronger credit profiles and fewer speculators,” says Celia Wilbur, Vice President of Residential Mortgage at Oak Valley Community Bank. “As these factors continue to influence the market, we have the potential to emerge with greater stability and balance.” If you’re new to buying a home, or if it’s been a while since you have, a homebuyer education class may be for you. “[The class] gives the buyer important information in regards to purchasing a property,” Omar says. The first step is getting qualified. This helps buyers know what is affordable based on income, down payments, personal comfort level, and what funds a lender can secure. Today lenders look to only provide loans to people who can afford them, to avoid another countywide crisis.
Because the mortgage industry is so highly regulated, there shouldn’t be any hidden costs. Everything is discussed up front. At the same time, there are costs not everyone may consider. “Disclosures and inspections are becoming more and more important, specifically in disclosing more details of the home,” Rachelle says. “As a seller, if you don’t disclose everything, it can really open up parties to more liability. As a buyer, it’s important to do all the proper inspections and most importantly a general building inspection should never be waived.” “Sometimes hidden costs of ownership are not necessarily part of the actual purchase transaction but realized over a longer period,” Buzz points out. This may include long-term insurance costs, such as flood insurance. Do some research, but don’t focus on the lowest interest rate advertised online. Instead, look local (remember: this helps stimulate the economy, too!) and talk to a lender who knows your area. “Working with the most trusted lender makes a positive impact on the overall quality and user experience during the course of the transaction. It is always wise to check the online reviews and experience of the company,” Omar suggests. The loan approval and funding processes overwhelm many buyers, and trying to go it alone may be a detriment to the process, scaring potential buyers away because it seems too complicated. It’s important to be informed, but not to take the professionals’ job on alone. A qualified lender can give you a better idea of what is feasible in terms of interest rates as well as clarify other challenges of the home buying process.

wo local business owners, Ashley Jorgensen of AJ Designs and Fred Alverson of Alverson’s Custom Upholstery and Fabric, teamed up for a furniture design project. They were asked to design and build a unique contemporary furniture group for a local client. Once the project was completed it was submitted to a national design and craftsmanship contest with entries coming from both the U.S. and Canada. They were rewarded for their effort by winning gold in their category. The judges were impressed by the construction, design, fabric choice, and pattern matching. Ashley Jorgensen graduated from San Francisco State with a degree in Interior Design in 2001. Fred Alverson is a certified master upholsterer with 45 years of experience. They have worked together for the past several years but this was their first project entered into this annual contest sponsored by Industrial Fabric Association Inc.

Let Voodoo Doughnuts Put a Spell on You
In Downtown Portland, swarms of tourists (and many locals) walk the streets, clutching little pink boxes in sticky hands. At first glance, you may begin to wonder what coveted treasure is inside that little box, and why every third person you pass is holding one like a newborn child. The pink squares are packed with delectable donuts from the City’s most famous counter-serve bakery— Voodoo Doughnut. The cake creations are known for their creative flavors and the quirky environment that falls in line with the city’s “Keep Portland Weird” motto. Bite the head off of a jelly-filled Voodoo Doll, or replace breakfast with a Captain my Captain (donut topped with Captain Crunch). Then, pack a box to hold you over for the rest of your trip— you won’t want to wait in line twice. Even though the popular spot is open 24 hours, there’s nary not a line. If you stay at the Embassy Suites by Hilton Portland Downtown (319 SW Pine St.), you can book a Voodoo Doughnut Package where hotel staff handdeliver your donuts of choice from the nearest shop (22 SW 3rd Ave.) No waiting required!

Located on the Oregon side of the Columbia River Gorge east of Troutdale, Multnomah Falls (with two drops) was created at the end of a hanging valley by the Missoula Floods. You can park your car and walk right up to the lower drop, or take a hike to the top. The best photo op is often on the 45-foot footbridge between the two drops, where visitors can walk 105-feet above the lower cascade. It’s also a prime viewpoint for the upper falls. Bring your camera, and all its extra lenses, to fit in with the masses snapping photos of the state’s largest waterfall (measuring at 602 total feet). For the best views, bring your hiking boots and hit the trails. A series of switchbacks will take you from the footbridge to a platform at the top of the upper falls to enjoy a birds-eye-view of the Columbia Gorge. A small shop at the base of the falls sells coffee and sweet treats. Inside, you can pick up souvenirs. Go early to avoid crowds—the parking lot is known to fill up.

Eat at the Pods
While there are plenty of restaurants in city proper, you’ll find many people—professionals, families, and tourists alike—dining at food cart pods in small lots dotting the city. It’s an odd location, usually street-side or in a small parking lot-esque area surrounded by metal gates, but the people of Portland go crazy for their unique take on the food truck. Instead of wheeling themselves to business parks, the pods park and pay rent in a single locale for a designated period of time. The same business may take up a spot for years, or if could be gone when the next month’s rent is due. Each pod-central contains a collection of diverse dining options—try The Parmacy (2231 NE Alberta St.) and Steaks Fifth Avenue (340 SW 5th Ave.) Culinary options range from Japanese to Chinese, burgers to BBQ.
EXPERT TIP: Snap a selfie at the Vista House (40700 Historic Columbia River Hwy.) If you’re headed from Downtown Portland to Multnomah Falls, the Crown Point Vista House is a quick stop between destinations. The gorgeous memorial that honors Oregon pioneers (nicknamed Thor’s Crown by many) includes an indoor museum and gift shop. The real draw, however, is the panoramic view of the Columbus River that proves natural beauty doesn’t exist far from the modern comforts of a big city.

Browse at Powell’s Books
Powell’s City of Books (1005 W Burnside St.) is huge. In fact, the store that claims to be the largest independent new and used bookstore takes up an entire city block between NW 10th and 11th avenues and between West Burnside and NW Couch streets. Books and products—some new, some old, some signed, some rare—occupy 1.6 acres of retail space. On one side is a bookroom the size of a city library dedicated to only kids reads. Founded in 1971, it also houses a coffee shop with seating areas and small bites. In addition to being an experience—one you must have while visiting the city— Powell’s is also the ideal place to pick up books that can’t be found anywhere else, including those that are out of print. USA Today called it one of the ten best bookstores in the country. And, if you’re lucky, you could catch a unique peddler poised with a typewriter outside who has a unique talent. She’ll write you a personalized story on the spot—for a fee.

Catch Dinner and a Movie at The Living Room

Looking for a movie theatre that feels a little like home? Living Room Theatres (341 SW 10th Ave.) is a downtown hotspot that plays indie flicks and big blockbuster films on six state-of-the-art projection screens and boasts an attached gourmet kitchen. Before the movie starts, waiters hustle in and out to drop plates of pre-ordered food on diner’s trays (located on every individual recliner for maximum comfort). This way, you can enjoy dinner and a movie simultaneously, as well as a selection of beers, wines, and spirits from the full bar. In the evenings, entry is only granted to those 21 and over.
Bike the City

Portland is a mainstay on lists of the country’s most bikeable cities—taking the top spot several years over. Part of the reason may be The Portland Bureau of Transportation’s BIKETOWN, a bike share in the city. How does it work? For visitors, a single ride or day pass allows access to the orange bikes that are strategically placed around Portland. Use the mobile app to locate bikes quickly, or to reserve a bike ahead of time. When you’re done riding (single rides allow up to 30 minutes of use while day passes grant riders 180 minutes) simply return the bike to any station with an open rack. Whether you fancy yourself a video game aficionado or simply miss the days of spending your hard-earned quarters on rounds of PacMan in an effort to beat the machine’s high score, this quirky arcade that boasts adultonly hours (and a full bar) is for you. Ground Kontrol Classic Arcade (511 NW Couch St.) has all of the old-school classics plus a few newer choices. At night, the atmosphere is oddly modern with a retro shtick. There are over 90 games from the past four decades that stay true to the experience with original quarter slots and cabinetry, but with modern amenities and an electric glow that doesn’t quite resonate with the games of the 1970s. Own at Centipede, relive your childhood with Mario Bros., and show off your puzzle skills with Tetris—all with a drink in hand and a pocket full of quarters to spend.

When you’re in Portland, you drink beer; it’s what you do. The biggest problem beer-lover’s will have is choosing which breweries to try as there are more than anyone could sample in a single trip (Portland has 58). Deschutes Brewery (210 NW 11th Ave.) is a must. The tasting experience is cool because instead of slamming preselected tastes, diners get to customize their tasting trays. Simply pick up a menu, write down your favorites and the wait staff will deliver your picks. The Black Butte Porter and Mirror Pond Ale are among favorites. Fat Head’s Brewery (131 NW 13th Ave.) is a newer establishment with hearty eats and extensive brew options, Hopworks Urban Brewing (2944 SE Powell Blvd.) doles out beers made with organic hops in a kid-friendly atmosphere, and Old Town Brewing (5201 NE Martin Luther King Jr. Blvd.), whose niche is delivering beer by bicycle to those who choose not to dine in the cavernous building, is known for build-your-own pizzas and seasonal fruit beers. Next up, head to the library—the Multnomah Whiskey Library (1124 SW Alder St.) No reservations are available for non-members at this city hotspot that fills up quickly on weekends thanks to its cozy upstairs lounge-feel and impressive array of more than 1,500 spirits and small plates (many of which are, you guessed it—whiskeys), but a one-time Hall Pass can often be acquired by calling ahead.
Visit Portland’s Cultural District
Within Downtown Portland, there is a walkable hub dubbed the Cultural District. Here, visitors merge with locals to enjoy some of the Portland’s finer—albeit still occasionally strange— attractions. The Portland Art Museum (1219 SW Park Ave.) is the West Coast’s oldest art museum. There is more than 112,000 square feet of gallery space over several floors. Exhibits range from museum mainstays, such as its collection of Asian and Native American art, to modern creations including an oversized stick of butter and politically-charged video installations. Just steps away, the Oregon Symphony performs (909 SW Washington St.) and The Oregon Historical Society Museum (1200 SW Park Ave.) takes visitors back in time through the state’s rich history. There’s also the First Congregational United Church of Christ (1126 SW Park Ave.), which stands out from other buildings in the area because of its Venetian Gothic architecture and style. Between spots, strolls through South Park Blocks—the 12-block area that makes up Portland’s Cultural District—feature public art. On hot days, you’re welcome to dip your toes or even wade into the fountain at Keller Fountain Park.

Find Big Foot
Some swear they’ve seen Big Foot creep past their camera lenses, while others will tell you the legend is false, but regardless of your beliefs on the matter, one thing is for sure: if sasquatch does exist, he’s visited Multnomah County. OregonBigfoot.com keeps a running list of sightings of the beast, and you may be able to add your own to that list. According to Big Foot expert and cohost of Animal Planet’s Finding Bigfoot Matthew Moneymaker, the creature he believes to be an Asian descendent of the orangutan has been spotted in several places. So where is the best spot to find him in Oregon? Twenty miles east of Portland in the Mount Hood National Forest is a place called Salmon-Huckleberry Wilderness and it may just be your best chance at a sighting. There are lots of Portland natives who swear they have seen Big Foot, and plenty of experts who promise he resides in the deer-heavy forested areas of the state. Ask around to hear their stories, then take a hike and look for clues yourself. Or, schedule a tour. Serious believers can take overnight trips in Oregon with Big Foot Researchers Organization.

Privy to every part of her business, Sunny Chong owes her success to her own diligence and that of her staff. “I have so much pride for my employees, myself, and my customers,” Sunny beams. “We operate in a barely 2,000 square foot restaurant. But my customers recognize my food and service. They appreciate what we do here.” Behind the bar, chefs serve the freshest plates of sashimi, and the entrée selection is comprised of various dishes that range from katsu, to udon, soba, and ramen. For Komachi, quality means everything during a time when so many restaurants serve flashy rolls, or colorful dishes, only for the

But she insists her restaurant isn’t for those trying to zip in and out. “We’re not looking to promote the lunch rush. We want our guests to stay as long as they want. We want them to sit down, enjoy a meal, and have discussions here, or business meetings.” This thoughtful encouragement garnered a strong following for Komachi Sushi, with over 70% of their guests as regular customers. “We’re just a small town! Everybody knows everybody. We know everybody. It’s very rare that we don’t know someone coming in.” Whether you’re on your first visit, or your fifteenth, you can’t compete with Komachi’s extensive menu options. From classic sushi staples like the California and Dragon roll, to off menu items and special

requests, Sunny works hard to ensure that no two visits are ever alike. Unless, of course, you find a favorite roll you can’t get enough of. Taking a trip through Lodi’s blossoming appellation isn’t just about sampling the best local blends. It’s all about the experience. That’s exactly what Calturas Winery, located off Kettleman Lane, provides to guests with its 70,000 foot estate. Sometimes memories are made by more than a moment behind the selfie stick. Every now and then, they’re etched into a signature stem glass, or prepared through a nostalgic dish you’ve enjoyed as far back as you can remember. And now, they’re carved as a lasting impression of your adventures in the Lodi appellation. Lodi Barrel Designs started as nothing more than a hobby for Rick Serna, the craftsman behind each unique creation. But today, his work has broadened from ice chests to barrel seats, decorative waste bins, and one of our personal favorites (and Rick’s), the wine barrel clock. Each is handcrafted and customizable. “I can incorporate logos, family names, whatever you want!” Rick says. Rick first started his unique business after visiting the Lodi Street Fair. “I saw a booth there with a wine barrel dog bed. And then I said to myself, ‘I can build the bed for much cheaper than what they are selling them.’ So, I made a bed for my Pekingese. Then I started scouring the internet for ideas on what to make next.”
Lodi Barrel Designs even found a place at weddings, with Rick’s lighted barrel rentals, perfect for those who want to incorporate the rustic charm of Lodi’s appellation into their big day. “I’ve already
had a couple of weddings booked,” Rick recalls. We have to agree that the soft glow of LED lights between each removed barrel plank can really bring an evening reception together. But where does Rick go to collect each unique barrel? “I buy my barrels from various brokers and wineries throughout Lodi, Napa, and Sonoma regions,” Rick explains. “All of my barrels are previously used. I prefer the wine stained wood for my projects.” Repurposing has never looked better. And Rick plans to expand his lineup further, with designs for chairs, benches, and candle holders, or “different serving trays, wine racks, and Edison-style lighting.” The sky is the limit with the right tools at hand. And with every exceptional design Rick creates, one more piece gets added to his own personal collection.

Yes, strawberries really are nature’s little wonders, which is one reason why you can find them dotting the landscape across our beautiful valley. The strawberry industry first blossomed in our own backyard in the 1900s. Because of our temperate climate, these delectable berries find that our home is just what they need to flourish. Loamy soil and crisp winters make California the leading state for all strawberry production in the United States. Florida, the second largest producer, doesn’t come close to our production rate, which lingers around 80 percent every year. But putting flavor aside, what is it about the strawberry that makes it so tantalizing? We checked the numbers and found that one serving of these crimson baubles provide nearly 150 percent of your daily vitamin C allotment! Enjoy a hearty boost of 29 percent Manganese and 12 percent of your daily fiber, to boot! Now that’s more than enough reason to get your grub on! PANNA COTTA INGREDIENTS:
18 oz. container fresh strawberries, hulled. 6 more for garnish. ½ C. whole milk 1 Envelope gelatin 2 C. heavy cream ¼ C. packed brown sugar 1 Tsp. Vanilla Whipped cream to garnish DIRECTIONS:
Puree strawberries until smooth. Push puree through sieve to remove seeds, or skim them off the top using a spoon. Set aside. Pour whole milk into large saucepan. Sprinkle with gelatin and let sit until gelatin softens, about 5 minutes. Turn on heat to medium, and cook, stirring until gelatin dissolves and mixture simmers. Add strawberry puree, heavy cream, sugar, and vanilla. Cook, stirring, until sugar dissolves. Divide among 8 ramekins coated with cooking spray. Cover and refrigerate until set, about 3 – 4 hours. Run knife around edges of ramekins, invert onto serving plates. Slice remaining 8 strawberries into fans. Top with whipped cream and strawberries. *Recipe courtesy of TheGoldLiningGirl.com
