Simple Secrets To Prepare Your Home for Quick Sale7I went to view a house as a buyer last week and instantly saw so much missed potential. The windows and doors were closed, the blinds were down, window dressings were missing, all the overhead lights were on, the list goes on. The key to a successful quick sale is to prepare the home so that the potential owners can imagine themselves moving in without having to do a thing. They need to be instantly emotionally invested in the look and more importantly the feel of their new home. 1. CREATE FLOW – Open the doors, windows, blinds, allow the natural light and fresh air to shift stale energy. Ensure furniture placement enables ease and accessibility. Introduce round objects if you have a house full of squares/rectangles. 2. DECLUTTER – Less of your stuff means plenty of potential for their precious belongings. Remove personal items such as photographs, clothing and nick knack accessories. Clear hall ways, remove “paper.” Clutter. Stops. Flow.

3. AROMATICS – Smell is the most powerful of all the senses. You and your home have a smell, which makes the space feel territorial. Bring in the fresh air, smudge if you see fit, avoid strong chemical, sweet smells. Simple aromas such as citrus are powerful motivators when it comes to spending money.

4. LIGHTING – “The jewellery of the home.” For high use areas such as the kitchen overhead lighting with daylight globes works well. For relaxing spaces, use a range (sizes, heights, styles) of lamps with warm globes to create beautiful ambiance and warmth.

5. PLANTS – An inexpensive, easy, beautiful addition to any home. Plants have the ability to not only elevate a space, they also oxygenate and purify the air. Choose large glossy leaves and avoid spiky plants indoors.

6. AUTHENTICITY – The presentation goal is for somewhere half way between your home as you know it and a show home. Make it feel real, lived in, inviting and comfortable.

7. CLEAN/FUNCTIONAL – The less a buyer has to do to the property, the better.
