Street Parking In Scottsdale Ranch Parking seems to be an on-going issue in a lot of Scottsdale Ranch neighborhoods. Some of the complaints are outside the reach of the association rules and into the territory of neighborly etiquette, such as parking in front of a neighboring property on a consistent basis or parking blocking a neighbor’s mailbox. While the SRCA rules don’t encompass these situations, I think we all agree parking in front of somebody else’s home instead of your own is just plain rude and blocking a mailbox could interrupt mail delivery. Other situations I have observed is parking over the curb and onto the sidewalk and parking the wrong way on the street, against the f low of traffic. City Ordinance 17-106.3 prohibits parking on a sidewalk, or in the area between the curb and the sidewalk. Additionally, City of Scottsdale Code Sec. 47-46 prohibits the encroachment of a public right-of-way in a manner that interferes with the public uses of the right-of-way. City Ordinance 17-127 prohibits parking the wrong way. These ordinances carry fines by the City if they are violated. A majority of the time residents are parking additional vehicles on the street because the garage is being used for storage or it is inconvenient to jockey vehicles around with everyone’s different schedules. Parking on the street decreases line of sight for drivers and can be very dangerous. When there are vehicles parked on both sides of the street only one vehicle can pass at a time and it can impede emergency vehicles. It is expected that residents follow the SRCA parking rules and City code and ordinances. To avoid getting a letter from SRCA regarding parking, please know the parking rules per the SRCA CC&Rs.

ARTICLE IV LAND USE CLASSIFICATIONS, PERMITTED USES AND RESTRICTIONS (CC&Rs, Article IV, Section 2(w), Page 20) Parking. It is the intent of the Association to restrict On-Street parking as much as possible. Vehicles of all Owners, Lessees and Residents, and of their employees, guests and invitees, are to be kept in garages, carports, residential driveways of the Owner and other designated parking areas wherever and whenever such facilities are sufficient to accommodate the number of vehicles at a Lot or Parcel; provided, however, this Section shall not be construed to permit the parking in the above described areas of any vehicle whose parking on Scottsdale Ranch is otherwise prohibited or the parking of any inoperable vehicle. Before any vehicles may be parked on the street, all parking spaces on the Lot or Parcel located within an Owner’s garage and on an Owner’s driveway must be used for parking vehicles. At least two covered off-street parking spaces must be provided for each single-family detached unit. Parking is usually a point of contention in all communities. If we can be courteous to our neighbors and make an effort to not continuously park on the street, the streets will be less cluttered and safer for everyone. COMPLIANCE REMINDERS • RV parking is prohibited except for a Temporary Parking Period that shall not exceed twenty-four (24) hours at any one time. No more than one Temporary Parking Period is allowed in any seven (7) day period. • Dumpsters needed for interior or exterior renovations must be submitted for approval prior to drop off. The application form can be obtained on the SRCA website or in the SRCA office. • Pets shall be allowed to make an unreasonable amount of noise or to become a nuisance or annoyance to other Residents. A nuisance shall include, but not be limited to, any pet leaving the owner’s property unattended and/or unleashed, failure to clean up after one’s own pet on the Owner’s Lot or Parcel or allowing one’s pet to defecate on or damage another property or Common Area. Mercado at Scottsdale Ranch I am sure many of you are aware of the situation with camping/ overnight parking at the Mercado shopping center. We have been and will continue working diligently with the SRCA Board, Mercado management, Planet Fitness and the Scottsdale Police Department to get this issue resolved.
